In this week's episode, we have Tim Fitzpatrick. Tim is the president of Rialto Marketing. He is based in Colorado but grew up in the Bay Area in California. His story started from working in a wholesale distribution company to selling houses and then finally, digital marketing and business growth. He believes that most people make marketing complicated which, according to him, should not be the case. He believes in working smart rather than working hard. For Tim, being laid off opened an opportunity for him to focus on what he enjoys doing. He founded Rialto Marketing with this in mind last 2013. Their mission is to help businesses breakthrough their marketing roadblocks with the use of their 90-day marketing plan. The idea is to go back to the fundamentals of the business and identify specific goals and target market. He follows a 6-step structure in navigating through one's digital marketing strategy. When asked about his advice to other business owners, he said that being able to adapt to change is important. Given the events last year, the ones that were able to pivot survived, and those who didn't fail. Another strategy he shared is to break down the task or project into smaller pieces and finish each small task before going on to the next. On today’s episode of Rock the Podcast, Jess speaks with Interview Connections client Tim James! Tim is one of those guys that will leave you feeling younger and more energetic just by hearing him speak. After suffering from multiple health issues, including chronic acid indigestion and surgery to remove one of his organs due to serious digestive issues, Tim knew something had to change. But it was only after watching his closest ones die of cancer and the untimely death of his younger brother that he finally decided to take action. Tim’s journey led him to a shocking discovery that helped his friend beat cancer and transform every area of his life. Feeling charged with a duty to help others he started sharing his knowledge with anyone that would listen. This led him to produce his own chemical-free food products. Chemical Free Body was born. Tim’s inbox is constantly flooded with people singing and dancing about how his products have given them a life they couldn’t believe was possible. His story will have you laughing, crying, and gasping but most importantly he will give you the recipe to a longer, happier, and healthier life! Since Tim owns a product-based business, Jessica asked him why he chose podcasting to promote his business and increase his visibility. With products, many other entrepreneurs will choose more direct advertising. “Why are you passionate about going on interviews to tell your story and educate the market?” Tim had been selling mostly over the phone. He built his business over the phone, but then the Covid pandemic shut everything down. Tim didn’t really have any tech skills and had previously invested money with the wrong people. But, Tim had been invited on some podcasts. Every time he went on a podcast, he saw that some sales would trickle in, however, Tim never really put a lot of thought into podcasts. Tim decided to call up a friend to get on some podcasts. He guested on three shows and did an enormous amount of sales. Tim thought, “This could save me.” Within a few months of podcast guesting, Tim tripled his sales. Once Tim began working with us here at Interview Connections, he created half a million dollars in sales. Tim loves podcast guesting because he gets to do what he does best: tell his unfiltered story and educate people. Podcast guesting is simplifying the business for Tim, so he feels like he is getting his life back while still expanding his business! For Tim, podcast guesting is a no brainer. As a guest, you just get to show up on someone else’s podcast, who has put in all this work to establish trust and build an audience. Tim explains that it’s like getting in front of a stadium of people and having their attention for an hour It’s a fantastic organic marketing strategy --no ads necessary-- and it’s just your unfiltered story doing the selling for you. Tim also points out that these podcast hosts need good content! They need good guests or they don’t have a show. If you’ve got a story (and really, don’t we all?) Tim recommends that you get really good at telling your story. When Tim really started focusing on podcast guesting, he doubled his business. Jessica asks Tim to expand on what kind of shows are giving him those amazing results. Podcast guesting was uncharted water for Tim. He just tried to get on as many different types of shows as he could. Tim would also track sales from podcast interviews by giving out a unique discount code on episodes, and tracking if that code was used. This would allow Tim to see exactly what podcasts were creating momentum for him. Tim was interested in reaching audiences that he could relate to, and offer solutions to. These audiences excised in a variety of shows, so Tim went on a large number of different shows! Tim tracked his results and had a clear understanding of his client avatar, which was incredibly valuable for his podcast guesting strategy. Tim understands who wants and needs his product, and understands his ideal client’s mindset. If you’re thinking about doing a show, you