In this Community Roundtable, Chris Lopez sits down with PassivePockets members Pascal Wagner, Adam Cranmer, and Christy Burakovsky for a candid investor-to-investor conversation on how they're allocating capital right now and what would make them change course. Pascal frames the dilemma many LPs are feeling: with risk-free rates near 5% and major macro signals flashing red (record debt loads, expensive public markets, and uncertainty around where rates settle), does it still make sense to allocate to interest-rate-sensitive commercial real estate? He shares how he's thinking about portfolio construction with fresh liquidity and why he's prioritizing stable income and downside protection before chasing upside. Adam and Christy offer counterweights: where fear can create opportunity, why liquidity matters, and how they're approaching “safer” yield today (short-duration debt funds, notes, treasuries) while keeping dry powder for dislocated assets. The conversation also explores where each of them sees asymmetric opportunity: distressed commercial, non-performing loan strategies, medical office, assisted living tailwinds, and long-term fixed-rate debt structures that avoid the five-to-seven-year refinance trap. Key Takeaways Why some LPs are pausing syndication allocations and leaning into cash/T-bills and what would change their mind The “income-first” portfolio approach: build stable cash flow, then take higher-upside bets Where investors are hunting opportunity: distress, NPLs, office dislocation, medical office, and long-term fixed-rate debt plays Why HUD-style long-term amortizing debt can change the risk profile of a deal dramatically Mezz vs. leveraged first-lien funds: the real differentiator is control of the underlying collateral The underrated skill in 2026: staying liquid enough to act when the “no-brainer” window opens Disclaimer The content of this podcast is for informational purposes only. In this episode, Monika Halan simplifies one of the most misunderstood parts of personal finance—bonds and debt funds. She explains that a bond is essentially an “IOU,” where governments or companies borrow money and promise to pay interest along with the principal at maturity. Breaking down concepts like coupon, maturity, and face value, she highlights the single most important rule of the bond market—the inverse relationship between interest rates and bond prices. This foundational idea explains why bond investments behave the way they do.She then expands the discussion to debt mutual funds, which allow investors to access the bond market without directly buying individual bonds. She walks through different types of debt funds—ranging from liquid and short-duration funds to gilt and long-duration funds—along with their varying risk levels. The episode also explains the two key risks in debt investing: interest rate risk and credit risk. Using simple mental models, she helps listeners understand when to choose different types of funds and how they compare with fixed deposits in terms of returns, risk, liquidity, and flexibility. In listener queries, Ajay Sojitra from Surat shares his detailed financial plan and early retirement goal, where the advice focuses on increasing equity allocation, securing independent health insurance, and setting more realistic retirement expectations. Ananda Bhattacharyya from Kolkata asks about Macaulay Duration, which is explained as a measure of how long it takes to recover investment value from a bond and its importance in assessing interest rate risk. Raghavendiran Sudhakaran seeks clarity on international investing, where the guidance is to first build a strong domestic portfolio and limit global exposure to a small portion for diversification.Chapters:(00:00 – 00:00) Understanding Bonds, Interest Rates and Debt Mutual Funds(00:00 – 00:00) Types of Debt Funds, Risks and How to Choose Them(00:00 – 00:00) Planning Early Retirement, Asset Allocation and Health Insurance(00:00 – 00:00) What is Macaulay Duration and Why It Matters in Debt Funds(00:00 – 00:00) Should You Invest in International Mutual Funds? If you have financial questions that you'd like answers for, please email us at mailme@monikahalan.com Monika's book on basic money managementhttps://www.monikahalan.com/lets-talk-money-english/Monika's book on mutual fundshttps://www.monikahalan.com/lets-talk-mutual-funds/Monika's workbook on recording your financial lifehttps://www.monikahalan.com/lets-talk-legacy/Calculatorshttps://investor.sebi.gov.in/calculators/index.htmlYou can find Monika on her social media @monikahalan. Chris Lopez, Jim Pfeifer, and Paul Shannon run a year-end Pulse Check on what worked in 2025, what did not, and where they are deploying capital in 2026. The hosts compare notes on gold and silver, why hard assets helped, and why many expected more multifamily distress than actually appeared. They dig into operator risk, liquidity as an edge, and the niches they like now, from B-class value add with day one cash flow to flex industrial and neighborhood retail. They also cover contrarian views on office and coastal markets, the interest rate outlook and fixed versus floating debt, non-performing loan plays in multifamily, and