Get early bird rates today! https://empoweredinvestorlive.com/ Given the recent tragedies in Los Angeles, North Carolina, Florida and others, and thus the tremendous need to build new houses across the country, Jason wanted to discusses the Hartman Risk Evaluator and the importance of packaged commodities investing for real estate investors. The Hartman Risk Evaluator highlights the benefits of investing in real estate as a means of gaining exposure to commodities, which have intrinsic value. Unlike fiat currencies that depreciate over time, commodities such as lumber, drywall, concrete, steel, and petroleum-based products are essential and globally traded. Rather than investing directly in raw commodities, real estate investors can leverage fixed-rate financing, tax benefits, and appreciation by purchasing "packaged commodities" in the form of homes and apartments. Rising costs of construction materials, driven by supply chain issues and inflation, further support real estate as a strong hedge against currency devaluation. The Hartman Risk Evaluator helps investors minimize downside risk by focusing on markets where the land-to-improvement ratio is lower, meaning more of the investment is in tangible commodities rather than volatile land values. Linear markets, characterized by stable appreciation and landlord-friendly laws, offer the best long-term returns, as opposed to risky cyclical markets with boom-and-bust cycles. Ultimately, investing in packaged commodities via real estate provides a safeguard against inflation while capitalizing on the global demand for essential building materials. #RealEstateInvesting #CommoditiesInvesting #RiskManagement #HartmanRiskEvaluator #InflationHedge #LinearMarkets #CyclicalMarkets #HybridMarkets #InvestmentStrategy #MarketAnalysis #FinancialEducation #AssetDiversification #PropertyInvestment #FinancialLiteracy Key Takeaways: 1:36 https://empoweredinvestorlive.com/ and the race to construction materials and labor Risk Evaluator and packaged commodities investing 4:00 Producer prices up in Feb 12:52 Baselane.com/Jason 16:03 PPI: softwood lumber and other materials 19:20 3 types of markets and LTI ratio Follow Jason on TWITTER, INSTAGRAM & LINKEDIN Twitter.com/JasonHartmanROI Instagram.com/jasonhartman1/ Linkedin.com/in/jasonhartmaninvestor/ Call our Investment Counselors at: 1-800-HARTMAN (US) or visit: https://www.jasonhartman.com/ Free Class: Easily get up to $250,000 in funding for real estate, business or anything else: http://JasonHartman.com/Fund CYA Protect Your Assets, Save Taxes & Estate Planning: http://JasonHartman.com/Protect Get wholesale real estate deals for investment or build a great business – Free Course: https://www.jasonhartman.com/deals Special Offer from Ron LeGrand: https://JasonHartman.com/Ron Free Mini-Book on Pandemic Investing: https://www.PandemicInvesting.com
The CFP semifinals are upon us!Thanks to our founding partner 76, Elite 11 President and close friend Brian Stumpf joins the show to take a deep dive into the quarterback position among the four teams remaining in the College Football Playoff. His recall into what Quinn Ewers, Will Howard, Riley Leonard and Drew Allar were in high school is fascinating, as each of their journeys are incredibly unique. We dove into the instant stardom that Ewers received the summer heading into his senior year at the Elite 11 and the path of Will Howard, who was in the same QB class as former Buckeye great CJ Stroud. Think about that for a moment! We also dive into Brian's lens on being a general manager in college football. If I was a team president or head coach, Brian would be my first call as his evaluation, relationships and character traits are as good as I've ever come across.Jim Thornby and I also explore the state of the game in a wide ranging conversation around the professionalization of college football, private equity and officiating. We also give our keys to the two semifinal games, as I'm in Dallas covering the Cotton Bowl for the Big Ten Network all week. Most importantly, we want to send our love and support to everyone in Southern California who is navigating the wildfires that have impacted thousands of homes and families.Much love to all and hope this show and the upcoming playoff games can offer a little reprieve during this challenging time in Los Angeles.YogiThis episode was executive produced by Jim Thornby and edited by Victor RenThis podcast is a Best Coast Media productionY-Option: College Football with Yogi Roth is a reader-supported publication. Jason shares his thoughts on the future of the economy and real estate market from his penthouse in Mexico City. He believes inflation will be a major issue for the next few decades, but this presents a great opportunity for real estate investors. He also recommends investing in income properties for long-term gains and offers a free software (Property Tracker) to help you analyze potential investments. He showcases a sample property in Birmingham, Alabama with a projected 26% annual return on investment. He then invites his listeners to contact their investment counselors for more information. Jason then shares his Hartman Risk Evaluator, a concept for assessing real estate investment risk based on the land-to-improvement (LTI) ratio. Properties consist of land value and improvement (building) value. High land value markets tend to be cyclical and riskier, while high improvement value markets are more linear and stable. Jason discovered this by comparing insurance costs for properties in different markets. Improvements have intrinsic value as packaged commodities, while land values are more volatile. To reduce risk, investors should focus on properties with low land value and high improvement value. This provides a "floor" for the investment and limits potential losses if land values decline. Overall, low land value markets offer more conservative investments. #RealEstateInvesting #Inflation #EconomicOutlook #InvestmentStrategy #PropertyMarket #FinancialPlanning #PassiveIncome #RealEstateTips #InvestmentAdvice #FinancialFreedom #HartmanRiskEvaluator #LandValueVsImprovementValue #EnvironmentalRestrictions #BuildingCosts #IndustrializationImpact #LTIRatio #RiskMitigation #LinearVsCyclicalMarkets #CommodityValue #LowLandValueInvesting Key Takeaways: Jason's editorial 1:19 Greetings from Mexico and the 2:30 Excited about the DOGE 4:58 Rising Housing Costs are Creating Sticky Inflation 6:15 1 Year Performance Projection https://propertytracker.com/ The Hartman Risk Evaluator 15:20 An Orange County house 21:57 My tax bill and the LTI ratio 26:32 A $400K appreciation 30:05 Investment strategy Follow Jason on TWITTER, INSTAGRAM & LINKEDIN Twitter.com/JasonHartmanROI Instagram.com/jasonhartman1/ Linkedin.com/in/jasonhartmaninvestor/ Call our Investment Counselors at: 1-800-HARTMAN (US) or visit: https://www.jasonhartman.com/ Free Class: Easily get up to $250,000 in funding for real estate, business or anything else: http://JasonHartman.com/Fund CYA Protect Your Assets, Save Taxes & Estate Planning: http://JasonHartman.com/Protect Get wholesale real estate deals for investment or build a great business – Free Course: https://www.jasonhartman.com/deals Special Offer from Ron LeGrand: https://JasonHartman.com/Ron Free Mini-Book on Pandemic Investing: https://www.PandemicInvesting.com

