Since Labour came to power 12 months ago they have made home ownership one of their key messages. The headlines have focused on their ambitions to build 1.5m new homes over the course of this Parliament and in February they announced they would be 'modernising' home buying and selling process to make it fit for the 21st Century; but what does it really mean for conveyancers?The latest Today's Conveyancer podcast welcomes two protagonists who are involved in these efforts Nick Chadbourne, CEO of LMS, and Angela Hesketh, Head of Market Development at PEXA who both join the discussion in their roles representing the Open Property Data Association (OPDA). In the short term there are two ongoing projects; a A 12-week assessment of the needs of industry, specifically around data sharing and standardisation. The second project is led by Land Registry, and aims to digitise data points managed by central government and local authorities with the ambition to streamline data access and improve efficiencyThe OPDA's role is on creating the framework both for collecting and storing data associated with property transactions; and subsequently enabling it to be shared and relied upon. Nick describes the process as providing a 'vouch'  validating its origin and reliability, allowing conveyancers to make informed decisions without extensive rechecking.ID has been widely touted as a user case; instead of verifying ID 3,4,5 times throughout a transaction it can instead be verified once and relied upon thereafter. There are specific issues particular to property explains Angela, and work is ongoing to create a supplementary code to existing digital identity legislation that meets these unique needs.Both Nick and Angela are excited about the potential; a world in which conveyancers can trust the data they receive and focus on delivering a high-quality service without the burden of extensive verification and reverification. Having worked with a wide range of organisations in the public, private ad voluntary sectors his work focuses on providing leadership and management development for senior leaders in a global context.  Karl is currently in the second year of his MBA at the University of Bradford and recently won 2025 Start-Up of the year at the AMBA and BGA Excellence awards for his co-founded company Deep Blue Tech. The AI drown detection system represents a groundbreaking leap in water safety technology, providing real-time monitoring and rapid response capabilities in various aquatic environments. The system not only detects potential drownings but also pre-empts this by understanding risk ratings of situations, such as the ratio of adults and children to lifeguards in an environment, and detecting patterns. This week we kick off with Nick and Mark discussing the Scheffler/Rory McIlroy vs Koepka/DeChambeau, Mark is excited about the prospect, Nick will watch the highlights.We chat about the first couple of LIV tournaments next year, Adelaide is second and Riyadh is first....unhelpfully none of us know where Riyadh is or how to spell it...so we muddle through and figure it out together.Nick and Mark discuss the Presidents Cup teams, and Nick believes there are some players harshly done by - Cam Davis the obvious one for him. Both Nick and Mark believe the Presidents Cup would be better if the teams were mixed Men and Women. Mark reckons that if the internationals get 'pummelled' again, it can't continue as the Cup will have become a laughing stock.They name who would be their international team were it mixed.Mark then, jokingly (we think), says that if Bernhard Langer keeps playing we'll end up with a Weekend at Bernies situation. As we go to The Turn, we discuss seeing Australian young gun Jordan Bovalina in the cafe at Golf Australia Headquarters, and decide to hit him up for a chat. He can't today as it is his girlfriend's birthday, but we lock in a time to chat later this week....bonus pod on the way. What a US Open, absolutely riveting. There were celebrations, heartbreak, twists and turns, and Nick O'Hern and Mark Allen run the ruler across it all today on the Talk Birdie To Me podcast.In fact the first half of the pod is pretty much all US Open. Nick and Mark start by discussing Rory's use of the 7 iron on the 15th hole, and that this was where it started going wrong. They make the comment, which they've said many times before, that Rory has the wrong caddie, and that there is no way that a competent and experienced caddie would have allowed a 7 iron in that situation, and that decision cost Rory the tournament. Both Nick and Mark felt 'sick' after Rory's final putt on 18.Nick and Mark run through some moments in the tournament for Bryson and Rory. Mark says Brysons iron play was exceptional, and he runs through his stats from the tournament. Nick remains concerned about the number of looks that Rory is taking and says he must cut them down.Mark watched the video of Johnson Wagner after the tournament, when Bryson came down whilst he was