Questions with a Podcast Booking Agent

Q: What are the 3 biggest/hardest things required of a podcast booker that the client/guest NEVER knows/sees? A: Research, follow through, and the cost of networking. As a podcast booking agent, my role extends far beyond simply scheduling interviews. Here are three critical aspects of my job that often go unnoticed but are crucial to delivering value to my clients: 1. Strategic Research and Alignment: A significant part of my day is dedicated to researching podcasts to ensure they align with my clients' goals and target demographics. Finding the perfect match is not always straightforward. It involves understanding both the podcast's audience and the host's openness to my client's objectives, whether it's sharing expertise or introducing a product. 2. Meticulous Organization and Follow-through: Securing podcast spots is just the beginning. The real challenge lies in managing the timeline. Interviews might be recorded one week but aired months later. Organizing these schedules while creating trackable links, graphics, and sometimes even video content for each episode requires continuous attention and coordination, often spanning several months. 3. Proactive Networking: Each year, I invest over $15,000 attending industry events—not to seek new clients, but to connect with podcast hosts and producers. I will often travel to in-person interviews at my own expense just to be in the same room as a host for 60 min. This networking is crucial. It enhances the quality and relevance of opportunities I can offer my clients. This behind-the-scenes work might not be visible, but it's what enables me to provide substantial, sustained value to those I serve. It's a testament to the dedication required in the podcasting industry, driven by a commitment to bring unparalleled opportunities to my clients. El Salvadoran President Nayib Bukele just won re-election by a broad margin as a massive security crackdown has reduced gangs' role in everyday life. But the increasingly authoritarian “Bukele model” has a big long-term downside, Douglas Farah explains. --- It has been almost a month since Nayib Bukele was reelected as President of El Salvador by a very wide margin, despite a constitutional prohibition on re-election. While security gains and a constant communications blitz have made Bukele popular, our guest, Douglas Farah of IBI Consultants, highlights some grave concerns about the “Bukele Model” and where it is headed. Among these: pursuit of an “authoritarian playbook” common to many 21st-century political movements, with eroding checks and balances; vastly weakened transparency over government activities; a complicated relationship with gangs and their integration into the political structure; an unsustainable reliance on mass incarceration; and erosion of the independence and professionalism of the police, military, and judiciary. In this episode, Farah argues: The success of Bukele's security model may not be as pronounced as is publicly accepted. The human rights cost is very high, with about 75,000 people arrested, far more than earlier estimates of gang membership.  Bukele's model uses elements from the “authoritarian playbook,” including undoing public access laws, eliminating accountability for government spending, consolidating media control, threatening independent media, and relying on armies of social media accounts and traditional media outlets to dominate the political conversation. Toleration of human rights abuse and corruption has undone a police reform that was a key element of the country's 1992 peace accords. MS-13 is not defeated: its leaders avoid extradition while maintaining close relationships with authorities, while some of its affiliates serve as legislative “alternates.” The influence of China is real but probably overstated, as the country offers few resources and little overall strategic value. While it does not make strategic sense to criticize the popular president frontally, the Biden administration needs to be more consistent and less timid in its critique of specific policies and anti-democratic trends. Douglas Farah is President of IBI Consultants, a research consultancy that offers many of its products online. He was formerly bureau chief of United Press International in El Salvador, a staff correspondent for The Washington Post, and a senior visiting fellow at the National Defense University's Center for Strategic Research. He is a 1995 recipient of the Columbia Journalism School's Maria Moors Cabot Prize for outstanding coverage of Latin America.

