Jessica Hughes joined Tishman Speyer in 2018 and is currently responsible for the company's operations in the Boston region including acquisitions, dispositions, asset management, and development. She joined Tishman Speyer from JLL, where she was a Managing Director in the Boston Capital Markets group and a member of JLL's International Capital Group. Previously, she was a Senior Vice President at Beacon Capital Partners, responsible for acquisitions and dispositions in major U.S. markets, as well as establishing Beacon's offshore offices in London and Paris. Jessica has a BA in History from Dartmouth College, where she captained the women's golf team. Having served as President of NAIOP Massachusetts in 2022, she currently serves as Board Chair for the organization. Jess also serves as a board member at the Boston Center for the Arts and is an active participant in many regional charitable endeavors.Our conversation with Jess begins in her hometown of Lowell, Mass where she had early exposure to the economic development activities and related real estate development which were pushing the city forward. Excelling as a student and as a golfer, Jess shares with us the circumstances around a serendipitous corporate recruiting visit which introduced her to an executive involved in the historic Grand Central Terminal redevelopment project. Jess secured a job with LaSalle Partners in New York working on the final ‘punch list' of Grand Central- an iconic project at the time that inspires her (and us) to this day.From there Jess shifted into an analyst role on the capital markets/ investment sales side of the business, a crash course which gave her the toolkit for a career as a ‘deal person'. Moving back to Boston, we discuss Jess' time with Colliers and Trammell Crow before being recruited to join Beacon Capital Partners, kicking off a transformative chapter in her career which brought Jess to London and other international markets, and finally back home and back to the brokerage side for a productive stint at JLL. The bulk of our discussion is appropriately centered Jess' move to Tishman Speyer, where she has done a tremendous job in building the firm's Boston regional platform with a number of the market's most exciting projects.We had a blast catching up with Jess and learned a lot about her path. In this week's episode of the Progressive Agency podcast, Jessica Hughes, Managing Director of food and beverage-focused content agency Viscul, shares how to improve efficiency at work by dividing up your time into focused “buckets”, by managing your expenses and tracking your metrics, and by instilling these values into your team. How to Improve Efficiency at Work — Time Efficiency As Jessica explained during our conversation, her life was already hectic as a wife and mom, through her work at Viscul, and running her family's other business, Calicutts Spice Co. And that was before the pandemic shook everything up. With so many plates spinning in the air, Jessica hsa found it crucially important that she divides up her work week into “buckets” of time. For example, Jessica said that Mondays are designated as her business development days. Carving up time to devote to every important aspect of the business is vital, and Jessica even tries to schedule meetings during appropriate time buckets. This way, she's dedicating a portion of her time to all of the things that need her attention, without letting anything critical slip through the cracks. Statistically speaking, women live an average of 6-8 years longer than men do. However, they typically retire with only ⅔ of the money men retire with. That's precisely why Katie says it's crucial for women to begin planning for their retirement with intentionality and clear goals in mind. However, as Katie explained during the podcast episode, many women consider their finances to be extremely private information. In fact, Katie said that many women are more comfortable talking about their sexual health than their financial health. This stigma can be harmful, because “you don't know what you don't know”. You could be making serious financial mistakes without being aware of it. That's why working with an experienced professional is so crucial. How to Improve Efficiency at Work — Money Efficiency One of the other key pieces of advice Jessica shared during our conversation is how important it is for agency owners to truly take the time to understand their financial situation, expenses and other metrics. When you know how much you're spending on a project and you also know how much you'll profit from the project, you can better manage the spread. It makes no sense to produce a widget for ten dollars and then sell it for eight dollars, for example. But of all she is a survivor. A survivor of sexual abuse, substance abuse, multiple forms of addiction including one I just learned from her called “white collar addiction”, and an eating disorder almost all while being a mom to 7 children. From the outside, Jessica was the perfect wife, perfect mom living in an upscale suburban neighborhood with the perfect house. But internally, she was suffering so deeply in many ways. If anyone saw the Meghan Markle interview, it parallels how no matter how put together or perfect someone looks from the outside, you never know what is happening behind closed doors so have compassion and empathy for everyone. Schon klar, einen einzigen Monat im Jahr als Black History Month auszurufen, ist ganz schön absurd. Vor allem deshalb, weil Schwarze Geschichte und Lebensrealitäten auch in Deutschland das ganze Jahr über ein wichtiges Thema sein sollten. Um eben diese Aufmerksamkeit zu schaffen, hat der afroamerikanische Historiker Carter G. Woodson den Black History Month 1926 in den USA ins Leben gerufen. Heute, beinahe 100 Jahre später, ist er wichtiger denn je. Schwarze Geschichte und Perspektiven werden nach wie vor verdrängt und marginalisiert. Die Aufarbeitung der deutschen Kolonialgeschichte ist kaum mehr als eine Randnotiz in den Schulbüchern. Dabei ist es längst überfällig, dass die weiße Mehrheitsgesellschaft ihre eigenen Positionen hinterfragt, ihre eigenen Rollen in den bis heute fortwirkenden kolonialen Unterdrückungsstrukturen. My speech was "Locke's Big Mistake: How the Labor Theory of Property Ruined Political Theory."  Stefan Molyneux and Jeff Tucker appeared and delivered speeches as well (with Jeff's inspiring keynote resulting in a resounding standing ovation). Walter Block conducted an "Ask a Libertarian" Q&A session (remotely), and relative newcomer Jessica Hughes delivered a surprisingly radical and resounding speech on "The Constitution of Faux Authority." [Update: See Liberty in the Pines Roundup.] This podcast episode includes my speech and Q&A (about 54 minutes) plus the panel Q&A (about another 50 minutes). The panel Q&A touched on issues like peaceful parenting, spanking, and so on. Not to toot my own horn, but I know I have a lot of a/v material out there, so I do believe this speech of mine is one of the most important I've ever done.