filming. Brilliant. He explains what happened as Nick hadn't seen it. If you haven't, you can see it here, it's a ripper.Scottie Scheffler had a tough day at the office, we discuss and look at some of his key stats. Mark was impressed with what he saw of low amateur winner Neil Shipley, and reckons he is great fun to watch.Back to Rory, can he win again? Can he come back? Mark has some interesting stats from US journo Rob Lusetich on the age that previous icons won their final major.After the turn, inspired by the US Open, Nick counts down his Top 5 notable missed putts in majors, and we found out what Nick and Marks most notable missed putt in their careers were. And we have a voicemail from former tour pro Scotty Laycock adding some info to what happened at the infamous 2002 Australian Open. A huge week in golf, every week seems to be at the moment. Before we get onto the big LIV news, and the new rules, Nick and Mark are pumped about the Aussies performance in the champions tour qualification. One of Marks top 5 things he's ever seen in golf,We have to discuss the huge Rahm deal to go to LIV. Mark believes this is a clear sign that talks have completely broken down between LIV and the PGA, Nick agrees. We discuss at length what it might mean, who's next, what the PGA can do to defend against the LIV poaching - if anything. The numbers are extraordinary. Both Nick and Mark have plenty of thoughts on what needs to be done, and describe the current situation in golf worldwide as 'sad'. Nick asks where will it all end, and Mark believes there is one first step that needs to be done to move towards a resolution, involving one particular person being removed from their current role.The new rules are confirmed. What a week. What a week!The Australian Open has been run and won, some wonderful performances across the weekend. Nick O'Hern and Mark Allen break it down and have a look at the incredible golf played, and whether the 'experiment' of 3 tournaments in one worked. Nick was there commentating, and has the inside word on how it went.A wonderful win from Joaquin Niemann in the mens, who was impressive all weekend. And Ash Buhai with a fantastic performance to go back to back. The conditions were tough, particularly on Sunday, and Nick talks us through what he saw. Minjee Lee and Min Woo Lee finished 2nd and 3rd respectively, couldn't quite get over the line - although Minjee's performance on Sunday was exceptional. Min Woo was excellent, and Mark calls him a lock for a major next year.Both Nick and Mark have a couple of concerns about the structure of the tournament and the vagaries that it tossed up. Mark believes that the national tournament has to be fair, and both Nick and Mark feel there are some lessons to be taken from this year; Adam Scott may have been disadvantaged by the Udraw. Nick and Mark discuss what happened to Scotty on the 7th hole and our man, rules official Stuart McPhee, was the guy who made the ruling - and he told Nick the background to his call.We get a voicemail from Michael who is concerned about the proposed rules to roll back the ball. I heard a great quote that went something like this: when you're a child, you think your parents are gods. When you become an adolescent, you realize they're human. When you become an adult, you forgive them for being human. When you become wise, you forgive yourself for being human. My guest for this episode is Nick Dugmore. Nick is a winemaker in South Australia for his winery The Stoke. Nick listened to the episode I recorded with Jeff Lowenfels about the soil microbiome, and he's been traveling down the regenerative viticulture rabbit hole ever since. In 2023 he was named Australia's Young Gun of Wine, and then four months ago he was diagnosed with stage 3 bowel cancer. He's 39 years old. When you hear Nick's positivity, humor, and joy, keep in mind that he's in the midst of the following treatment schedule: 5 x 3 week rounds of chemotherapy with 1 week of intravenous followed by 112 tablets over two weeks and then a week break. Then 6 weeks of radiotherapy which is 5 days a week at the hospital for 45 mins. Then a 3 month break and then surgery to remove what's left.  We talk frankly about his cancer and the fact that his alcohol consumption may have contributed to it. Yet Nick is incredibly grateful to work in wine, and he loves the winemaking community. Both Nick and I can thank wine for the most important relationships in our lives – our spouses. But if his cancer was caused by alcohol, there's a chance that alcohol could take his life. Both are parts of wine, and there are many more. Nick talks about the wine community that has come to his aid, and he talks about the spirituality of wine, and the beauty of Kangaroo Island where he converted 12 acres of conventional vineyard to a thriving regenerative ecosystem. He makes some profound connections between soil health, physical health, and mental health. And at least twice he mentions how busy we all are, and how this leads us to