Here's a question we've probably all wondered about at some point: am I practicing enough? As a teacher, I can tell you that my experience has demonstrated that if a harpist - and this includes me - has to ask the question, the answer is probably no, you're not practicing enough. But of course, the real answer is likely a little more complicated. It depends on what you're trying to do. On the light end of the practice spectrum, if you're just trying to keep the rust off either your fingers or your pieces, you probably only need a few minutes each day. On the other end, if your ambition is to learn a piece or stretch your technique or develop a skill, you are going to need more time. I know it would be helpful to know exactly how much time you're going to need, but coming up with a number would just be guessing. Even so, that doesn't mean there aren't some factors that can guide you that will keep you from overworking yourself or underutilizing your time. Simply put, your goal is to practice enough to make progress, but not so much that you actually sabotage your efforts. Today I'll tell you what this means and how I think you can find the right amount of practice time for you. I've talked about practice time with you before on the podcast. In the first show of this year, 2025, I shared an acronym to help you remember what to include in your practice. That acronym spelled the word “practice” and the letters stood for Play, Review, Aspire, Create, Technique, I, Connect and Enjoy, That's episode 190, and I will link to it in today's show notes. In episode 148, I taught you about practice bursts, short 15 minute chunks of time that you could use to keep on track when your schedule won't allow you a longer practice session. I will link to that episode in the show notes too. But today, we're taking a different approach. We're going to look at why we practice, how our practice can help us maintain the status quo, or help us achieve a goal or help us stretch our skills and grow. We'll talk about time and how we need to manage it and how to truly enjoy the time we spend at the harp. Because that's what harp happiness is all about. Abstract: Germinal matrix hemorrhages (GMH) and the consequent posthemorrhagic hydrocephalus (PHH) are among the most common and severe neurological complications of preterm birth that require lifelong complex neurosurgical care. GMH and PHH provoke disruption of neuroepithelium/ependyma development, a key structure implicated in brain development and homeostasis. Neuroepithelial/ependymal damage causes lifelong cognitive and motor deficits; however, no therapy is directed to recover the damaged ependyma. This study is aimed to test the possibilities of ependymal repair in GMH/PHH using neural stem cells (NSCs) or ependymal progenitors (EpPs). Thus, it sets the basis for a therapeutic approach to treating ependymal damage and preventing brain developmental deficits. GMH/PHH was induced in 4-day-old mice using different experimental procedures involving collagenase, blood, or blood serum injections. PHH severity was characterized using magnetic resonance, immunofluorescence, and protein expression quantification with mass spectrometry. Additionally, a new exvivo approach using ventricular walls from mice developing moderate and severe GMH/PHH was generated to study ependymal restoration and wall regeneration after stem cell treatments. NSCs or EpPs obtained from newborn mice were transplanted in the explants, and pretreatment with mesenchymal stem cells (MSCs) was tested. Ependymal differentiation and the effect of MSC-conditioned microenvironment were investigated in both explants and primary cultures. In the animals, PHH severity was correlated with the extension of GMH, ependymal disruption, astroglial/microglial reactions, and ventriculomegaly. In the explants, the severity and extension of GMH hindered the survival rates of the transplanted NSCs/EpPs. In the explants affected with GMH, new multiciliated ependymal cells could be generated from transplanted NSCs and, more efficiently, from EpPs. Blood and TNF negatively affected ciliogenesis in cells expressing Foxj1. Pretreatment with mesenchymal stem cells (MSC) improved the survival rates of EpPs and ependymal differentiation while reducing the edematous and inflammatory conditions in the explants. In conclusion, in GMH/PHH, the ependyma can be restored from either NSC or EpP transplantation, being EpPs in an MSC-conditioned microenvironment more efficient for this purpose. Sonografía durante el paro cardiaco Sugerimos en contra del uso rutinario de sonografía (POCUS) durante la RCP para diagnosticar causas reversibles del paro cardiaco (recomendación débil, nivel de evidencia muy bajo). Sugerimos que, si la sonografía puede ser realizada por personal experimentado sin interrumpir la RCP, pueda ser considerada como una herramienta diagnóstica adicional cuando hay sospecha clínica presente para una causa reversible (recomendación débil, nivel de evidencia muy bajo). Cualquier uso de sonografía diagnóstica durante RCP debe ser cuidadosamente considerada y sopesada ante el riesgo de interrumpir las compresiones torácicas y malinterpretar los hallazgos sonográficos (declaración de mejores prácticas). We start getting down to specific arguments that can be made to judges and specific testimony from the forensic expert that would likely succeed in educating the court --- as Bill has repeatedly done in the past. No lawyer can proceed with a defense without knowing the weaknesses in the case against his or her client. Most lawyers proceed without the facts that would reveal those weaknesses. So the starting point is Bill (or some other qualified forensic investigator). The NEXT step is hiring a lawyer who can then develop a strategic and tactical plan to attack the now-revealed weaknesses and defects in the case against the homeowner. We will analyze an unsigned letter, supposedly from New Rez c//o PHH responding to a QWR by saying that the investor they have listed is "Wells Fargo, N.A., The Bank of New York Mellon f/k/a The Bank of New York, successor in interest to JP Morgan Chase Bank, N.A. as Trustee for Structured Asset Mortgage Investments II Trust 2006-AR5, Mortgage Pass-Through Certificates, Series 2006-AR-5" There are about 5 salient things that make that statement (a) an illegal response to the QWR and (2) establishing an inconsistent statement that cannot be reconciled unless the prosecuting claimant alleges a clear statement and proves the status of the claimant. But most of all I explained how this was an opportunity for him to start educating the judge and I suggested that he file a motion for clarification and/or more definite statement since it was impossible for him to determine who the Plaintiff was and who he should pay --- while all the while taking the position that he wants to pay and has the resources to do so. Even if denied this brings the issue up on the radar of the judge. It moves the needle, even if not completely.

