Real Estate Mogul Podcast - Learn How To Leverage Investing Strategies in Your Real Estate Business
When most real estate agents think about marketing, they picture spending money and crossing their fingers. But what if you could take the guesswork out of it and get in front of motivated sellers who want to talk to you? That's exactly what paid advertising can do for your business, if you know how to use it right. Running Facebook or Google ads might seem intimidating (or even expensive), but here's the truth: nothing grows your real estate or investing business faster than consistently booking seller appointments. It's the lifeblood of what we do. The agents and investors who get face time with sellers win more listings, do more deals, and build more freedom. In this episode, I break down why spending money on paid ads isn't a risk, it's a strategy. And when done right, it can unlock growth you never thought possible. I'm also pulling back the curtain on what it really costs to get a seller appointment in today's market. Things You'll Learn In This Episode -The most powerful marketing hook Instead of generic “free home valuation” ads, why do cash offer CTAs cut through the noise and eliminate competition? -What it actually costs to generate a seller appointment In today's market, one seller appointment can cost up to $1,000. Is it worth it? -Why most agents fail at seller marketing How do you build a consistent, repeatable seller lead gen system that actually works? -How to stretch your marketing budget How do we squeeze more ROI out of every lead by combining listings and cash offer deals? About Your Host Tom Cafarella is a real estate investor, agent, coach, and entrepreneur who helps real estate agents achieve financial freedom through investing. Agent Investor is the only brand that helps real agents get off the real estate roller coaster and start building wealth by investing in real estate. Most brands are running marketing strategies built for a world that no longer exists. We all want to create a movement, capture demand at scale, and dominate a market. But how do we do that today? For most marketers, Account-Based Marketing (ABM) is the gold standard: highly targeted, sales-aligned, and built to close high-value accounts. Then you have Market-Based Marketing (MBM), which expands the lens to broader demand capture, category creation, and positioning at scale. But the REAL power shift to consider? Let me introduce you to Community-Based Marketing (CBM). CBM isn't just about audience segmentation; it's about integration. ABM is transactional at its core. It's focused on getting the deal, not necessarily building a lasting relationship. And in a world where trust is the currency, ABM alone isn't enough. MBM is noisy. It requires a massive investment in awareness, content, and brand positioning. And in today's world of oversaturated content, it's harder than ever to cut through. CBM is about embedding your brand into the daily lives of the people who actually matter. With ABM, you're pitching from the outside. With MBM, you're broadcasting to the masses. But with CBM, you're technically already in the room.Instead of hoping they see your ad, you're in their inbox. Instead of forcing them to book a demo, they're asking you for a call. Instead of convincing them to trust you, they're defending your brand against competitors. Doesn't that sound amazing? Well trust me it is possible by recalibrating Account-Based Marketing and Market-Based Marketing with Community-Based Marketing that aligns with Value-Based Marketing, turning your community into your growth engine: generating organic conversations, referrals, and loyalty that no ad spend can replicate.Beyond The Episode Gems:• Subscribe To My New Weekly LinkedIn Newsletter: Strategize. In my newest episode of The Blogger Genius Podcast, I welcome back Tammy Overhoff, food blogger turned digital product entrepreneur at Reset and Flourish. This episode is the third installment in our series (listen to the first and second episodes here) where Tammy shares her journey and insights into leveraging Facebook ads to enhance her sales funnel for digital products. If you're looking to dive deep into the nuances of using Facebook ads effectively, this episode is a goldmine of actionable advice and expert strategies. Understanding Facebook Ads: A Continuous Process Tammy emphasizes that running Facebook ads is not a "set it and forget it" endeavor. Many people mistakenly believe that once they set up their ads, they will automatically generate sales without further intervention. In reality, successful ad campaigns require ongoing monitoring and adjustments. I liken the process to gambling in Las Vegas, where one must be vigilant and ready to make changes based on performance. She looks for patterns in sales, noting which times of day and days of the week yield the best results. For instance, she has observed that Sundays may not be the most profitable days for her ads. If she doesn't see a return on her ad spend by a certain time, she is quick to reassess and potentially turn off underperforming ads. Freebies to Tripwire Strategy: Building a Sales Funnel One of Tammy's key strategies is using freebies to lead into tripwire offers. This approach allows her to build her email list while also generating sales. She finds that this method is less risky compared to direct sales offers, as it helps her capture leads and nurture them through her sales funnel. Tammy encourages those new to Facebook ads to consider starting with a freebie to tripwire strategy, as it has proven effective for her. Building a Solid Foundation Tammy and I discuss the importance of having a solid foundation before diving into Facebook ads. Tammy likens ads to gasoline on a fire; if there's no fire (i.e., a solid product or funnel), pouring money into ads can lead to significant losses. Therefore, it's crucial to have a well-structured funnel and a clear understanding of the audience before investing in ads. The Importance of Email Lists Once potential customers are on Tammy's email list, she can engage them through launches, flash sales, and other marketing strategies. Her email list becomes a valuable asset, allowing her to maintain a relationship with her audience and drive future sales. Continuous Learning and Testing Tammy emphasizes that mastering Facebook ads is a journey that requires time and experimentation. She has spent two years refining her approach, testing various offers, and tweaking her sales pages and email funnels. This ongoing process of learning and adapting is essential for success in digital marketing. Creating Engaging Content I highlight the importance of creating compelling content for ads. I suggest that new entrepreneurs start small, perhaps by developing a freebie that addresses a specific problem for their audience. This initial step can lead to greater insights and help in building a more comprehensive sales funnel. Connecting Products and Freebies Tammy advises that when creating freebies, it's important to pay attention to the audience's response. If a freebie is well-received, it can provide valuable insights into what the audience is interested in, guiding the development of future products. Balancing Organic and Paid Strategies Both Tammy and I agree on the importance of having a balanced approach that includes both organic and paid strategies. This balance provides more control over your business and helps mitigate the uncertainties of relying solely on algorithms or organic reach. Encouragement for New Entrepreneurs I wrap up the episode by encouraging listeners to take the plunge into setting up your digital product sales funnel, emphasizing that while the process may be challenging, it is entirely doable. With persistence and the right strategies, entrepreneurs can achieve significant success. Conclusion Tammy's journey illustrates that while the path to mastering Facebook ads and building a successful sales funnel may be filled with challenges, it is also rewarding. By focusing on building a solid foundation, continuously learning, and strategically using ads, entrepreneurs can effectively grow their businesses. For those interested in starting their journey, I offer resources and support to help you get started. This episode is for anyone looking to navigate the complexities of Facebook ads and digital marketing, Tammy provides actionable insights and encouragement to take the next steps in your entrepreneurial journey. After a 6 month break from podcasting I'm back and I can't wait to share ALL THE THINGS! I couldn't have predicted what unfolded in these past 6 months. {That's the magic of life right?!} What once used to feel really hard, scary and I avoided for almost 5 years… Has now become the thing that is most fun, easy and I can't get enough of. My mind is still blown at how fast things can change when you're ready and willing to take action EVEN WHEN it's scary.
