On this week's episode of Passive Income Playbook, Pascal Wagner interviews Jon Jasniak. Jon shares how he built a multimillion-dollar land business since 2017, completing over 30 subdivisions and selling more than 10,000 acres, often doubling investor capital in months. He explains why land—though overlooked compared to multifamily and storage—can deliver outsized returns through subdividing and seller financing, while also breaking down misconceptions around cash flow, liquidity, and risk. Jon also talks about his $1M+ experiment of buying a Texas town, lessons from defaults and note sales, and what LPs should look for when investing in land operators. Ante 18.000 personas cantó la mayoría de las canciones de su disco en estudio dedicado al compositor Irving Berlin ('The song is ended', 'You´re laughing at me', 'How deep is the ocean', 'Heatwave', 'Cheek to cheek', 'Top hat, white tie and tails', 'I´ve got my love to keep me warm', 'Get thee behind me Satan', 'Let's face the music and dance', 'Always', 'Puttin´on the Ritz'). Dos años antes, en el mismo lugar, había cantado algunas del disco dedicado a Cole Porter ('Love for sale', 'Just one of those things'). It´s allright with me'. Episode 107 Crosscurrents in Early Electronic Music of Norway Playlist Arne Nordheim, “Epitaffio” (1963) for orchestra and tape from Nordheim, Alfred Janson, Bjørn Fongaard – Response: Electronic Music From Norway (1970 Limelight). Limelight release with the delightful painting of flying ears on the cover, includes the same tracks as the original Philips release from 1968 on the Prospective 21e Siècle label. The electronic sound material on the tape are taken from the end of the performance, but played during the opening section. It fuses the acoustic instruments and voices with electronics, filtering and speed changes. This recording is 10:15 Alfred Janson, “Canon” (1964) for chamber orchestra and tape from Nordheim, Alfred Janson, Bjørn Fongaard – Response: Electronic Music From Norway (1970 Limelight). Limelight release with the delightful painting of flying ears on the cover, includes the same tracks as the original Philips release from 1968 on the Prospective 21e Siècle label. In this piece, two tape recorders were used in performance. The first records for about four minutes and the, half a minute later, begins to play back what was recorded. The second tape recorder begins to record after the first tape machine ends, and then plays back what was recorded after another half minute, creating, in a sense, the structure of a canon. 12:27 Arne Nordheim, “Response I” (1966) for 2 percussion groups and tape from Nordheim, Alfred Janson, Bjørn Fongaard – Response: Electronic Music From Norway (1970 Limelight). Limelight release with the delightful painting of flying ears on the cover, includes the same tracks as the original Philips release from 1968 on the Prospective 21e Siècle label. Two percussionists respond to electronic sounds such as filtered white noise, sine waves and the filtered sounds of organ and metallic clanging distributed throughout the score. 18:09 Björn Fongaard, “Homo Sapiens” (1966) for magnetic tape from Poul Rovsing Olsen • Thorkell Sigurbjörnsson • Arne Mellnäs • Björn Fongaard – Nordiska Musikdagar 1968 Nordic Music Days Vol.3 (1969 His Master's Voice). Realized at the Norsk Riksringkastings studio, Oslo. 9:20 Bjørn Fongaard, “Galaxy” for 3 electric guitars in quarter-tones from Nordheim, Alfred Janson, Bjørn Fongaard – Response: Electronic Music From Norway (1970 Limelight). Limelight release with the delightful painting of flying ears on the cover, includes the same tracks as the original Philips release from 1968 on the Prospective 21e Siècle label. The electronic part makes use of audio filtering, changing tape speed, and editing to treat some unorthodoxed playing on the guitar. 12:05 Kåre Kolberg, “Keiserens Nye Slips - Electronic Music” from Kåre Kolberg – Contemporary Music From Norway (1980 Philips). A foray in computer composed music synthesis realized in the Electronic Music Studios in Stockholm using a PDP 15/40 computer; it was programmed in the EMS-1 computer language developed in the same studio. 9:54 Jan Bang, “Artificial Reeves” from from Narrative From The Subtropics (2013 Jazzland). An abrupt moment of electronic sound blended into the instrumentation. The electronic realization was done in the Studio Eksperymentalne, Warsaw, Poland. Do you want to uncover lesser-known New Orleans treasures while also preserving their historical significance through respectful exploration? Meet Nathan Norsworthy and Kris Norsworthy, a fearless pair of urban explorers who love to uncover the mysteries of New Orleans' forgotten spaces. With Nathan's passion for unearthing the stories behind these hidden spots, and Kris' talent for photography, they've managed to document some of the city's most fascinating and lesser-known locations. From abandoned hospitals to eerie cemeteries, these two have seen it all, and they're here to share their adventures with us. Urban Exploration Urban exploration, also known as urbex, involves visiting and investigating abandoned structures and locations. Enthusiasts of this practice value the unique insights and emotional connections that come from discovering the untold stories of these places. Abandoned sites can serve as powerful reminders of the past, provide glimpses into history, and offer a sense of adventure and mystery.  