fresh survey data on where passive LPs plan to invest this year. Key Takeaways 2025 recap: hard assets helped. Gold and silver hedged uncertainty while real estate rewarded disciplined underwriting Fewer fire sales than expected: multifamily distress was patchy and operator specific rather than a broad wave Liquidity matters: dry powder, lines of credit, and redeemable debt funds enable fast moves on real opportunities 2026 opportunities: multifamily with positive leverage, flex industrial for small business users, and durable neighborhood retail tenants Class focus: lean toward higher quality assets and cleaner capex profiles when the price is right Debt positioning: many LPs favor income and down-stack protection; consider fixed rate for sleep-at-night, float selectively if thesis supports it NPL angle: buying notes on discounted basis can create multiple paths to value if you underwrite conservatively Market views: watch select coastal recoveries and Midwest affordability tailwinds; expect fewer easy wins and more operator-driven value Community pulse: survey shows strong 2026 appetite for multifamily and debt, with investors sizing checks meaningfully higher than last year Disclaimer The content of this podcast is for informational purposes only. Richard McGirr shares his 2025 retrospective and lays out a focused, numbers-driven plan for scaling Unlimited Capital in 2026, centered on real estate credit and disciplined capital raising. He breaks down how the firm raised over $24M in 2025 (with projections to close the year near $26M), why shutting down non-core initiatives unlocked 50% month-over-month growth in new LPs, and how carried interest crossed a major seven-figure annual milestone. Richard explains his conviction around debt funds, fund-to-funds leverage, sponsor diversification, and why resisting “shiny object syndrome” will be critical to hitting aggressive capital targets next year. The Passive Pockets Pulse Check returns with Chris Lopez, Jim Pfeifer, and Paul Shannon. They break down what they bought and what they skipped, how they are reallocating between equity and debt, and the checks they run before wiring capital. Jim shares two new allocations in healthcare and coffee after negotiating a lower minimum for the community and explains invoking the Shirky rule to avoid doubling up with a new operator too quickly. Paul outlines a simple Indiana cash flow deal, a 22-unit JV turnaround, and an LP win with a partial disposition. Chris walks through a shift toward debt funds, a strong payout month, and a cautionary development story that highlights why transparency, lender diligence, and sponsor communication matter. The trio then uses the PassivePockets Deal Analyzer to spot red flags and assess IRR partitioning before deconstructing a friends and family hotel conversion with fee bloat, phantom equity, and misaligned waterfalls so you know when to pass fast. Key Takeaways Use investing clubs to test new managers or asset classes and always ask about minimums Rebalance deliberately toward a mix of equity and debt while accounting for ordinary income taxes on debt yields outside retirement accounts Multifamily is stabilizing in select markets, but underwrite with longer debt terms, larger reserves, and realistic rent and occupancy assumptions Watch for fee-heavy structures, annual-only distributions, deferred development fees counted as equity, and dual waterfalls that dilute LP returns The Deal Analyzer surfaces out-of-range assumptions and IRR partitioning shows how much return comes from operations versus exit Disclaimer The content of this podcast is for informational purposes only. On this week's episode of Passive Income Playbook, Pascal Wagner explores the world of private real estate debt funds and what truly defines a “safe” 10% yield. After personally interviewing over 75 fund operators and analyzing 111 offerings, Pascal reveals key differences in structure, leverage, and transparency that separate high-quality funds from risky ones. He explains how fund size, collateral type, and audited financials impact risk, and why stability often matters more than chasing high returns. Pascal also shares lessons from deploying over $3 million into debt funds and how investors can build a diversified, cash-flowing portfolio with confidence. From chiropractor to running a billion dollar portfolio, Dan Handford joins hosts Paul Shannon and Chris Lopez to unpack how he scaled across multifamily, storage, car washes, hotels, and private debt. He shares why he invested as an LP in 80 plus deals to sharpen his GP playbook, how he allocates for durable returns, and where he is leaning today. Key Takeaways: LP lens: transparency, steady updates, and tackling problems head on Allocation: prioritize consistency over stretch returns, diversify across operators and asset types Where he is leaning: private debt funds with liquidity and a coming Reg A option for smaller checks Risk lessons: floating rate vs fixed rate, large reserves, when a capital call protects value Outlook: bid ask spread, lender pressure, and a likely uptick in distress over the next year Disclaimer The content of this podcast is for informational purposes only.
