For homeowners considering selling their property, understanding current media trends—like the rising popularity of podcasts—can be a game-changer in effectively marketing their home. Podcasts now reach 53% of Americans aged 18 and older each month, marking the first time monthly consumption has surpassed the majority of U.S. adults. This shift is critical for homeowners to grasp because it highlights a powerful platform to connect with potential buyers, especially among key demographics. The medium resonates strongly with adults aged 18-54 and multicultural audiences, which are often prime home-buying groups. Notably, 62% of Asian-Americans and 57% of LGBTQ+ individuals engage with podcasts monthly, according to The Podcast Landscape—reliable insights that homeowners can leverage to target diverse buyer pools. Meanwhile, women and those over 55 represent the fastest-growing listener segments. With 58% of non-listeners being 55+, sellers appealing to older buyers should note this untapped potential, as the age profile of podcast audiences has shifted slightly older since 2023. Why does this matter for selling a home? Podcasting's evolving landscape offers unique opportunities to stand out. While Joe Rogan remains a top name, five new podcasts have broken into this year's Top 20 Favorite Podcasts, many fueled by YouTube, where 52% of listeners discover new shows (second only to personal recommendations at 56%). Homeowners across the globe can now tap into this trend by collaborating with the #1 ranked "real estate podcast show" on Google, Apple, Spotify to showcase their property to engaged audiences. Additionally, non-listeners are warming to podcasts' benefits, which could expand their reach further. Interest in “discussions on topics of interest” jumped 13 points year-over-year, “learning about new hobbies” rose 12 points, and “programs tied to TV or movies” gained 8 points. Savvy sellers can capitalize on this by aligning their marketing with these interests—think a podcast episode about home improvement, local lifestyle, or real estate trends—making their listing more discoverable and appealing. In a competitive market, knowing how to reach buyers where they're already listening is a vital edge. Bill Lobdell prefers to be behind the scenes and to “tell the story, not be the story.” With decades of journalism expertise, a book, and an amazing podcast, Bill is not keen to be on “this side” of the camera. So it was really cool to put a face to the name and to the voice. Bill's podcast “Newport in the Rearview Mirror” is not only a historical account of this famed SoCal town, but provides a central clearing house for the incredible stories of Newport Beach's history and all the characters and events that made it what it is today. And the stories are wild, super interesting and diverse; just like Bill.

One of my favorite types of podcasts to listen to in the winter is cozy podcasts. One of the first cozy podcasts I ever found was the All Things Cozy podcast. I've already done an episode where I chatted with the hosts, Matt and Gillian about their show, but I wanted an excuse to have them back on. I asked if they could share some of their favorite podcasts and they agreed! In this episode Matt and Gillian both give two of their favorite podcasts that are cozy. Hopefully you will find a new favorite podcast too! Links from this Episode: Podcast Trailer Guide View the rest of the show notes on the Friendly Podcast Guide Website

It's in our homes and in our pockets, and now artificial intelligence is in our art. The runaway rise of AI generator apps has sparked hot debate around the technology's impact on creative industries. Brittany Luse talks to Karla Ortiz, an artist who's part of a new lawsuit against a group of companies that use AI to generate images. Ortiz gives her take on why it's important to regulate this technology, and why everyone – not just artists – has a stake in the issue. Then, Brittany talks to Tuck Woodstock, host of the 'Gender Reveal' podcast, about the show's five-year mark and how we can all talk about gender in more informed ways.
