Previously, he was assistant professor and chair of the Education Department at the New York Institute of Technology. A former SAANYS member, Dr. Feirsen enjoyed a distinguished career in P-12 schools. As a school building leader in Westchester and Nassau Counties, he served as an elementary school principal, a middle school assistant principal, and a middle school principal. At the central office level, he served as an assistant superintendent for curriculum and instruction, deputy superintendent, and superintendent of schools. Dr. Feirsen taught at the elementary, middle, and high school levels as a social studies and special education teacher in schools in New York City before moving into supervisory roles. Dr. Feirsen holds an Ed.D. from Fordham University. Dr. Feirsen's research interests include addressing organizational conflict, the school principal-school counselor relationship, principal and teacher retention, the relationship between psychological ownership and professional learning, college readiness, and the applications of design thinking. His research and other articles have been published in a number of academic journals, as well as Educational Leadership and Education Week. Dr. Feirsen has led workshops at such venues as ASCD, the American School Counselor Association (ASCA), the American Association of Colleges for Teacher Education (AACTE), and the American Educational Research Association (AERA). With Seth Weitzman, he has presented at national and statewide conferences including ASCD, the New York State Council of School Superintendents (NYSCOSS), and the New York Association of Colleges for Teacher Education (NYACTE). Seth Weitzman is also the co-author of From Conflict to Collaboration: A School Leader's Guide to Unleashing Conflict's Problem-Solving Power and How to Get the Teaching Job You Want.Dr. Seth Weitzman sat in a middle school principal's chair for 27 years in Nassau and Westchester counties. Leadership positions included co-president of the Mamaroneck administrators' union, president of the Nassau County, and later, the Westchester County Middle School Principals' Association, and a New York State Middle-Level Liaison (a working group of principals representing every county and BOCES in New York State meeting with NYSED officials). Together with Dr. Robert Feirsen, he is the co-author of two books: How to Get the Teaching Job You Want and From Conflict to Collaboration: A School Leader's Guide to Unleashing Conflict's Problem-Solving Power. He is either author or co-author of a number of articles published in national education journals including Educational Leadership and American Middle-Level Education Magazine. Drs. Feirsen and Weitzman have presented in numerous professional association conferences at the county, state, and local levels (e.g. Association for Supervision and Curriculum Development, American Association of School Personnel Administrators, New York State Middle School Association, New York State Association of Teacher Educators) and graduate-level classes (Teachers College, Bank Street College of Education). He is currently Senior Instructor in the Mercy College Educational Leadership Department. But maybe he needed a geography lesson. He did not seem to understand that Manhattan was in New York or that, to many New Yorkers, Manhattan just was New York.Steve I. Weitzman, a club promoter, remembered booking Mr. Jones for a show at Tramps on West 21st Street in 1992.“He had a fabulous time,” Mr. Weitzman said, adding that at one point, Mr. Jones told the crowd, “I'm in New York” — with, as Mr. Weitzman described it, an almost giddy sense of excitement that one would not expect from a big-name star.A year and a half later, Mr. Weitzman booked him again. Same place, same stage, same hopes.“The agent called me a week or two later and said, ‘George is going to cancel. George didn't like Manhattan,'” Mr. Weitzman said. “George didn't know that Manhattan was in New York. The agent told me George would appear if I could find another venue that's not Manhattan, but what place was there that was not booked? I tried upstate New York, but I couldn't find anything that was not booked.”By then Mr. Jones was known as No-Show Jones for the performances he skipped, often because of drinking and drugs. Allan Pepper, an owner of the Bottom Line in Greenwich Village, remembered no-show dates in the late 1970s. One was a two-night stand in September 1977 that coincided with a press party for Mr. Jones given by Epic Records.“The only trouble was, Mr. Jones didn't show up — at either the party or the performances,” The New York Times reported. “When last heard from, Mr. Jones's Nashville office had no idea where he was.”A story circulated about what had happened. “Somebody said he went out the bathroom window,” Mr. Pepper said.Fans figured he had the jitters. “A lot of those people got freaky about New York,” said Mort Cooperman, an owner of the Lone Star Cafe on Fifth Avenue, referring to famous performers. He said he had tried to sign Mr. Jones for the same dates but lost out to the Bottom Line. “Some of them loved it and turned into glowworms, like Johnny Paycheck. He was turned on by New York.”But Mr. Jones stayed away. Mr. Pepper said the routine — agreeing on a date, signing a contract and canceling the gig — became all too familiar. “I would be upset,” he said, “but here's the interesting thing: We would announce there was a cancellation and the fans would come up to the box office window and ask us, ‘What was it this time? He got sick? He got into an accident?' They were prepared for this. They knew he was No-Show Jones. So I rebooked him, and again he canceled on me.”Mr. Pepper booked him again, in 1980, and as if to prove the cliché about the third time being a charm, Mr. Jones not only appeared, but Linda Ronstadt and Bonnie Raitt — who had been in the audience — joined him onstage for several songs. Hospitality is about the ability to welcome into a space and exceed their expectations in terms of what they expect from human interaction. Hospitality as an investment class presents some unique challenges. As your tenants are essentially checking in and out on a daily basis, quality amenities alone don't cut it. To truly make hospitality excel as an investment, the human element must be there.Advisors see two typical types of investors, institutional and mom and pop investors. Institutional investors are typically assessing if they want to get involved with hospitality, while mom and pop investors already have a vision and need help implementing it. Having the right amenities makes a great project. By tying the value of the amenity to the development of the building creates a cohesive experience for guests. Unique amenities serve as a focal point for guests when choosing a place to stay. Many investors are not only considering the current role of a hospitality asset, but how the building may need to transform over the years. As topics like adaptive reuse become more popular, more investors are looking for flexible assets. When mixing hospitality and office space in a single building, hospitality needs to be on the top half, however, elevated lobbies present unique challenges. Consider how guests enter the building, and simplify the path they take to get to the lobby. As an advisor, your main role is to show people all the details and help them make an informed decision. While telling someone no on a project can be disappointing, it's better than letting someone go down a path towards eventual failure.