Send us a textWe explore how real estate debt funds work for passive investors and why becoming a limited partner might be the smart solution for steady income without property management headaches.• Investing as a limited partner means putting your money into a professionally managed fund that lends to real estate investors• Limited partners earn consistent returns (typically 7-10% annually) without dealing with tenants, renovations, or property management• Real estate debt funds lend money secured by properties, typically at 60-70% loan-to-value ratios• Returns are distributed monthly or quarterly as interest income that is likely taxable• This strategy works well for busy professionals, retirees, or anyone seeking passive income backed by real assets• Most suitable for investors prioritizing capital preservation and cash flow rather than appreciation• Income is typically taxed as ordinary interest income, making tax-advantaged accounts worth considering• Next episode will cover fund structures, deal sourcing, and how investors get paidIf you enjoyed this format and got some value out of it, leave a comment and tell me what else you want to learn about. Debt funds are becoming more and more prevalent in commercial real estate finance, offering speed, flexibility, and creative structuring for complex or transitional deals. With traditional lenders pulling back and market conditions shifting, these funding sources can provide essential capital for acquisitions, redevelopments, and quick-close opportunities. However, they come with tradeoffs that borrowers need to carefully consider. In this episode, Terry Carroll and Mike Dowley join Dan Evans to unpack when and why borrowers turn to debt funds, the risks and reputational considerations involved, and strategies for success. When the credit cycle turns, “the game will be over” for some private debt funds that are overly exposed to weak companies, according to Silver Point Capital. “We see every deal that’s getting done — there’s some good deals and there’s some bad deals,” Michael Gatto, the firm’s head of private side businesses, tells Bloomberg News’ Irene Garcia Perez and Bloomberg Intelligence’s David Havens in the latest Credit Edge podcast. “If someone is doing too many bad deals, they won’t exist,” says Gatto, referring to what generally happens when debt market liquidity dries up. Gatto and Havens also discuss Silver Point’s approach to private credit, the growth of liability management exercises and disqualified lender lists.See omnystudio.com/listener for privacy information.

Das diskutieren wir genauso wie natürlich den Handelskonflikt, die aktuellen Margen und die Frage, ob der LBO-Markt der berühmten Ketchup-Flasche gleicht.
In this episode, Monika tackles the challenge of using retirement savings wisely. While most people focus on accumulating a retirement fund, the real challenge is making it last. She explains the Money Trinity, a three-bucket strategy that ensures financial security while combating inflation. The Now Fund covers immediate needs, the Next Fund balances safety and growth, and the Future Fund builds long-term wealth. By strategically allocating money across these buckets, retirees can secure their present while letting a portion of their savings grow.Next, she breaks down credit risk, explaining why PSU bank deposits offer lower rates than corporate deposits and how investors can assess financial safety. She discusses credit ratings for companies, countries, and individuals, showing how these indicators help measure the likelihood of default. From evaluating debt mutual funds to understanding the risk-o-meter, Monika shares practical ways to navigate the complexities of fixed-income investments. In the listener Q&A, Lalit Kumar seeks advice on mutual fund selection and systematic transfer plans (STPs).
