Despite the drumbeat of crash talk, the numbers tell a more nuanced story. Today's housing market isn't in freefall; it's recalibrating. Cara Lavender, senior research manager at John Burns Research and Consulting, joins Host Carol Morgan on the Atlanta Real Estate Forum Radio podcast to discuss where the housing market stands today and what builders and developers should expect as 2026 progresses. A Housing Market in Recalibration, Not Crisis Despite ongoing headlines predicting a housing crash, recent data tells a very different story. The current market environment is highly segmented, with affordability continuing to shape outcomes. First-time buyers remain constrained, while move-up and luxury segments are seeing more consistent activity. Rising inventory and softening prices reflect a recalibration, not systemic weakness. “We're still in a slow market, but we're seeing stabilization in a lot of areas,” Lavender said. “In no sense of the word are we seeing that we're on the verge of a “crash” when we look at all the data.” John Burns Research and Consulting forecasts average mortgage rates at around 6.6%, driven by normalization in the spread between the 10-year Treasury and the 30-year mortgage rate. While builders have been able to offset higher rates through aggressive buydowns, easing rates should provide more upside on the resale side, where demand has been more sensitive to borrowing costs. Nationally, the housing market remains structurally undersupplied by approximately 1.1 million homes, even as near-term supply has loosened across both new and resale markets. In metro Atlanta, resale supply currently sits around 4.3 months, a range traditionally considered healthy. How Affordability Is Shaping Buyer Behavior Affordability is a key factor in current market conditions, particularly as taxes and insurance continue to add pressure to monthly payments. Entry-level buyers remain highly payment-sensitive, while move-up buyers are increasingly returning to the market. “This is not a build-it-and-they-will-come market anymore,” she said. “Success is going to come from tightly refined offerings and really understanding who the buyer is in your market.” As resale sellers adjust pricing expectations, many move-up buyers—often sitting on significant equity—are finally able to make their next move. Buyers are making trade-offs, prioritizing efficiency and functionality over excess space, mirroring builders' efforts to value-engineer floor plans and control costs. Why Move-In-Ready Homes Are Winning Buyer preference for move-in-ready homes remains strong. According to John Burns’ research surveys, nearly 40% of resale listings require significant repairs or updates. “People don't want to put a new roof on. They don't want to redo flooring or kitchens,” Lavender said. “If sellers aren't willing to bring the price down, they're going to have to offer repairs or credits.” Homes that are well-located, competitively priced and turnkey continue to attract strong demand, while properties requiring work face longer marketing times and tougher negotiations. Build-to-Rent & the Changing Path to Homeownership As affordability challenges continue to delay first-time homeownership, build-to-rent (BTR) communities are playing an increasingly important role in the Atlanta housing market. These communities provide a longer-term rental solution for households that want the benefits of single-family living but are not yet ready or able to buy. Build-to-rent offers access to detached homes, private outdoor space and community amenities at a more attainable monthly cost, effectively bridging the gap between traditional apartments and homeownership. A “Boring” 2026 Outlook Looking ahead, John Burns Research and Consulting forecasts a gradual recovery in 2026, following several years of volatility across both new home and resale markets. While production levels and pricing are still expected to soften modestly in the near term, those declines are projected to be less severe than what the industry experienced throughout 2025. In Las Vegas, a man is suing the families of seven teens after a violent park attack. It's not an isolated incident. I've been attacked twice by kids on e-bikes myself. Across the country, young people are acting out with little consequence, little guidance, and little accountability — often raised by overwhelmed adults who were never prepared to raise anyone at all. We also look at Brooklyn Beckham going public in a way that reflects a much larger generational unraveling — and ask what happens when kids are raised by kids in a culture with no guardrails. EMS Findings: Severe respiratory distress, SpO₂ in the 60s on NRB, HR 120, BP 230/180. Exam: Diaphoretic, diffuse crackles, warm extremities, pitting edema, and significant fatigue/work of breathing. Pre-hospital meds: NRB, Duonebs, Dexamethasone, and IM Epinephrine (under the assumption of severe asthma/anaphylaxis). Differential Diagnosis for the Hypoxic/Tachypneic Patient Pulmonary: Asthma/COPD, Pneumonia, ARDS, PE, Pneumothorax, Pulmonary Edema, ILD, Anaphylaxis. Cardiac: CHF, ACS, Tamponade. Systemic: Anemia, Acidosis. Neuro: Neuromuscular weakness. What is SCAPE? Sympathetic Crashing Acute Pulmonary Edema (SCAPE) is characterized by a sudden, massive sympathetic surge leading to intense vasoconstriction and a precipitous