A note before we begin: RILAs are registered securities, and we don't sell them. We sell fixed annuities — SPIAs, MYGAs, and fixed indexed annuities. This conversation is educational, not a recommendation for or against any specific product. RILAs — registered index-linked annuities — are the fastest-growing annuity category by new premium, with sales reaching $79.5 billion in 2025. That's more than ten times what the category produced a decade ago, and 2024 was the first year RILAs outsold traditional variable annuities. Rapid sales growth doesn't automatically mean a product belongs in your retirement plan. If you've ever seen a RILA illustration and felt like something didn't quite add up, this conversation walks through what these products actually do, where the tradeoffs hide, and why the income story that drives most annuity decisions rarely makes a RILA the right answer. You'll learn how the buffer concept works, why higher caps aren't free, and how absorbing the first 10 to 15 percent of a market loss changes the math on recovery. You'll also see why RILA sales appear to be tracking almost dollar-for-dollar with the decline in variable annuity sales, and what that pattern suggests about who these products are really being built for. The conversation covers the few situations where a RILA genuinely makes sense — a 1035 exchange out of a high-fee legacy variable annuity, non-qualified accumulation after maxing qualified accounts, a long runway of fifteen-plus years to retirement, or an equity-anchored client who refuses to derisk. It also covers where they consistently fall short, particularly on the income side, where a purpose-built fixed indexed annuity with an income rider almost always wins on the math that matters. Too many people jump into goats with good intentions, only to feel overwhelmed, frustrated, and eventually sell out because their goats, systems, and goals were never aligned. In this episode, I break down a pattern I see over and over: people either start with too many goats before they've learned how goats behave as a herd, or they start with just a couple of goats that function more like pets and never teach real herd management. Both extremes create problems — just in different ways. We talk honestly about why goats magnify mistakes, how scale multiplies management challenges, and why learning at the right herd size matters. I also share how and why we intentionally scaled our own herd back last year to protect animal health, forage, and infrastructure — not as a failure, but as good management under real-world constraints. In this episode, I'm walking through how we prepare our goat herd for breeding season on our ranch, and why flushing is less about grain and more about timing and rising energy intake. I explain how our does typically come off pasture somewhat thin due to declining forage quality and demands of lactation, how we use a gradual hay-based recovery phase after weaning, and why we don't rush into flushing too early. You'll hear how we intentionally set the stage so that a modest energy increase 2–3 weeks before breeding actually produces a favorable reproductive response. We also dig into forage-based flushing using high-quality hay, why mineral intake is often the hidden limiting factor in breeding success, and how winter water access quietly controls feed intake, mineral consumption, and overall herd health. With one rate cut already on the books and perhaps two more coming before the end of the year…folks are wondering what effect all this will have on mortgages and home sales. While the Fed recently lowered interest rates by half a percent, the market already anticipated this move. Mortgage rates dropped nearly a full percent before the Fed's decision, but they've since started to climb back up. Currently, the national average for mortgage rates sits between 6.30% and 6.40%, and experts predict that they will remain in the low to mid-6% range for the rest of the year.For those hoping rates drop below 5%, it's unlikely to happen anytime soon. Leading analysts say we likely won't see those numbers until 2025 or later.Despite the changes in interest rates, home sales have remained relatively flat. Existing homeowners are holding on to their properties due to the so-called "rate lock effect," where people are reluctant to sell because they have locked in low mortgage rates. However, once rates drop, we'll most likely see a surge in home sales around 2025 and 2026.Should You Buy or Refinance Now?For those trying to decide whether to buy a home or refinance, there are pros and cons in every market, but several factors are working in favor of buyers right now:Lower Rates: While mortgage rates aren't at historic lows, they are lower than they've been in recent years.Less Competition: With fewer buyers in the market, now is an opportune time to find a home without the fierce competition of a booming market.If you're renting, it may be a good time to buy as long as you can afford the monthly payments. Buying a home builds equity and provides tax benefits, making it a financially sound decision for many.When it comes to refinancing, do not refinance if it means extending the term of your mortgage. Extending your loan term will wipe out any savings you gain from a lower rate, costing you tens of thousands of dollars in the long run. Bryan is also editor of the ETFInvestor newsletter. Before joining Morningstar in 2020, Bryan spent seven years working for Finra, the Financial Industry Regulatory Authority, conducting trade surveillance and investigations specializing in exchange-traded funds.
