In this episode we are speaking with Kylie Klym and learning more about her journey in bringing music therapy services to northern Ontario. Kylie shares some of the challenges of working in such a vast community along with the partnerships she has made. Finally, she tells us more about the viability of virtual music therapy and her experience with it. Here is a little more about Kylie: Kylie Klym BMT, RP, MTA, NMT is a Registered Psychotherapist, Certified Music Therapist and the owner of Kadence Music Therapy. Kylie is from Northern Ontario and has lived in Greater Sudbury for most of her life. She graduated from the University of Windsor's Bachelor of Music Therapy program and has been practicing music therapy in Greater Sudbury since 2013. Since then, she has worked into North Bay area in varying degrees and has presented on music therapy throughout Northeast Ontario. Kadence Music Therapy provides professional music therapy services with a Certified Music Therapist (MTA) to individuals and organizations in the Cities of Greater Sudbury and North Bay and is celebrating 10 years of services in 2023. She has been grateful to work with local Long Term Care Homes, Group Homes and several local Community Agencies in a private and public capacity. During the Pandemic, Kadence Music Therapy integrated the use of virtual therapy, which has been instrumental in providing music therapy in Northern Ontario. Kylie was able to continue services to established clients while expanding the reach of Kadence Music Therapy including a short series of summer community music sessions to a First Nations in the Hudson Bay coast and throughout Northeast Ontario. Kadence Music Therapy continues to provide in-person music therapy in Greater Sudbury and virtual music therapy sessions options beyond the Pandemic. Kylie looks forward to the next decade of Kadence Music Therapy and continuation of the growth the profession of music therapy in Northern Ontario. She currently works in private practice with Beyond the Studio and CHM Therapy, as an educator and supervisor with Concordia and Wilfrid Laurier Universities. She serves on the Board of Directors for the Canadian Music Therapy Fund and is a past President of the Canadian Association of Music Therapists. Adrienne co-founded Beyond the Studio, Sing it Girls! and The Canadian Music Therapy Podcast with Cathy Thompson in 2013. She created the Singing Well bereavement support group, her research in collaboration with Concordia university is published in the Summer 2018 issue of Bereavement Care. Her podcast, The PL Pod, gathered a following that included regular listeners in the UK, Ireland, Japan, Sweden and Australia as well as the US and Canada. Her poetic focus is the Japanese forms of haiku, senryu, tanka and haibun. In addition to her interest in poetry, Vera writes both fiction and nonfiction. In 2019 her essay Options was included in an anthology, Against Death—35 Essays on Living, published by Anvil Press of Vancouver. In 2020 her haiku placed third in the Martin Lucas Award for Haiku in England. Vera's early writing coered a ten year span as a humour columnist. Her weekly column appeared in several Northern Ontario Community newspapers. Vera is the author of Daisy Chained, a collection of short fiction, three lines at a time, a chapbook of haiku that has gotten excellent reviews. Vera is the Haiku Canada Regional Representative for Ontario and a member of the Haiku Society of America, a member and past president of the Sudbury Writers' Guild as well as a member of NOWW Thunder Bay. The City of Greater Sudbury contracted Interpaving Limited to repair utilities and to repave streets affected by the repairs. An employee of Interpaving Limited operating a road grader struck and killed a pedestrian who was attempting to cross a street in the construction zone. Safety measures required by legislation were not in place. The Ministry of Labour charged the City as a “constructor” and an “employer” under the Occupational Health and Safety Act, R.S.O. 1990, c. 0.1, and Construction Projects, O. Reg. 213/9. The Ontario Court of Justice acquitted the City on all charges. The Ontario Superior Court of Justice dismissed an appeal. The Court of Appeal granted leave to appeal in respect of the three charges against the City as an employer and set aside the acquittals on those charges. The Crown conceded that the factual findings to determine guilt on one count had not been made at trial. The Court of Appeal remanded the case to the Ontario Superior Court of Justice to hear an appeal raising whether the City had established a defence of due diligence in respect of the other two charges. Hey Sudbury! Welcome back to another episode of Selling the Rock! Today we have both David and Tristan on the mic to give you your weekly market wrap up! From a real estate perspective, we continue the trend of more listings than sales that we’ve seen in the last few weeks (good news for buyers); in addition to that, the stats across the board were down week-over-week compared to the last few weeks and well below the post-covid averages. My 5 takeaways this week are: The slowdown continues in the marketplace this week. For the 4th week in a row, we’ve seen more listings hit the market than were sold; which continues to increase the selection for potential buyers. As a buyer in the recent marketplace; they have come accustomed to sellers ‘holding off offers’ and dealing with a bidding war/multiple offer frenzy come the seller's selected offer date. While multiple offers are still continuing (61% of sales this week were in a bidding war); it seems listing agents are getting more desperate for offers to come to the table on their offer date. Multiple times this week, I showed places that held off offers and the listing agent was calling me on offer date letting me know they have no offers and sellers would love to have one to work with. Numbers are down across the board this week, in all 3 major categories (New Listings, Sales and Conditional Deals). I’ve chatted about this in past weekly updates but the idea that ‘Winter-is-Coming’ is clearly having the seasonality impact that reduces activity in our local market every year. Sellers signing a 3-month listing now (and the scary thought of signing a 6-month listing for those agents that push that) bring us through Christmas and into 2021! The countdown is on now where we have 5-6 weeks left in this market until we are dealing with showings in the freezing temperatures and snowstorms. There are currently 10 waterfront homes available in Sudbury’s waterfront Hot-Spot (Southend/Long Lake road area). I reviewed the list prices and 50% of them are priced in the Ultra-Luxury Price Point, starting at 1.5M and going all the way to just under 5M! The other 5 that are on the ‘affordable scale’ include a fixer-upper around the 400k mark, and then jumping to the 700k-ish type of value. There is clearly a grand-divide between average house prices and waterfront home prices in this market; and this seems like something that isn’t going to go away any time soon, this gap in prices will more than likely just continue to increase. We are currently sitting at 274 active listings in the City of Greater Sudbury. And typically, as we transition from the Summer to Winter market we will see a decrease in the available listings by about 25% (leaving roughly 75% of the number of listings over the winter months). If this trend continues we could easily see our total listings in the range of 200 or so listings available on the market. This would be extreme lows for the Sudbury marketplace, which may mean that the winter market may actually be stronger than we have seen in past years. There are a lot of unknowns as we prepare for the first COVID-winter market, but it's clear that the rest of the province's real estate market continues massive growth year-over-year, and it almost feels like Sudbury numbers are coming up short versus a lot of our Southern Ontario marketplaces. We are typically a few years behind the trends we are seeing in S.Ont. and if the strong price growth continues there, we could be headed towards a strong long-term picture for our local market!
