Knowing the Two Sisters of GOOD VIBES by GERONIMO Welcome to another inspiring episode of the BusinessMentor Vlog! Today, we're diving into a story of family, passion, and innovation, featuring two remarkable sisters, Maricela S. Racela and Cjoy Salvador. Maricela, the eldest of eight siblings, and Cjoy, the youngest, share a unique bond rooted in their upbringing and the values instilled by their father, Geronimo. Growing up, Geronimo's vegetable garden on a 300-square-meter lot beside their home in Laoag City wasn't just a patch of land—it was a classroom of life lessons, teaching self-sustainability and the value of farming. Fast forward to today, and that same garden has transformed into "Good Vibes by Geronimo," a culinary and community gem envisioned by Cjoy. Leaving behind her corporate life in Makati, Cjoy returned to her roots with little more than her passion for cooking and an unrelenting dream. Through experimentation and perseverance, she's turned this uncharted journey into a success story that's fast becoming the talk of the town. With the guidance and expertise of Maricela, who works with the Department of Trade and Industry (DTI) in Region 1, the sisters are proving that family, innovation, and determination can create something truly extraordinary. And they're not stopping there—they're already dreaming of a bigger, more innovative concept for the future. Join us as we uncover the journey of Maricela and Cjoy, and learn how their story can inspire entrepreneurs everywhere to chase their dreams and turn passion into success. Let's get started!

Real Estate Investing With Jay Conner, The Private Money Authority
Raising private money without the need to ask for it directly is a skill that not many possess. However, Chris Linger, a seasoned real estate investor and accredited investor, has mastered this art. As a general partner in nine apartment syndications, encompassing over 1,750 apartments valued at $270M, Chris has a wealth of knowledge to share. In a recent enlightening conversation with Jay Conner on the Raising Private Money" podcast, Chris detailed his journey and provided invaluable insights into real estate investing, raising private funds, and scaling one's business. From Humble Beginnings to Investing PowerhouseLike many successful investors, Chris Linger began his venture into real estate with modest beginnings. While serving in the military, he faced a dilemma that many in the armed forces encounter—frequent relocations. Chris's journey began in Pensacola, Florida, where he was unable to sell his home during a move in 2007. This necessitated renting out the property, unknowingly planting the seeds of his future real estate empire. The Power of PartnershipChris attributes much of his accelerated growth in real estate to his partnership with his wife Maricela. When they met in 2017, they discovered a mutual interest and synergy in real estate investing. By pooling their resources, Chris and Maricela began purchasing properties, starting with small quadplexes and gradually scaling up. This partnership was not just limited to pooling financial resources but extended to strategic decision-making and support, allowing them to take more calculated risks and bigger steps toward their goals. The Shift to Raising Private MoneyTheir foray into raising private money began out of necessity when a lucrative opportunity arose unexpectedly. With funds tied up in another project, Chris and Maricela turned to individuals who had shown interest in investing with them. Instead of approaching institutional lenders—which could be time-consuming—they offered their potential investors short-term loans to fund their project. This approach not only sped up the process but also laid the foundation for future private money-raising endeavors. The Benefits of Private MoneyOne of the significant advantages of private money, as highlighted by Chris, is speed. Real estate transactions, especially those involving wholesalers, often require swift action. Private money allows for rapid closings, enabling investors to seize time-sensitive opportunities. Chris also pointed out the value of teaching potential investors about private money, including the use of self-directed IRAs for tax-advantaged returns—an approach that aligns well with Jay Conner's philosophy of educating rather than pitching.Scaling Up: Beyond One-on-One ConversationsTo scale beyond one-on-one interactions and raise over $20 million in less than four years, Chris leveraged various platforms. Networking at events, attending webinars, participating in podcasts, and maintaining a strong social media presence played significant roles. By consistently sharing their successes and educational content, Chris and Maricela built credibility and attracted a larger pool of investors.Lessons Learned and Avoiding PitfallsThrough their journey, Chris and Maricela have learned valuable lessons, some from costly mistakes. One major lesson was the importance of maintaining control of investment opportunities. While initially partnering with others for asset management, they realized the importance of direct oversight to ensure optimal property management and investment performance. Additionally, as lenders themselves, they learned to structure longer-term notes with interest rate increases to mitigate the opportunity costs of tying up capital for extended periods.Diversifying Through Business CoachingBeyond real estate, Chris and Maricela are elite business coac