have a great message but you are scared about how you are going to share it, Tim explains that you’re really getting in your own way. A friend of Tim’s paid $25,000 for a coaching program, and the first piece of advice the coach gave was to go live every single day. A lot of people would respond, “I don’t have my message yet, it’s not perfect!” Tim explains that the first 45-75 lives are not for the audience, they are for you to find your message and to refine your message! You will find your message and you will start getting comfortable sharing it. The best way to hone your message is to start going live, hire a booking agency to get you on podcasts, and just go on the shows. You don’t have to be an ad expert, you don’t have to know how to build a website. You just have to have a message and a way to connect with those people who resonate with your message. You just have to be really good at telling your story! If you’re saying, “I really want to do this, but I’m not ready. I don’t have my message right.” Tim argues that you just have to start! Sima Vasa is excited to welcome Tim Clover as her guest for today’s podcast. Tim is the CEO and Founder of Glow, based in Australia. Tim is originally from the UK and has been living in Australia for the last ten years. About Glow Glow is an online research platform, and people often compare it with SurveyMonkey on steroids. For Tim, it is about a lot more than just creating surveys. It is about the whole workflow for research. Some background As a kid, Tim was into engineering and finding out how things work. He started his first business after getting his engineering degree. He tried to use Excel macros to standardize processes and do things like process mapping. And he wanted to work out how to create channels into different markets. Although he earned enough to pay the rent and eat, he needed to gain more life and company experience, so he ended up working for a UK company, doing business simulation work. Not fitting the mold A friend called Tim and suggested that he apply for a role at the company he was working for because they needed someone with his skill set. Tim applied for and got the job. But he felt that did not quite fit that mold, which was generally very academic and did not involve much thinking outside the box. Assumptions Tim became interested in the sensitivities around many of the assumptions in the models that were being used in the company he was working for. He wanted to understand where the data was coming from that was feeding those assumptions. That pushed his career within that company into a role of story-telling, and into dealing with much more senior people in the organizations, to challenge them and help them form assumptions. From doing that, he became well-known within the organization. Australia In Australia, they were trying to do a similar thing. They wanted to build a team to analyze data and analytics from an operational perspective. So Tim decided to move there and help the company build a team in Melbourne. Retailers Tim did a lot of work with retailers. A big retailer called Coles was going through a major transformation at the time, and Tim’s team helped them pull together all their data together. The birth of Glow It took a long time to get their customer data together, and Tim started tinkering around to find ways to speed things up. Through his endeavors to find a better way to capture the information, Glow was born. Glow Glow, as a concept, was born because of a gap in the ability to reach consumers. It was a way that companies could tap into their customers more quickly and directly. Initially, Tim did not think of it as a survey platform. He just wanted to close the gap in hard-to-reach places and create experiences for the customers to engage. Good times and bad When starting a business, you have to weigh up the personal risk and realize that the path will be hard. If you’re not absolutely focused and completely determined, you’re going to find the ride pretty tough. Tim has had some fantastic times and some tough times over the last seven years. At first At first, Glow was all about getting data from hard to reach places and leveraging their tech to fund growth. In the background, they were investing more heavily in the ability to write the surveys themselves. Clients could log in After starting to write the surveys themselves, about three years ago, they released the first version of Glow where their clients could log in, look at their account, see the surveys running, and change some of the questions. Getting data Before, Tim was more of an insights person than a researcher. So when he got into research, it was about getting data. Online panel Three years ago, Schweppes asked Tim to do an online panel. He looked into it to find out how it might work, and it eventually took about two hours to get it working beautifully. Season 1. Episode 39. New Year's resolutions come in all shapes and sizes, but we here on the podcast are looking at our Revolution Resolutions - namely, our sake goals for 2021! The New year is one of the most important holidays in Japan. The Japanese flock to their local shinto shrine to pray for a healthy and auspicious new year. One tradition that is a bit less common is the drinking of