In 2018 Tim O'Connell started a non profit to start the process of achieving his dream of building a Vacation Home for Pediatric Cancer Patients and their families to enjoy for one week each year.  This vacation home is called Tommy's Place which was built in Falmouth Massachusetts,  was  named after the famous bartender and founder of the Falmouth Road Race Tommy Leonard , and opened in July of 2021.This 7000 square foot Disney like home which has everything but rides, has 11 bedrooms, 9 bathrooms and can fit 18 people comfortably for immediate families, extended family members, and friends, to enjoy all the amenities that one can imagine.

Are there any strategies to mitigate capital gain tax on the sale of a vacation home? Can you no-tax your vacation home? Toby Mathis and Michael Bowman of Anderson Advisors answer your questions about how to mitigate capital gains taxes. Submit your tax question to taxtuesday@andersonadvisors. Highlights/Topics: For a partnership LLC, can capital gains (such as stock sale) from brokerage account owned by the business be combined/offset with real estate losses *such as depreciation) in the LLC? It depends on the type of real estate. If it's rental real estate, no, unless you're a real estate professional or active participant in real estate, and you make less than $150,000. When I sell a property for 1031 exchange, can I sell 100% ownership of the owning LLC instead of the actual real estate to avoid the transfer taxes, title fees - assuming the LLC is single owner and only owns the subject property, nothing else? You can't do a 1031 exchange of an entity to try to avoid the transfer taxes and title fees, nor should you. Technically, the change of ownership of an entity, even 50%, is a deemed sale of the underlying asset. If I buy an existing home inside an opportunity zone will I be able to save tax on the capital gain, if I keep the property for 10 years? You can buy a piece of property, but you have to double its depreciable basis. If you do that and hold it for at least 10 years, you could step up the basis on any given year to its fair market value and avoid tax on the growth of that asset. Yet, you have to recognize the deferred gain in the 2027 period. Our vacation home is in another state and it's solely for personal use and never rented. We've owned it for 10 years. Are there strategies to mitigate capital gains tax on the sale of a vacation home? Do we have to make it our primary residence for two years before we can sell it and get the capital gains exemption? You have to live in your vacation home as your primary residence for two years prior to selling it. Or, make it into an investment property and do a 1031 exchange. We don't have to leave everything we love about vacation behind when we come home. I'm talking about your approach to stress, how much you sleep, eating well, exercising the way you want to, and maybe most importantly, connecting deeply with yourself and others. It's my mission to bring these components home with me and nurture them even when I'm not lounging on the beach.   Key Components to Optimal Health Managing stress Prioritizing your sleep Optimizing nutrition Creating a realistic exercise plan Connecting with yourself and others   Finding Your Natural Set Points on Vacation I'm home from vacation. While I have to leave the sand behind, what I didn't leave behind were the relaxation and healthy communication habits I picked up while there. We always look forward to going on vacation. It's a break from normal life and for whatever reason, it always seems easier to prioritize your health. The biggest change is that you're free of the pressures and demands of work, which means you can really put yourself first. One of my favorite parts of vacation is how your body starts behaving how it naturally wants to behave, especially when it comes to sleep. The lack of pressure and schedule while on holiday really lets you understand your body's natural sleep patterns: are you an early riser? Night owl? How long do you naturally stay asleep?   Approaching Food and Exercise While on Vacation When it comes to exercising while on vacation, some people love it, others avoid it, and some do the bare minimum. Your approach to exercising on vacation is probably related to how you find exercise in general. Is it grounding to you normally or is it a chore? I personally find it grounding and love to keep somewhat of a routine. I also think that going on vacation is a great way to try new foods and experiment with different ways of eating. It doesn't have to be hard to maintain your healthy eating habits, especially if you put some boundaries in place. But that also doesn't mean you have to - this is your vacation to do with what you please. Finally, I find vacation a wonderful opportunity to reconnect with yourself and figure out what you actually want. When you open this conversation up with yourself, you can also bring it into how you relate to your partner and whoever else you're with. I know Mark and I will definitely be keeping this introspection and connection as a habit now that we're back home. I'm curious how you approach exercise while on vacation.
