Men vad vill dom egentligen uppnå? Moderator: Gunnar OesterreichMusik: Mattias Klasson/Daniel OlsenDistribution: AcastSamarbetspartners: Life Genomics, Gröna Gårdar, FunmedHitta allt om podden: Websida: https://spannandemoten.se/Instagram: @spannandemotenFacebook: https://www.facebook.com/spannandemotenLinkedin: https://www.linkedin.com/in/gunnar-oesterreich/Kontakt: gunnar@oesterreich.se eller via sociala medier Hosted on Acast. Medverkande:Markus Gunneflo, docent i folkrätt, Lunds universitet.

This means taking the time to educate yourself and establish a solid foundation, rather than rushing into the process for quick success. Just like farming, real estate requires planting seeds, nurturing them, and allowing them to grow over time. It's not an instant achievement, but rather a patient and gradual process. The episode emphasizes the importance of avoiding the allure of overnight success portrayed in popular shows. Instead, viewers are encouraged to view real estate as a long-term investment that demands nurturing and care. By dedicating time to educate yourself and build a reliable team, you set yourself up for success in the real estate market. One topic that the episode delves into is the concept of human capital and its significance in real estate investing. The host and guest discuss how human capital, which encompasses individuals' skills, knowledge, and abilities, is a valuable asset that can be leveraged in real estate investing. They introduce the term "sweat equity" and liken it to a "wealth internship," highlighting the idea that investing time and effort into real estate can yield substantial returns. The guest, Daniel, shares his personal experience of transitioning from a career in technology to becoming a real estate investor. He emphasizes the abundance of opportunities for individuals to actively participate in growing real estate enterprises. The guest describes how he conducted research and created a spreadsheet to connect with property managers for a company seeking expansion. This exemplifies the value of utilizing human capital to establish connections with industry professionals and explore potential opportunities.Overall, the episode highlights the significance of human capital in real estate investing, encouraging listeners to recognize and invest in their own skills and abilities to achieve success in the field.

