What does it actually mean to be “rich” today?Because if you're waiting for the old playbook to work—go to school, get a stable job, buy a house, retire comfortably—you may be waiting a long time. The truth is, that version of wealth? It's outdated. And for a lot of younger earners especially, it feels completely out of reach. So what are the new rules?Today's guest has built a massive following by calling out the broken advice we've inherited—and replacing it with something far more realistic, and frankly, more empowering. Haley Sacks, also known as Mrs. Dow Jones, is back on So Money with her new book, Future Rich Person. And this is not your typical money book.Haley is speaking directly to what she calls the “zillennial” generation—but really, anyone who feels like they're doing all the right things and still not getting ahead. In our conversation, we talk about why the traditional path to wealth is due for a rewrite, how to actually start building what she calls “action money,” and why your income, your skills, and even your relationship to work need to evolve in an AI-driven economy. We also get into some of the cultural forces shaping how we think about money right now—from the rise of “trad wife” content to the very real temptation to opt out of the financial game altogether.Learn more about Farnoosh's upcoming literary workshop Book to Brand. Watch it on YouTube: https://youtu.be/xnLyii6krVg   What does it take to run a four-generation family business through cotton, cattle, pipeline restoration, AND a 7-truck hopper fleet — all at the same time? This week we sat down with Bob Blackwell and his son-in-law Jared Reaves at Blackwell Trucking in Wayne, Oklahoma. Three generations of Blackwells have worked this land. Bob started chasing pipeline restoration jobs 25 years ago when one came across his field — and built Blackwell Trucking on the side just to keep his own equipment moving. Then the last four years took a swing at them. Pipeline work went quiet. Solar customers walked off with over half a million dollars of unpaid work. Flatbed rates collapsed. And the family that had survived everything from boll weevils to a 1970s farm bankruptcy was looking for a way forward. Then Jared heard a podcast in his pig barn that changed everything. In this conversation we get into the full picture: how pipeline restoration actually works, why Bob won't buy stockers, the brutal economics of cattle and cotton, why he calls solar "a shell game," the wreck-truck rebuild, the engine that came apart in the shop, the role of faith in their business, and the very human moments behind the family's "GIG, GAP" philosophy — God Is Good, God Always Provides. If you're a carrier wondering whether there's a more consistent path than flatbed, a shipper looking for hard-working family operators, or a farm-and-ranch family trying to figure out the next chapter — this episode is for you. ▶ Find consistent hopper and bulk freight: https://bulkloads.com?utm_source=YouTube&utm_medium=Video&utm_campaign=Blackwell+Podcast ▶ Are you a shipper looking for family carriers like the Blackwells? https://bulkloads.com?utm_source=YouTube&utm_medium=Video&utm_campaign=Blackwell+Podcast ▶ Subscribe wherever you listen: Apple, Spotify, YouTube CHAPTERS 00:00 — Meet the Blackwells: 3 Generations on the Same Land 00:55 — How a Pipeline Across Bob's Field Started Everything 02:30 — Why They Started Blackwell Trucking 03:00 — Today: 7 Trucks, Goal of 10 04:34 — The Podcast in the Pig Barn That Changed Everything 05:30 — Why Hoppers Are More Consistent Than Flatbed 06:00 — Working with Chris & Michael at RFG 06:50 — The End Game: Cutting Out the Middleman 07:30 — "It's a Turtle Race" 08:00 — Cattle, Wildfires, and What Bad Land Management Looks Like 09:30 — The Engine That Came Apart in the Shop 10:00 — What Pipeline Restoration Actually Is 12:53 — Inside a 100-Mile Pipeline Project 13:30 — The $500,000 Solar Disaster 14:30 — "Solar is a Shell Game" 17:30 — Three Generations of Blackwells 18:00 — Why Bob Won't Buy Stockers 20:40 — The 8-Cent Brangus Lesson That Changed His Cattle Operation 22:00 — When Bob Got Into Rodeo Stock 23:30 — Where He Markets His Cattle Today 25:40 — Cattle Prices: Then vs. Now 28:20 — Cotton Country: How an Entire Region Dried Up 29:30 — Milo, Sorghum, and Fallow-Ground Decisions 31:42 — "The Only Difference Between Farming and Vegas..." 32:30 — Why Weather Is 95% of the Business 33:30 — What They Do for Fun: Lake Murray 34:30 — How Jared Got Here: Saint Louis → Mizzou → Bartlett → Springfield 37:00 — Why Joplin Stockyards Surpassed Oklahoma City 38:30 — "The Wealthiest Companies Got Wealthy off the Backs of Farmers" 39:50 — Why Cotton Doesn't Pencil Anymore 41:00 — The Peanut Program and Government Subsidies 43:00 — The Soybean Crop That Paid for His Son's Birth 45:30 — Why Equipment Payments Don't Work Anymore 46:30 — Converting Cropland to Bermuda Grass 47:04 — How Faith Holds the Whole Operation Together 48:30 — "GIG. It’s after Iranians formed human chains along bridges and around power plants after Trump vowed that “a whole civilisation will die tonight”. On the other hand, Iran has claimed victory, saying it forced the US to accept its 10-point plan. The systems that once made things