Stop avoiding the conversation because you're freaked out about the shifting market. It's time to find the silver lining in this shifting market. Yes, it IS still a great time to buy a home, and here's why: 14 Reasons Why It's Still A Great Time To Buy A Home! The question isn't, “Is this a good time to buy a home?”, the question is, “Will tomorrow be a better time to buy a home?” Why or why not? 1-Interest rates are higher than in the pandemic years, but they are historically low. A global pandemic where the Fed throws money at the economy and simultaneously drives interest rates to the lowest ever recorded is NOT ‘normal'. Lock in your rate now and if it goes up, you're locked in. If it goes down, you refinance. Date the rate, marry the home. The average 30 Year Mortgage Rate in the United States averaged 7.74 percent from 1971 until 2023, reaching an all-time high of 18.63 percent in October of 1981 and a record low of 2.65 percent in January of 2021. 2-In today's market, you may be able to negotiate with sellers who have been on the market more than 30 days., you might even be the only offer they're considering, you can have the home inspected, possibly re-negotiate to handle any repairs, and maybe even pay less than 100% of the list price, and even get the seller to pay your closing costs. Additionally, you'll actually have more than one home to choose from! *Note: Do your homework on the listing before you make assumptions. There are still bidding wars out there, but there are also expired listings, longer days on the market listings, and sellers who are more motivated today than they were when they were freshly listed. 3-Inflation will cause home prices to continue to rise. Waiting means your purchase price will be higher and so will your down payment requirement since it's based on a percentage of the purchase price. Your ratios could also be too high since the payment will be higher if you wait. 4-When you pay rent, you're paying 100% interest, building zero equity and you have all of the risks. 5-When you pay rent, you're not locked into anything for more than a year, two years if you're lucky. The owner can sell the home, raise your rent payment or simply not renew your lease. 6-When you pay rent, you're guaranteed to be paying more next year unless you want to move, assuming the owner still wants to lease to you. Don't forget the cost of actually moving! You can't just refinance or renegotiate your rent payment. 7-When you purchase a home, you're securing an asset and releasing yourself from the liability of renting. 8-Owning real estate allows you to have more versatility of the asset. You can live in it, rent it, make it a vacation rental, refinance and pull equity from it, home office in it, or sell it. Knowledge equals power, ignorance equals fear. This year you might be preparing for the holiday in the same way you have many other years. But, if you're like most people, you might be able to identify with one or all of the following questions: Are you exercising ahead of the holidays because you know that you'll miss most of your workouts? Are you closing your eyes, ignoring all the healthy eating habits you established, and just not worrying about what happens during the holidays until January? Are you pre-dieting to lose some weight before the holidays? Do you tell yourself that this pattern is just what you do every year? I can ask you more questions, but you get the idea. The New Year's Resolution or diet that many of us attempt to take control of our health, again, does not always serve us very well. Realistically this year will be very similar to how you always spend your holidays. The steps you take are the key to your success, and I'm sharing 5 small healthy habits that you CAN stick to in 2022 and beyond. Creating small habits that you can do with your eyes closed, not even thinking about it, and done consistently over time, will produce results. However, it's often best not to try to do it all at once, even if you want to, because it all just feels so overwhelming and can lead to self-sabotage. Let's apply that to the 5 small healthy habits you can stick with in 2022 and beyond. Drink a glass of water before having your coffee or tea in the morning. Exercise every day. Eat more protein. Reduce stress. Gratitude. These are 5 small healthy habits that you can stick with in 2022. They are not overwhelming. Thinking About Counting Calories To Lose Weight? 5 Reasons Why It's Time To Stop! When it comes to calorie counting, you don't need to count a single calorie to lose weight, and you definitely don't need to do it for the rest of your life. If you want to, the choice is totally yours. Because let's be honest, do you really want to have to pull out your phone, mini calculator, constantly obsess and get anxious about how many calories are in the meal you're about to eat that you didn't cook, or the bite you're about to take? If the answer is no, then the good news is, you don't have to, But's let's talk about it some more. If you're about to comment, "calorie counting worked for me so.." firstly, fantastic and well done on your progress, keep doing what you're doing. If, however, you're the one religiously tracking your calories, getting anxious and obsessed about the numbers on labels, foods, and this is causing you to worry. All the experience you’ve acquired, the challenges you’ve overcome, the tests you’ve failed, and the struggles you’ve emerged victorious. We’re pulling them all together. Not something you seek out but something you can definitely learn from that could alter your course in a positive and profound way. That’s something to be thankful for. That’s a new perspective. Typically, failures are something to be ashamed of, to hide from, and cover-up. Taking the emotional baggage and pushing it deep down, disassociating ourselves with the event and denying our role. Not only is there no lesson learned from that approach but it’s actually counter-productive delivering even more damage. Harvey Mackay shares more