Peter Viles is a brilliant journalist, terrific family man, and the next door neighbor you could only dream for. After years of renting, he and his wife moved from Mar Vista to a townhome in the Palisades and thanks to a robust real estate market were able to sell that home for a dream house up the hill. Sadly when the fires hit in January it blazed through his neighborhood destroying many of the homes on his block, but someone up there likes Pete and his family and his home was spared. Unfortunately, like lots of families in Altadena and the Palisades, the smoke damage was so intense, it's unsafe for he and his family to stay there and they were forced to rent a home in the South Bay for a year. We'll talk about his escape, how his kids are adjusting to their new life, and what life was like for him before the blaze.
Happy Valentines Day 2025! Another unusual conversation with the flipside courtesy of Jennifer Shaffer. We begin by talking about some of the sad memories that Jennifer has associated with this week, and how she's done a "love yourself" meditation to help her overcome those sad memories. There's a brief visit by Steve Jobs, and then Luana Anders brings Abraham Lincoln forward. Except he doesn't want to "talk about politics." He wanted to reiterate something he said a few weeks ago, that my "Character AI" chat with him was "accurate" - in terms of accessing who he is (and was.) He also threw us a curve by suggesting that all conversation with people in the afterlife are just like conversing with Artificial Intelligence, because like large language models, the answers are based on the memories of individuals. Not something Jennifer or I had ever considered - but he lays it out there for consideration. Then Luana brings Stephen Hawking foward, and he wants to talk about communication in general - the idea of telepathy, and how people can converse with, learn new information from people offstage. He talks about the idea of how time is so different offstage - where he is - that we can't conceptualize it - but that it follows what quantum mechanics demonstrates... that distance and time and space aren't what we think they are. Like I say mind bending - as evidenced by the questions I asked him. Then an unusual conversation with Luana Anders' cat - "Mr. Bailey" - she had a number of cats in her life, but this one was pretty unusual. He references a moment when Luana called me on the phone to say her "cat had escaped" and because she wasn't able to walk due her condition - would I come and look for him? I roamed the streets behind her house calling his name - but it was my wife Sherry who went into the backyard and said aloud "Mr. Bailey, Luana needs you now." And he appeared in the tree above her and jumped into Sherry's arms... a complete stranger to Mr. Bailey as it was my then girlfriend's first trip to Luana's house. When I came back from wandering the streets of Mar Vista, there was Mr. Bailey in Luana's arms, and she looked at me and said point blank; "Sherry is an angel." Not something I'd ever heard Luana say before. So in this unusual conversation I'm asking Mr. Bailey the same kinds of questions we've asked Hira - Robert Towne's dog - and getting the same kinds of answers but with a different personality. Notice his answer to "have you ever incarnated as a human?" (It's rarely reported, and his answer was pretty funny.) Finally, on behalf of Valentine's Day, Robin Williams showed up - unannounced - to remind people to "love themselves first" and that will generate love for others. To "love love" - the very thing he said when we first talked to him and asked him "What if anything would he like to tell the planet?" Mind bending to say the least, but welcome to our world.

We hear from Kelly, who had just minutes to gather a few possessions before her home was destroyed, and DJ describes seeing a nearby hillside glowing, the sky lit by flames, as he and his family fled. Teddy whose family had to abandon their house and lost their restaurant in the fire says “We landed in an Airbnb down in Mar Vista with our sons and grandkids,” Two firefighters from Los Angeles County Fire Department share their experiences of co-ordinating the response to the fires and explain why they are so difficult to put out.