Featured Content: Ruthlessly Evaluating EdTech Tools In our featured content, we dive into Jessica Grose's compelling article, "Every Tech Tool in the Classroom Should Be Ruthlessly Evaluated," published in The New York Times on April 24, 2024. Grose highlights the complex and often problematic landscape of educational technology, urging educators to take control of tech integration in their classrooms. Key takeaways from the article include: Educator-Driven Tech Use: Technology should be selected based on data and teacher experience, not dictated by tech companies. Commercial Origins of EdTech: Many tools were initially created for commercial purposes, which may not align with educational outcomes. Necessity and Good Standard: Schools should assess whether a tech tool is essential and beneficial from ethical and pedagogical perspectives. Privacy Concerns: Protecting student data is paramount. Solutions include destroying data after use and establishing an independent body to oversee digital product quality. Centralized Tech-Vetting: Post-pandemic, there is a need for standardized evaluation of tech tools at the district level. Classroom-Level Audits: Regularly audit tech tools to ensure they serve their intended purpose without creating additional problems. Authentic Connections: Beyond academics, technology should foster human relationships and community building in schools.
Jailbreak attacks are crucial for identifying and mitigating the security vulnerabilities of Large Language Models (LLMs). They are designed to bypass safeguards and elicit prohibited outputs. However, due to significant differences among various jailbreak methods, there is no standard implementation framework available for the community, which limits comprehensive security evaluations. This paper introduces EasyJailbreak, a unified framework simplifying the construction and evaluation of jailbreak attacks against LLMs. It builds jailbreak attacks using four components: Selector, Mutator, Constraint, and Evaluator. This modular framework enables researchers to easily construct attacks from combinations of novel and existing components. So far, EasyJailbreak supports 11 distinct jailbreak methods and facilitates the security validation of a broad spectrum of LLMs. Our validation across 10 distinct LLMs reveals a significant vulnerability, with an average breach probability of 60% under various jailbreaking attacks. Notably, even advanced models like GPT-3.5-Turbo and GPT-4 exhibit average Attack Success Rates (ASR) of 57% and 33%, respectively. We have released a wealth of resources for researchers, including a web platform, PyPI published package, screencast video, and experimental outputs. 2024: Weikang Zhou, Xiao Wang, Limao Xiong, Han Xia, Yingshuang Gu, Mingxu Chai, Fukang Zhu, Caishuang Huang, Shihan Dou, Zhiheng Xi, Rui Zheng, Songyang Gao, Yicheng Zou, Hang Yan, Yifan Le, Ruohui Wang, Lijun Li, Jing Shao, Tao Gui, Qi Zhang, Xuanjing Huang https://arxiv.org/pdf/2403.12171v1.pdf

Painful relationships need distance to bring peace and perspective. This lesson outlines six levels of distance in relationships. There is an evaluation scale to determine what level of distance each of your significant relationships may need. When you are free from a toxic relationship, stand steadfast and do not be entangled again with them. Toxic relationships make us captive in the bondage of confusion. Galatians 5:1 gives us permission to create distance in relationships.

Welcome to The Nonlinear Library, where we use Text-to-Speech software to convert the best writing from the Rationalist and EA communities into audio. This is: Why isn't there a charity evaluator for longtermist projects?, published by BrownHairedEevee on July 29, 2023 on The Effective Altruism Forum. i.e., Why isn't there an org analogous to GiveWell and Animal Charity Evaluators that evaluates and recommends charities according to how much impact they can have on the long-term future, e.g. by reducing existential risk? As opposed to only making grants directly and saying "just trust us" like the EA Funds. Thanks for listening. To help us out with The Nonlinear Library or to learn more, please visit nonlinear.org