on this introduction to that way we think in his article, Change your perspective, change your life, that he wrote for bizjournal.com Perspective has many definitions, such as the ability to understand what is important and what isn't, and the capacity to view things in their true relationship or relative importance. Consider this excellent example of how differently people view the same subject in this ancient fable. Four blind men were asked to examine an elephant and to describe its appearance. The first blind man felt the elephant’s leg and declared that the creature was like a tree. The second blind man felt the elephant’s enormous side and said that it was like a wall. The third man felt the tail and was positive that the elephant was like a rope. The fourth felt the tusk and likened it to a spear. Each man’s notion of reality was limited by the number and kind of attributes he had been able to perceive. Four different perspectives, four different conclusions. None of them had enough information to arrive at a reasonable answer. Acting on limited information is one of the biggest mistakes we can make. Once I had my first revelation, a shift in my thinking that elicited an AH-HA moment, I wanted more. I loved the freedom this new perspective brought and I wanted to challenge everything else I had ever thought. There was no way I could have done this level of discovery on my own. I had to seek out support and then listen to new ideas. Most importantly, be willing to accept a new way of thinking. Now, no matter where you are on your journey, this show is all about SHARE, LEARN, AND GROW - so I found some lessons you might not have experienced yet so for you this is the gift of knowledge. And for some of you, these might be revelations since you’ve lived it BUT didn’t know you were in the midst of a learning experience so for you, this is the gift of enlightenment. Grow up, get married, have kids, climb to the top of the ladder in your career. Time flies and if you get in a rush, you are propelled through the best parts. Slow down and enjoy. Merry and happy holidays to you all – whatever you celebrate or don’t, wherever you are in the world…I hope you are surrounded by joy, friends, family and everything else good as we close out 2019. Can you believe it’s almost the end of another year? We’ve hit a milestone here on the podcast with 80 completed episodes. So much to celebrate – and as you’ll learn today, it's very important to celebrate…everything. Yes, everything. Big, small, momentus or seemingly mundane…celebration is great for our brains! This is based on a lot of the foundations I shared with you in The Brainy Benefits of Gratitude. Being grateful breeds happiness. It also makes people more creative and even sleep better. Being grateful makes the people around you happier, you perform better in life and work, and have better memory retention and better relationships. It’s an all around great thing. Celebrating is very similar to that. Celebrating allows you to slow down – be thoughtful – and reflect on the great things you have done. On the achievement in front of you. Many of us achievers who want to achieve big things in this world, and I’m guessing that’s you if you have chosen to listen to this podcast, we tend to keep our eyes on the prize. We haven’t “made it” yet, and so every milestone along the way is just a check mark on the road to greatness. But it needs to be more than that. We need to celebrate the big and small accomplishments and the things that we are so very grateful for. In this episode, I kick things off by sharing some of the Brainy things that I am grateful for and celebrating. Show Notes: [04:07] Our brains choose to do what has felt good in the past. Our experiences are shaped by our actions…not the other way around. [04:31] When we celebrate and mark things in our memory as achievements that make us feel good our brain will look for more of those achievements to boost ourselves up and create a more positive outlook on life. [04:42] “Celebrations are the punctuation marks that make sense of the passage of time; without them, there are no beginnings and no endings. Life becomes an endless series of Wednesdays.” David Campbell [05:24] I love celebrating and have always been able to find the silver linings as a default. [05:58] If you have employees, celebrate them at their annual review. I encourage my employees to keep track of wins when they came in. [08:03] This was an amazing year with a lot of great things to celebrate. [08:19] Highlights include: The Brainy Business blew past 100,000 downloads with listeners in over 150 countries. I launched two courses that both made money on their first time out, and we already have people signing up for the 2020 courses. [09:44] I was offered and started a column with Inc.com; went to visit Texas A&M and started doing research with them (so cool), I spoke to audiences around the country and led workshops abroad. I completed my masters in behavioral economics with a published white paper through the Filene Research Institute and walked at a graduation ceremony. I got to go back to Rome and show my husband where I used to live and we wrapped up our visits to all 50 states. There were amazing partnerships and connections and possible working relationships slated for 2020...so many cool projects underway! [10:11] All this amidst a much more balanced family life and bringing some exercise back into the mix, running a 5k in New York with my husband on Thanksgiving, and seeing the Macy’s parade in person! [10:38] What can you celebrate from 2019? Celebrate those little wins too. It's not all about the big stuff. Share with me on social media. [12:08] My dad is a captain for American Airlines. He has flown there for nearly 35 years. His last flight will be on December 19th, and I'll be on it. [13:43] Dad, I don’t know if you will hear this – I guess this is a test of who really listens to the podcast – ha! – but I am so proud of you and honored to be able to celebrate with you.