rise in afterload. Pathophysiology: Unlike HFrEF, these patients are often euvolemic or even hypovolemic. The primary issue is fluid maldistribution (fluid shifting from the vasculature into the lungs) due to extreme afterload. Bedside Diagnosis: POCUS vs. CXR POCUS is the gold standard for rapid bedside diagnosis. Lung Ultrasound: Look for diffuse B-lines (≥3 in ≥2 bilateral zones). Cardiac: Assess LV function and check for pericardial effusion. Why not CXR? A meta-analysis shows LUS has a sensitivity of ~88% and specificity of ~90%, whereas CXR sensitivity is only ~73%. Importantly, up to 20% of patients with decompensated HF will have a normal CXR. Management Strategy 1. NIPPV (CPAP or BiPAP) Start NIPPV immediately to reduce preload/afterload and recruit alveoli. Settings: CPAP 5–8 cm H₂O or BiPAP 10/5 cm H₂O. Escalate EPAP quickly but keep pressures to avoid gastric insufflation. Evidence: NIPPV reduces mortality (NNT 17) and intubation rates (NNT 13). 2. High-Dose Nitroglycerin The goal is to drop SBP to < 140–160 mmHg within minutes. No IV Access: 3–5 SL tabs (0.4 mg each) simultaneously. IV Bolus: 500–1000 mcg over 2 minutes. IV Infusion: Start at 100–200 mcg/min; titrate up rapidly (doses > 800 mcg/min may be required). Safety: ACEP policy supports high-dose NTG as both safe and effective for hypertensive HF. Use a dedicated line/short tubing to prevent adsorption issues. 3. Refractory Hypertension If SBP remains > 160 mmHg despite NIPPV and aggressive NTG, add a second vasodilator: Clevidipine: Ultra-short-acting calcium channel blocker (titratable and rapid). Nicardipine: Effective alternative for rapid BP control. Enalaprilat: Consider if the above are unavailable. Troubleshooting & Pitfalls The “Mask Intolerant” Patient Hypoxia is the primary driver of agitation. NIPPV is the best sedative. * Pharmacology: If needed, use small doses of benzodiazepines (Midazolam 0.5–1 mg IV). AVOID Morphine: Data suggests higher rates of adverse events, invasive ventilation, and mortality. A 2022 RCT was halted early due to harm in the morphine arm (43% adverse events vs. 18% with midazolam). The Role of Diuretics In SCAPE, diuretics are not first-line. The problem is redistribution, not volume excess. Diuretics will not help in the first 15–30 minutes and may worsen kidney function in a (relatively) hypovolemic patient. Delay Diuretics until the patient is stabilized and clear systemic volume overload (edema, weight gain) is confirmed. Disposition Admission: Typically requires CCU/ICU for ongoing NIPPV and titration of vasoactive infusions. Weaning: As BP normalizes and work of breathing improves, infusions and NIPPV can be gradually tapered. Take-Home Points Recognize SCAPE: Hyperacute dyspnea + severe HTN. Trust your POCUS (B-lines) over a “clear” CXR. NIPPV Immediately: Don’t wait. It saves lives and prevents tubes. High-Dose NTG: Use boluses to “catch up” to the sympathetic surge. Don’t fear the dose. Avoid Morphine: Use small doses of benzos if the patient is struggling with the mask. Lasix Later: Prioritize afterload reduction over diuresis in the hyperacute phase. Hosted by BEN WESTHOFF and RYAN KRULL, this series is set at Truman State University, sometimes called the Harvard of the Midwest, where a few years back a string of suicides at the Alpha Kappa Lambda house shook the community to its core. As fraternity member after fraternity member took his own life, police realized they all had a common link- a fellow brother named Brandon Grossheim, who was close friends with each victim, discovered some of the bodies, and later dated some of the victims' girlfriends and wore one of the victim's clothes. As the Bengals head into the 2026 offseason, the future of elite edge rusher Trey Hendrickson in Cincinnati remains one of the organization's most intriguing and uncertain storylines. Hendrickson, a four-time Pro Bowler and recent NFL sack leader, has been a disruptive force since joining the Bengals and was among the league's most valuable free agents at the end of the 2025 season. The central barrier to a long-term return has been contract negotiations. After a contentious holdout and talks that dragged through the 2025 offseason, the Bengals and Hendrickson eventually agreed to a one-year, $30 million deal that lets him hit unrestricted free agency in 2026. That new contract did not include a no-tag clause, giving Cincinnati the option to tender him with the franchise tag next spring — albeit at a high cost. Most recently, ESPN NFL insider Jeremy Fowler reported that the relationship between Hendrickson and the Bengals “has likely deteriorated beyond repair,” largely because of the bitter contract negotiations the past year. Fowler suggests that while the Bengals could use the franchise tag to retain him, Hendrickson appears poised to explore opportunities elsewhere in a strong market for pass rushers. A long-term return to Cincinnati now seems unlikely, especially given Hendrickson's desire for security and the team's investment in younger edge talent. Realistically, then, the possibility of Hendrickson returning to the Bengals hinges on one of three outcomes: Cincinnati uses the franchise tag and he plays another year while negotiating long-term. Hendrickson and the team agree on a new extension (less likely per the latest intel). He tests free agency and signs elsewhere.