Dr. George C Fareed is a Harvard trained medical doctor who started out working in virology with Dr. Fauci at the National Institutes of Health, National Institute of Allergy and Infectious Diseases early in his career. Then Dr. Fareed wanted to help the “underserved” . Thus, Dr. Fareed moved from Washington to east of San Diego. This is a highly agricultural area. These people are mainly of Hispanic descent with high incidence of health issues that often make them much more vulnerable to severe viral disease. In this population, Dr. Fareed recently has treated over 7,000 cases of this virus . In this highly vulnerable agricultural population that has high incidences of type 2 Diabetes, high blood pressure and metabolic syndrome. Remember, these are the very “co-morbidities” that increase the risk of severe reactions to the pandemic. Dr. Fareed utilized “early intervention”. As described in the article just published by himself and a number of esteemed medical colleagues below. The national average right now, with the Delta variant, if you get the virus and get so ill you have to be hospitalized, is a rate called “hospitalization rate”. It depends on age. But the national average of being treated the typical manner, translated into 9% hospitalization rate if you are over 60 years of age. And if you are under 50 years old , the hospitalization rate s 0.4%. Dr. Fareed's office had a statistician come in and track the efficacy of his protocol. This was done on the first 4,500 patients. Their rate of how many of Dr. Fareed's patients proceeded to get a severe case and require hospitalization was only 0.07%. But Dr. Fareed's, on his patients with extreme vulnerabilities, has been statistically proven to be less than a half of a percent. It is 0.07%. So… his protocols are keeping vulnerable patients out of hospitals. The question becomes, “Why is early intervention being censored? Not available? Doctors that talk and write about it, worried they might have to go before their medical board?” Dr. Fareed is leaving to go to the Rome Covid World Summits in a few weeks and will come back on the show to share what was discussed by viral experts around the world. With its ease of access to four major motorways, Berkshire's logistics sector has “gone wild” this year and its industrial market is busier than ever, according to Page Hardy Harris director and co-founder Nick Hardy. According to the Radius On Demand Rankings, PHH has done more deals (48) than anyone else in Berkshire this year and key to this has been a bullish industrial market which exists partly in response to the pandemic but also because of some notable occupiers far removed from the world of logistics. Thames Valley also has a flourishing digital technologies sector and Hardy sees huge potential in its life sciences offering. Hardy, a chartered environmentalist with a doctorate in marine geophysics, also outlines ways in which the industry can ameliorate its environmental impact, believing developments need to offer free charging points for electric vehicles as standard and also be future-proofed so they can have a much longer lifespan.

Compass launches bridge loan program In partnership with Better.com and Freedom Mortgage, Compass aims to help homeowners make a downpayment on a new home before they sell their old one Compass CEO: No plans for IPO in next 18 months Robert Reffkin told The Real Deal that Compass doesn't plan to go public in the next 18 months, and a Compass spokesperson said WeWork's failed IPO won't impact the company's plans “We have enough capital where we don't need to go public,” Reffkin told The Real Deal. Reffkin, in the interview, also declined to disclose how much capital the company has. A spokesperson for Compass declined to elaborate, saying there isn't any more to tell regarding the initial public offering (IPO), other than what's been reported. WeWork's failed IPO doesn't have any bearing on Compass' plans, a spokesperson for the company told Inman. Supreme Court to take on CFPB constitutionality case The Supreme Court announced Friday it will take on the case challenging the constitutionality of the Consumer Financial Protection Bureau's leadership. 2015-2017 a battle between the CFPB and PHH began, starting with a $103 million increase to a $6 million fine initially levied against PHH for allegedly illegally referring consumers to mortgage insurers in exchange for kickbacks. And now the Supreme Court has agreed to take on the case. As it stands now, President Donald Trump cannot fire the CFPB director unless it's for cause. The previous decision made the CFPB director fireable at will, but that's not the case anymore as the case continues to be challenged in court. Senate Democrats call on FHFA to undo changes to new Uniform Residential Loan Application 19 Democrats want language preference question restored to main form But with the deadline looming in early 2020, the FHFA announced earlier this year that it would be delaying the implementation deadline and ordered the GSEs to remove the language preference question and housing counseling information from the updated URLA form. As part of the change, the language preference question and the homeownership education and housing counseling question were to be moved to a separate voluntary form.