Otoso sake. This is a medicinal sake infused with herbs and spices (cinnamon, ginger, pepper etc). Tim and John step into the new year with some new sake goals for the new year. For Tim, it is to drink outside his comfort zone, and as a good first step, he brings in a sweet Junmai Nigori. John wants to buy more sake locally and hits the japckpot when he finds some wonderful premium sake at his local liquor store. Every single person who knows Tim Timmons seems to have this same response when his name comes up: “Dude! Timmons! I LOVE that guy!” It just seems like he has poured his heart and life into every third person I’ve met in the past few years. He’s a musician, a pastor by default, a writer and a family man. “If you are ferocious in battle, remember to be magnanimous in victory"Colonel (Retd) Tim Collins OBE delivered the now infamous speech to his troops of the 1st Royal Irish Battle Group on the eve of battle in Iraq, March 2003. Such was the notoriety of this particular address it is believed that a copy of the speech hung in the Oval Office of the White House. From the moment Tim Collins' speech in Iraq was made public, Collins became a hero and an inspiration to world leaders and infantrymen alike.Tim was commissioned into the Army and joined the 2nd Battalion, Royal Irish Rangers in Berlin. Chris Castle, a developer advocate at Heroku, leads the discussion with Tim Specht, the co-founder and CTO of Dubsmash, a video messaging application. Tim's involvement with software development stretches back over a decade, to the first evolution of smartphones, when memory management was essential and the new user experiences were being formed. It's become easier now to build applications, but the expectations on quality from users has also changed. For Tim, the two journeys are intertwined: it's not enough to have a depth-first approach to software development, and a baseline knowledge of how to make something computationally efficient aids programmers in building pleasing apps. The pivotal transition in Tim's understanding of how to build great software was getting better at prioritization. Allowing others to choose strategies that work best under the circumstances allows the entire project to move forward, rather than stalling endlessly to find the most optimal solution. It's important when making a technical decision to not stay committed to the path if it isn't working out. Any bottleneck has two solutions: either you brute force a solution at the expense of time and productivity, or you find a solution which is good enough. When it comes to building a product, Tim says that it's important to try and embed yourself into the news and events of your ecosystem as much as possible. Following authors on Medium or clicking through links on HackerNews not only tells you of what others are building; it also informs you of the new tools you have at your disposal. Of course, it's ill-advised to jump into a new library, language, or framework, without some evaluation and caution. Multifamily Mindset is key to growing true wealth in multifamily real estate. Tim Bratz brokered his first commercial lease for a 400 square foot retail space which rented for $10,000 per month in New York, NY. When he realized the landlord was going to make almost $2,000,000 over the 12 year lease for this one space, he knew he was on the wrong side of the coin. He needed to be a landlord instead of a real estate broker if he wanted to create real wealth in real estate. Since that time, Tim has flipped single family homes, wholesaled, owned single family rentals, turnkey rentals, and invested actively and passively in multifamily properties. The first apartment building he purchased was an 8 unit property for $30,000 which he invested another $50,000 into. All in he is in for $10,000 per door, and it cash flows like crazy. Since this one property, he stopped investing in all other types of real estate except for multifamily. Real Wealth in Real Estate Real wealth is not created on one commission from an individual transaction. It is created from residual income; getting paid repeatedly, month after month and year after year. Wealth in real estate is created over time, not by flipping property after property, but by holding the asset and letting it appreciate over the years. Multifamily Mindset Multifamily Mindset for Tim started with the realization that residual income was key. More wealth has been created in real estate. It’s a proven formula if you stick with it and have a vision. The more he learned about real estate, the more he saw an opportunity for him. He also recognized the power and potential danger of leverage. When the 2008 crash happened, those with too much leverage, lost everything. While those with cash flowing assets, were able to ride out the storm. When the banks were not lending, real estate investors with positive balance sheets and cash flowing properties were able to get loans, because they had cash flow. This allowed them to buy more and grow their portfolio. Getting Started You will pay for your education one way or another. If you decide to go it solo, and learn the hard way, on your own, you will pay for your education in costly mistakes and missed opportunities. If you elect to pay a mentor, you will be