On a national level, Fannie Mae is predicting the multifamily market to remain subdued in 2024. Ever since interest rates began to rise, multifamily transactions have slowed considerably. Kim Betancourt, Vice President of Multifamily Economics and Strategic Research at Fannie Mae, joins us to share the findings of a recent multifamily report. Kim knows that there are oversupplied multifamily markets across the country. Cities like Austin have become the poster child for what oversupply can do to home and rent prices. However, Kim argues that this is only a fraction of the overall housing market, and many markets are in need of more multifamily housing. So, if much of America is still struggling with having enough housing supply, shouldn't rents be on an upward trend? Kim shares her team's findings and rent forecasts, explaining when rents could begin to climb, which multifamily properties will experience the most demand, and why we need MORE multifamily housing, not less.  In This Episode We Cover Fannie Mae's 2024, 2025, and 2026 rent growth forecast for multifamily  A “tale of two markets” and why the “oversupply” narrative isn't the whole story  Property classes and why B/C-class properties are seeing such strong demand  The one metric that points to a growing or shrinking multifamily real estate market  Why so many millennials are “stuck” as renters and can't become homeowners  How rising rents could affect multifamily prices and boost valuations across the country  And So Much More! Simon is a long-time agitator and commentator across the sector and of course a monthly columnist in Building magazine. Does that make a journalist? Simon's career has spanned many different parts of the sector from building to infrastructure, planning and finance, and seen him playing a number of key company and industry roles to identify the trends and form the strategy needed to meet the emerging challenges.Over the last decade of so Simon has also been immersed in the Construction Leadership Council, where he is currently a strategic advisor. In this role he has helped to set up and drive the body as it emerged into the sunlight as a voice for the sector and major influence on government policy. In particular he has helped the industry to understand and embrace data, new digital technologies and Building Information Modelling, and most recently to chart a path towards a new world of net zero of infrastructure. So it's fair to say he has fingers in many pies so well placed to foresee the future.ResourcesArcadis Knowledge HubBuilding magazine - articles by Simon RawlinsonConstruction Leadership Council websiteNational Infrastructure PlanningRICS Knowledge and Practice CommitteeNAO report on Levelling Up spending - Nov 23

In this week's episode of the podcast, we tackle the thorny issue of Australia's population growth and how we plan to provide accommodation for the influx of people that are set to arrive on our shores. With immigration back on the table, the government has forecast a 60% increase in population by 2050, which raises a number of difficult questions. First and foremost, we simply don't have enough housing to accommodate our current population, let alone a larger one. Building companies are struggling, there's a labour shortage, and the cost of materials and capital is rising. This is going to make it extremely difficult to ramp up the supply of new housing, especially when there will be stiff competition for resources. But housing is just one piece of the puzzle. We will also need to consider where these people will work, shop, and go to school. This requires careful planning and reliable forecasting, something that Richard Temlett, our guest on the podcast, specialises in. As a director of Charter Keck Cramer's strategic research department, Richard helps industry players make development and investment decisions based on forward-looking, evidence-based outputs. In this episode, we dive into the specific challenges that Australia's population growth presents in the apartment space. With more people looking for smaller, more affordable homes, how will the market respond? And what impact will this have on  existing apartment buildings and the broader property market? Richard shares his insights and predictions for the future, painting a picture of what life might look like in Australia in 2050. Tune in to hear the full conversation and gain a deeper understanding of the challenges and opportunities that lie ahead. This week on the show we look at Japan, and the historic changes underway in its foreign and security policy. In March, prime minister Fumio Kishida visited Kyiv, marking the first time a Japanese leader has visited an active war zone since WWII. This comes amid successive changes to how Japan approaches national security concerns. We ask whether Tokyo is moving away from its pacifist constitution? What role has the rise of China and the invasion of Ukraine played? And is this the culmination of former prime minister Abe Shinzo's vision of Japan as a ‘normal country'? We look more widely to Tokyo's tumultuous relations with its neighbours, not just with China but also importantly South Korea. With Fumio Kishida expected to visit Seoul in the next few days, we look at why two democracies, both of which are US allies, find themselves continually at odds. "This is not a bluff. And those who try to blackmail us with nuclear weapons should know that the weathervane can turn and point towards them.” With those words, Russian President Vladimir Putin renewed fears across the globe that Russia could employ nuclear weapons in its war with Ukraine. As we edited this episode, Russia conducted its annual nuclear exercises, drills that had added resonance given the Kremlin's implied threats to use nuclear force in the conflict in Ukraine. But how likely is Putin to use nuclear weapons? And how would Russia use one in the war? For years, European players were something of an afterthought in the NBA. Two European players, Giannis Antetokounmpo and Nikola Jokic have combined to win the last four NBA MVP awards, and Slovenian Luka Doncic is maybe the NBA's best player under 25. All of which makes EuroBasket 2022 arguably the most competitive basketball tournament in the world after the NBA Playoffs. EuroBasket, which is now played every four years, features the top national teams from across Europe, in an atmosphere that is akin to a mix of March Madness and Soccer's World Cup.