Myk was born in Queens, New York, and moved with his family to Southern California just before Neil Armstrong did his "One Giant Leap for Mankind" bit. Somewhat of a musical prodigy, he earned a music scholarship at the age of ten for a private school in Northridge, California, where he learned the majority of his musical instruments and vocal training. As a singer, Myk has performed at the Dorothy Chandler Pavillion with the Los Angeles Master Chorale, as well as an instrumentalist and singer for an A&E documentary on the Titanic. Myk was Associate Conductor for the New Valley Symphony Orchestra, the San Fernando Valley Master Chorale, and co-creator of the Celtic international music group, Sheer Pandemonium. Currently, Myk is the Board of Directors President and performer for the Los Angeles Recorder Orchestra, based in Mar Vista, and as of 2022, has been performing across the country as a professional Santa Claus. So I make electricity from the sun. With that electricity, I make water out of air. With that water, it goes to the pressure tank. That pressure tank would then take it to the water heater. The water heater is a heat pump water heater, which we use the electricity from the sun to heat the water heater. The bi-product of water heater is the air conditioning. That's the only air conditioning we would use, which we pipe the air conditioning out of the water heater into the house. Then you take a shower, and that shower water goes out to my fruit trees in the front yard, and that was all gravity fed. Ryan explains why he chose to go with the Living Building Challenge (LBC) program as opposed to LEED, and how the process of putting together his net-positive water and net-positive energy went, and how he ended up with three petals out of seven for LBC. With regenerative and permaculture design, the place is now an urban farm oasis providing the community with fruits, vegetables and herbs. As he prepares the property for an upcoming home tour for USGBC-LA in November, he shares with us the challenges he had so far and the vision he has for the property for the future.

I've been covering food for close to two decades, and throughout my career, most of the high volume places I visit, and especially those in tourist areas, don't present menus that follow local seasons, feature local produce, or work with local farms. However, on Anna Maria Island, FL and neighboring Longboat Key, the restaurants of Chiles Hospitality Group: Beach House, Sandbar, Mar Vista, and Anna Maria Bake House, are a delicious exception. Beyond the restaurants, the company also includes Gamble Creek Farms, a certified organic farm in Parrish, FL, that supplies sustainable farm-to-fork produce to all of the restaurants, as well as composts the food waste from serving the thousands of tourists weekly. Zack Rasmussen and Natasha Ahuja are part of the leadership team of Gamble Creek, and both have extensive experience in permaculture design as well as an intense curiosity about the interrelatedness of the natural world. Begun in 2021, this 26-acre farm is still in its infancy, but a visit to Gamble Creek is already a kaleidoscope of flavor, mini ecosystems, and creative possibilities of how care for the environment and commerce can co-exist instead of being a forgone dichotomy.

By Adam McManus (Adam@TheWorldview.com) Nigerian Muslims kill elderly Christian man, kidnap 21-year-old Suspected Muslim terrorists in northern Nigeria killed Daniel Yatai, an 86-year-old Christian, in his home in Kaduna state, shortly after 11 p.m. on August 2. Plus, they kidnapped two others who were later released, likely after ransom payments, reports Evangelical Focus. According to his son, Philip Yatai, “The terrorists forcefully broke into their home as they were already sleeping, shot our dad and kidnapped my niece,” 21-year-old Brenda Friday. The ransom demand was for $35,845. While not disclosing whether a ransom was paid, Yatai confirmed on August 5 that his niece had been released. Nigeria is the seventh most dangerous country for Christians, according to Open Doors. Salman Rushie, The Satanic Verses author, recovers from stabbing Salman Rushdie, the 75-year-old author of 12 novels including The Satanic Verses, has been taken off a ventilator and can talk again, after having been stabbed on stage on Friday, August 12th at a Chautauqua, New York event, reports the BBC. The Indian-born, British-American novelist was raised in a liberal Muslim household, but now describes himself as a “hardline atheist.” He has faced years of death threats for his novel, The Satanic Verses, which Muslims see as blasphemous. Rushdie's claim is that the words which Islam's false prophet, Muhammed, recorded in the Koran were inspired by Satan, not the one true God. The book was banned in Iran, where the late leader Ayatollah Khomeini issued a 1989 fatwa, or edict, calling for Rushdie's death, offering more than $3 million for anyone who kills him. Hadi Matar, age 24, of Fairview, New Jersey, is accused of running onto the stage and stabbing Rushdie at least 10 times in the face, neck and abdomen. The novelist suffered severed nerves in one