Slovakia Today, English Language Current Affairs Programme from Slovak Radio
Every year on 22 September, cities across the world celebrate World Car-Free Day, encouraging people to leave their cars at home. The event highlights the benefits of car-free living — from cleaner air and safer streets to more space for walking and cycling. In Europe, it marks the finale of European Mobility Week (16–22 September), a campaign promoting clean and sustainable urban transport. Slovakia is part of this initiative too, with towns and cities introducing creative programmes and lasting measures to make mobility more accessible and environmentally friendly. On this occasion, we bring you insights from Juraj Moravčík, General Director of the Slovak Environment Agency, Ján Horváth, transport emissions expert at the Slovak Hydrometeorological Institute, architect and urbanist Zuzana Ladzianska, and Jozef Vozár, spokesperson for Dopravný podnik Bratislava (the capital's public transport company). They share their perspectives on how transport shapes daily life in Slovak towns, the impact of cars on air quality and climate, and what alternatives are emerging to make cities more livable and sustainable. As always, the programme concludes with a new edition of our language corner — Slovak Sound Check.

Here's some of what you'll learn in this episode:How Todd discovered his passion for financial services—and why helping people drives his business. The surprising ways Todd's company creates real impact for clients and team members. Why taking true time off accelerates success. The importance of making sure you have the capacity to handle a situation (before you're in it).How Strategic Coach helps entrepreneurs and their companies grow. Show Notes: The more free time you take, the more your income will grow. Taking free time flies in the face of workaholic culture, where burnout is worn as a badge of honor. Target Market Insights: Multifamily Real Estate Marketing Tips
Wayne Courreges III is a Marine Corps veteran and the founder of CRI Partners, a real estate investment firm focused on building generational wealth through multifamily and entrepreneurial assets. After a 16-year career in asset and property management with CBRE, Wayne transitioned full-time to real estate investing in 2023. He now leads a $50M portfolio that spans value-add multifamily, RV/boat storage development, and strategic commercial projects in Texas and the Southeast. Make sure to download our free guide, 7 Questions Every Passive Investor Should Ask, here. Key Takeaways Wayne's journey from Marine Corps to CBRE to full-time real estate entrepreneur was fueled by long-term vision and layered income streams. Asset management and development experience allowed him to take calculated risks while building CRI Partners. His model includes multifamily investments (80%) and entrepreneurial projects like RV/boat storage and mixed-use developments (20%). For passive investors, education is key—ask the right questions, vet the sponsor, and understand the deal before wiring money. Taking action and surrounding yourself with experienced mentors are essential to building momentum and avoiding costly mistakes. Topics From W-2 to Full-Time Investor Started investing while working in commercial real estate at CBRE. Created income through asset management fees, acquisition fees, and development work before making the leap. Made the switch when he realized he couldn't serve both CBRE clients and investors at the level they deserved. Why Multifamily Is Still the Foundation 80% of his portfolio is traditional value-add multifamily across Houston and San Antonio. Focuses on deals in strong, secondary markets with stable rent growth and access to workforce housing. Prioritizes transparency, conservative underwriting, and investor trust. Entrepreneurial Investments: RV, Boat & Business Storage Developed a 20x50 enclosed storage facility based on lessons from a successful Huntsville, AL deal. Business tenants include HVAC companies, disaster response teams, stagers, athletic companies, ranchers, and state agencies. Facility design and location (highway visibility, 100k+ population) drive demand and retention. Diversification Through Local Development Acquired and rezoned 12 acres for a 150-unit multifamily development and SpringHill Suites hotel in Bryan, TX. Emphasizes that high-risk projects like these are only pursued when they're local and manageable. Maintains a disciplined approach—stabilize one asset before scaling the next. Educating Passive Investors Created PassiveInvestorCoaching.com to help LPs learn how to vet sponsors, markets, and opportunities. Teaches how to assess underwriting, ask better questions, and avoid the most common mistakes. Encourages LPs to start small and grow confidence through informed investing.

Inside Strategic Coach: Connecting Entrepreneurs With What Really Matters
A Free Day™ is a 24-hour period with no work-related activity whatsoever. A great many entrepreneurs struggle with taking true Free Days™. In this episode, business coaches Dan Sullivan and Shannon Waller talk about The Entrepreneurial Time System®—which consists of Free Days, Focus Days™, and Buffer Days™—and why it's essential for you to provide structure to your Free Days if you want the greatest business success. Here's some of what you'll learn in this episode:The purpose of each of the three types of days in The Entrepreneurial Time System. Some non-work activities you can use to structure your days. Why it can be much easier to work than to take a day off.Why entrepreneurs are so resistant to taking days off entirely without work. Why you shouldn't have an unplanned Free Day. Show Notes: You gravitate to the part of your life that has the most structure. Taking a day as if it were a Free Day, but structuring it with activities that are business activities, means that you're not going to be rejuvenated by the day. You can have a lot of structure to your days even when you're not working. You can do activities on Free Days that you would never touch on a workday. Structure means that you'll be supported by things that are already planned. If you have an idea on a Free Day, wait to see if it sticks with you until a workday. It's a lot easier to set out to write 100 books than to set out to write only one book. An idea that is really great bothers you because it wants to be born into the world. You can still use all your strengths when you're on a Free Day. Profitability means you're not only making money, you're keeping money. Your plans regarding retirement affect how you take your Free Days.
