With just hours before his arrest and crucifixion, Jesus amps up his preparation of the eleven with encouragement and direction regarding how to carry on and complete the mission in his physical absence. He understands that they will grieve Jesus’ death and the loss of their companion and Guide, but he instructs them that, as with following the pains of child-birth, there is great reward and joy. Their joy will again be complete as they understand Jesus is returning to the Father, his mission accomplished, and for them to begin asking the Father for their needs and to do so bearing the authority which comes through the name of Jesus. The God and Father of our Lord Jesus responds to our prayers and petitions out of His love for us because of our love for his Son.

Today’s episode features guest Joe Dillon, a master wholesaler and coach. He joins Brian on the show today to talk about his experience scaling his own business to seven figures. When he and his partners first started their real estate business, they went several months without revenue. [3:30] They switched their focus to cold calling, which yielded a huge percentage of ROI. The key to their scaling was systems; they structured the company, automated marketing, and made clear job descriptions and accountabilities. They are now a multi-million dollar business in multiple markets, including virtual wholesaling. [6:10] Now, Joe coaches experienced investors and wholesalers in systems to help them transition from a hustle to a true business that can scale to the same level his did. So many investors get into real estate for freedom and having a system can help you achieve that freedom. [8:50] Joe shares the pathway he uses to create an automated business. The first step is to create some cash flow so you are able to step away from the business for a bit to work out the system. Attack narrowly, and focus on efficient means of communication. [11:30] The second thing is to get your lead generation on as much of an auto-pilot as you can. This is the beginning of your cash funnel. Joe teaches his clients to have all their marketing delegated to a virtual assistant. The only thing you need to do is the high-level tasks of planning: who should you target and how will you do it? [14:50] Another thing Joe goes through with his clients is an accountability chart of a seven-figure business. This is often an eye-opener for clients to see everything they are doing themselves and helps them to realize what they can and need to delegate. Be aware of where you’re spending your time. [16:45] Many new wholesalers don’t know how to treat wholesaling as a business but they do know how to hustle. Hustling focuses more on mindset and what you have to do to make it happen. Joe seeks to help people bridge the gap between a hustler and a business owner. Creating an organizational chart is a simple place to start. [19:30] Resilience is a huge factor in this business. If you feel like you can’t break through, the first thing to think about is what you’re actually doing this for. One of the biggest things in determining success is attitude and mindset towards your own success. The only person who fails is the one who quits. [21:15] After you change your mindset, the next step is to spend time learning how to fix the things that aren’t working. People have a tendency to spend most of their time in the performance zone, rather than taking time to assess what is and isn’t working. You can evaluate your calls, your marketing; little tweaks can help you thrive. [24:45] To summarize, make sure your mentality is still in it. Write down your vision and identify your why. After that is set, make a commitment to your vision. Analyze what you’re doing, and pivot if needed. Finally, get an accountability partner! Even if they aren’t a business partner, find someone you can bounce ideas off of and collaborate with in some way. [27:15] For Joe’s business specifically, having a mentor was huge. They provided guidance on the structure of the business, book recommendations, and above all, accountability. There was also a comradery with other people in the program. Getting experience and accountability from people who have done what you are doing now is invaluable. It’s also important to spend time with people whom you can serve as a mentor for, as well as people who are on the same level as you. This helps you experience true growth. [31:15] Joe has an event coming up in November (15th–16th) where he teaches the information he’s been discussing in today’s episode. At the event, they’ll go through the pathway of the steps it takes to scale your business to the seven-figure level. You’ll learn several tactics to help boost and manage your business. They also talk about how to structure your business, and what it looks like on a high level. Today I share a bit about the TBREIA main meeting where Joe Dillon, a real estate coach, spoke about scaling a real estate business. Show Notes: I just got back from the TV rear main meeting and the speaker for tonight was Joe Dylan I've met Joe in the past and probably two years ago at a grand opening for a friend of mine's office and learned what that what he did and kind of got to know him a little bit more over the years and tonight he spoke about scaling your wholesaling business and really the main thing that he was kind of talking about was having certain systems in place but before he got to that he really asked hate to the entire audience what business are you actually in and this is something that I've been asked before I heard a pin be asked for all kinds of tops and everything and if you are in the real estate business whether you are an investor wholesaler rehabber landlord or if you are a realtor now Realtors we are kind of a more specific type of business right we are more of a of a service business because we are serving our clients in our clients are looking to buy or sell real property when it comes to generating those leads right to the people that we want to service the people that want to help write it really does come down to two things and a lot of if you depends on who you ask and who you talk to the answer is going to be one or one or the other very rarely will you get people that say it's both end for me I will say it is the business that we are in and truly for a lot of for a lot of businesses and it it doesn't have to be with real estate a lot of businesses are in the business of marketing and sales and that is it you are marketing a product or a service and then you are selling that product or service and so for Real Estate we are marketing to potential clients or potential sellers looking to get a cash offer or looking to Lister property and once we get the the marketing down just right and we are able to consistently replicate the marketing and and consistently get it out every single month or every single week every single quarter the we're going to know what the return on our marketing investment is going to be and if that are why is not up to par it's not what we expect then we have to look at what we are doing and fix it and then comes in the sales portion and the sealed portion is built with marketing in mind