Sheila Heen: Difficult Conversations Sheila Heen is the Thaddeus R. Beal Professor of Practice at Harvard Law School, a Deputy Director of the Harvard Negotiation Project, and a founder of Triad Consulting Group. She often works with executive teams to engage conflict productively, repair working relationships, and implement change in complex organizations. She has published articles in The New York Times and the Harvard Business Review and appeared on Oprah, CNBC's Power Lunch, and NPR. She is coauthor along with Douglas Stone of The New York Times bestseller Thanks for the Feedback and also now, in it's third edition, co-author with Douglas Stone and Bruce Patton of the iconic bestseller, Difficult Conversations: How to Discuss What Matters Most*. When our intentions are good, it's hard to appreciate how we could have had such negative impact on someone else. It's equally challenging to navigate a tough conversation when someone else's words or actions have wronged us, even if that's not what they intended. In this conversation, Sheila and I discuss how to shift just a bit to help our difficult conversations go better. Key Points Intent does not equal impact. It's a mistake to assume that we know the other party's intentions. It's a mistake to assume that good intentions erase bad impact. Prevent the first mistake by attempting to separate intent from impact. Use these three questions: Actions: What did the other person actually say or do? Impact: What was the impact of this on me? Assumption: Based on this impact, what assumption am I making about what the other person intended? To present the second mistake, listen first for feelings before sharing intent. It's helpful also to reflect on your own intent, which may not always be as pure as initially recognized. “The potential for creating novel brilliant solutions is not going to be found at one ivory tower or the other but in the middle, and we have to destigmatize what it looks like to be in the middle.” Annette Simmons Working with each other, rather than against each other, is what the world needs especially in times of conflict. While competition is inherently human, it can as well be divisive and cause people to pull towards different directions instead of working towards achieving a common goal. Annette Simmons is passionate about having collaborative narratives, and believes that storytelling is a tool that can enable people to see the bigger picture.  Annette Simmons is a successful consultant and author of five books including her most recent, Drinking From a Different Well: How Women's Stories Change What Power Means in Action   (2021)  Simmons' solo career started in 1997 with the success of her first book Territorial Games: Understanding and Ending Turf Wars at Work (AMACOM, 1997) a deep examination of the micro-behaviors that discourage truth telling, information sharing and resource re-allocation.  As a follow up Annette developed a facilitation guide called, A Safe Place for Dangerous Truths:Using Dialogue to Overcome Fear and Distrust at Work (AMACOM, 1998), full of tips for sharing truth in a safe way as well as principles and tools to shift the “truth telling” norms for one-on-one conversations and meetings. Her book about storytelling, The Story Factor (Basic Books, 3rd ed. 2019) introduced the business use of storytelling and was named one of The 100 Best Business Books of All Time (Penguin, 2009). She followed it with a workbook designed to develop a reader's “six stories” titled Whoever Tells the Best Story Wins: How to Use Your Own Stories to Communicate with Power and Impact (AMACOM, 2nd ed. 2015)  She started out with a marketing degree from Louisiana State University (1983) and a move to Australia that provided ten years of international business experience with Ericsson and J. Walter Thompson. I facilitated this form of dialogue, and then eventually realized that storytelling was the magic tool to help someone to see a situation through another's eyes. When we're trying to maximize our potential, we need to be able to combine somebody else's narrative with our narrative into a bigger picture that includes us both. If we don't learn how to tell our story, and take someone on a little field trip about what we've seen, they can't see it. I help people learn how to create collaborative narratives, and work together and find opportunities that they just can't see when they're in silos. As long as people are arguing from these polar opposites, they are wasting the time that they could be creating solutions. The potential for creating novel brilliant solutions is not going to be found at one ivory tower or the other but in the middle, and we have to destigmatize what it looks like to be in the middle. We've optimized this idea that you can solve metrically, and therefore have scored badly in solving the things that just can't be measured. Creating potential is almost always a function of building collaborative relationships with other people. Commercial break The first four books that I wrote were really kind of power with strategies instead of power over strategies. One of the things that I'm finding is that people with the collaborative narrative don't just want to win, but they want to protect. One of the problems with a strictly competitive is that it makes us think that harm is just the cost of doing business. This particular book takes you through the stories that women tell that men don't, and takes you through the idea that moral wins actually undercut competitive wins. We need to do is we need to re-define harm avoidance, as something other than risk avoidance. We've got to learn how to redesign the way we keep track of who we are, and how successful we are, and women have a talent for it. It is time to redesign what power means in terms of the logistical design of systems so that women will be more attracted to these top jobs. Companies are going to have to provide the opportunity to do good as well as to do well, if they're going to attract women. My hope for this new book is I want women to not feel like they have to suck up to the guys in charge, but to feel like they have an opportunity to educate the guys in charge. Women have to start believing that they can see things that are invisible from a competitive narrative. In this Real Estate News Brief for the week ending December 25th, 2021... why consumers are feeling optimistic about the economy, the latest surge in home sales, and which investors are getting a nice pay raise.Hi, I'm Kathy Fettke and this is Real Estate News for Investors. If you like our podcast, please subscribe and leave us a review.Economic NewsWe begin with economic