Taylor dissects the significance of interstate movements, as revealed by U Haul's annual trend report, providing real estate investors with invaluable insights for 2023. Discover which states have become magnets for movers and those that have witnessed a departure of residents. With Texas sitting on top for the third consecutive year, and Florida closely tailing, the data presents intriguing patterns for potential investment opportunities. Taylor carefully navigates through the implications of these trends on real estate prices, rental demands, and broader economic forecasts. Key Takeaways: Texas topped U Haul's 2023 growth index as the state with the most significant net inflow of movers, followed by Florida, North Carolina, South Carolina, and Tennessee. Florida cities dominate the rankings, with seven markets making the top 25 growth cities. Palm Bay, Melbourne, and Ocala claim the highest spots. Uhaul migration trends serve as an effective gauge for state and city growth, reflecting resident attraction and retention. Remote work trends have a notable impact on migration patterns, with 2024 projections hinting at a potential decline in markets heavily boosted by telecommuting. While Uhaul data offers a jumping-off point for market analysis, investors must engage in further research, including financial and physical due diligence on specific properties. Notable Quotes: "Texas saw the most number of one way U Haul rentals, which is people renting u hauls in other states and then dropping them off in Texas." "Florida coming in with three of the top five growth cities." "Texas and Florida remain strong in these migration trends… major employers and major facilities being built in both of those states right now." "U Haul migration trends do not necessarily correlate directly to population or economic growth." "It doesn't stop with market analysis. We need to go much deeper and look at the actual property and the neighborhoods where we're also." Resources: The episode references articles related to Uhaul's migration trend data, however, no specific URLs or social media handles were provided in the transcript. He explains the importance of understanding the K-1 tax form that passive real estate investors receive and highlights key information to know before receiving one. Thomas also delves into the topic of self-directed retirement account investing and the potential tax implications involved. He emphasizes the need to find a tax professional experienced in real estate taxation and provides tips for vetting a CPA. Additionally, Thomas addresses the concept of not letting the tax tail wag the dog and making holistic investment decisions. He concludes by discussing the complexities of UBIT (unrelated business income tax) and the challenges of preparing a 990T form for self-directed IRA investments. Key Takeaways: The K-1 tax form is crucial for passive real estate investors as it shows their share of income, losses, deductions, and credits from the partnership. It is important to find a CPA experienced in real estate taxation and who understands K-1s and the specific needs of real estate investors. UBIT (unrelated business income tax) can impact self-directed IRA investments, but the overall impact is usually minimal and primarily occurs when the investment is sold. When investing through a self-directed IRA, it is essential to be prepared for the additional compliance requirements, such as filing a 990T form. The tax implications should be considered as a factor in investment decision-making, but they should not be the sole driving force behind investment choices. Quotes: "Real estate is one of the more complicated areas of the tax code, and there's a lot going on, and there's a lot that can be missed." - Thomas Castelli, CPA "Make sure you review your return before you file it, and if you do end up catching a mistake after the fact, it's not uncommon." - Thomas Castelli, CPA "I prefer to invest in real estate outside of retirement accounts for the tax advantages and keep other investments like stocks in IRAs." - Thomas Castelli, CPA

He explains how his lending company's rescue capital program works, including the evaluation of deals and borrowers. Ruben emphasizes the importance of mitigating risk and the need for borrowers to have equity in the deal. He also discusses the process of selling loans on the secondary market and the challenges of providing rescue capital as a preferred equity partner. Key Takeaways: Rescue capital is provided to borrowers who are in default or facing financial difficulties with their existing lenders. Technical defaults often occur when a loan matures, and the borrower needs to find a new lender to refinance the debt. The leverage against the property's as-is value is a key risk mitigator for rescue capital loans. Borrowers with more equity in the deal are more likely to pay off the loan and find a solution to their financial difficulties. Selling loans on the secondary market helps mitigate risk and allows for compounding returns. How can streamlining maintenance help maximize a rental property's net operating income?   In this episode of The Passive Wealth Strategy Show, host Taylor Loht talks with Ray Hespen, co-founder of Property Meld, about how their software helps property managers efficiently track and resolve maintenance issues at their rental properties. They discuss how taking a data-driven approach to prioritizing and quickly addressing problems can improve tenant satisfaction and retention, resulting in higher profits for property owners.   Ray Hespen's opportunity to start Property Meld came from a bad personal rental experience where maintenance issues weren't being addressed. He and co-founder David Kingman did market research with property managers to understand pain points, then built software to connect renters, service providers, and property managers to streamline maintenance coordination. This solved a major renter's frustration while saving owners and managers money. Hespen and Kingman quit their jobs and invested fully in the new venture, with Hespen working from his basement while Kingman built the platform. Though complex, Hespen's engineering background helped him understand system scaling and processes. The Ascent Innovation Center at Mines offered space as the company gained traction. How Can Investors Build Wealth From Afar?   This episode of The Passive Wealth Strategy Show features Air Force veteran and real estate investor Rich Carey, who shares how he built a sizable rental portfolio while serving overseas.   Rich started with a single rental property in Washington, DC which he turned into his first investment. He then bought several properties in Montgomery, Alabama, before relocating abroad. From Germany and other overseas postings, Rich continued purchasing rentals in Montgomery by relying on a local team he had built.   Rich and his family currently live in Seoul, South Korea, while he serves in the US Air Force. He and his wife own 20 single-family rental properties in Montgomery, Alabama which are completely paid off. They have no debt, and are a single income (aside from their rental portfolio) household.   (00:00:00 - 00:06:00) Opening Segment Rich bought his first investment property, a townhouse in Washington DC, in 2003 when he was first stationed there. He turned it into a profitable rental when he was relocated two years later. This gave him the confidence to continue investing in real estate.   (00:06:00 - 00:09:00) Buying Rentals From Overseas While stationed abroad, Rich bought several rental properties in Montgomery by leveraging a local team. The team included a real estate agent, property manager, inspector, and contractors. His property manager took on rehab projects while keeping costs low.   (00:09:00 - 00:15:00) Managing Logistics and Risks Rich's biggest mistake was not getting insurance immediately on a new purchase. A small fire broke out before he switched on the policy, costing him $8k out of pocket. Overall the overseas investing process worked well, with his trusted team vetting each deal.   (00:15:00 - 00:22:00) Deciding to Self Manage After retiring, Rich took over managing his rentals instead of using a property manager. He found he could better control expenses and choose higher-quality tenants this way. Rich leverages technology like electronic leases to remain hands-off.   (00:22:00 - 00:34:00) Closing Segment   Best deal: His first Fourplex Worst deal: A townhouse in Alexandria, Virginia Best lesson learned: Don't be afraid to miss out.   "You don't need to be scared of [using leverage]. Responsibly leveraging debt can build wealth faster." - Rich Carey   "It took 13 years of preparation to be an overnight success." - Rich Carey   "Nobody cares more than you do. They're your properties." - Rich Carey   Connect with Rich: TikTok: @richonmoney   Apply to Invest with Taylor at www.investwithtaylor.com   Track your wealth for free with Personal Capital, go to www.escapingwallstreet.com   Please leave a review and help others escape Wall Street and build wealth on Main Street!
