Target Market Insights: Multifamily Real Estate Marketing Tips
Wayne Courreges III is a Marine Corps veteran and the founder of CRI Partners, a real estate investment firm focused on building generational wealth through multifamily and entrepreneurial assets. After a 16-year career in asset and property management with CBRE, Wayne transitioned full-time to real estate investing in 2023. He now leads a $50M portfolio that spans value-add multifamily, RV/boat storage development, and strategic commercial projects in Texas and the Southeast. Make sure to download our free guide, 7 Questions Every Passive Investor Should Ask, here. Key Takeaways Wayne's journey from Marine Corps to CBRE to full-time real estate entrepreneur was fueled by long-term vision and layered income streams. Asset management and development experience allowed him to take calculated risks while building CRI Partners. His model includes multifamily investments (80%) and entrepreneurial projects like RV/boat storage and mixed-use developments (20%). For passive investors, education is key—ask the right questions, vet the sponsor, and understand the deal before wiring money. Taking action and surrounding yourself with experienced mentors are essential to building momentum and avoiding costly mistakes. Topics From W-2 to Full-Time Investor Started investing while working in commercial real estate at CBRE. Created income through asset management fees, acquisition fees, and development work before making the leap. Made the switch when he realized he couldn't serve both CBRE clients and investors at the level they deserved. Why Multifamily Is Still the Foundation 80% of his portfolio is traditional value-add multifamily across Houston and San Antonio. Focuses on deals in strong, secondary markets with stable rent growth and access to workforce housing. Prioritizes transparency, conservative underwriting, and investor trust. Entrepreneurial Investments: RV, Boat & Business Storage Developed a 20x50 enclosed storage facility based on lessons from a successful Huntsville, AL deal. Business tenants include HVAC companies, disaster response teams, stagers, athletic companies, ranchers, and state agencies. Facility design and location (highway visibility, 100k+ population) drive demand and retention. Diversification Through Local Development Acquired and rezoned 12 acres for a 150-unit multifamily development and SpringHill Suites hotel in Bryan, TX. Emphasizes that high-risk projects like these are only pursued when they're local and manageable. Maintains a disciplined approach—stabilize one asset before scaling the next. Educating Passive Investors Created PassiveInvestorCoaching.com to help LPs learn how to vet sponsors, markets, and opportunities. Teaches how to assess underwriting, ask better questions, and avoid the most common mistakes. Encourages LPs to start small and grow confidence through informed investing.

Europe's race to secure critical minerals and break its dependence on China has put the spotlight on Greece after the bloc announced a list of strategic projects that include a Greek aluminum plant that will soon extract gallium - a critical metal used in everything from advanced semiconductors to military radar systems. Leading Edge Materials CEO Kurt Budge joined Steve Darling from Proactive provided an update on the company's Norra Kärr Heavy Rare Earth Elements Project, including a decision on its application for Strategic Project status under the EU Critical Raw Materials Act. While Norra Kärr was not included in the EU's first list of Strategic Projects, the company remains committed to the initiative and will reapply once the next call for applications is announced. Despite this outcome, Leading Edge Materials has continued to make significant progress at Norra Kärr. Since submitting its application in August 2024, the company has reached a key milestone by submitting a new application for an Exploitation Concession—a 25-year mining lease—and remains focused on exploring innovative pathways for early and sustainable production. Budge also shared updates on the company's Rapid Development Plan, which is designed to accelerate the extraction process and shorten the timeline to production of heavy rare earth element (HREE) concentrate and nepheline syenite. A key aspect of this strategy is a phased development approach, starting with a small-scale operation to enable early deposit access, generate initial revenue from nepheline syenite sales, and stockpile HREE concentrate for future processing. This approach is intended to minimize both financial risk and environmental impact while establishing a strong foundation for long-term operations. Budge also discussed ongoing testwork on nepheline syenite and aegirine, which is focused on mineralogy, chemical composition, and leachate chemistry. These findings will be crucial in assessing market opportunities, including potential demand and pricing scenarios. The company is actively exploring higher-value markets, such as functional filler products, where prices have ranged between US$100 and US$500 per tonne. Given that nepheline syenite contributed 11% of total revenue in the 2021 Preliminary Economic Assessment (PEA), the company sees significant upside potential in its future economic contributions. To support this evolving strategy, Leading Edge Materials is preparing to release an updated PEA financial model in Q2 2025, incorporating revised price assumptions and a full review of all economic inputs. #proactiveinvestors #leadingedgematerialscorp #tsxv #lem #nasdaq #lemse #otcqb #lemif #CriticalMinerals #NoraKarr #LeadingEdgeMaterials #MiningUpdate #EuropeRareEarths #NephelineSyenite #MiningNews #ResourceDevelopment #SustainableMining #EUResources #HeavyRareEarths