arm, damage to his liver, and will likely lose an eye. Biden's executive order funding abortion travel On August 3, President Joe Biden signed an executive order requiring Medicaid to use taxpayer dollars to pay for mothers to travel across state lines to kill their babies, reports LifeNews.com. Proverbs 8:36 says, “All who hate [wisdom] love death.” Biden's executive order is in direct violation of the Hyde Amendment which prohibits federal funding of abortions which applies to all programs funded by the Department of Health and Human Services, including Medicaid. Therefore, if the federal government is prohibited from paying for abortion, it cannot pay for transportation costs to get an abortion. For policymakers, this only further underscores the importance of protecting—and strengthening—the Hyde Amendment. Planned Parenthood spent oodles after Roe overturned OpenSecrets released a report revealing that the Planned Parenthood Action Fund has spent “unprecedented” sums of money on lobbying in the past three months, the most they have ever spent in the second quarter of a year, reports LiveAction.org. The report explained, “Planned Parenthood Action Fund spent over $739,000 in the first half of 2022 on federal lobbying on issues including abortion access, This comes after the organization reported a 4,000% increase in donations after the Supreme Court” overturned Roe v. Wade. In addition, “Planned Parenthood Action Fund's pressure campaign has focused on lobbying for the nomination of Ketanji Brown Jackson to the Supreme Court, as well as pushing for key bills in the U.S. House and Senate.” Actress Anne Heche declared “brain dead” after crash Actress Anne Heche, age 53, crashed her car on August 5th in Mar Vista, California at a high rate of speed, reports the Los Angeles Times. Heche was on life support after crashing her car which then caught on fire. She suffered significant burns in the crash. On Thursday, a spokesman for the Los Angeles Police Department confirmed that a blood test showed Heche was under the influence of narcotics at the time, likely cocaine. She was rushed to a Los Angeles hospital in critical condition, and was declared brain dead last Thursday night. While most media accounts described her as “legally dead” on August 11th, her heart was still beating through Sunday afternoon, August 14th, and her body was on life support to preserve viable organs for donation at that time. She was reportedly taken off of life support Sunday afternoon since organ recipients had been identified. So, her official death certificate should say August 14th, not August 11th. Teachers' union promotes pronouns cards for students And finally, a “Student Identification Card” sounds relatively innocuous, like something that could come in handy for a field trip. Such a card seems unlikely to serve a purpose in promoting homosexual or transgender indoctrination and deceiving parents. And yet, that's exactly what it's now being used for, reports The Washington Stand. This particular student ID card is available from ShareMyLesson.com, a “community-based site” that is “created and maintained by the American Federation of Teachers.” Instead of listing the student's given name or full name, the card provides students a space to write their “Government Name,” and then a space for the “Name you would like to be called in class.” But that's where the card gets weird. It asks, “Can I call you this name outside of class?” presuming that a boy might want to be a called a girl's name or vice versa in class, but not in front of the student's parents. The card goes on to provide space for the student's pronouns, don't you know. A simple circle around M or F, for male or female, should have sufficed. Yet, it cites as just “some examples: he/him, they/them, she/her.” Again, the question, “Do you want to be referred by this pronoun outside of class.” Joshua Arnold, the Washington Stand author, explains “These questions offer students one of temptation's classic lies: you can get all the benefits of sin's pleasure AND avoid all of sin's consequences. But sin should come with the warning label: “I am Folly; I will always betray you and enslave you,” as noted by Proverbs 9:13-18. Born in Kom Ombo, Egypt, Samuel Kaddis was raised in a loving home by his father, Pastor Saad Kaddis, and mother, Liza. He was the oldest of six children and, together with his siblings, enjoyed being part of a close-knit family that knew and served the Lord Jesus Christ. Growing up in Nag Hammadi, his life was shaped by early experiences in his father's church, the local community, and the prevailing political and religious environment within the country. He attended high school, college and medical school in Assiut, Egypt. In his early twenties, supported by his father, he made the life-changing decision to move from Egypt to Lebanon. It was there that he was almost killed in a car accident. One of the nurses who cared for him during his year-long hospitalization and recovery, Elaine, would later become his wife. After moving to the United States in the early 1970s, Samuel married Elaine in Mar Vista, California, and they started