able to shorten your learning curve, and gain from your mentors experience, and mistakes so you won’t have to repeat them. The choice is yours. There are tons of books and podcasts available for free. But these do not hold you accountable. How many times have you been to a seminar or read a book that inspired you to do great things. But as soon as you return home, you get into your regular routine and forget all the excitement and momentum you gained from the event. Having regular meetings with your mentor or mastermind group, will keep you on track and hold you accountable to yourself so that you reach your goals. Tim has learned from books, podcasts and mentors, both bad and good. He has found his mastermind group has been the most beneficial for him. His mastermind group is where he learned from other investors who had passed through his current challenge. Meeting regularly with his mentor or his mastermind has helped Tim create a portfolio valued at more than $250,000,000 in just over 4 years. Regular Reflecting Tim had over 200 doors made up of a mix of single family and multifamily properties. When he took some time to reflect, the numbers did not lie. NInety percent of his wealth was from multifamily yet it accounted for only ten percent of his time. This aha, lead Tim to focus only on multifamily from that point forward. If you don’t know where you want to go, it doesn’t matter which path you take. Know your why, and then back into the numbers to get you on the right path for where you want to end up. When you know what you want, you can ask better questions, on how you can accomplish your goal. Take a day, schedule it, and periodically take stock of where you are and compare it to where you want to be. Then ask questions, and course correct. Consistency is Key Consistency is key to building a successful business. An apple a day keeps the doctor away, not seven apples on Sunday. If you want to build a big business, there is no shortcut. Consistency is the key to growing a big business. If you want to build a big business, recognize that it will take time, and act consistently. When you do this over time, your efforts will accumulate and you will have success. Marketing Tim recognizes that having a consistent marketing message in front of his key prospects is how he will reach his goals. This applies to both raising money, and buying apartments. In the communities where Tim is actively acquiring properties, everyone knows Tim buys apartments. Why? Because, for the past three years, he has marketed to owners, and residential brokers that “Tim buys Apartments”. For investors looking to participate passively, Tim stays in front of them, and is constantly building his list. His consistent actions allows him to raise millions of dollars in a single webinar for any deal he has. From his residential wholesale days, where he built his list of buyers and wholesalers, he recognized that wholesalers come across multifamily deals all the time, and usually throw them away. What if the wholesaler could make a referral fee by sending it to Tim? Tim emails his list of wholesalers weekly, reminding them that he buys apartment buildings. Because these buyers come across multifamily opportunities regularly, and have nowhere to go, Tim has been able to make a win-win-win situation for the seller, wholesaler and Tim. Syndication Strategy Tim has a unique syndication strategy for how he structures for his deals compared to traditional syndication models. Unlike others where investors may not see any return until the building sells, Tim offers a preferred return to investors from day one. As soon as the property is stabilized and can be refinanced, he pays back the investors their principal, replaces his bridge financing, and keeps his investors in the deal for 10 to 30 percent equity into perpetuity. Investor benefits include: tax advantages because the preferred returns are long term capital gains. The investor gets their capital back for the next deal, and they get the long term equity build from their 10 - 30 percent investment with no capital in the deal. For Tim, this has created a constant source of money looking for a return that is ready for the next deal. BIGGEST RISK Each week I ask my guest, “What is the Biggest Risk Real Estate Investors face?” BIGGEST RISK: The BIGGEST Risk we face is the potential tightening up of the banks. How do you manage the risk? The model is based on refinancing within 12 to 18 months. If we see the market shifting, we can refinance sooner, and not take out any proceeds. Usually we like to wait for 12 months so we can take out some proceeds. This allows us to pay a little more to our investors, and make them happy, and me a little more liquid so I can qualify for more loans. But if we had to refi before 12 months, we could just refi at our basis, lock into long term debt, and ride out the storm. The other thing we do is underwrite our projects as if the loan to value is going to drop by 5 - 10% in 12 - 18 months and we assume that the interest rates will bump up 1 percent. Do I think these will happen? No. But, I want to be prepared for if they do. In some cases, all of the ideas are related to one central theme and vision for their future. In others, the only common thread between