so there's a lot of what you are doing as far as sales is going to be built on a lot of what you are doing in marketing if your marketing is not right then your sales is either going to compensate for what you are doing in marketing or it's not going to be able to close that transaction you're not going to be able to do what you need to do if you're not going to be able to sell the product for the service so if your marketing sucks then more than likely your sales is going to suck if your marketing is done right then the should be able to sell the product or service for you and then the sales portion is more guidance helping the the prospector the client through everything that they need to do in order to close the transaction so the marketing is going to be the Catalyst it's going to help bring that person to a point of decision where are you now okay yes I want to sell my house yes I want to work with you but now it's you've gotten them to that point but now you have to kind of influence them persuade them kind of guide them to that point where they say yes I want to do it now let me sign it once they sign and you get them through to the closing you've done your job you've done your job as a salesperson so making sure that you have the marketing done correctly and you're doing it consistently and a replicator able able to have that entire system in place and it working for you two are a why is exactly where you wanted to be now you know where your business is going and then you pick up the the tail end of it you start guiding that client towards the the closing table you start guiding that client towards the close of the transaction so that you can get paid they get paid everyone's happy you maybe maybe you have a buyer that comes in and buys the property so you've guided the entire transaction with your marketing all the way through into your sales one of the things that stuck out to me when Joe Dillon was talking about sales was allowing the cellar just say no and then being negative like going negative on on the conversation and as soon as I saw your allowing the seller to say no I figured it had to do something with an LP and the NOP portion was basically saying if you're not ready to make a decision just right now then maybe we just hold off a lot of people are not ready to make decisions right away so that's kind of allowing them to say no to your selling the house but then you start throwing in the negativity and saying it doesn't sound like you are ready to sell your house at that point you you gone now you've now gone negative in the conversation but you are influencing the seller to not only have they been given permission to say no and a lot of the stress has been removed from or the pressure has been removed from the conversation you know you're not pressuring them to say yes you've you've allowed that pressure to be removed and then with the negativity now you are putting the ball in their Court you're putting the decision in their hands to say yes or no and when you do that now Derrick note they're seeing that you want you are not either or desperate to make a sale to your kind of building your your Brandon in your rep your reputation because you're not being pushy about the whole conversation you not being pushy with the sales and then you're also giving them that sense of lost now losing the opportunity to sell their house to you or they're losing the Kennedy to list that house with you because you you've already gone over all the kind of all the marketing that you would do for the for the property now you've shown what your clothes rate is on your listing properties and you've spoken about what you can do as far as marketing the property so now that you're kind of taking away something that you know they they want because you you said well it doesn't sound like you're ready to move forward and that's fine when you do that you're you're pulling away something that they had in their hand they were it was almost tangible right date almost had that sale almost had that check in their hands and you just pulled it away so now they're going to want to say yes they're going to want to say well hold on you know I didn't say no let's see how about you come in and and send you have me sign the contract for you let's go ahead unless the property yeah let's do that now you just closed on the contract once you've closed on the contract now lot of the work that you have left is really the majority of things right the marketing is automated it's implemented it's consistent and it's generating the the leads that you want your sales your Acquisitions you're trying to get the the person to sign the contract now that's kind of consistent that's replicate herbal you can you can analyze your number so you know what your numbers are going to be based on you and your conversation with these people now that the majority of your work is ahead of you now because now you have to get everything to title you have to start worrying about inspection and repairs and then bringing buyers in you know there's a lot that you have to do now and you have to guide that client all the way to the closing table so again the first thing you're going to want to do is make sure that your marketing is set up properly it's I guess for some people it's going to be automated if you can do that or delegate it right have someone else worry about doing the marketing just making sure that you manage everyone and then making sure that your Roi on the marketing is where you wanted to be from there your Acquisitions were getting that listing that conversation has to be kind of almost like a an automated type of thing right you have a script that you go through and based on what Kevin Ward is saying is description be known to a point where it's no longer a scrap it doesn't sound like a script right so your script should not sound like a script at all it should just be a conversation putting in the ability for the client with a prospect to say no and also going negative on the conversation that kind of gives them that that opportunity to say yes. It kind of pulls away your you're pulling away not offer but it's something that they want and it's really for a lot of what you're doing theirs is more for the the investor side effects if your realtor I'm sure the seller is going to be interviewing a bunch of other realtors in Show just a matter of knowing your script inside and out to where it doesn't sound like a script and having your listing presentation down packed like your listing presentation which is also a marketing piece needs to be done properly it has to be able to hook them they have to want you as a realtor and then your sales you're getting them to sign that listing contract and then getting buyers into the house and making an offer so that's the the big conversation that we were having today at the meeting it was really just a the speech that Joe Dillon was and when you think about it almost every business there's going to be some kind of marketing involve there's going to be some kind of sales involved and so we are all in a marketing and sales business so hope you learn something and with that I will see you tomorrow