easier now require more energy just to maintain. In this solo episode, Monique T. Marshall talks honestly about what happens when business rules expire. Not because you failed, but because the environment changed. The pace changed. The way people buy, decide, and engage changed. The Rule That Broke For a decade, SEO had one simple goal: rank higher than everyone else. That rule just died. Patients are not typing “orthodontist near me” and clicking through five websites anymore. They are asking ChatGPT. They are reading Google AI Overviews. They are using conversational tools that skip the ten blue links entirely. Here’s what most practices have not realized yet. AI search engines do not rank practices. They select them. If you are not selected, you are invisible. Your beautiful website does not matter. Your years of “doing SEO” do not matter. This shift changes everything. Get your Free SEO Audit: https://hip.agency/contact/ Grab your copy of Orthodontic Practice SEO: Amazon: https://www.amazon.com/dp/B0GGBWLBLR Apple: https://books.apple.com/us/book/orthodontic-practice-seo/id6757766846 From Rankings To Recommendations Traditional search worked like a phone book. You searched. You clicked. You compared. You decided. AI search collapses that entire process into one conversation. Instead of forcing patients to research five options, AI tools recommend providers directly. Often just one or two practices. That’s it. This is not a ranking system. It’s a trust system. Google’s AI Overviews answer questions directly at the top of results. ChatGPT does not pretend to be a search engine. It acts like a knowledgeable assistant guiding decisions in real time. When a parent asks, “Who’s the best orthodontist for Invisalign for my teen near me?” the AI does not say: “Here are ten websites. Good luck.” It says: “Based on your needs, I recommend these providers.” If you are not in that answer, you do not get a second chance. Free Growth Session Why Your Old SEO Playbook Just Stopped Working Classic SEO rewarded keywords, backlinks, page optimization, and technical performance. All of that still matters, but it’s no longer enough. AI engines work differently. They summarize instead of list. They cite instead of rank. They select sources instead of pages. Instead of ordering websites by relevance, AI evaluates who appears trustworthy, who demonstrates real expertise, and who can be safely recommended without risk. This explains why some practices with fewer backlinks or lower traditional rankings suddenly appear in AI answers while others with “strong SEO” vanish completely. AI is not asking, “Who optimized best?” It’s asking, “Who do I trust enough to recommend?” The Real Ranking System — Trust Over Traffic Every AI search engine relies on the same decision framework. ChatGPT, Google AI Overviews, Gemini, Perplexity. All of them. They look for three core signals. 1. Topical Authority Do you own the topic, or are you just scratching the surface? One Invisalign page optimized for keywords no longer signals expertise. AI looks for topic ownership. A full ecosystem of content proving you understand the subject from every angle. Cost and financing. Treatment timelines. Comparisons versus alternatives. Maintenance and care. Suitability for teens versus adults. Risks, outcomes, and expectations. If your site answers only one of these, AI assumes you are not the expert. 2. Verifiable Credibility AI does not trust claims. It trusts proof. It actively scans for board certification, recognized provider tiers, awards and “best of” recognition, years in practice, case volume, and external validation. These signals matter more now because AI must justify its recommendations. It cannot guess. 3. External Trust Signals AI does not rely solely on your website. It cross-checks reviews across multiple platforms. Not just Google. Authoritative directories. Press mentions. Industry listings. Community validation. The more independent sources confirm your legitimacy, the more comfortable AI becomes recommending you. Free Growth Session Why One Page Will Never Be Enough Again For years, SEO rewarded focus. Pick a keyword. Optimize a page. Build links. Win. AI rewards depth. When someone asks about Invisalign, AI does not want a sales page. It wants confidence that you are the authority. That’s why topical clusters matter now. One core Invisalign page. Supporting pages on cost, care, timelines, and alternatives. FAQs written in clear, extractable language. Structured formatting AI can easily parse. This is not about writing more content for the sake of content. It’s about removing doubt. AI selects practices that leave no unanswered questions. The Trust Signals That Actually Trigger Recommendations Here’s where most practices fall short. They have credibility. They just do not surface it clearly enough for AI to verify. AI strongly favors practices that explicitly showcase board certification with outbound verification links, awards tied to authoritative publications, review volume across multiple platforms, mentions from high-authority websites, and transparent doctor bios with credentials and education. This is why press placements and authoritative citations now punch far above their weight. A single