their family together shortly thereafter. Samuel and Elaine had four beautiful children. Samuel worked a series of jobs when he first arrived in the United States, eventually finding a career with the County of Los Angeles Department of Public Health. Both he and Elaine enjoyed the support and love of both sides of their families, and many brothers and sisters in Christ, as they grew and nurtured their own household. Samuel offered his home and family to the Lord in service and praise throughout his life. Samuel is now enjoying the company of his Maker, wife, youngest brother, parents, and the many family members and friends that preceded his homegoing. Samuel impatiently waited seven and a half years to join his wife in Heaven; on the evening of January 26, 2022, the Lord welcomed him home. A beloved husband, father, grandfather, brother, uncle, and friend, he is greatly missed. Samuel is survived by all four of his children, two daughter-in-laws, eight grandchildren, four siblings, five sister-in-laws, one brother-in-law, and 19 nieces and nephews. Bunche Center for African-American Studies. My dad was an alcoholic and my mother was psychotic.”"My mom kicked dad out when I was eight and I was put in Catholic school soon afterwards. They taught me many strange things, including homophobia.”"My mom was a single mother with three children returning to work in the mid 1950's. She was overwhelmed and didn't have much time for us. I was the oldest so I helped raise my brother and sister. I tried to become an adult at eight. My sister called me the good daddy.”"I joined the Navy in 1967, right after Venice High School, and was trained in Aviation Electronics. I married my high school sweetheart and went to Vietnam. When I joined my squadron they took one look at my size and assigned me to loading 500 pound bombs on the flight deck of an aircraft carrier.”"I experienced several traumatic events, including a flight deck fire, and losing a buddy to jet exhaust. A few days before the birth of my children, I was exposed to Agent Orange in Da Nang, South Vietnam, in a night mortar attack, and narrowly missed being blown up in an aircraft explosion. I did finally make my way back to Los Angeles.” "My first sight of my twins, Anna-Lisa and Aaron, transformed me. I devoted my life to raising them properly, so they would always know they were loved. I didn't know how, but would figure it out.” "I returned to ditch digging full time and went to night school to study engineering. Ten years later I graduated with honors from Loyola Marymount University with a bachelor's degree in engineering. Later I graduated from USC with an engineering master's degree. I worked as an aerospace engineer for 40 years and became an engineer/scientist specializing in research and development.” "I raised my twins with love and respect, and they were beautiful and smart children. They asked to move back to the Westside so they could graduate from Venice High like their parents. When they graduated from high school, Aaron came out. I was completely clueless but I loved both of my children, so I set myself to figuring it all out."

Betsy Enzensberger sculpts works that create a visceral longing and remembrance of the most nostalgic delights from childhood. The artist uses the familiarity of those sweet treats to help us remember the simplicity, value and culture of desserts so often associated with positivity and joy. Enzensberger was born and raised in New York. She graduated from Tulane University and is now a Los Angeles-based artist with a studio in Mar Vista. She has shown with galleries domestically in Los Angeles, Miami, Des Moines, Dallas and New York, and internationally in Hong Kong, London, Stockholm, Hamburg and Byron Bay, Australia. David Kuo is Chef/Owner of Little Fatty, a Taiwanese soul food restaurant located in Mar Vista, California. A California native whose passion for cooking and food was influenced by his family's traditional cooking as well as watching Food Network & Iron Chef growing up. Kuo spent some time in real estate before following his dream of owning a restaurant, but it didn't come easy; as he refers to it as the school of hard knocks. Through these experiences he was able to glean insights into successfully running a restaurant business among other food related ventures.
Daniel George was born in Gainesville Florida and attended UF in Gainesville and graduated with degrees in anthropology and Spanish in 2003. In the middle of college Daniel fell in love with clay when he took a ceramics for non-art-majors class and got his foot in the door of the clay department. Daniel spend 6 months in Central America and then moved to California. Daniel studied at Cal State North Ridge and graduated with an MA. Been a working artist since then. Daniel started an apparel company with Lino blocks printed on pieces of recycled t shirts and hand sewn them to hats and pockets on shirts. Daniel has also been learning to build surfboards in which builds each board from the foam of an old trashed board. Daniel had a show in Mar Vista called “Sticks and Mud” where he showed recycled surfboards and pots.

