In this episode of Life and Listings Podcast, we're joined by Tom from Chicago, a seasoned real estate professional. Tom shares the critical role systems and processes play in building a sustainable and scalable business—an insight that became even more significant after a life-altering heart attack removed him from work unexpectedly. Learn how his engineering-inspired mindset helped him create a seamless operation, from automating repetitive tasks to planning email marketing campaigns for the entire year. Tom also discusses how tracking lead sources, setting clear goals, and fostering consistency in farming have allowed his team to thrive while freeing up time for what truly matters.   “I always think it's easier to look at what you're already doing and try to get better than it is to go and try to become competent in another lead source, it's going to take a lot more energy. You're going to have to figure things out. So, I am always on the side of building a simple business model that I can execute at a high level, because we've all seen those agents like you said, shiny object. They go start something, they do it for like, six weeks. It's not working. Let's stop. And then they spend all this money and this time implementing. So I want to make sure anything we're going to implement that we really believe in it, because that means we'll stick with it. Because anything works, literally anything works if you stick with it. But if you're not committed to it, it will not work. And so we make sure we're committed before we decide we're going to implement something.”- Tom Campone   Hear more about: The Importance of Systems for Business Sustainability Tom emphasizes building systems to create a sustainable business, which can operate effectively even in his absence, as demonstrated when his business thrived during his recovery from a heart attack. Strategic Business Planning Tom conducts annual business planning each fall, reviewing potential tools and strategies, and evaluating their long-term impact on efficiency and scalability. This allows him to implement only the most impactful solutions for the coming year. Leveraging Technology for Automation Tom's team uses a configurable CRM, automation tools like Zapier, and templates to streamline processes such as creating listing sheets, saving significant time and reducing manual effort. Tracking Metrics for Data-Driven Decisions The team meticulously tracks key metrics such as leads, conversions, and closed deals using tools like spreadsheets, CRM integrations, and a visual "big board," which fosters motivation and provides clear insights into business performance. Consistency and Focus in Farming and Lead Generation Tom highlights the importance of consistency in farming and lead generation efforts. Instead of chasing new methods, he focuses on improving existing lead sources to maximize their potential before exploring additional strategies. Building a Scalable and Flexible Business Model By thinking ahead and designing processes for scalability, Tom ensures his business can handle growth (e.g., from 60 to 100 deals annually) while maintaining flexibility for personal priorities like family time or pursuing other ventures.   About Tom Campone: Meet Tom Campone, a dedicated real estate professional who understands firsthand the challenges of buying or selling a home. Hieronymus' major contributions included unbinding the RNA/ DNA bonds of microbes plaguing the agricultural industry. The latest episode of The New Leader Podcast is here!  My guest is the one and only, Tom Kolditz. I cannot recall an episode that included so many actionable pieces of advice. It was truly a pleasure to hear his perspective on what leadership skills are needed for the next generation. Grab a pen! Tom's resume is stacked, but here's a snapshot: - Highly experienced professional public speaker, and global expert in leading in crisis and in extreme circumstances - Retired Army general officer - Founder of 5 (!) successful leader development start-ups, including: - West Point Leadership Center - Leader Development Program at the Yale School of Management - Doerr Institute for New Leaders at Rice University We sat down to chat about critical skills that the next generation of leaders will need. You don't want to miss this one!  A few example of what you will learn:  - What a leader's most important obligation is (this one may surprise you) - How an outward focus on others can set you apart - Why new leaders ask surface questions and successful leaders ask tactical questions  - And much, much more! Ps. My favourite line? "Be kind to yourself. You will never get leadership exactly right."    Being influential I think it's important for leaders to understand that being a leader is not about them. Being a leader is about having influence and being effective at improving the performance of other people. So it doesn't have to do with any particular quality you have as a person – doesn't matter if you are an extrovert or an introvert – you should pretty much be yourself. Success or failure is determined by your influence on others and by their actions, not by any personal qualities you have as a leader.   