make thoughtless decisions… because we don't have the time to be thoughtful. It reminds me of the famous quote from Bill Mollison's Permaculture Designers Manual: "The philosophy behind permaculture is one of working with, rather than against, nature, of protracted and thoughtful observation rather than protracted and thoughtless action." As I think about regenerating wine, Nick has made me think about how important time is. The speed of our lives is completely antithetical to the complexity of life. Look how patiently nature grows an ecosystem, look how it builds complexity and diversity layer by layer over centuries. I want to make wine this way. I want to think about wine this way, and let this perspective inform the decisions I make for this vintage. I want to stop rushing to buy things when I don't know where they came from or how they were made. I want to take the time to observe and learn about complex things carefully. I want to take the time to be grateful. Because we must talk about what we saw in the Ryder Cup, so much to unpack.Nick and Mark discuss the performances, particularly from the European team who were exceptional. We analyse who stood up and played well and who underperformed. Both Nick and Mark believe that the US team don't feel as strongly about the Ryder Cup as the Europeans, and they explain why.And Nick outlines some of the moves that they made prior to the tournament which had a major influence on the outcome. There was controversy of course, Mark says that Joe LaCava's behaviour on the course was 'shameful', Nick agrees, but also believes Rory McIllroy probably regrets his reaction in the carpark afterwards.Plenty to discuss with Patrick Cantlay and 'hat-gate', what about Viktor Hovland's chip shot? And once and for all, we find out how to pronounce Ludvig Aberg's name. In this episode we are joined by coffee expert, entrepreneur, and internet personality Nick Cho. Known for his online persona "Your Korean Dad," he uses social media to share heartwarming and relatable content that fosters a sense of connection and positivity among his followers. Nick was born in Seoul, Korea in 1973. He immigrated to the US in 1975 with his father and mother, eventually settling in the Washington DC suburbs in Northern Virginia where he and his younger sister, Jennifer, grew up. After a number of different jobs including car sales, music teacher, and assistant to a radio producer for a nationally syndicated comedy radio show, he opened a small coffee shop in Washington DC in 2002 called "murky coffee." It quickly became renown throughout the country as one of the pioneering cafes for what would be called "third wave coffee." He moved to San Francisco in 2010, starting a new coffee company with Trish Rothgeb called Wrecking Ball Coffee Roasters. Both Nick and Trish would split time between running the coffee company and traveling the world, being invited as leading industry experts to speak and teach at various venues and events throughout the coffee world. Nick started on TikTok in late 2019, and started posting videos as what would be known as "Your Korean Dad" in April of 2020. His audience has been growing rapidly ever since.

Today we're live from the library at Woodlands Golf Club in the famous sandbelt, and Nick has noticed that his book isn't in the library. We thought we might see a tantrum but then he found a bottle of wine, and the world was all good again.We start the show by toasting the fantastic win by Minjee Lee over the weekend in Cincinnati, what a star she is. Nick and Mark discuss her performance, and Nick describes what he says was the shot of the week, which Minjee made on the 2nd playoff hole - and he decides to do a masterclass on that particular shot.Mark has an idea. He'd like to see caddies mic'd up so you can hear how they assist and advise the players, he feels it would be a great help to anyone watching to go inside the inner sanctum.Nick tells a great story about playing the K Club in Ireland, involving his wife Allanah and Dr Michael Smurfit who owned it at the time. On the Irish Open, both Nick and Mark would prefer the tournament in Dublin to be on a links course, but Nick talks about a couple of holes on the K Club course he particularly likes.Both Nick and Mark chat about last weeks announcement of the European Ryder cup team.LIV and the PGA. The schedule is yet to be released for 2024, what will happen, how will they structure it? Nick has a view on what will happen, Mark has a slightly different one. Well we start with the most important thing this week in golf, an update on our quest to have at least one listener in Latvia. Nick is on the case and tells us all about it.Big show. The Evian, a great win for Celine Boutier who made it look easy. Both Nick and Mark very impressed with Celine's performance. Mark was also happy to see Aussie Stephanie Kyriacou continue to do well. Nick not a fan of the course generally, nor is Mark, but they both love the views there. And some controversy in