mention on a trusted outlet can matter more than dozens of generic backlinks. AI recognizes the source. Free Growth Session Being Selected Beats Being Ranked Traditional SEO is competitive. AI visibility is compounding. Once AI begins recommending a practice, it appears repeatedly in similar conversations. Each mention reinforces authority. The practice becomes a default choice. This mirrors early Google SEO, but with fewer spots and higher stakes. In classic search, being number five still meant traffic. In AI search, being number five often means nothing. Only the selected practices win. How To Become The Practice AI Chooses This is not theory. It’s execution. Here’s what actually moves the needle. Shift from pages to topic ecosystems. Own entire treatment categories, not just keywords. Surface credibility aggressively and clearly. Credentials, awards, and experience should be impossible to miss. Expand reviews beyond Google. AI pulls from multiple platforms. Diversification matters. Secure authoritative citations, not random links. Focus on sources AI already trusts. Structure content for AI extraction. The traditional marketing funnel assumes buyers move in a straight line—but today's customers zigzag. They find you on social, check reviews later, and come back days (or weeks) after considering other options. In this episode, we explore why the old model often breaks down and introduce a more realistic alternative: the Trail to the Sale™ framework. It's a clearer, more human approach to marketing that helps you focus on the right things at the right time.We break down the eight trail stages—awareness, consider, compare, evaluate, sell, supersize, serve, and send—and how each one calls for a different message, offer, and action. You'll hear simple ways to diagnose what's not working, create purposeful content for each stage, and track what's actually driving momentum. If your current strategy feels like “just doing more,” this episode gives you a focused path that feels manageable, intentional, and results-driven.Trail to the SaleSend us a textSupport the show Show Notes Apply to be featured on My Weekly Marketing! #625: What do you do when you've reached financial independence? JL Collins says it depends entirely on your spending rate, not just your net worth. Collins joins us for part two of our conversation about what happens after you reach financial independence. He tackles the question of whether you should invest differently once you've "won the game." Someone with $5 million spending $100,000 per year sits in a completely different position than someone with the same amount spending $200,000 per year. The first person can afford to stay aggressive with stocks. The second person needs bonds to smooth the ride. Collins walks through his withdrawal strategy using his daughter as an example. She stepped away from corporate life in her early thirties and now follows an 80-20 stock/bond allocation. She pulls dividends from both funds into her checking account, covering about 2.5 percent of her target 4 percent withdrawal rate. Vanguard automatically sells shares to cover the remaining 1.5 percent. We cover Collins' thoughts on the 4 percent rule, which he calls extraordinarily conservative. He references Bill Bengen's research showing that 5 percent withdrawals succeed 86 percent of the time. Collins would take those odds to escape a soul-crushing job, especially since most financially independent people end up accidentally making money anyway. We discuss the tension between frugal habits that build wealth – and learning to spend money once you have it. Collins flies first class, but he drives a basic car. Collins explains why financially independent people often stay engaged with work — the problem was never work itself, but working without agency. Cortisol and Exercise in Menopause

I'm going to review the cortisol and exercise connection or confusion… and offer some solutions. Feeling exhausted, frustrated and fat? Got stubborn belly fat you want to lose? You're exercising but tired all the time? Sleep or don't, and you're still never rested?  Sound familiar or been there? This episode is PACKED with solutions on cortisol and exercise in menopause. Don't miss it.   What is Cortisol? Your body's primary stress hormone, but it's also your energy hormone. Regulates metabolism, immune response, and stress. Mental and emotional response to stress. For women in midlife, perimenopause or postmenopause, how cortisol behaves is everything.   Cortisol Follows Your Circadian Rhythm Morning: Cortisol spikes – helps you get up, feel alert, burn fat, and stabilize blood sugar. Evening: Cortisol drops – when melatonin (your sleep hormone) takes over. Disruptions to Circadian Rhythm – chronic stress, fatigue, overexercising, late-night screen time keep cortisol elevated when it should be dropping.   HPA Axis Dysfunction (hypothalamus, pituitary, adrenal) Your body's stress thermostat — when it's overworked, it breaks. Constant demand leads to adrenal insufficiency.  HPA Axis dial things down to protect you and that's when you hit a wall: You're tired but wired. You can't sleep or sleep all day. Your blood sugar is out of whack — hello cravings and midsection weight gain. Workouts leave you exhausted instead of energized.   