Mat Goggin joins us on this episode to chat all things 7 Mile Beach. Listeners will undoubtedly be aware that Mike De Vries and Mike Clayton of CDP Golf Architects have been toiling away on Mr Goggin's behalf over the last few years massaging a sandy waterfront site into one of the most eagerly anticipated golf developments of the past few years. Mat fills us in on the three years that have passed since his last appearance on the show, providing us with updates on the ongoing grow in, a likely opening timeline, an interesting story of Mr De Vries and his bullet cut - unsurprisingly this particular shot type works quite well around the course that he built! We also get the low down on the North course development that King Collins Dormer are planning on the city side of the 7 Mile Beach site. It was great to welcome Mat to the pod again, thanks for tuning in, we hope you enjoy the chat. The 7 Mile Beach proshop can be visited by clicking here (https://7-mile-beach.myshopify.com/). Garrett Goggin Talks Tariffs, Gold, Explorers, and Royalty Plays to beat the market February 11, 2025 Investorideas.com, a global investor news source covering mining and metals stocks releases a new episode of the Exploring Mining Podcast . Host Cali Van Zant talks to Garrett Goggin, CFA and Founder of the Golden Portfolio about what's going on with gold, US policies, royalties, and explorers versus developers Sign up for Garrett's free "Secrets of a Mining Analyst Master class" here: https://goldenportfolio.com/subscribe/?utm_source=CVZOverview: Garrett discusses the recent surge in gold prices, attributing it to factors such as China's shift from investing in US dollars to gold, the potential for the US to monetize its gold reserves, and the increasing interest in gold as a monetary asset. Cali asks about the possibility of returning to a gold standard, to which Garrett responds that while it's unlikely, a standard of measure is necessary for currency systems. He also shares his observations on investor sentiment and the shares outstanding for gold ETFs, indicating that gold is not yet at a peak. Garrett discusses the advantages of investing in royalties over mining companies. He highlights that royalties offer stable returns, as they are locked in contracts that do not change over the life of a mine, unlike mining companies whose costs escalate with the gold price. He also points out that royalties have lower overheads and offer free exploration upside. Garrett talks about the undervaluation of gold exploration companies and the potential for a significant increase in their value when the market recognizes their worth. He also mentions the potential for institutional investors to return to the gold sector due to its performance. He also notes the speculative nature of Bitcoin and the potential for its investors to return to gold-backed assets. About Garrett Goggin I've traveled the world in search of gold and silver. I've visited many mines and talked with the people that run them. I worked with investment research powerhouse Gold Stock Analyst along with Stansberry Research for over 15 years as a precious metals analyst. I've keynoted many of the world's preeminent Gold Conferences including the Prospectors Developers Annual Convention (“PDAC”) in Toronto, the Denver Gold Show Europe in Zurich, and Deutsche Goldmesse in Frankfurt, Germany. I'm sought after by many leading gold & silver developers because they respect my research and seek my coverage. I'm a Chartered Financial Analyst (CFA) Charterholder. The CFA charter is the gold standard in the investment business. With over four years of study, and an overall completion rate of about 10%, there are less than 200K total charterholders worldwide. I also hold the designation of Certified Market Technician (CMT). I hold MS and MBA business degrees from Babson College, ranked #2 College in the US by the WSJ. My guest today on the Online for Authors podcast is Kathleen Goggin, author of the book 10 Little Rules When Good Jobs Go Bad. Writer, editor and author, Kate has always been interested in sharing best practices in business and in life. Disappointed there were no manuals to follow, she often created those for herself, and then shared them to help others. “10 Little Rules When Good Jobs Go Bad: Reclaim Your Power at Work and in Life” is her latest project and is for anyone facing difficult decisions in their job journey. A former “Family Matters” newspaper columnist, Kate has also published “The Art of International Living,” a newsletter for successful overseas relocation, and “Backpack Kids: The Planning Safety Checklist for Overseas Travel,” an iPhone app for parents, teachers, and volunteer leaders planning international travel for school-age children. She is a certified technical writer and a former spokesperson. Her former clients include the US State Department, the