The system for certifying the new Health Homes Standards has been described as being like drivers issuing their own warrants of fitness. Since July 1st, all rental properties across the motu have been required to comply with the standards, which set minimum requirements for heating, insulation, ventilation, moisture ingress and drainage. Currently there is no certification required in order to complete an assessment, meaning nearly anyone can. It has prompted calls for an independent certification system, to ensure rentals are indeed healthy homes. Bella Craig reports.

The deadline for rental properties to meet the Healthy Homes deadline is less than 24 hours away, and some properties are still not up to scratch. Betta Group CEO Matt Mason told Mike Hosking that although many proactive landlords have made the required changes, some have left it to the last minute. From tomorrow, all rental properties in New Zealand will have to meet the healthy home standards. The Healthy Homes Act brought in stricter rules around heating, insulation, ventilation and draft stopping. Despite the long notice period and extensions, Advocacy manager at the Property Investors Federation Matt Ball says some homes are still not up to standard. On July 1st, a series of changes are due to be implemented by the Government – and some of them will have a direct impact on your day to day. Notably, all rental properties in New Zealand must comply with healthy home standards, six years after that became law under the Labour Government. One Labour law change hasn’t survived though – that Government’s blanket speed limit reducations must all be revered by Tuesday. Paid parental leave rates will also go up, while Jobseeker support clients must now reapply for their benefit every 26 weeks, rather than 52. And the Invest New Zealand agency designed to attract foreign investment is due to be set up by July 1st as well. It’ll also be easier for Kiwis to access contraceptives such as IUDs, nutrition replacements will be fully funded for adults with Crohn’s disease, an increase in some customs fees and good levies crossing the border, and a new legal requirement to keep records of the movement of raw milk on and off farm. Matt welcomes Sean Harris back to the studio to continue their discussion indoor air quality improvements for existing homes, focusing on mold prevention, HVAC upgrades, filtration, and dehumidification—especially in hot, humid climates like Texas. Sean emphasizes that mold issues often stem from leaky ductwork in unconditioned spaces, poor ventilation, and high humidity, leading to compromised air quality. Instead of cleaning mold, he recommends removing contaminated materials and improving source control.For HVAC systems, Sean suggests keeping ductwork in conditioned space, using MERV 13+ filters, and installing a ventilating dehumidifier to maintain humidity below 50%. He warns against running HVAC fans continuously, as this can pull humid air into the system, worsening mold issues. He also recommends in-room HEPA filtration (isuch as IQAir or Austin Air) over whole-home air purifiers.They discuss (and advise against) gimmicky air purification methods like UV lights and ionizers, which can create harmful byproducts. Instead, homeowners should monitor IAQ with smart sensors, track humidity, and optimize their home's ventilation and filtration.
