Are you willing to offer your time and work for free if it means you can learn? In this episode of The Real Estate Mindset podcast, Seth Teagle and I chat about how he made the jump towards vertical integration in multi-family real estate. For those who don't know, vertical integration is a strategy that allows a company to streamline its operations by taking direct ownership of various stages of its production process rather than relying on external contractors or suppliers. A company may achieve vertical integration by bring everything in house rather than outsourcing.Seth explains how he was able to get started in this world by offering his time to people who were already doing what he wanted to do, in exchange for mentorship. Today, he offers the same possibility to those who ask him how he did it.We also discuss the importance of finding your “why” before you jump into the real estate world. The reason is that it's a lot easier to get through the roadblocks you encounter when you have a “why” behind it that is motivating you. However, the “why” doesn't have to stick and be the same; it can be reevaluated and changed throughout time as your life changes as well. What we discuss:00:00: About Seth02:28: How did Seth get into real estate?08:20: What are Seth's markets?11:02: How Seth brought construction in-house?13:56: Is property management in-house too?16:55: What are the pros and cons of vertical integration?18:35: How do they find deals?21:18: What advice Seth would give to someone who is starting out?25:12: Are things getting easier for Seth as things go?27:37: What books does Seth recommend?29:42: What is Seth's morning routine?31:30: What is Seth's experience with coaching? 35:15: What's something Seth has done in the past that he wouldn't repeat?38:08: What's Seth's go-to mindset tip?40:00: What made Seth successful? To learn more about Seth:Website: www.thestreamgroups.com

In this episode, Courtenay and Seth discuss the use of satire to fight back and push the pendulum in the other direction. As Seth explains, humor is a beautiful way to disarm people and escape their defenses. When you combine comedy with intention, you have the ability to not only make people laugh, but to also make them think. This conversation raises eyebrows to many insightful points when it comes to sensitivity, safe spaces, and overall equality. Seth is the CEO of The Babylon Bee and co-founder of Not The Bee, conservative satirical sites pertaining to politics, Christianity, and life itself. Alongside his media empires, Seth also invests in startup companies and enjoys spending time with his wife and two sons. Standout Quotes: "I'm always trying to positively influence other people in my life, whether it's employees, my personal relationships, family” - [Seth] "What I have really just found about acting ethically is that it results in a better outcome, whether you're in the workplace, trying to ensure that you have employees that are acting ethically" - [Seth] "We always want to make sure that whether it's with the client or just interacting with each other on a team that we have a certain amount of integrity and we're never stabbing each other in the back "- [Seth] “Most men live lives of quiet desperation and people are just afraid to think, or just get outside of their comfort zones and really take risks” – [Seth] “Success is not only financial, but it's also how happy you are with what you're doing in your life” – [Seth] “There aren't a lot of deals out there right now because of the limited supply of inventory. And it makes a lot more sense to do considerably more due diligence” – [Seth] Key Takeaways: Seth describes himself in one word as "Adaptable". I take the mindset that I have to be able to adapt to every situation. I spent about five years in which my specialization was asset managers and insurance brokers. I went to Brazil for a bit and then realized I should go into purchase a franchise. So in investment banking, a lot of what we did was a leverage buyout. So you source capital from everybody and you purchase an existing business. I've always had a passion for real estate. It was a successful business. We've been around since 2002. And it's heavily project management focused, which is what my background is. What staging does is it brought into the pool of potential buyers and taps into their psychology, such that it facilitates the transaction quicker and for more money. We work with a lot of investors, as well as home builders. And what we will do is come in and stage like a model unit. We educate people that in a buyer's market, what you want to do is stage it so that you can sell your property quicker. Right now what we're seeing is it's definitely a sellers' market due to the limited inventory. I come more from the finance and business acumen perspective than a lot of these other home stagers whom have decorating experience or furniture experience. When I do have a high stakes decision coming up, I've always Journaled. Everybody always talks about these morning routines now. And I make my bed, I will meditate for 10 to 20 minutes. Then I read my goals and write down what I'm grateful for. Just having a set of morals and core values for your company. And one of our core values is integrity. If you're not afraid to fail, and you're obviously taking calculated risks and making sure that you're not doing things completely idiotic, then these risks are typically going to work out for you. If you find a hairy deal and you're excited about it because you have nothing else going on and you know that the timeframe is very tight, make sure you still do that thorough due diligence. On today's episode of The F Word, Sheryl Hickerson is speaking with Seth Brickman, CEO of QCash Financial. Today, we have Seth Brickman of QCash Financial with us. Their mission at QCash is “To empower financial institutions in their quest to improve the financial wellness of their communities.” Seth is a bit of a serial entrepreneur, which we will discuss over the next 30 minutes. As Standouts, it is normal to question what makes a champion. How can I achieve that level? Do I need more skills? More opportunity? Just more dumb luck? Seth Pepper, a high-performance mental coach, is giving us a crash course in how to build mental strength and confidence to help launch a stand-out performance in life. Seth began his journey to greatness as a kid. At 14, he decided he wanted to be an Olympic swimmer. Seth went from training with 8-year-olds at a YMCA in Oregon to a national champion. It was the study of the power of the conscious and subconscious mind that was his edge, and now he trains athletes, execs, and influential leaders on how they can take what makes them unique and combine it with their audience's need to make a lasting impact in the world. Everyone has a dream. Often, it can seem far away or unattainable. By making your future accessible and normalizing your success in your mind, you have the ability to open doors and create access to your goal. When you view adversity as an opportunity and failure as data to help you make educated changes, you will be unstoppable. Too often, we look to the right or left and compare ourselves with those we admire. We see their success as the finish line, and that creates a gap that feels untraversable. When we knock the pedestal out from under them in our minds and see them as real people, their status becomes attainable. Rather than focusing on the