Be kind to yourself I don't care how long you've lead or how many people you're in charge with, you will never get leadership exactly right. It's too large. And the best leaders that I know make mistakes all the time. So be kind to yourself; when something happens in your organization that you did not expect, just be kind to yourself because things like that will continue to happen throughout your entire career.   Things that should be done in private In making corrections, always do it in private. If you have to call somebody out, do it in private because you don't want that negativity poisoning the whole team. Because when they look at how you treat someone else, they're going to assume that that's how you're going to treat them if they are in the same situation in the future. That also goes with firing people.       Links and Resources Connect with Tom: Website, LinkedIn, Twitter, Facebook The Leadership Challenge by James Kouzes and Barry Posner (book) Good to Great by Jim Collins (book) Good to Great For the Social Sector by  Jim Collins (book) Jim Collins books Simon Sinek books Marshall Goldsmith books

If you've ever quit on yourself during a task, a challenge, or a mission, then you owe it to yourself to sit down and take a listen to my next guest. His challenging upbringing motivated him to seek refuge in the United States Marine Corp where he graduated number one in his class.  He then went on to work for martial arts actor, Chuck Norris who become a mentor and role model to him.  He's a world record holder, an extreme athlete and has an impressive history of completing extreme physical challenges, including running from Huntington beach, California to New York city at a marathon pace for 121 consecutive days setting the first ever stand-up paddleboard long distance world record by paddleboarding 1,250 miles from Oregon to Mexico in 93 days, a seven-time Muay Thai champion and that's just a few things that he's completed in the first part of his life.   Tom shares details from his childhood and why he has fought so hard to become the man he is today. He was removed from his home while his father had cancer, kidney disease and tuberculosis, and was very ill his entire life. His mother was mentally ill and was never available. When he was 12 years old, he was removed from his home by the state of California for child abuse and was put in a facility with 150 other kids where he suffered sexual abuse at the hands of some of the house parents.  At 17 he ran away from the facility and joined the United States Marine Corps where he learned leadership skills that would carry him through the rest of his life. After leaving the Marine Corps Tom started working for martial arts actor, Chuck Norris who was a great role model for Tom and eventually a great sparring partner.  Tom continued to have strong role models in his life, including Glenn McCusker, the owner and CEO of Viking Components, and his wife, April. The couple became friends and mentors to Jones when he became McCusker's bodyguard and personal trainer. They also showed Tom something he'd never seen before, a functional family where the parents and children are happy.   In 1998, Tom took a tour of Orangewood Children's Home and felt compelled to help the children's facility buy a playground. He decided that he was going to run from Oregon to Mexico on foot and stop at foster care facilities along the way to share his story to inspire people to give towards the playground. At that point he had a few fighting titles and felt that he could empower children who'd had a similar upbringing as him by sharing his own story of overcoming and encouraging them that they too could do anything they set their mind to.   It was at this time that Tom had an “aha” moment in his life. He had a revelation that his calling was to give and empower others. It was the first time in his life that he truly felt great about himself and what he did. He never felt great about beating people in the ring physically. But when he dedicated the playground, it was a wonderful, life changing experience.    To date, Tom has run 347 marathons for non-profits!  What keeps him motivated to finish those races?  He talks about the times that he has sat on the side of the road, crying his eyes out because his body is breaking down, he's exhausted, his toenails are falling off…But it is at those moments when he goes back to his “why.”  “Whatever your, why is, you've got to make sure that it's strong enough to drive you through the adversity of it all. You must accept the fact that life is inherently challenging and that's in my opinion, for a reason, it's to push us forward.”   When Tom was running for children's causes, he knew that there were children waiting ahead of him to hear his story. And he knew there were children behind him that were positively impacted from hearing his story, so he made a pact with himself to never quit on them. “I would quit on myself a million times over, but I wasn't going to quit on them.   When he's asked, “how do you do it” he shares his mental process when he agreed to do 76 consecutive marathons: He visualizes in his mind that he has completed the challenge. That he has already won in his mind. He uses as many other senses as possible as part of the process: For example: He would hear people cheering. He would see it, smell it, taste it, everything, to make it more real to his brain   Tom also talks about his daily dose of insight and inspiration.  