While scouring the Sonoran Desert for objects left behind by migrants crossing into the United States, anthropologist Jason De León happened upon something he didn't expect to get left behind: a human arm, stripped of flesh. This macabre discovery sent him reeling, needing to know what exactly happened to the body, and how many migrants die that way in the wilderness. In researching border-crosser deaths in the Arizona desert, he noticed something surprising. Sometime in the late-1990s, the number of migrant deaths shot up dramatically and have stayed high since. Jason traced this increase to a Border Patrol policy still in effect, called “Prevention Through Deterrence.” First aired in 2018 and over three episodes, Radiolab investigates this policy, its surprising origins, and the people whose lives were changed forever because of it. Part 3: What Remains The third episode in our Border Trilogy follows anthropologist Jason De León after he makes a grisly discovery in Arivaca, Arizona. In the middle of carrying out his pig experiments with his students, Jason finds the body of a 30-year-old female migrant. With the help of the medical examiner and some local humanitarian groups, Jason discovers her identity. Her name was Maricela. Jason then connects with her family, including her brother-in-law, who survived his own harrowing journey through Central America and the Arizona desert. With the human cost of Prevention Through Deterrence weighing on our minds, we try to parse what drives migrants like Maricela to cross through such deadly terrain, and what, if anything, could deter them. Special thanks to Carlo Albán, Sandra Lopez-Monsalve, Chava Gourarie, Lynn M. Morgan, Mike Wells and Tom Barry.CORRECTION: An earlier version of this episode, when it originally aired, incorrectly stated that a person's gender can be identified from bone remains. Hello Family.Welcome back! This is day 9 of our 54-Day Rosary Novena. Today marks the end of our first Novena in Petition. We have 2 more Novenas is petition and 3 in thanksgiving to go.Today is Ash Wednesday, and it marks the beginning of Lent, a 40-day season to observe and commemorate the passion, death, and resurrection of Jesus Christ, the son of God, our Lord. This is the season to purify our intentions and repent for our sins. In this time of Lent, the Lord invites us to increase our prayer, fasting, and almsgiving. There's a really good podcast called ASK Father Josh. I'll list the link in the show notes. Fr.Josh invites us to fast from something we're going to feel, something that will affect us and draw us to more prayer. He encourages us to Spend more time with the Lord by offering the first 15 minutes of our day to reading the Word of God. Sometimes I log on to usccb.org the (United States Conference of Catholic Bishops) website for my daily readings. I like the reflection videos listed daily.h. Ill link st link will also be listed in the show notes. And lastly Fr. Josh reinforces that when we turn to our Lord Jesus Christ in prayer our Almsgiving also increases. The Alms that we give is the fruit of our prayer. I've also listed the link to Fr. Josh's videoDay 9 - Glorious Mysteries in Petition: Let's start; today, we're praying the Glorious Mysteries in Petition. Blessed Mother, Queen of the Most Holy Rosary, help us to live and celebrate, in our daily lives, Jesus in the Eucharist.Blessed Mother, pray for us and with us to deliberately set time aside daily to remember the life, death, and resurrection of Jesus. We pray to take time out of our routine to acknowledge the parts of our lives that need forgiveness and change. We pray to grow in humility and dependence on God.Blessed Mother, we pray for our family's intentions here on the podcast, intentions received by email, Instagram, and YouTube. And we pray for the intentions of everyone who sponsor season 8 by sharing, rating, and donating to the podcast: Christine, Katz, Karla, Ocean, Fidel, Alma, Maricela, Avril, Migue, Jacqueline, Amy, Jess, Danielle, Paulina, Ana Maria, Banker, Alicia, Kathleen, Jessica, Buzz, and Jassen. With love,Maritza MendezLinktr.eehttps://linktr.ee/54daysofrosesWebsite:https://www.54daysofroses.com/Submit your prayer requesthttps://www.54daysofroses.com/requestsSubscribe to our YouTube channelhttps://www.youtube.com/@54daysofrosesDownload the Prayer Guidehttps://www.54daysofroses.com/how-to-praySupport our Ministryhttps://www.54daysofroses.com/supportDonate via Venmohttps://account.venmo.com/u/Novena54DaysofRosesDonate via PayPalhttps://www.paypal.com/paypalme/54DaysOfRosesContent Creator & Web designhttps://lillywriteshere.com/Support the show
