Recognize that workers increasingly choose locations first and jobs second, making quality of life initiatives critical. Develop "risk-free" industrial sites that accelerate timelines and build company confidence in your location. Leverage data and AI tools to speed up information exchange with site selectors and businesses. Build strong relationships between economic development efforts and government leadership for coordinated responses. Create memorable experiences for visiting executives that showcase your region's unique advantages. Invest in outdoor recreation and quality of life amenities that make your community attractive to today's mobile workforce. Understand that economic development success often comes from coordinating multiple elements (tax policy, site readiness, incentives) simultaneously. Network with other economic development professionals to continuously learn and improve practices. Consider how shifts in business priorities (such as location flexibility) can be leveraged to benefit your community's recruitment efforts. Special Guest: Clint O'Neal.

Have you ever stopped to question if your fundraising messaging is ethical? Despite our best intentions as professional fundraisers, it is crucial for us to recognize that certain traditional fundraising methods no longer hold up under scrutiny in 2023. In our efforts to showcase the serious need for donations with often sad, evocative imagery, we run the risk of contributing to a negative stereotype or, even worse, retraumatizing those we are trying to help. Or we paint a picture of perfect success stories, only to discount the very real challenges our organizations are trying to solve. While facing financial targets, it can indeed be tempting to prioritize the preferences and desires of donors. However, it is crucial for us to pause and reflect on whether such prioritization is being done at the expense of our mission and the well-being of our community. In this rebroadcast from Season 1, P2PPF's Marcie Maxwell sits down with Covenant House International's Associate Vice President of Site Development, Meghan Coan, and Associate Vice President of Peer-to-Peer Fundraising. On April 19, 2022, representatives of Volta Charging, LLC, came before the Newtown Township Planning Commission (NTPC) to discuss a plan to install two Electrical Vehicle (EV) Charging Stations in landscape islands located in the parking lot of ACME in the Newtown Shopping Center. Testifying for Volta were Michael J. Megnniss of Begley, Carlin & Mandio, LLP, and John Stuckey, VP East Charging Solutions and Site Development. In this composite of audio snippets from the meeting, Volta describes its unique business model that includes a 4-foot high visual electronic signage/advertising charging station panel. The charging service is FREE to anyone. There is no fee to charging partners (e.g., ACME) who, according to Volta, benefit by attracting “more customers who stay longer.” “Volta's business model creates a bit of unique situation for each municipality,” admits Volta's legal representative, Michael J. Megnniss of Begley, Carlin & Mandio, LLP. Indeed, as noted by Peggy Driscoll, chair of the NTPC, electronic “message centers” are not permitted anywhere in the Jointure (Newtown, Wrightstown, and Upper Makefield). Other than that, variances regarding freestanding sign size and height requirements would be required. Because the Jointure is currently working on an ordinance permitting the use of EV charging stations, Volta and the NTPC decided that this matter would not be brought up at the My 5, 2022, Zoning Hearing Board meeting as planned for a variance hearing. It was also agreed that Volta representatives would be invited to the next Jointure meeting to discuss its plan. This would help the Jointure develop an ordinance that properly addresses the location, use of existing parking spaces, signage, public vs private locations, etc., of EV charging stations.

Today, in the Invent Like An Owner Podcast, Dave speaks with Maryam Mohit. They talk about the different iterations of the early Amazon website that massively improved customer experience. Key improvements included navigation, browse, adding search to the homepage, personalizing the website, adding electronic gift certificates, expanding to new categories and much more. It was all made possible by listening to customers and translating their confusion and input into innovative product solutions.Maryam Mohit, former VP for Site Development, was one of Amazon's earliest employees, and was hired to “make the Amazon website interactive”. Ben Falk chats with Skipper on this episode of How This Works from his farm/home/homstead in Vermont about permaculture and sustainability. We start with Ben in utero at the base of El Capitan in California, visiting national parks with his family (instead of going to Disneyland), rock climbing, and then doing backcountry trips which formed his foundational relationship with his work now. We also talk about the difference between design being focused on sustainability and regeneration, how important context is to solving design problems, about the importance of a designer living with or inside their work, the fact that people move 11.7 times in their life (as written in his book "The Resilient Farm and Homestead"), and how Ben's able to grow rice on terraced flats in the Northwestern U.S. We chat about the wood stove that provides heat for Ben and his family versus a thermostat-driven heat system or even a voice user interface like Alexa and how manual a process it is. Stay tuned after the outro music for a clip and flubbed first take of the show's intro. This episode was edited and mastered by Troy Lococo. Special Guest: Ben Falk.

"Engage. Listen. Respond. Keep Dialogue Open...I think that is what is required to be successful in this market; it is the ability to really listen to what you are hearing...so that you can respond successfully" - Leo Wilson Cecil Cummins sits down with Leo Wilson of Hammond Wilson Architects to discuss aspects of Commercial Real Estate as it relates to Architecture and Site Development. Listen in to hear Leo offer suggestions on what strategies developers can have to be prepared for when they consider redeveloping or building a property from the ground up, and the intricacies of navigating the code, variances, and community input. For twenty-five years, Leo Wilson has brought expertise, leadership and vision to the firm’s clients. Leo earned a Bachelor of Science degree in architecture at The Catholic University of America and a Master of Architecture degree at the University of Pennsylvania, where he was awarded the Van Alen Traveling Fellowship, enabling him to pursue a summer of independent study in Italy. He credits his creative pursuits outside of architecture – from watercolors, to figure sculpture, to letter cutting in stone – with developing his eye for form and composition. Leo’s passion is the water. He is an avid sailor, windsurfer, kite boarder, fisherman and surfer. “I grew up on a small barrier island along the New Jersey coast and have always been inspired by seaside architecture. These buildings must withstand the constant punishment of the coast and ever-changing tastes in design. The buildings that stand out gracefully over time are the ones that interest me.”