His goal is to land little bits and pieces of the vast toolbox that he's accumulated. He has developed a sentinel in his mind that alerts him when he's starting to spiral downward. He explains that for him, thoughts become words, words, become actions, actions become habits. Instead of entertaining negative thoughts, he interjects with a power statement. He redirects into a positive mindset and then maintains that positive mindset.   Faith and patriotism have also played an important role in Tom's "Quitproof" mindset, carrying him through the heartbreak of having to shutter his thriving fitness center during COVID.  Tom talks about how he eventually ended up working in a shipyard for a year, scraping barnacles off the bottom of boats and repainting them. However, since he was the only veteran there, they had him put the flag up every morning and take it down every night. When he was putting the flag up every morning Tom would salute it and say a prayer that went something like this… “God, I know that you have something better planned for me then this, I know you do. But can we kind of hurry it up?" It was after this season of working in the shipyard that Tom got approached to do 76 consecutive marathons for United We Pledge to bring attention to their Liberty Village project.  United We Pledge's goal for the Liberty Village is to restore patriotism in the youth and citizens through educational programs that celebrate freedom, family, and faith.   Tom explains that for him, his gut, his mind, and his heart must be in alignment before he will say yes to a challenge or project.   When United We Pledge asked him to participate in the project, he first knew in his gut that he should say “yes” to the offer.  “My gut said, oh, go for it…do it!  And then suddenly, my heart was compelled. My heart was like, you got to do this. You're a Patriot. You've got to do this. And my mind was like, this makes sense. This is resounding. Yes. And my mouth was like, let's go for it. I'm in.” The culmination of 76 consecutive marathons took Tom 1,968 miles on foot from the American Village in Montevallo, Alabama, to the future site of the Liberty Village in Hurricane, UT.   Heather and Tom also discuss intuition and how it is one of the five mountains (physical, spiritual, mental, intuitional and Kokoro – heart, mind, spirit) that Tom embraces as it relates to his “Quitproof” mindset.  Part of embracing the five mountains is reconciling that setbacks are part of the process to success. They are on the path to success. There are bumps in the road, but Tom's mentality is that you must keep going because pain is only temporary.      Ultimately, Tom believes that his purpose is to be a guide and a mentor for other people to become the best integrated versions of themselves that they could possibly be.   Be on the lookout for upcoming Tom “Quitproof” Jones' projects: Hydrofoil board challenge – 1,000 miles in 10 days Tribute to turning 60 – Run 50 miles a day, for 50 consecutive days at 60 years old!   Connect with Tom: Website:  https://www.quitproof.com Facebook: https://www.facebook.com/quitproof1 Instagram: https://www.instagram.com/quitproof1/ YouTube: https://www.youtube.com/channel/UC_2RX39JPaVsKePaXJPHJqQ/videos United We Pledge:  https://unitedwepledge.org

Tom had a unique path to creating the Bulletproof Wealth® strategy. He enjoyed a 30-year career in the music industry as a recording engineer and producer, working with acts as diverse as R.E.M., Bruce Springsteen, and Amy Grant. Early in his career, his financial professional recommended a disability income policy, something he didn't even know existed. Several decades later, Tom suffered high-frequency hearing loss while mixing a record and was no longer able to continue the job he loved. At that time, his disability income policy became the most valuable possession he owned. It provided consistent, tax-free, monthly income payments that allowed him to go back to school and learn how to help others protect their financial future by becoming a Chartered Financial Consultant, Chartered Life Underwriter, and a Chartered Special Needs Consultant. He also became an authorized Infinite Banking Practitioner. After many years of education and research, Tom created the Bulletproof Wealth® strategy to help others protect their income and grow wealth. In this episode, Mary & Tom shared about lean software development, its principles and mindset, and the concept of a pull system. Mary & Tom then pointed out the problems of having proxies in software development and how it is much better to manage by the outcomes by having the people directly figuring out the best way to achieve those outcomes. For many CPAs, it feels risky to pick a cross-section of the tax code and burrow in. The fear is around losing clients, having to turn people away, and what if there's a recession? Consequently, most CPAs work as generalists, and pay the price in the form of seemingly infinite rotations on the hamster wheel.  Longtime listeners to this podcast know that I am a HUGE proponent of niching, because it makes business better in countless ways.  My guest today has built an exemplary business around expertise in one niche, and that person is Tom Wheelright.  