Born and raised in Los Angeles, California, Brooke Williamson has carved out an impressive résumé full of leading roles and professional achievement, such as being the youngest female chef to ever cook at the James Beard House and winning Bravo’s “Top Chef” Season 14 in Charleston. Although officially beginning her career at the young age of 17, Williamson always wanted to be a chef for as long as she can remember. “I love creating things that make people happy, and I’ve found that food genuinely does that,” she explains. Williamson began her culinary career as a teacher’s assistant at the Epicurean Institute of Los Angeles, followed by securing her first kitchen position as a pastry assistant at Fenix at the Argyle Hotel, under the tutelage of Michelin- starred Chef Ken Frank. Her undeniable star quality and concentrated creative energy brought her to Chef Michael McCarty’s nationally acclaimed restaurant Michael’s of Santa Monica, where she worked her way up from line cook to being their youngest sous chef. Desiring to travel and experience other restaurants, Williamson later staged at the renowned Daniel restaurant by Chef and Owner Daniel Boulud in New York City. Two years later, Williamson was appointed her first executive chef position at the notable Los Angeles restaurant Boxer. Following that, she opened the Brentwood eatery Zax as Executive Chef, where she began to develop her signature California-inspired cuisine—infused with local ingredients, global flavors and centered around the idea that simplicity goes a long way. While at Zax, she also met her husband and business partner Nick Roberts. The two opened their first independent venture together a couple of years later, Amuse Café in Venice, followed by Beechwood restaurant soon after, earning them the title of “Rising Star Chefs” from StarChefs in 2004. Although both are now closed, in 2009, the wife and husband team opened Hudson House, an elevated gastropub in Redondo Beach, followed by The Tripel in 2011, a modern American and craft beer dining destination in the neighboring beachfront community of Playa del Rey. During that time, Williamson became certified by The Court of Master Sommeliers, given her strong interest in wine that first sparked in the early 2000s after traveling extensively through France and Spain. In 2014, the culinary couple debuted a unique four-in-one-concept, Playa Provisions, featuring a grab-and-go marketplace, King Beach; an artisanal ice cream shop, Small Batch; a seafood dining spot, Dockside; and an intimate whiskey bar, Grain. In June 2015, Williamson and Roberts opened Tripli-Kit, a culinary-focused retail store, selling unique kitchen gadgets, cookbooks, and other cooking essentials. In October 2016, the duo debuted their fifth venture in Playa Vista, a fast-casual, Hawaiian concept called Da Kikokiko, celebrating Hawaii’s popular street foods, including poké, shave ice, and musubi. Most recently, the couple opened their second Small Batch artisanal ice cream shop in the family-friendly neighborhood of Mar Vista. Williamson won Bravo’s “Top Chef” Season 14 in Charleston in March 2017 and a few years prior was a runner-up on “Top Chef” Season 10 in Seattle, which catapulted her career. She’s also participated on other national shows like Bravo’s “Top Chef Duels,” Esquire network’s “Knife Fight” (where she took home the win), and starred as the host and mentor on MTV’s “House of Food.” During her day-to-day operations, she works alongside Roberts creating new menus, running the front and back of the house, and managing their multiple concepts. CSM (Ret) Scott A. Reed Head Boys Basketball Coach Mar Vista HS in Imperial Beach, CA Command Sergeant Major (Ret) Scott A. Reed entered the service on 18 February, 1993. He served four combat tours in Iraq and one in Afghanistan. His awards and decorations include the Legion of Merit (2nd award), the Bronze Star Medal (3rd Award), the Defense Meritorious Service Medal, the Meritorious Service Medal (5th award), the Army Commendation Medal (7th award), and the Army Achievement Medal (5th award). Sergeant Major has served in all leadership positions from Squad Leader to Drill Sergeant to Drill Sergeant Leader to First Sergeant to Battalion and Brigade Command Sergeant Major serving in the 2nd Infantry Division, the 82d Airborne Division, and the 1st Cavalry Division. Sergeant Major’s individual accomplishments include: the Army Training Center Drill Sergeant of the Year and the first Soldier from the 7th Transportation Battalion to be inducted into the prestigious Sergeant Audie Murphy Club. Upon retiring from the military, Scott accepted a position as the Deputy Program Manager for the San Diego Unified School District’s Junior Reserve Officer Training Corps (JROTC) and served as a varsity assistant coach at Kearny High School, San Diego, CA. The team went 14-13 and was defeated in the CIF Division 2 playoffs in the second round. Scott accepted a job at Morse High School, San Diego, CA as the Senior Army Instructor in the school’s JROTC program. His program was 190 Cadets when he arrived, but has now grown to over 320 Cadets. Scott coached the Morse High boys freshman basketball program for two seasons with a 33-17 record. In 2019, Scott was hired at Mar