Full Harvest: https://www.fullharvest.com/Software is Feeding The World Newsletter: https://www.rhishipethe.com/sftwMetal Dog Labs: https://www.metaldoglabs.ai/I'm really excited to share today's episode with Christine Moseley. This problem of food waste is one I've been interested in since starting this podcast. The first episode I dedicated to the issue was episode 040 clear back in early 2017 with Jonathan Bloom of Wasted Food. Then we've had other episodes with people like Olympia Yarger of GOTERRA, Abi Ramanan of Impact Vision, Larry Clarke of Nanoguard and Justin Kamine of Do Good Foods all talking about food waste. And if I'm being honest, I don't think the needle has moved in how much food gets wasted every year. But I applaud the efforts of all of these people and Christine to take on such a massive and complex problem. But I won't be asking the questions today. I'm very pleased to welcome Rhishi Pethe back onto the show to host what I believe is his fifth episode. For anyone who doesn't know, Rhishi has has extensive experience in artificial intelligence, supply chain & logistics, product, data & technology strategy, robotics & computer vision, sustainability, and data interoperability. He has held leadership roles at Mineral (an Alphabet company), The Climate Corporation (Bayer), Amazon, and other technology companies. He has led two startups through exits, and one through a spin out. Rhishi is also the creator of the free weekly newsletter “Software is Feeding the World”, which I highly recommend and I will leave a link in the show notes where you can subscribe for free. It is always a please to pass the mic over to Rhishi and I appreciate him hosting Christine today. And speaking of Christine….Christine Moseley, Full Harvest Founder + CEO, is a passionate serial entrepreneur. At age 17, she started a music education non-profit, Musical Empowerment, which is still growing nationally 16 years later. Currently, at Full Harvest, she is solving the food waste problem at the farm level with technology. Full Harvest is the first B2B platform for surplus and imperfect produce, connecting large farms directly to food & beverage companies.Christine has over 15 years of experience in the logistics and food industries at both Fortune 100 companies (Maersk, P&G) as well as high-growth food start-ups. In her last corporate role, she assisted Organic Avenue, an NYC healthy food + juice start-up, double in size as Head of Strategic Projects and Business Development. Christine holds an MBA from Wharton Business School. Two really smart people talking about one of the greatest challenges our food system currently faces. Enjoy this conversation between Rhishi Pethe and Christine Moseley.

These are some of the many questions we address with Martin. Please tune in to hear how Martin's dedicated investment in young talents has turned into a strategic success factor for the business.

On 30th November at 2-3pm CET, Innovation Forum hosted a webinar on nature-positive business approaches in partnership with Golden Agri-Resources. This is an audio recording of the webinar. Faced with what the United Nations calls an ‘unprecedented' decline in biodiversity, businesses are taking action to find solutions to reduce and ultimately reverse human impacts on our ecosystems. Recent initiatives such as the 2022 Kunming-Montreal Global Biodiversity Framework, recommendations from the Taskforce on Nature-related Financial Disclosures (TNFD) and the Nature Positive Initiative aim to offer a path forward with definitions to guide conservation organisations, businesses and financiers towards a net positive impact on nature. But how can businesses put guidance and solutions into practice, and what steps should be taken to set clear goals and find novel solutions for organisations to contribute to a better future for biodiversity and nature? In this webinar, our expert panel discussed: • How should businesses define terms like nature zero and nature positive to help them measure and manage progress? • What action brands are already taking to create and articulate their nature strategies, and what lessons can be learned for the future to drive measurable change. • Where and how should companies set targets to effectively address a nature-positive future? • The support needed from government, regulators, finance and other stakeholders to achieve change Our panel: • Götz Martin, Head of Sustainability and Strategic Projects, Golden Agri-Resources • John Buchanan, Vice President Sustainable Production, Conservation International • Conor McMahon, Global Net Zero and Nature Lead, Nestlé • Loraiza Davies, Global Sustainability Manager, Land and Biodiversity, GSK The webinar was moderated by Tanya Richard, COO and Head of Stakeholder Engagement at Innovation Forum

Brought to you this week by The Running Event Show Notes [00:02:15] Initially reluctant, Brian joined the track team in junior high and ended up enjoying it. [00:06:20] Brian started working at The Running Store at 16, now in the industry for 25 years. [00:08:26] Two shoe nerds experiment by putting a shoe in a toaster oven and turning it into a flat shoe. we'd always kind of been a little bit In the barefoot movement. we always like to finish our runs doing strides, you know, sprints barefoot on grass [00:10:12] Since we took out the drop in the shoe, we needed a name for this. And so we coined the term somehow it came up with, we coined the term zero drop. That was our, that was our concept. And so that was something that, uh, with the ultra brand we still use to this day is zero drop [19:55:09] I had the CEO of ICON, our ownership group, pulled me in one day and he said, Hey, Brian, you know, we really want to take ultra to the moon. We want you guys to be as big as you possibly can. And he said, we are, uh, we're looking at some investment groups, uh, for Altra. And I was like, what investment groups are you selling us? Like, well, not necessarily. Like we're going to be meeting with some people over the next two weeks. And I ended up meeting with VF a week later, not even knowing that my company was up for sale as founder and president of the president at the time. So it was a bit of a shock. We were not prepared for that acquisition [00:14:29] We all had different roles, but we helped each other in every aspect of the business. Golden focused on research and development, Jeremy on website marketing, and I ran the sell side. Golden and I collaborated on designing shoes and I tested them in trail races. [00:21:38] REI is our biggest account, specializing in Altras. Our focus is on run specialty and full service running stores. We also branch out online but primarily wholesale. [00:24:16] Angel investor Joe Morton and the narrator's father were influential mentors. Morton took a risk and had a positive influence, while the narrator's dad helped in desperate times. [00:29:31] I have a daily meditation practice that brings mental clarity and emotional balance, derived from departing a strict religion. It's the most beneficial part of my routine. Favorite Books: One of my favorites is Thinking Fast and Slow by Daniel Kahneman. It's an absolute gem just in terms of the way the brain works. So I find that those types of things very fascinating. I read all sorts of stuff. I'm just reading one right now, Boliviar of Simon Boliviar, who's just amazing, kind of like George Washington of South America. [00:32:14] Favorite Piece of Outdoor Gear: The Katadyn BeFree 0.6L Water Filter is a convenient way to carry and drink water directly from natural sources like rivers and lakes while fishing or trail running. It is durable, affordable, comes in different sizes, and has an effective filtering system. [00:34:52] Brian is active on social media and, open to feedback, loves the outdoor exercise industry.