Tom is a visionary and best-selling author behind multiple companies that specialize in wealth and tax strategy.    Highlights: — “With the advantage of age, you learn that a very generalized practice is actually the slow way to build a business and an even slower way to build net revenue.”  — “The more education you give away, the more people will buy.” — “Being mission-driven instead of money-driven makes all the difference in the world because then we can be niche-focused. Then we can actually say “these are the people we want to serve, and this is what we want to do with them.” — “We have a very clear message to the public and that's why so many people come to us.” — “An educated client is a better client. If the client gets good education, they become more successful.”   ***Want one piece of business strategy delivered daily to your inbox?*** Subscribe here: https://www.shethinksbigcoaching.com/subscribe-main-list Connect with TOM: Website: https://tomwheelwright.com/ LinkedIn: https://www.linkedin.com/in/tomwheelwright/ Tom's book:  Tax-Free Wealth: How to Build Massive Wealth by Permanently Lowering Your Taxes https://www.amazon.com/Tax-Free-Wealth-Massive-Permanently-Lowering/dp/1947588052/

The Best Business Podcast With Daryl Urbanski

Today, we are speaking with Tom Sylvester, the co-founder of Lifestyle Builders. Lifestyle Builders is a coaching and training company helping entrepreneurs build their businesses, create more impact, and find more freedom.   In the past 15 years, Tom has helped thousands of businesses, leaders, and teams—from Fortune 500 companies to brand new startups—create and achieve success. Throughout the years, he has refined his philosophies and strategies for growing businesses. Now, with his wife Ariana, they share these philosophies to guide entrepreneurs through their coaching program and book Lifestyle Builders: Build Your Business, Quit Your Job, and Live Your Ideal Lifestyle.   In this episode, Tom talks to us about the different challenges and levels of growing your business. He also shares with us how to find ways to remove yourself from your business to build the lifestyle you want. Tune in for all the juicy details!   Here are some of the key points we discussed in this episode:   ✅ Investing money is usually an excellent way to find commitment. You don't have to start big. Think of the amount that is enough to make you uncomfortable, but not so much that it's going to paralyze you. The amount can change over time, but what's important is you find the commitment. ✅ When thinking of your why's and your long-term vision as an entrepreneur, consider these two things: the relationships you want to have and the impact you want to make. ✅ Build a high-level process from the four major components of your business—marketing, sales, operations, finance. Look into what's required to make them run and put the right people in place. ✅ Collaboration over competition. Competition causes a bad cycle. With collaboration, you can help each other and achieve better results.

Tom is President of Swampfox Aerial, which provides professional aerial imaging & mapping for construction and real estate development companies. Tom got into the business almost by accident. He’d run an investment fund and did some investment banking. During that time, he represented a drone company that was being bought by an engineering company and he fell in love with drones. He propositioned becoming part of the company but they didn’t want the infrastructure, so Tom told them he might become a competitor. He’d found out what drones could do—how they are changing how things are done in so many businesses. He also figured the drone industry was a good idea because it was changing rapidly so he got a couple of partners, founded a company and started a business. He says they jumped into survey grade lidar (certified surveys) which made it like graduating from college and jumping into brain surgery. Tom went straight to mapping with lidar as a niche. They had to raise capital to buy a Riegl miniVux, which goes for over $260K. Tom finds this drone fascinating—it shoots thousands of laser beams per second and registers and returns at the speed of light. You can capture returns right to the ground through the trees, making surveying in an afternoon with data back within a week. The business itself has grown, he now has a partner processor, a head of business development, a head of operations and two pilots. They also have a network of pilots for outsourcing. How does Tom use Lidar or why do people hire him to do Lidar? Surveyors may feel Tom is doing his/her work, but Tom says he actually cuts that surveyor’s costs. For example, with a difficult job, he can use Lidar to get topographical data much more quickly. It’s really rich data, carpeting the ground. Surveyors can use it to create 3D point data in a survey program and then do topographical maps. They can also screen through the trees. So they do the work for the surveyor’s programs and save them time. For landowners, for example, their drone can get 4-6 points of accuracy for a prospective buyer. This information can be gotten fairly quickly without paying for a survey. Developers and builders can find something later that makes their project more difficult, so Tom helps them avoid problems.  