National Oceanic and Atmospheric Administration, and the Federal Aviation Administration. She lives in Leesburg, VA. In my book review, I stated 10 Little Rules When Good Jobs Go Bad takes a hard look at changing jobs, what it looks like, what it means, and when you might consider the switch. I love how Kathleen seasons the book with her work history story, allowing us a peek into her decisions, both good and not so good. My favorite rule was "Leverage Boredom." When Kate's job no longer challenged her, she became bored. However, rather than just accept boredom, or spend time scrolling social media reels, she took a technical writing certification program. As Kate states, "I always advise people they should learn something new if their job search is in neutral." This certification paved the way for the next stepping stone in her career. As a semi-retired author, I wish I had this book earlier in life. Knowing that, I think I'll buy several copies for my children in hopes of helping them navigate this area of their life. "California Bans Full Spectrum CBD: What It Means and How We're Fighting Back"Justin Benton discusses the recent ban on Full Spectrum CBD in California, passed as an emergency law by Governor Gavin Newsom. He brings in Patrick Goggin, a prominent hemp attorney and advocate, to explain the details and implications of the ban. The law restricts the sale of hemp products containing any detectable levels of THC, making full-spectrum CBD effectively illegal in California, even though it was previously legalized under state and federal laws like AB 45 and the 2018 Farm Bill.Goggin explains that this law is driven by lobbying interests, particularly from Big Cannabis and potentially the FDA, aiming to monopolize THC products. The law affects not only hemp-derived products but also basic hemp goods like protein powder and seed oil, which have been deemed safe by the FDA. He highlights that a lawsuit has already been filed challenging the law, seeking a preliminary injunction to stop its enforcement. However, until the courts rule, the emergency regulations remain in effect.Benton and Goggin emphasize the significance of full-spectrum CBD, which contains the full entourage of cannabinoids and is crucial for many people's health and wellness. They also stress the moral obligation to fight back against this law, which they believe could harm millions of Californians, particularly families who rely on full-spectrum CBD for health reasons.Justin concludes the episode with a call to action for listeners to support legal efforts, including donating to the US Hemp Roundtable's litigation fund, and participating in advocacy campaigns to reverse the ban and protect access to hemp products in California. “Before destruction a man's heart is haughty, but humility comes before honor.” - Proverbs 18:12. Humility is, without question, an integral part of what is means to be a Christian – a follower of Jesus, as we humbly acknowledge that there is a better way than what I could come up with on my own devices. When we get down into it, humility is an integral part of what it means to be saved – the acknowledgement that I cannot save myself from my sin and the humility to realize that I need a savior. But we have an interesting relationship with humility because the line between genuine and disingenuous humility is so, so thin. Jane Austen said, “Nothing is more deceitful than the appearance of humility. It is often only carelessness of opinion, and sometimes an indirect boast.” So what makes biblical humility different and how should humility look in our daily life? What are the marks of a genuinely humble person? For this conversation host Jason Wieland is joined by Jamin Goggin, co-author of the books Beloved Dust and The Way of the Dragon or the Way of the Lamb. In this conversation, Jamin and Jason talk about what biblical humility is, the stark contrast between humility and pride, how we can be more intentional in our humility especially in this season, humility in leadership, and much more. Tom welcomes Garrett Goggin, a seasoned financial analyst with expertise in trading and a strong emphasis on alternative assets like gold and silver. Goggin expresses his views on the current economic climate marked by the U.S. dollar's value erosion due to inflation and escalating debt. He regards gold and silver as reliable stores of value for future decades. Goggin further explores the significance of the yield curve inversion, which he believes signals an impending recession and market correction. In past instances, gold has doubled in value following a yield curve inversion and a subsequent recession. He anticipates that this trend will continue, possibly leading to another gold price doubling. Institutions are predicted to invest in the gold sector as its performance continues to improve. The conversation touches