Alex just got back from the Holiday Mastermind in Jamaica. The event was originally supposed to be in the Dominican Republic, but due to the bad news about what was happening to the tourists over there (unexpectedly dying from food poisoning, etc.), Alex and Erik decided to change the location. It was a tough call on Alex's part and before he even took action, his mind was already contemplating resistance about how much of a hassle it would all be.   Key Takeaways: Alex just got back from Jamaica with his family and just finished hosting an amazing mastermind while also being able to give back! Brayand Ponciano comes from humble beginnings and shares a bit about his upbringing in an immigrant family. It was tough for a kid growing up in an environment where gangs were everywhere, but through his personal journey, he was able to change his mindset and live a life with meaning. When did Brayand's mindset start to change? Everyone Brayand knew from Guatemala was poor, except for one lady and she was in real estate. Brayand noticed that high-level speakers would always, always talk about mindset. Brayand got his start in real estate through door knocking. If you know how to door-knock successfully, you will be successful in real estate. Fact! When you stop blaming everybody else and taking responsibility for your actions, life gets easier for you. If everything stems from your mind, how can you maximize it? Alex does a self-audit on his thoughts. Is this thought empowering me or is it hurting me? Wholesaling can be a rat race. How did Brayand transition into multifamily and create that cash flow? Hustling can be overrated. You don't have to be ‘on' all the time to get the work you need to done. Brayand got so burned out on flipping. He was DONE! It's important to play with your strengths. With multifamily, you will probably not be making money for at least 12-18 months. Mike Venereo is the Owner of Rockwood Investment Group and has been dabbling in real estate since 2013 but finally took the plunge and made the commitment to succeed in 2016. With a team of seven under him, Mike has been learning a lot about what it takes to be a good leader and how to structure his company so it's not the wild, wild West! As with any company, it's definitely a learning experience and Mike shares what he's learned so far and how he has shifted his mindset for the better. In 2013, Alex and Mike worked together for a little bit as Mike was getting more and more interested in real estate. Mike was a jack of all trades and a master of none kinda guy! Alex and his team realized that their dispositions department could use a more streamlined and cleaner process. With so much focus on marketing and closing deals, dispositions can get pushed to the side but if you're not careful, you can end up leaving money on the table. Alex realized this recently where he ended up losing about $3-4K on a deal! Alex is thinking about changing up his process and how he sets up his deals with buyers. He wants to offer a ‘buy it now' price. Remember to give your buyers a deadline, so that you don't end up waiting all week for it. Be clear and set the expectations upfront with your buyers. Fernando takes the abundance mindset to the next level and gives his referral partners 50% of the profits after each closing. Fernando has a ton of amazing and practical strategies to share! Alex shares an awesome tip that's been working with his team. Last year, one of the problems he was having was that his team was over-qualifying the leads, but this year, they've opened up the criteria and are getting in front of more sellers (even if they don't seem motivated). Another tip is that Alex's lead manager has been spending much more time on the phone with these potential sellers to build rapport and to really dive deep as to why they're selling!   Key Takeaways: Alex has noticed that when the lead manager digs deeper on the phone, they were able to build better rapport during the in-person appointment. When you ask problem questions, impact questions, and picture-perfect questions, Alex's team was able to give a more customized offer. Last year, Alex was shooting himself in the foot because they were over-qualifying their leads. It's better to get in front of a potential seller than never have that opportunity at all. Building rapport is critical! Alex's lead manager spends about 10 to 20 minutes on the call with a potential seller. Alex had to make a difficult decision about a month or so ago and let one of his team members go. The newly hired acquisition manager recently closed his first deal just because he built such great rapport over the phone. On today's show, Frank shares why it's important to have a flexible system for your organization, some top mistakes he sees real estate investors make, and how you can get started! Ken Holmes has seen (and done!) every type of deal you can possibly imagine! Ken started his real estate career in 1987 and has learned a thing or two during that time. On the show, Ken shares his wisdom of what he wished he'd known sooner and shares his financial freedom formula on how you can replace your 9-5 money with real cash flow that will keep and sustain the lifestyle you've always wanted.   Key Takeaways: Ken got his start as a real estate appraiser in 1987 and flipped his first house in 1997. Ken had this goal to make $500,000 a year, but he never put much thought into ‘why.' Ken shares his formula for financial freedom. It comes down to asset x rate of return - taxes = lifestyle. If you make 8% on your money and you're paying taxes, you need roughly $2m in assets to make $10,000 a month. However, if you can make 15% on your money and pay no taxes (through a self-directed IRA), you would only need to have $800k in assets to make $10,000 a month. Your goal shouldn't be to make your first million, it should be to increase your cash flow. Before setting a net worth or cash flow goal, define the kind of lifestyle you want! FYI - The desired lifestyle you want is (likely) a lot cheaper than you think it is. Ken shares a creative deal he did with a church. Get creative with your deal structures and you can easily get that 15% return on your money. Ken stresses the importance of understanding what a self-directed IRA can do for you and your money. Alex shares some life updates on this week's podcast. At the beginning of the year, Alex felt like God wasn't really speaking to him, but after coming back from a mission trip to Guatemala, he realizes what God was saying to him all along. We have so much opportunity in our lives that even on your worst day, it's someone's absolute best day. Key Takeaways: It's almost March! Over there, when kids turn 10-12 years old, they have to start working. Alex went into a 70 sq. ft. house and it had five to six people living in there. There was no ventilation in there and it was just a dirt floor. We have so much opportunity and yet we take it for granted. Your worst day is somebody's absolute best day out there.