ABOUT DANIEL HOLMLUNDDaniel Holmlund is a managing partner of Good Samaritan Capital LLC, a private real estate investment firm that specializes in multifamily acquisitions. Daniel founded Good Samaritan Capital because he strongly believes that investors can realize great returns while building and helping communities. He is also working as Software Engineer at Intel where he started the Real estate education club to help his colleagues enjoy passive investing and live a life of financial freedom. Daniel enjoys reading, podcasts, real estate investing, and being with his wife and three kids. THIS TOPIC IN A NUTSHELL: [01:15] Daniel's career background [02:39] Experience with working for partners overseas [06:10] Getting into multifamily [08:15] Daniel's favorite part of RE investing[09:47] tax benefits of REI [10:47] 3 Strategies for W2 employees to reduce taxes [12:31] Land conservation easements[16:22] Purchasing Short term rentals[18:50] Investing in other Syndication as Limited partners [20:00] Partnership with operators [21:45] Criteria of their investments [22:33] Difference between being an LP vs. raising capital for operators[22:45] 4 Pillars of risk for Limited Partners [26:00] Markets where they invest and Fund to fund model [27:56] Running a Real estate education club at Intel[30:37] Advice to his 25-year-old self [31:53] First entrepreneurial endeavor[34:47] Formal and informal training that shaped his journey[37:23] Biggest mistake that shaped his journey[40:02] How to reach out to Daniel KEYWORD: Conservation easement - a voluntary, written agreement between a landowner and the “holder” of the conservation easement under which a landowner voluntarily restricts certain uses of the property to protect its natural, productive, or cultural features. KEY QUOTE: [02:45] You'll find out what your partner is like when things are going poorly, not when things are going great. [04:13] In my opinion, a worst-case scenario in real estate is a whole lot better than the stock market. In the stock market, you're stuck and good as zero, in real estate you have collateral, you have insurance, and you have a mortgage potentially that you can foreclose on. There are ways that you can get your money back. [05:51] When times are hard, have long-term debt. If you can't have your place free and clear, which I don't recommend I think debt gives you leverage which is a great benefit to real estate. So have long-term debts you can get through bad times. [09:10] One of my favorite parts of Real estate investing is Tax savings. I'd like to pay as little taxes as possible. I'm hoping this year or maybe next year I'll actually get down to zero taxes. [24:40] General partners get their equity from working, and limited partners get their equity by capital. A general partner should also be a limited partner, they should be working and putting in their capital. So as a GP, you have to understand the process, and the people you're working with and it is a lot of work. If you have the capital, then being an LP is a great way to go. On this episode of Destination on the Left, I talk with three college professors — Professor Joe Conto, Professor Eric Holmlund, and Associate Professor Kelly Cerialo. This week's discussion focuses on sustainable tourism and how it links into the new Master's program that Paul Smith's College offers. My guests share the inspiration behind launching the new program and their vision for how it will support the long-term professional education of those in the travel and tourism space. What You Will Learn in this Episode: Why everyone is so excited about the new Master's program in Sustainable Tourism Management Why sustainability is a thread that's woven through many of the courses at Paul Smith's College Who the program is for, including mid-career professionals and people newly out of their undergraduate education who want to gain an environmental credential When you can apply to the new Master's program The importance of balancing out the social, economic, and environmental impacts of tourism How the current Paul Smith's College students are receiving the idea of this new program What sparked the idea and gave the team their inspiration for the new program Studying Sustainable Tourism Management What's unique about the model that Paul Smith's College has built for their brand new Sustainable Tourism Management Master's is that it is a low residency model which enables people from various backgrounds and industries to join. Professor Kelly describes the types of students that they are expecting to enroll in the new degree, from mid-career professionals interested in learning more about sustainability who may or may not currently work in the tourism sector, to entrepreneurs working in a tourist destination who are interested to learn more about sustainability, to recent graduates in the travel and tourism sector. Sustainability is a Headline Theme Sustainability is something that the current students at Paul Smith's College have in mind all the time. Professor Kelly shares more about why the upcoming generation of travel and tourism professionals is drawn to sustainability as a headline theme. Professor Paul shares his discussions with former students who are out in the workforce about their interest in returning to further study, focusing on sustainability because it is an area they see as the future but also personally important to them. One of the most significant shifts he has seen over the last 10-12 years is the genuine belief that sustainability is a necessity in every industry. Inspiration for the New Program Professor Eric discusses why Paul Smith College is launching the Sustainable Tourism Management Master's and why they feel that now is the right moment to include the new program in the offering. All three guests share their pleasure that sustainability really is a leading issue in the consciousness, psyche, and future strategy of students graduating in the last ten years. They highlight that sustainability is more than a buzzword; it's a strategy for both surviving and flourishing into the future. Easy special with Johan Holmlund in conversation with David Eastaugh It was twenty-seven years ago that Swedish Indie band Easy released their highly acclaimed debut album ‘Magic Seed’ on the hip Blast First label. Label supremo Paul Smith signed the band after listening to their demo tape while taking his evening bath. The band had something special, their sound may contain many elements from Pop history, but there was something unique in the delivery. Smith saw the perfect combination of Sonic Youth-like intensity and the sweet harmonies of The Beach Boys.Easy released three singles, Castle Train/ Cloud Chamber, He Brings the Honey and Horoscope (all U.K. Indie Chart Hits), toured all around Europe with bands like The Gun Club, The House of Love, Lush, The Charlatans and The Jesus and Mary Chain. They disbanded in 1994 but not before leaving an impact, when going back to Sweden they found a new Indie scene full of bands who had been inspired by their success. In 2010, after celebrating the twentieth anniversary of ‘Magic Seed’ with some live shows, they decided to write some new songs and the tracks on ‘A Heartbeat from Eternity’ have all been recorded since the comeback. The latest track ‘Ask theSky’ was recorded in June 2017, produced by Swedish producer Charlie Storm, who in the last couple of years has scored a string of Swedish number one hits (Håkan Hellström, Henrik Berggren, Mando Diao).”I think Easy will help break down that traditional English snobbish attitude towards European acts. People will be made to sit up and take notice, ‘cos what they’re doing right now is intrinsically more valid than most of the inadequate who clog up record space in the Rough Trade shop. Simple, really.”NME“Easy like nothing better than to reinvent themselves in the middle of a song. Easy come, Easy go? I doubt it very much.”Melody Maker

Foto och intervju: Cecilia Edström See acast.com/privacy for privacy and opt-out information.