variables outside of your control, focus on what is within your reach. What are the things you can control? Don't get caught up in other people's stories. Stay neutral. It will allow you to be strategic and keep you from getting caught up with things outside of your reach. Clarity comes with time. Have a general direction and follow what calls to you and go after it. When you have a purpose, it makes pain bearable. There is never a clear path to success. But as you find your way around and through opposition and stay the course, you will arrive at the success you plan. If you can take anything away from Seth and apply it immediately, it is this: Spend a little time, each day, by yourself. Get present in your body through quiet time or meditation. Journal. Have a conversation with yourself and allow yourself to get out of your head and be present. Rise. Shine. Impact. Find your station, find your tribe. I sat down with Beth Cruice to discuss self identity and how to really become comfortable with who you really are. Not only that, but we discuss how seclusion has changed us overall as a society. In today’s episode, we’re speaking with trombonist, vocalist, and composer Seth Weaver. We discussed growing up in Tennessee and the Nashville music scene, how he ended up as both a vocalist and trombonist, his experience at North Texas State University, what inspired him to start writing for large ensembles, how he made a living during and after college, the joys and difficulties of managing a big band, how to write and arrange literally anywhere, his strategy for funding his album, his advice for younger musicians, and much more. We were battling the spotty hotel WiFi for this episode, so there are some small audio glitches but overall it’s very listenable. This episode of What To Give A Fuck About, A Moment to Talk features one of my favorite books -- The War Of Art by Steven Pressfield. It's a powerful piece of work that breaks down and examines the internal obstacles to success and being creative. The section I focus on - is on invoking the muse. One major tenet to this book and of this section is breaking down the importance of being aware of your mental state and learning how to shape it and move in the direction you want to move .. in life, with a lover or just creatively. Today I interviewed Seth Adam Smith, a dear friend and amazing human being (read more about him below). Seth is a suicide survivor who has turned his life into a message to inspire people who struggle to have a reason to live. In this episode Seth talks briefly about his suicide attempt and how the world inside his head was very different from the real world around him. This didn't become evident until he was in the hospital. We talked about the idea of enjoying the paths of life slowly and how happiness is a season of emotion. Seasons are temporary and they also return so if we remember this, we will be more able to deal with the days of winter in our lives. About Seth: Seth Adam Smith is a best-selling and award winning author and blogger whose writings have been translated into over thirty languages and featured on the Huffington Post, Good Morning America, Fox News, CNN, the Today show, Forbes, and many other news outlets around the world. He wrote an article entitled "Marriage Isn't For You" that has been viewed over 100 million times across the internet and translated into languages all over the world. When his article went viral, he instantly was approached by publications and people who wanted him to write about marriage or about how to go viral. But this isn't what Seth was passionate about. He started to really ask himself "how do I make an impact?" Seth has been working since then to go from from viral blogger to suicide awareness activist. In a world that places so much value on productivity and success, we often lose sight of what truly matters. What if our measure of success was something beyond the amount of wealth we accumulated? In this episode, Seth Streeter and host Bill Coppel– Managing Director and Chief Client Growth Officer at First Clearing– pose this question and explore what it means to redefine success and the ways it could change how we manage wealth. Hard work and productivity are important, but if we base our self-worth on conditional things, it will never be sustainable. What has to complement that hard work and success is an inner journey of fulfillment and connection with something beyond traditional achievement. Through more than 25 years in the financial services industry, Seth Streeter has found that helping clients optimize their finances for retirement doesn't necessarily equal happiness. Along with his own personal experiences, this has led him to question and then reshape the definition of success, as well as lead others to redefine it for themselves. He believes that advisors are in a privileged seat with the opportunity to help clients identify sparks in their lives and empower them to reach the fullest expression of themselves. The conversation starts with money, but through vulnerability, it can rekindle a sense of wonder and identify the possibilities along an individual's life journey towards finding their purpose. In this episode, you'll hear: The important difference between conditional and unconditional self-worth 10 categories by which to define wealth What a uniquely human experience looks like in an age of AI and robo-technologies How to start conversations with people that lead them to discover the fullest expression of themselves Pivotal points in life that can spark finding your inner calling How advisors can move the conversation past managing money to personal fulfillment How advisors can leverage vulnerability to redefine their relationships with clients and distinguish their value Growing up in a family whose farming mindset placed high value on productivity and hard work, Seth Streeter's degree of success became his sense of self-worth. After co-founding Mission Wealth, a leading wealth management firm serving the Western U.S., Seth faced several hardships in his personal life that forced him to reconsider his own definition of success. As CEO of the firm, he helps people to reframe their perspective of wealth beyond the financial aspect and to discover what he calls an Inspired Life Purpose. Seth is a thought leader in the area of conscious financial planning and his TED Talk from 2016 entitled “The Untethered Life: Wealth Redefined” has thousands of views. When any 2 marketers team up to write a book, it catches my attention. When 2 marketers I have huge respect for write a book, I want to talk to them about how they did it, and what lessons they learned in writing the book, as well as what the book is all about. In this winning business conversation, Seth Price and Barry Feldman talk about their beautiful new book The Road to Recognition. One of the things (and there are many) that I love about this partnership is these guys don't take themselves too seriously. They call themselves "marketing dorks" which is a silly way of saying "these guys are really passionate about good marketing." They complement each other's strengths well and they share a lot about this book. After you listen to this conversation, you must go get your copy of this book at http://theroadtorecognition.com I have an electronic copy and I love it. It's a gorgeous book to look at, it's easy to read, and it's filled with great stuff you can use to build a powerful brand.