news from this past week and a busy Christmas holiday. There's now just one week left to the year, and economists say the economy is showing signs of strength despite the current COVID-19 surge. Last week, the number of Americans filing for unemployment benefits held steady at just over 200,000 applications. That's below pre-pandemic levels, which were averaging about 220,000 per week. The number of people already collecting checks shrank a bit, to 1.86 million, which is slightly higher than the pre-pandemic level of 1.7 million.Although the holidays could be skewing those numbers somewhat, Rubella Farooqi of High Frequency Economics feels they are heading in a good direction. She said in a MarketWatch report: “The data can be noisy during the holidays, but filings continue to trend down on strong demand for workers amid a labor shortage. The risk now is from new virus variants which are forcing businesses to voluntarily close in response to rising infections.” (1)November ended with an inflation rate of 5.7%, as the nation deals with the Covid-19 Omicron variant. That's up from 5% in October and the highest level we've seen since last summer when the Delta variant was surging. (2) But inflation doesn't appear to be impacting consumer confidence this time around. Consumer spending rose .6% in November (3) and the Conference Board's index was up several points for December.Conference Board President, Steve Odland, says consumers may feel less concern at this point, because it appears the Omicron variant is not as dangerous as Delta. He said on CNBC's Power Lunch last week: “Part of that may be simple Covid fatigue… but also Omicron is less lethal than prior versions and I think that's giving people more confidence all the way around.” (4) Real estate continues to be one of the strongest parts of the economy. New home sales hit a seven-month high in November. They were up 12.4% to a seasonally adjusted annual rate of 744,000. That's up from 662,000 in October, although that was heavily revised from about the same number we're currently getting for November. So the November number could change. But economists say the housing sector is strong with a median sales price of $417,000. That's a new record high. They are also expecting price growth to slow when the Fed starts raising interest rates next year, to control inflation. (5) Existing home sales were also strong in November. The National Association of Realtors says they were up 1.9% to a seasonally adjusted annual rate of 6.46 million. That's a 10-month high, and the third month in a row that they've increased, despite the inventory issue. NAR says inventory levels were down 13% compared to November of last year, but surveys done by Redfin.com show a rise in the number of homeowners planning to sell in the early part of next year. (6)Mortgage RatesAnd homebuyers can still get a screamingly good mortgage rate. Freddie Mac says the 30-year fixed-rate mortgage was down 7 basis points last week to 3.05%. The 15-year was down 4 basis points to 2.3%. (7)In other news making headlines…Single-Family Rental Rates Rent growth for single-family homes is turning into a generous pay raise for investors. The latest report from CoreLogic shows that rent levels were up 10.9% year-over-year in October and that vacancy rates are at 25-year lows. (8) CoreLogic economist, Molly Boesel, says it's the sixth month in a row that rent growth has hit a new high for single-family homes. She says it's rising in lock-step with higher home prices, and that: “Rent growth this October was more than three times that of a year earlier.” And last year was a good year because of the Covid migration to the suburbs and single-family homes.The metros showing the highest growth rates are Miami with a 29.7% year-over-year increase, Phoenix with a 19.3% increase, and Las Vegas with a 16.5% increase. The best rent growth has also been for higher-priced rentals. 2022 Homebuyer StrategiesHigh home prices have left many wannabee homebuyers in the rental market, but realtor.com says they are optimistic about their ability to buy a home in the coming year. The survey shows that more than a quarter of those shoppers were unable to buy a home and that many are planning new strategies for 2022. (9)Among those strategies are plans to make all-cash offers or larger down payments if possible, making offers above the asking price, and writing home seller love letters which are currently frowned upon and illegal in the state of Oregon. 22% of those surveyed say they plan on going over their budget for a home, and 13% plan to make an offer on a home they haven't seen in person.That's it for today. Susanne Trimbath, Ph.D. is the CEO of STP Advisory Services. Dr Trimbath holds a Ph.D. in Economics from New York University and received her MBA from Golden Gate University. Prior to forming STP Advisory Services, Dr. Trimbath was Senior Research Economist in Capital Studies at Milken Institute (Santa Monica, CA) and Senior Advisor on the Russian Capital Markets Project (USAID-funded) with KPMG in Moscow and St. Petersburg. She previously served as a manager in operations at Depository Trust Company in New York and the Pacific Clearing Corporation in San Francisco; she started her career in financial services operations at the Federal Reserve Bank of San Francisco. Since 1989, Dr. Trimbath has taught economics and finance in university graduate and undergraduate programs as adjunct, associate and full-time professor. In 2009, she was certified to teach in the distance-learning environment by both Bellevue University (Nebraska) and University of Liverpool (UK, by Laureate International, Amsterdam). Dr. Trimbath helped create the Transportation Performance Index for the U.S. Chamber of Commerce (Washington, D.C.) which she used to demonstrate the real economic payoff of investments in infrastructure. Dr. Trimbath authored, edited and contributed chapters to five books, including Mergers and Efficiency (2002), Beyond Junk Bonds (2003), and Methodological Issues in Accounting Research (2006). Her media credits include appearances on national television and radio programs (CNBC's Power Lunch and NPR's Marketplace) and the Emmy® Award-nominated Bloomberg report Phantom Shares. She appeared in several documentaries on capital market corruption and the financial crisis including Radio Wars: The Secret History of Sirius-XM Satellite Radio (2012), nominated for Best Documentary by the New York City International Film Festival. Dr. Trimbath's articles appear in the national publications US Banker, The International Economy, and The American Enterprise in addition to academic, peer-reviewed journals.