Tom works with surveyors and builders alike—builders see the immediate economic benefit, surveyors may be not as receptive as quickly. Tom’s partner also has a lot of ties into the real estate industry, which gives them easier entry into that business. So Tom’s advice is to have ties but also, to get business, since drones are really just a way of getting a camera or sensor into a way that it hadn’t before, he says that business owners need to focus on what they will provide. Through experience, he says SwampFox has defined the best business model for them. They are also trying to get themselves into easier and regular jobs to offset the Lidar jobs. “Make sure you keep your drones in the air; the lower-end applications are a more predictable revenue stream. Focus on the product.” How Lidar jobs are typically priced depends on the accuracy and the processing. For example, flat land is less complex and less costly. If they have to do a tree survey, they price it by the day, as well as how much processing they’ll put into it. They’ve had jobs for $20,000/day or less than $10,000/day and the much of that goes to the processor. Questions to consider for pricing are: Who puts out boundaries? Who does process control? Are diagrams necessary? Tom says the irony is that the jobs they’ve charged the most, they’ve made the least amount of money. David says it’s good for people to understand what the investment Tom made nets him in general; for Tom, this is still part of his learning curve. The biggest or least expected challenge for Tom was finding the right partners. Because the industry is new and fragmented, there’s no one out there with brand recognition. Tom says he works a lot with competitors. It makes things fun but if you have a bad partner, there is a lot of strife and loss of money. Tom says anyone you partner with should be vetted and will do what they say they will do. Tom does not fly drones—they scare him. But he does go out on site to make sure he can see what’s happening. He wants to be able to explain things to customers. He’s been trained how to fly but he is not overly comfortable doing it. As President, he feels lucky that he has a great CEO because everything he’s doing is being done for the first time—insurance, taxes, agreements, etc. Tom says he has some big contracts they are competing for and may need subcontractors with specific experience. When they do big jobs, they have to recruits pilots from networks (see their Instagram page below for an application). Tom’s advice: “Find your niche and where you want to be and figure out your business around that. It’s easy to get caught up chasing different ideas and to lose focus. Balance interplay between ALL business opportunities and YOUR business opportunity.” Connect with Tom Website: www.swampfoxaerial.com Facebook: www.facebook.com LinkedIn: www.linkedin.com Instagram: www.instagram.com Swampfox Aerial Email: info@swampfoxaerial.com Have a Drone Business? A while back I was fortunate enough to sit down and have a conversation with well-known consultant, Tom Costello in my home in Saudi Arabia. Tom does quite a bit of consulting work for the King Abdullah University of Science and Technology and it was here that I was able to attend one of the excellent workshops. As I’m very interested in the type of work that Tom does, we connected right away and soon enough discovered that we both have a passion for golf as well. I asked Tom if he would be interested in coming on my podcast to share his own journey and what he has learned from working in the field of leadership and influencing for more than 2 decades. As an experienced coach, consultant, designer and facilitator of development programmes, working with the 2Gether Partnership has given Tom Costello the opportunity to deepen his skills and knowledge of leading and influencing and also the opportunity to research the impact that conversations have on business performance, team performance, and engagement in different types of organizations. Over the past 20 years, Tom has had the chance to work with many different people, organizations, and cultures across the world. Time and time again, he hears how the quality of conversations makes such a difference to performance and engagement. It’s these experiences that sparked Tom’s interest in developing their Authentic Conversations model. Tom is qualified in meditation, negotiation, conflict management and also a licensed user of the Myers Briggs Type Indicator. He is qualified as a structural consultant following a 3yr coaching program with Robert Fritz inc in Vermont USA. Tom is a wonderful person with great insight. What I appreciate the most about Tom was his willingness to speak honestly and openly about his personal and professional learning journey. Tom is a critically reflective person who continues to pursue greater purpose in his life through the work he offers the world. Every great leader has the ability to be vulnerable and to share their authentic self without fear of judgement. Tom embodies excellence in everything does and I feel lucky to have had the chance to interview him on my podcast. Tom shares lots of insight in this episode and it is my hope that you walk away from this conversation with a gem or two to apply in your own personal and professional life.