Work Out Doesn't Work Anymore? Cortisol Chaos When your old workouts become stressors instead of solutions. Workouts add fuel to the fire. Solution: Cortisol-Conscious Movement The right exercise, at the right time, for the right reason.   The Cortisol–Thyroid–Adrenal Triangle Cortisol: Regulates blood sugar and inflammation. Thyroid: Controls metabolism — but sensitive to cortisol imbalances. Adrenals: Produces cortisol — but burns out if they're overstimulated. If cortisol stays high, the thyroid slows metabolism. That's when fat loss becomes frustrating, no matter how you eat or train.   The Influence of Cortisol and Exercise in Menopause    Cortisol During Perimenopause and Postmenopause Hormonal Fluctuations Decline in estrogen and progesterone affects cortisol regulation. Increased sensitivity to stress and potential for cortisol imbalance. Symptoms of Elevated Cortisol Weight gain, especially around the abdomen. Sleep disturbances and fatigue. Mood swings and anxiety    Symptoms of Low Cortisol  Fatigue - in spite of rest Low Blood Pressure, weakness   Loss of Appetite    Know When You Are On An Allostatic Load When you reach a tipping point, overloaded by chronic stress. Different kinds of stressors: Emotional Relationship Financial Work Home Hormonal Change Physical (diet & sleep) Exercise   The Good News: Cortisol Isn't Your Enemy Cortisol isn't bad. It's misunderstood. When it works with you, it helps you burn fat, stay focused, and bounce back fast. The key is restoring rhythm — using smart, intentional exercise and lifestyle upgrades that rebalance your body's natural stress-response system.   Exercise and Cortisol Impact of Exercise on Cortisol Levels High-intensity workouts can spike cortisol levels. (it's natural!!)  Chronic overtraining may lead to sustained high cortisol and adrenal fatigue . Timing Matters Morning workouts align with natural cortisol peaks. Evening high-intensity workouts may disrupt sleep and cortisol rhythm .   Managing Cortisol Levels Lifestyle Strategies Prioritize sleep and stress management techniques. Incorporate relaxation practices like yoga and meditation, box breathing. Nutrition Tips Maintain stable blood sugar with balanced meals. Limit caffeine and alcohol intake Avoid strict keto or carnivore and include resistant starches  Exercise Recommendations Focus on low-to-moderate intensity and short duration workouts. Include restorative activities and avoid overtraining. Supplement Recommendations B vitamins and magnesium are depleted by stress.  Maca (Find Femminescense here) is an adaptogen.  Ashwagandha can also be helpful for some.  Cortisol Manager (available online) contains some of the above.   Solutions To Your Questions on Cortisol and Exercise in Menopause   Q: Can I recover from adrenal issues on my own? A: Yes, but only if you actually slow down and stop pushing through it. Most women make the mistake of thinking rest is weakness. It's not. Recovery starts when you listen to your body's signals instead of ignoring them. Dial down high-intensity workouts (for now), focus on sleep, manage blood sugar, and pull in the right kind of movement — walking, yoga, strength training with intention. Identifying how deep your HPA Axis dysfunction goes.  Recovery is possible — but not if you keep acting like nothing's wrong.   Q: How long will it take to recover? A: That depends on how long you've been burned out… and whether you actually change your behavior. Mild adrenal fatigue: 4–6 weeks of rest + smart training + nutrition can turn things around. Moderate dysfunction: 3–6 months to really feel like yourself again. Severe HPA Axis dysfunction or adrenal insufficiency: 6–12 months of consistent changes, possibly with functional support. Reminder: The sooner you start, the faster you bounce back.   Q: Will I lose this weight once I fix my cortisol issues? A: Most likely — yes. If cortisol is the reason for your stubborn midsection fat, fixing it is a prerequisite to fat loss. Cortisol dysregulation = insulin resistance, blood sugar swings, cravings, and metabolism slowdown. When cortisol normalizes, your thyroid, adrenals, and metabolism start cooperating again. But here's the kicker: you can't “outwork” cortisol. You have to work with it. Terry McAuliffe (72nd Governor of Virginia and former chairman, Democratic National Committee) joins Chris Cuomo to assess the state of the Democratic Party and what went wrong in the 2024 election. From failing to connect on core issues like inflation, immigration, and working-class economic anxiety, to misreading the appeal of culture war politics and populist messaging, McAuliffe lays out why Democrats are struggling — and what needs to change. He and Cuomo debate the party's messaging strategy, Kamala Harris's political positioning, and whether MAGA's success stems from Trump's policies or his symbolic power as a disruptor. McAuliffe also shares his experience on the front lines in Ukraine and weighs in on what the party must do to win back Congress and move forward after Biden. College. Careers. Credentials. Teens today are facing big decisions—and most don't even know where to start. In this episode, Kevin P.Chavous talks with Allison Danielsen, CEO of Tallo, about why the old ways of guiding students—career quizzes, outdated job charts, one-size-fits-all advice—no longer cut it. Allison's team is building a digital career co-pilot designed to help Gen Z explore real career paths, learn relevant skills, and connect directly with schools, scholarships, and employers. They discuss why most career journeys aren't linear (including Allison's own winding path through retail, education, and consulting), how exposure—not pressure—is the key to better decisions, and why parents are still the most influential voice in the room. This might be what you want to know. My Business On Purpose