Vista High School, Imperial Beach, CA as the head varsity basketball coach. He led the program to their first winning season in 10 years going 19-11 and reaching the CIF semifinals. The program’s cumulative GPA for all three levels was 3.6. Scott is married to Belinda and they have five children, Alexis 27, Syris 24, Cameron 21, Jada 17 and Jamison 15. This week’s market day, at Mar Vista’s Farmers Market, every Sunday from 9am til 2pm at GrandView and Venice Blvd, was the last week for Tenerilli Farms. Their season is over so we made sure we we grabbed a few Arctic Mist White Nectarines. They will be back next year, with a wonderful cache of apricots and cherries. Coming fresh off of Halloween and continuing to celebrate the Day of the Dead, Mariachi Romanza was called to help celebrate with a parade! We also stopped by ZoZo’s Fresh Juice. This week’s market day, at Mar Vista’s Farmers Market, every Sunday from 9am til 2pm at GrandView and Venice Blvd, we grabbed Autumn Flame peaches from Tenerilli Farms and some Fingerling Potatoes from Weiser Family Farms. Great for roasting or finish off with a bit of olive oil, these fingerling potatoes are great and some have this wonderful purple colour inside. As for the peaches, well, They are great freshly cut! “The first Mar Vista Market took place August 6, 2006. The goal was to bring fresh produce directly from California farmers to the community. (love theme from “The Bang Bang Theory”) is an instrumental version of a song I co-wrote earlier last year with Kevin Godley, from the UK band 10cc and Godley & Crème fame, which is called “The Bang Bang Theory” that will be included as part of his first solo album “Muscle Memory” due out soon.
Brian Larrabee leads Good City Mentors and is considered a leader in building strategic community partnerships for social good. In 2014, after meeting students from a continuation high school in south Los Angeles, he brought in 35 inspiring friends and began what is now Good City Mentors. Today, Good City Mentors has over 300 mentors, and has seen graduation rates triple since their inception. Good City Mentors was awarded as one of LA's top emerging nonprofits for 2018 and is recognized as a leader in high school based mentoring. Brian attended Southern New Hampshire University, where he graduated Summa Cum Laude and was the Business Student of the Year. He was the school's first ever NCAA Academic All-American and signed a professional basketball contract to play in Porto, Portugal. Brian resides in Mar Vista, CA with his wife and baby boy, Camden. Hey everyone! It’s Keri TV. We just closed, like that door closed, on 12120 Sardis. We are celebrating. I have a story to tell you about this home. Stay tuned. [music] This beautiful five-bedroom home that we’re standing in front of just closed for 2.135 million. The reason why I’m so excited to do a Keri TV episode on this property is because this is all about being positive and optimistic with whatever situation comes your way. For example, I took this listing back in May. When I took it, it was being leased as a sober living home. There were about ten to twelve boys living here. The rooms are all bunk beds. Of course, you know how boys can be, sometimes. A little bit messy, a little bit dirty. It was very difficult to show in general, just because of the condition of the home and working around all these different schedules. We took it on. We tried to do some new photos. We bought some of the old photos. This is a newer construction home, so it’s absolutely beautiful. Of course, when you’re a buyer and you’re coming into a 2.45-million-dollar home, you expect perfection. Right? You’re a turn-key type of buyer. Coming into this home didn’t have that emotional feeling when it wasn’t staged. They decided to move out. Okay. We waited a few weeks for them to move out. They moved out, get it cleaned up a bit, but there’s still some things that need to be done, painting, etc. Then, we planned this big open house. We sent out flyers to the neighborhood and postcards. We did balloons. We get food. We go to an open house and it was in that heat wave. Do you guys remember that heat wave in, like, August? Was it August? We get here to do the open house and the power’s off. Not only is everybody melting, we don’t have cold drinks. It ends up being such a disaster. The second open house, I end up getting locked out. For some reason, the key was taken. The odds were all against me in getting it to look perfect. I have a very particular system for the way I list properties to get the emotional feeling and the pictures right. Everything. It was getting near the end of the listing period. Obviously, it’s a little difficult to show a property once you get locked out. They ended up deciding to list with another agent, which can happen of course. It was disappointing, considering I didn’t feel like I got a full shot or the right chance to sell it. It’s okay. I wish them well. What happens when you have a listing is there’s something called an exclusion agreement. This means that anybody who comes to the property when you have it listed, if they come back and buy it afterwards, you still get to be the listing agent on that transaction. The current listing agent does not receive any