on the gold market's current dynamics, including the growing interest from investors that is not reflected in GLD shares outstanding but is visible in the growth of silver miners. The demand for silver exceeds production and existing stocks, potentially leading to a deficit and an escalating price surge. Central banks' role in gold prices and their correlation with rate cuts during economic downturns are also discussed. Goggin predicts that as inflation persists and economies decelerate, gold will remain a valuable hedge against economic turmoil. Garrett shares his philosophy for constructing a portfolio in gold and silver, focusing on analyzing companies rather than historical ratios or charts, emphasizing the significance of high-grade deposits and competent management. He advocates investing in inflation protection machines like royalties due to their fixed costs, minimal management, and potential for exploration success without being impacted by cost inflation. Smaller explorers and developers that can generate significant value through successful drill holes are also suggested. The conversation delves into the characteristics of mining companies that make them attractive takeover targets, with a focus on high-grade projects, low cost operations, and cash generation. Royalties are highlighted for their exploration upside and potential to significantly increase shareholder value over time. Post-NYSE, Goggin joined a derivative arbitrage firm based in the UK and Ireland, marking his introduction to this niche trading strategy. However, his fascination lay in gold, silver, and commodities. In contrast to the unpredictability of longer-term investments, these markets offered a sense of control. Goggin's conviction was that mastery of commodity markets wasn't contingent on luck but knowledge. His quest for gold and silver took him across continents, visiting numerous mines and conversing with their overseers. Mathew Goggin has had one of the most interesting careers in golf and he's not yet old enough to play on the Champions Tour. Growing up in Tasmania as the son of legendary golfer Lindy Goggin (née Jennings), Mat played frequently at Royal Hobart Golf Club, which is close to the Hobart International Airport as well as a strip of sand dunes and pine trees called Seven Mile Beach. Mat often wondered why there wasn't a course on this landmass, amid the spectacular dunes. Future Tassie golfers will no longer have to wonder: with the help of architects Mike Clayton and Mike DeVries, Mat is developing a new public golf course at Seven Mile Beach, set to open in late 2024. In addition, he has already begun to plan a second course next door, this one called 5 Mile Beach. Matt gives Garrett the lowdown on these projects and also talks about his outstanding competitive career, highlighted by a victory at the 1995 Australian Amateur, five wins on the Korn Ferry Tour, and a very close call at the 2009 Open Championship. (Yes, that Open—the Tom Watson vs. Stewart Cink one.) Mentioned in the episode: Mat's excellent essay "10 years and counting...," a reflection on his late grandfather's influence on his life in golf

I was drawn to a story that Caroline did on 7 News here in Boston highlighting a new stroke center in Charlestown, MA. At the end she mentioned it was especially important to her as she is also a stroke surivor. As it turns out, she suffered a stroke at the young age of 27. Who knew that could happen right? She certainly didn't. She instantly went on to do research on the topic, share it and her story with her viewers and continues to do that! On this episode Caroline and I connect on our home state of PA, the "Philly Accent" and so much more! Since her stroke she's connected with Our Team - Tedy's Team (tedysteam.org) co-founded by Tedy Bruschi, a former New England Patriot who also suffered a stroke at the young age of 30. She even ran with his team to raise money and awareness for stroke victims in last year's Boston Marathon!

"The production is down for silver every year and the demand keeps going up... The usage of silver is going parabolic and astronomic," says Silver Stock Analyst editor Garrett Goggin . "Eighty percent of the world's silver comes from Mexico, which is not a great place to operate anymore," he tells Daniela Cambone at GSA Investor Day 2023. "Silver is a risky investment to mine, but you need to look at Bolivia and Morocco and not play it safe," Goggin says. "Finding the companies that are looking at everything on a per-share metric, those are the companies preferred with a high-grade deposit," he continues. "Silver is a volatile metal, and gold mines are more profitable than mining silver... The margins are less in the silver industry," Goggin says. "The supply-and-demand equation does not line up for silver and at some point the metal's price will catch up," he concludes.