How To Build A Loyal Crew and Retain Top Talent When "Nobody Wants To Work Anymore"

Tonight, Shawn and I—one of our coaches—are heading up to the Northeast where we've been invited to speak and present to a group of contractors in Providence, Rhode Island at the JLC LIVE convention. We're super excited about it. When we attend trade shows and talk to contractors—or really, any other business owners—we hear a common refrain: "Nobody wants to work anymore." As we listen to the complaints, we can't help but smirk a little bit. It's easy to blame Millennials or Gen Zers, but is that really the root of the problem? Is that why we can't build a loyal crew or retain the top talent we've been looking for—let alone even find it? Recently, I received an email with a subject line that said this—I'm not making this up: "Jason quit. This sucks. I'm hating Millennials." While it's tempting to point fingers at younger generations, the reality is a little more complex than that. It's not that people don't want to work—it's that they don't want to work in chaotic environments that lack clarity and direction. And now, they have something previous generations didn't: options. In the past—the '60s, '70s, '80s, '90s—you didn't have as many ways to go out and create work for yourself. But now? People have choices. So let's consider a different perspective: what if the issue isn't with the workers, but with the work environment you're providing? Are you offering a workplace that attracts and retains talent—or are you unknowingly pushing potential employees away? I'm about to share what I believe is a silver bullet—a tool that finds and retains talent better than anything else in business. Now, of course, you're going to be skeptical. I would be too. That's understandable. But I urge you to keep an open mind. If you believe this could be true—if this is a silver bullet—think about the potential impact on your business. Imagine being able to find and retain the talent you need. The solution might be very simple. Maybe even obvious. You might roll your eyes. But I challenge you to pause and consider its power. What if this one thing could transform your ability to attract and keep great employees? The key lies in this: creating an environment—or culture—of transparency, vulnerability, and purpose. Before you turn this off, just hang with me. I'm going to give you something concrete. It's about offering more than just a job—it's about providing a vision, a clear path forward, and a sense of belonging. When you offer consciousness and conciseness in your business operations—via captured processes and clear communication—then your business, through a less-than-10-word mission statement, can create a workplace people want to be part of. Right now, we're going through an interview process for a new role. The longer we go through our process, the more excited the candidates become. It's actually making it harder for us—because we're going to have to turn people away. Why is it getting harder? Because they want to work here. They see the vision—because we've shared it. They see the mission—because we've shared it. They see the core values—because we've shared them. And they say, “We appreciate this.” One of the most common things we hear back is: “I've worked with businesses that say all this, but don't do anything about it.” People—especially younger generations—notice. And yes, I said people, because this applies to all generations. But especially younger ones. They're looking for more than just a paycheck. They want to feel valued, understood, and part of something meaningful. So by focusing on clarity in your business practices and communication, you can create that kind of environment. What does that include? Weekly, agenda-driven, leader-led team meetings Weekly, one-hour departmental meetings Predictable one-on-one check-ins Annual performance feedback so team members know what's expected Executive team using a “Big 5” feedback loop, so their communication back to the team is clear and consistent And here's the big question: do you have these things written down? Before you blame an entire generation for your staffing woes, you need to take a hard look at your own business. Are you providing clarity and purpose? Here's a simple litmus test: Are your vision, mission, values, org chart, job roles, checklists, scorecards, and KPIs written down? If not, then they don't exist. The solution to your hiring and retention problems might be closer than you think. It starts with you. And it starts with writing things down. Need help? Hop on a call with one of our coaches.