compensation for it. Interesting, right? Do you guys know what an exclusion list is? Have you heard of that before? If you’re a newer agent watching this or any agent in general and you don’t get exclusion lists, do it. Every single person who comes to the property, get their name and register them. One day, this amazing couple walks in. It was when the power was out and we had all our food. They were the sweetest people. They were dream clients. They already had an agent and agent friends. We ended up following up with each other and chatting. I absolutely love them. This is back in August. Yes. Heat wave, August. The property goes off the market. They really loved it, but they couldn’t do anything until the end of the year. We stayed in touch. They followed it. It gets relisted a month later in October with a different agent, as I said. The property’s all cleaned up, power-washed, repainted and it looks great! It’s got a little bit of a stigma because it’s been on the market awhile. The price has changed. Different agents, you know. Perception seems to be negative for properties like that. This reminds me a little bit about my 949 10th deal, the longest deal of my life. We wrote an offer in September. It wasn’t accepted. This was just before it was relisted. We wrote a couple of offers and then finally, in November, this awesome lovely couple were ready to write. We write an offer. This time, we go for it. We write a great offer. They end up getting accepted by the sellers. They’ve had their time on the market. They’ve had enough. They took this offer. It had multiple offers at the time, so it ended up being the best offer. That current agent, unfortunately, did not get any compensation. I was able to represent this lovely couple who had their heart set on this home. I was able to represent them and the seller. The day we released contingencies, the other broker sign was taken down from the front yard and it was taken off the MLS. We didn’t nag them to take it down. Today, we just recorded, January 15, after getting this listing in May, doing all the opens, power outage, losing it, following up on it, working with this lovely couple, having the exclusion list signed, and the exclusion list was only six months. In a couple of months, that wouldn’t have even been relevant. This is definitely a story about staying optimistic and staying positive. Never getting upset when you lose a client, a listing, or a deal, because you have no idea what’s coming around the corner. When you have somebody’s best interest at heart – well, I always have my clients’ best interest at heart. I was very concerned with making sure this was a positive outcome for everyone. The sellers were in a situation where they had some difficult circumstances. It wasn’t a traditional sale. I’m here right now. It is freezing could outside. I’m ready to pop some champagne with this awesome couple. I will be knocking on their door all the time because this house is absolutely gorgeous. It’s in Mar Vista. Great, popular Mar Vista. This is the tale of getting a listing sold from an exclusion list, staying positive, working with great people, always wanting the best for your clients and everybody involved and things will come back to you, if that’s the case. Hey everyone! It’s Keri TV. I’m standing outside this great condo building that we just sold. I’m taking the lockbox off. Yes, it’s raining. When does it ever rain in California? I just wanted to share a little story about this and what happened during this transaction. Congrats to both the buyer and seller on this awesome condo in Mar Vista. There’s so much happening around here. So much being built. New shopping centers, retail, it’s awesome. Let’s head back to the office and tell the tale of 3998 Beethoven. [music] Hey everyone. This is a little continuation from outside of 3998 Beethoven. I like to do these ‘just sold’ videos because every single transaction has a story. Every story is a learning lesson. I know a lot of people talk to each other when they’re in the market about what’s going on with their transaction or what happened with their friend, but it’s so important to note that every single transaction has so many different nuances. Just because your friend got a certain price, got a credit, or closed really quickly doesn’t always mean you can do exactly the same. In every situation, there’s three important factors. One, the property. The property could be on a hill. It could be a condo. It could be a house. It could be old or new construction. There’re so many different factors that go into inspections or requests for repairs. Two, the seller and the buyer. You could have sellers and buyers who have big egos, who are complicated, who love the fight, and that makes things a little bit more difficult. The third thing is motivation and timing. If you’re in a certain position where you have to sell or have to buy, you’re going to negotiate a lot differently based on your personal needs. They always say the person who needs it less wins, so to speak. Not that anybody wins or loses in transactions, and actually, we always like to have a win-win philosophy, which is something I learned from my days at Keller Williams. It’s great for all the training that happened there. I took