the Evian this week with the slow play penalty for Carlota Ciganda, resulting in a DQ. Nick and Mark discuss, and have a different view on the decision. Long chat about slow play, which drives both of the guys crazy.Nick and Mark chat about rules, they love the idea of banning yardage books on the greens, which has just come in at the USGA Amateur Events, both want to expand this rule to all tournaments.The 3M Open finish on Monday was unbelievable. Lee Hodges won by 7 shots, but what Mark wants to discuss was J.T. Poston's performance on the 72nd hole which was a shocker, and cost him a small fortune. The guys do the maths…and it's a lot of cash! Nick was pleased to see Aaron Baddeley do well at the 3M Open.Nick runs us through how the standings work with respect to qualifying for tournaments this year.Back onto rules, and the ball issue. Mark does not understand why more amateur golfers don't use hybrids, Nick agrees. What a massive week in golf, The Masters is around the corner, and The National has just finished. Mark can't believe how Tom Power Horan marked his ball at The National, and Nick thinks he might be onto something. Mark played a round with a 'kid' who marked his ball with something even more unusual. The National was great - even with the 'commentators curse' - and what Tom Power Horan did on the 8th hole was magical. Nick and Mark explain on the podcast. Mark talks about the opportunities that now present for David Micheluzzi after his recent performances, and we'll chat to him in a bonus episode on Wednesday this week (if he answers his phone!). Nick and Mark touch on Michael Wright holing a 40-footer for a birdie on the last to keep his tour card. So good.Nick talks about playing at Royal Pines back in the day and being mic'd up whilst playing.Mark reads a message he received from Bradley Hughes where he outlined one of his teaching philosophies. Both Nick and Mark love it. Particularly one line from Bradley, the boys discuss.Mark was surprised to hear that there are 18 LIV players who are in The Masters this weekend, and he talks about Greg Norman's comments about a potential LIV celebration should one of those players win. The boys run through how he played at the weekend.Mark raves about the PGA drama this week, Nick and Mark talk through some of the notable performances from Valspar where Taylor Moore had a great win, impossible not to love. Nick has played this course multiple times, and talks through what the holes are like - particularly the challenges on 17 and 18. What about that putt on the last hole!Putting is front row and centre this week, Nick counts down his Top 5 clutch putts of all time, and the Masterclass this week is on how to nail your putting. In the wake of Taylor's win, particularly the putting, Nick and Mark chat about the importance of the mental aspect in golf.Talking LIV, Mark and Nick talk about Marc Leishman going from a 2-shot lead, to, well, not the the result we'd have liked and his demise in the event. The boys talk through some of the poor performances from the LIV stars over the weekend, and comparing that to the drama in the PGA. On this episode of Huntavore, Nick is joined by The Intrepid Eater, Adam Berkelmans.  Adam is a self taught cook who has a passion for wildgame, growing and foraging, and making amazing dishes out of both.  Together, these guys chat about some deep topics related to self-sustainability, responsible meat-eating, and finish up on a fun way to serve wild game, in sushi rolls.  All this and more on the next episode of Huntavore.Adam Berkelmans hails from Ontario, Canada.  He took his passion of hunting, fishing, and foraging and mixed it with love of cooking.  Taking on the title of Intrepid Eater, Adam shares that with a little creativity, some self taught practice, and an adventurous spirit, wild game can be just about any dish that you desire.Adam leads the discussion on an idea of responsible meat-eating. The thought is, if you only eat the most desirable cuts without the rest of the animal, then the waste and discarded parts would surpass what is taken.  Head to tail eating of animals, not only provides a wealth of nutrients, but also stretches the use of that animal.  Both Nick and Adam agree that if we are going to spread this idea, it has to be done by sharing recipes, encouraging others to try new things, wagging a finger and telling someone to keep their livers without first creating motivation would be not good.On a lighter note, Nick asks about wildgame sushi.  Adam has made several variations of what closely resembles Kimbap (Gimbap) , a Korean version of sushi, but with cooked and pickled items, rather than raw, in traditional sushi.  The Crappie and Chips rolls he made was to stretch the use of one fish.  Being notorious for not freezing well, Adam didn't want to freeze the fish, but fried in a tempaura batter, followed up with fried potatoes and rolled it all in sticky medium grain rice and sushi seaweed paper.  No special equipment is needed.