I think exploring abandoned places is like going to a museum, just to see it, to walk around, to photograph it. It's really just for fun. - Nathan Norsworthy Resources Instagram:  Homes of New Orleans and Abandoned New Orleans Social media platforms enable urban explorers to share their findings and connect with like-minded individuals. Nathan Norsworthy showcases his photography of New Orleans' architecture and homes on his Instagram, Facebook, and TikTok accounts called Homes of New Orleans.  Kris Norsworthy uses his Instagram account, Abandoned New Orleans, to document his explorations of the city's abandoned sites.  Through their social media presence, Nathan and Kris have reached a broader audience and fostered communities that appreciate the history and beauty of both active and abandoned locations in New Orleans. 522. Part 2 of our conversation with Charlotte Bentley about New Orleans French opera. "New Orleans and the Creation of Transatlantic Opera, 1819–1859 explores the thriving operatic life of New Orleans in the first half of the nineteenth century, drawing out the transatlantic connections that animated it. .. This book pieces together what it took to bring opera to New Orleans and the ways in which the city's operatic life shaped contemporary perceptions of global interconnection. The early chapters explore the process of bringing opera to the stage, taking a detailed look at the management of New Orleans's Francophone theater, the Théâtre d'Orléans, as well as the performers who came to the city and the reception they received. But opera's significance was not confined to the theater, and later chapters of the book examine how opera permeated everyday life in New Orleans, through popular sheet music, novels, magazines and visual culture, and dancing in its many ballrooms. Just as New Orleans helped to create transatlantic opera, opera in turn helped to create the city of New Orleans." This week in Louisiana history. May 12, 1898. My guest today is the man. Tim Warfield. Legend. He's shared the stage with everyone from Donald Byrd, to Marcus Miller, to Christian McBride, to Shirley Scott, to Nicholas Payton, Charles Fambrough, Terell Stafford, Stefon Harris, Orrin Evans, and that is the extremely abridged version. But what is most impressive to me is how he encourages, energizes, and leads the next generation. Our conversation was super inspiring as we jumped around from various topics including fashion, conquering fear, dealing with the business of music, his unique take on ear training, as well as some nuggets of wisdom from a life spent among the masters. If you haven't checked out his work, I highly recommend his albums Gentle Warrior, Jazzland (his most recent release), and my personal favorite Spherical, his deep dive into the work and genius of Thelonious Sphere Monk.

The name Johnny Lytle may not be a household word but he was a very well respected player of the vibraphone. Like one of his mentors, Lionel Hampton, Lytle began his career as a drummer then switched to vibes. His two greatest influences were Lionel Hampton and Milt Jackson. Hampton called Johnny Lytle "the best vibist in the world today" and Milt Jackson said that Johnny had "the fastest hands in the business". Lytle spurned offers from major labels as he did not wish to be dictated to musically and stuck with the independents. He recorded for Jazzland and Riverside, Solid State and Muse. He also preferred to work in small clubs in ghetto neighborhoods. He was born in Springfield, Ohio on October 13, 1932 and died there in on December 15, 1995. He was so well respected and loved in his hometown that there is a street named for him "Johnny Lytle Avenue". Tonight's Feature is a rare recording for the Jazzland label called "Nice and Easy-The Soulful Vibes of Johnny Lytle" He appears here with an all-star group with "The Little Giant", tenor saxophonist Johnny Griffin on all but one of the seven tunes, a mix of standards and original compositions by the members of the group. The rhythm section is stellar with Bobby Timmons on piano, Sam Jones on bass and Louis Hayes on drums. Those of you who are familiar with Cannonball Adderley's great band will remember this rhythm section. All in all this is one of Johnny Lytle's finest recorded moments so sit back, relax and enjoy "Nice and Easy".

"The Hum in the Room" the final part of the three-part mix dedicated to ... the hum in your room! The buzz that you suddenly notice, that appears to have been there forever but unnoticed - until this moment. The sound that will be there forever from now. The hum that appears to come from the inside of your head, and that keeps changing when you turn your head or walk through the room. The noise that can irritate as well as fascinate. Or, to quote John Cage from a 1937 lecture: "Wherever we are, what we hear is mostly noise. When we ignore it, it disturbs us. When we listen to it, we find it fascinating. The sound of a truck at 50 m.p.h. Static between the stations. Rain. We want to capture and control these sounds, to use them, not as sound effects, but as musical instruments. "Acoustical Illusions", a part of the "Hum in the Room-trilogy" (2005), is dedicated to the environmental sounds that sound like distant choirs or orchestras. Sometimes when you listen to sounds in your environmental background, they may vaguely sound like a full string orchestra, or like soft whispering voices. An orchestra tuning? Cars passing on the highway?Sound that sound different from what they really are - Acoustical Illusions. Like the other wo mixes in this set ("Mantra of Walls and Wiring" and "The Hum in the Room") this is a very minimal, drone-oriented mix.