the ideas is that they’re related to design. For Tim, his pursuits all came through the projects he designed for his blog, Journey of an Architect, which eventually ranged from architecture to leather product design and writing a book. With so many projects from different areas of design being developed simultaneously, Tim decided it was time to revisit his vision for his future, which is to start an architecture firm. With this in mind, he filtered through all his pursuits and is in the process of letting go of some while reducing his investment of time in others. On the other hand, Mike has recently embarked on putting his latest plans for Evolving Architect in place for 2019 which focuses on writing bi-weekly posts full of ideas that are shared through stories. Tim started his adult life in the Marines as an intelligence analyst. During those 5 years, he learned some valuable lessons and also realized that he did not want someone to dictate how much money he would make. He then got into insurance sales, which was foundational to his understanding of the market and real estate before he made the career shift to real estate investing.Initially, Tim was a project manager for a real estate investing company, prepping homes and keeping things moving along so the company could be productive and successful. From there, he and a business partner started Sprint Partners LP and got into the area of owner financing notes within real estate investing. A few years later, he met the woman who would eventually become his wife and his true entrepreneurial journey began in 2006.The first 2 years of their endeavor were great, filled with growth and profits, but when the harsh realities of the Great Recession set in, they had to cut their losses and basically eat up any gains they had made in ’06-’07. Tim reinvented himself in 2010 and focused on wholesaling, but he soon realized that he missed the networking opportunities that he had had through HomeVestors. He formed the REI Expo in Dallas in January of 2011, which continued for several years and expanded into regional events across the country. Through this experience, he got connected to Five Star Expo and was asked to be a speaker on single family real estate investing. One thing led to another and he co-founded B2R Finance and served as the Managing Director for some time before he realized that his heart really wasn’t in it and he needed to get back into entrepreneurship. This led to the creation of the 2020 REI Group, which had good intentions but ultimately missed the mark as well because it kept him away from his true passion: his family. Tim truly speaks from experience when he tells listeners to find their “why” and pursue it. (3.06) –Tim is asked to share his worst career moment by Phil. Fortunately, Tim’s worst IT career moment has a silver lining. Tim has always been a teacher as well as an IT professional. So, when he was in the running for an IT directorship in a local private High School he focused on securing that role. But, the school changed its mind and decided not to go in that direction. This was a big blow and very depressing. But, the experience taught him the need to keep the prospect of a future position in context. IT moves at the speed of light, so you need to take a flexible and agile approach to your career. (6.00) – Phil asks Tim to tell everyone about his career highlight, his greatest success. That happened when Tim was speaking at a big conference about WireShark. The audience was a big one and they were eager. So, eager in fact that some of them were applying what he was telling them immediately. There was even a group of programmers from one company who were instant messaging his troubleshooting advice back to their datacenter. That experience demonstrated to Tim the importance and practical value of the technical education he was providing. It was great to see people developing their careers, live, right there in front of him. (7.50) – Phil wants to know what excites Tim about the future of the IT industry and careers. Tim loves the fact that industry work can now be done from anywhere. There is no longer to spend ages in a car traveling or to work in a data center. Cloud computing is definitely the future anyone involved in IT cannot avoid working with cloud computing. However, it is a little worrying that newcomers are not likely to be able to do any actual cabling. Tim’s experience of interfacing with the hardware has helped him to develop software-defined networks that work properly. (9.00) – What first attracted you to a career in IT? Puzzle solving and the fact that you become a perpetual student, there is always something new to learn. Tim was inquisitive from an early age, so for him IT was the perfect fit. (9.55) – What is the best career advice you have been given? Tim said his grandfather told him “if you're doing work that you would do even if you weren't getting paid for it, then you found your right career.” It was a good piece of advice and one of the reasons Tim continues to work in tech and information. (11.38) - If you were to begin your IT career again, right now, what would you do? Tim says that is tricky because today’s IT industry is very different than when he started. He sometimes wishes he had majored in