Kelly, Esq., interview Justin Pelsinger, COO of Charney Companies, who will be one of the panelists at Ariel's next Coffee & Cap Rates event 8:30-11 am on Wednesday, July 30. Pelsinger discussed how and why his firm became a pioneer developer in Gowanus and the recent acquisition by Charney and Tavros Capital of a vested 421-a site at 175 Third Street where the developers are planning 1,000 residences across approximately 1 million square feet. The project will be the fourth building in their Gowanus Wharf campus. When completed, Charney and Tavros will have developed and will own over 2 million square feet and 2,200 residences in Gowanus, making them the largest owner in the neighborhood. Pelsinger also discussed New York State's new Housing Policy, which was approved last year, the old 421a tax abatement program versus the new 485x program, and how the 467-m tax incentive is encouraging office to residential conversions.

Put on your flower crowns and don your skinniest jeans and join us at the center of the Millennial universe: Coachella 2007! Adam & Becca meet the personification of the turn of the century hipster entrepreneur, Dov Charney. Sitting atop a pile of v-neck t-shirts ethically made in the USA, Charney was somewhat of a renegade business oddity on wall-street. But for the 20-something dreamers that clamored for the brand's clothing, he was a captivating revolutionary. Their devotion, along with a bevy of young corporate employees, easily exploited under the guise of “a greater purpose,” allowed American Apparel to rapidly expand and IPO in 2007. The stores were everywhere you wanted to be… until they weren't. Eventually, abuse allegations coupled with financial mismanagement threatened Charney's reign as king of t-shirt mountain. With the walls closing in on him, he spiraled out of control… taking the company he founded with him. Based on the highly popular course that Charney taught at Yale University and the American University of Rome, Madness at the Movies introduces readers to films that may be new to them and encourages them to view these films in an entirely new way. Through films such as Psycho, Taxi Driver, Through a Glass Darkly, Night of the Hunter, A Woman Under the Influence, Ordinary People, and As Good As It Gets, Charney covers an array of disorders, including psychosis, paranoia, psychopathy, depression, bipolar disorder, obsessive-compulsive disorder, and anxiety. American Apparel, the company founded by charismatic weirdo Dov Charney, first filed for bankruptcy protection on October 5th, 2015. It amounted to a fall from grace from just three years earlier when Charney had told ABC news that American apparel would live beyond his own lifetime. What he neglected to mention was that its ongoing life would be as an online only store, no longer making clothes in the USA. But what was the backstory of the moment those metal restraints closed around his wrists in Foxstone Park, Virginia? What did he do? Why did he do it? Who was this man? What damage did he do? To discuss these questions, Andrew sat down with the author of A Spy in Plain Sight, Lis Wiehl. Lis is a former Federal Prosecutor and a legal analyst and reporter on major news networks, including a 15-year stint at Fox News. She is the best-selling author of 20 fiction and non-fiction books and last but not least she is the daughter of an FBI Agent who heard stories of Hanssen's betrayal from her father. Hanssen betrayed “jewel in the crown of American intelligence, Dimitri Polyakov, and other U.S. assets, as well as handing over thousands of pages of highly classified information to the Soviet Union and later Russia. And… In the intelligence community compartmentalization is a way to try to protect sensitive information, caveats, codewords, clearances, read ins, need to know, etc., but in the personal context it refers to being capable of being a “different person in terms of outlook, values and behavior at different times and circumstances.” David Charney met with Hanssen for an entire year after his arrest and described him as “the most compartmentalized person I have ever met.” He also mentions that he is a very experienced psychiatrist. Charney says in terms of compartmentalization most of us are a 1-2 on a scale of 10. Guess where Hanssen was?