that with me to The Agency, a win-win philosophy. You want the buyer and the seller to both feel like they’re winning. The point of this is to talk about my ‘just sold’ today at Beethoven. I thought this was interesting because my lovely client Sara, who’s become a dear friend. I love her. She’s awesome. Her energy is great. We’re members of the Santa Monica chamber together. Go Santa Monica chamber. I met her through a lovely other client. She purchased in 2014. At the time, it was super difficult to find anything under five hundred thousand. We found her this great condo on Beethoven in Mar Vista. Two bedrooms, two baths, renovated. It had these awesome orange walls. Orange and green walls. It was quite funny. I was looking through an old photo of us when we closed. That orange wall was there. She obviously repainted and did some upgrades since she was there. She wanted to live closer to the beach, but didn’t necessarily want to sell and buy something closer to the beach just yet. She rented out her place, luckily, for her rent covered her mortgage. She was happy as a clam. Maybe she was even making a little bit of money. Her condo became a little investment for the time being. When it came time to sell, she had purchased in the high four hundreds, four eighty-seven, I believe it was. She ended up selling for six hundred and eighty-four thousand, which is two hundred thousand more than what she bought it for. This was over the span of about four years. It’s incredible to make that much on your money, that kind of return on an investment, and she wouldn’t have made that if she had sold it right when she was moving into her new rental. It’s a really great opportunity to know that you don’t have to live in the first place you purchase as your primary residence if you’re renting somewhere else. A lot of people think you have to own your primary residence. It’s awesome to have other investments. You can have condos, apartment buildings, you can buy a property somewhere where you don’t necessarily want to live but has a great rental value. Then, you go rent something in a place where you want to be everyday. There’s definitely a misconception that you have to live where you buy. Of course, it’s great to get a primary residence as your first property, but you’ve got to be flexible in real estate. You’ve got to be able to get in where you can get in and not limit yourself to things like price points and areas. If you’ve got a champagne taste on a beer budget – I like to think I’ve got a champagne taste on a champagne budget, but my accountant may not agree with that – you want to look at places that are good for investments. Use that profit and that equity and put it towards somewhere you actually do want to live. Or, buy another investment. Real estate is not just for your primary residence. Definitely understand that there’s options out there. Know that every deal is different. I’m so stoked for Sara and what she made on this place. Again, maybe I’m saying too much personal information, but hey, that’s Keri TV, right? We share the facts. I’m so happy for her and I’m so honored to have worked with her all these years. Now we’re going to get her a sweet beach pad, right? Thanks so much for working with me. Her television movie, HOLIDAY ENGAGEMENT, provided Hallmark Channel with it’s highest-rated Sunday night movie in the network’s history, and her family feature, SIMPLE THINGS, garnered nine awards, including three “Best Picture” Awards, and “Audience” Award. Musk’s web series, TIKI BAR TV, was used by Steve Jobs to promote the iPod with Video in his 2005 Keynote speech and held the ranking of #1 downloaded video on iTunes for over 3 months. It is still considered to be a pioneer of web series. Musk spent her first 8 years in the entertainment industry working for Alliance (later Alliance Atlantis) Communications Corp, the largest entertainment production and distribution company in Canada. Before appearing in television and films, Kinney began his career in the theatre where his credits include “Fallout” and “A Streetcar Named Desire.” Kinney, an experienced surfer, currently resides in Los Angeles. Chad Rogers is a prominent real estate agent based in Beverly Hills. He received his real estate license at the age of 18 before earning his business degree from the University of Denver. Chad has quickly risen the ranks as one of the most sought after agents in Los Angeles. Rogers works for the prestigious Hilton & Hyland firm, which is one of the preeminent residential and commercial real estate brokerages in Southern California's exclusive luxury market. Despite catering to numerous celebrity clients, Chad is adapting to selling high-end properties in the rapidly declining real estate market. In an effort to meet the demands of his clients in the turbulent economy, Rogers recently decided to expand his listing territory to include neighborhoods, such as Corona Del Mar in Orange County and the up-and-coming Mar Vista area near the beach. His personal life encounters its own new challenges as Chad is forced to focus more time on work and expanding his brand as a national authority, much to the dismay of girlfriend Victoria, who is tired of being put on the back burner while Chad focuses on his career.