computer science. He advises someone entering the field today to survey as many different disciplines as possible. Then whittle down where their interests and aptitude lie. (12.20) – Phil asks Tim what he is currently focusing on. Tim is still creating Microsoft Azure training and doing consultancy work when he wants to do so. Tim is also doing his best to give back to the IT community, by talking at workshops, mentoring, teaching and attending meetups. (12.58) – What would you consider to be your most important non-technical skill? For Tim it is public speaking. There are plenty of ways to learn this skill and it is well worth taking the time to do so. Being confident and able to be concise and persuasive will help you with job interviews, pitching ideas and selling your case. (14.03) – Phil asks Tim to share a few final words of career advice. Unless you enjoy the work, Tim advises considering another career. IT requires a lot of time and effort, so it is not something you want to be doing if you do not enjoy it. Investors love stability and predictability, and for that reason Nepal has not appealed to many. With a per capita income of only $970, Nepal ranks among the poorest in Asia. The country is mountainous and largely dependent on agriculture and foreign remittance from Nepalese who’ve left the country to work overseas. There’s also a shifting political landscape and a general lack of stability. It’s not surprising that outsiders see more risk than reward when contemplating investment in Nepal. My guest this episode is trying to change that. Tim Gocher is Founder and Chairman of both the Dolma Foundation and the Dolma Impact Fund, the first international Private Equity and Impact Investment fund for the country of Nepal. No matter how you cut it, investing in Nepal is a high-risk proposition. For Tim and his investors, the objective is two-fold. Making money comes first but a close second is the fund’s ability to deliver to the Nepalese a high degree of socio-economic benefit. Investing in an under-developed market like Nepal comes with risk. But risk means different things to different people. For some, it conjures up images of opaque regulatory regimes, political in-fighting, and all forms of corruption. Others see opportunity. For visionaries like Tim Gocher, there’s both money and impact there for the making. High risk has a tendency to suppress project and investment valuations. That’s a good thing for Private Equity players charged with building value and growing multiples. As always, thanks for listening.

“My body, my choice” is possibly the most common slogan in defense of abortion right now, and an embarrassing number of pro-life people completely misunderstand it. This misunderstanding is so common, and it is so destructive. For Tim, and the rest of the team at ERI, it is a point of particular frustration. As we make our way into what will be the fourth year of adult-use cannabis in Colorado, Colorado Harvest Company CEO Tim Cullen returns to share how things have changed and how things have remained the same. For Tim, 2014 was his fourth year in operation, so while it was a transformative moment for the industry and the world, in some ways Jan. 1 was another day at the office for Tim. That said, operations were set for 2 or 3 customers at the time and 1500 people showed up. Moving into today Tim says that the water has found it’s level and the cannabis business has evened out.
Comedian, songwriter, lyricist and composer Tim Minchin sits down at the piano for a special programme - an extended conversation with Ian McMillan. Over 45 minutes they discuss the influences on his language, exploring the writing process behind the music and lyrics from his acclaimed musicals (the Tony award winning 'Matilda' and the more recent 'Groundhog Day'), and the pleasure he takes in letting the sounds of word lead his writing in his comic songs. He also talks about publishing his first children's book, 'When I Grow Up' (Scholastic), inspired by the hit song from Matilda, and illustrated by Steve Antony, and explains how pictures can play a similar role to music. Ian and Tim discuss his fascination with the clash (particularly in satirical songs) of content and form, and 'the balance between dark and light' elements. For Tim, the satisfaction of song-writing is similar to that of solving puzzle, particularly when he plays with the effect of internal rhyme. He also considers the debt he owes to Roald Dahl, whose subversiveness he emulated as a young boy, and he admiration for Kurt Vonnegut's ear for ordinary speech. In this episode we talk to Tim Burke, who documents his journeys through photography and we have a flashback to an interview with Graham Field, who is an avid daily diary keeper. Every Picture Tells a Story: Tim Burke Tim Burke is from Seattle, Washington and in April he quit his job, sold off his belongings and shipped his motorcycle to London to do a trip around Europe. At first, it was about the motorcycle adventure, but very quickly he grew to love photography and it became a large focus of the trip. His photographs have been featured in some motorcycle branding catalogues, magazines and social feeds. For Tim, photography on the road is a way of sharing his experiences with other people.