How borrowers can use these servicer bankruptcies, particularly the one of Ditech, to advance the following: - Using notices (of the Ditech) of stay to manage litigation options; - Ditech's non-judicial foreclosure auctions are apparently on hold, due to the automatic stay rules and restrictions on recording documents, in their BK. Judicial actions by Ditech should be on hold too. These restrictions even limit Ditech's ability to direct the removal of Lis Pendens in lawsuits in which they received a judgment. How Ocwen may be using a recent merger with PHH to shore up their book of business, to ameliorate credit issues or avoid bankruptcy.

Circuit held that the structure of the CFPB was indeed constitutional. The District Court subsequently ruled against Big Spring, and after an appeal, the district court's ruling was upheld by the D.C. Circuit in June. Big Spring is urging the Court to take the case due to a recent decision from the Fifth Circuit in Collins v. Mnuchin, in which the circuit held that the structure of the Federal Housing Finance Agency is unconstitutionally insulated from Executive Branch oversight. Big Springs argues that the similar structures at the FHFA and CFPB, and the two conflicting decisions result in a circuit split that the Supreme Court should resolve. The Honorable C. On this week’s episode of Versus Trump, Jason and Charlie talk about the Trump Administration's position in a lawsuit contending that the structure of the Consumer Financial Protection Bureau—commonly known as the CFPB—is unconstitutional, because its sole director does not serve at the pleasure of the President but instead serves a set term and can be terminated only for-cause. We begin the episode [at 2:00] by explaining what the CFPB does and how it's structured as an independent agency with a single director that serves a 5-year term. We next [at 7:30] talk about the lawsuit PHH v. CFPB, in which a mortgage lender who was fined $109 million by the agency has challenged the fine because, among other reasons, the independence of the sole director from the President makes the entire agency's structure unconstitutional. We discuss the recent opinion from the Court of Appeals for the D.C. Circuit agreeing with this conclusion, but we note that, as the case has continued before a larger panel of judges, the Trump Administration has now switched sides and has argued that the structure of the agency is indeed unconstitutional. The D.C. Circuit heard a rare doubleheader of en banc arguments on major structural separation of powers questions on May 24. -- First up was Raymond J. Lucia Companies, Inc. v. SEC, which presented the question whether Administrative Law Judges at the SEC are “Officers of the United States” who must be selected in compliance with the Appointments Clause. The SEC contends that its ALJs are employees, not officers, because the ALJs do not exercise “significant authority pursuant to the laws of the United States,” which the Supreme Court has described as the hallmark of officer status. Last August, a three-judge panel of the D.C. Circuit agreed with the SEC, relying almost exclusively on an earlier (divided) D.C. Circuit precedent, Landry v. FDIC, 204 F.3d 1125 (D.C. Cir. 2000), which held the ALJs at the FDIC are not officers because they do not issue final agency decisions. Three months later, the Tenth Circuit issued a 2-1 decision finding that SEC ALJs are officers who must be selected pursuant to the Appointments Clause. The Tenth Circuit panel expressly disagreed with Lucia and Landry that authority to issue final agency decisions is a prerequisite for officer status. The D.C. Circuit subsequently vacated its panel decision and granted en banc review. The status of ALJs under the Appointments Clause has important implications not only for the SEC’s enforcement of the securities laws but also for the system of administrative agency adjudication as a whole. -- The second case, PHH Corp. v. CFPB, presented the question whether an “independent” administrative agency may be led by a single person. In a 100-page opinion by Judge Kavanaugh (joined by Judge Randolph) drawing on historical practice and first principles of separation of powers, the panel concluded that the statutory provision vesting the CFPB’s broad enforcement authority in a single director removable by the President only “for cause” violated Article II of the Constitution. The panel emphasized the absence of any historical precedent for an independent agency with a single director—a structure that created, in the panel’s description, an administrative official with more power than anyone in the federal government other than the President. The panel explained that this concentration of authority in a single person unaccountable to the President except for cause posed a “threat to individual liberty.” The panel remedied the constitutional defect by severing the statute’s “for cause” removal provision, thus making the CFPB director removable by the President at will. Judge Henderson dissented in part, arguing that the panel could have resolved the case on the basis of PHH’s statutory rather than constitutional challenges. The D.C. Circuit granted en banc review on both the constitutional and statutory questions. The Justice Department (under the Trump Administration) filed an amicus brief in support of the challengers, while the CFPB continues to defend the constitutionality of its structure through its independent litigation authority. -- Featuring: Thaya Brook Knight, Associate Director of Financial Regulation Studies, Cato Institute and Christopher G. In April, the mortgage lender PHH Corporation challenged the constitutionality of the Consumer Financial Protection Bureau (CFPB) after being ordered by the CFPB to disgorge $109 million. PHH challenged the bureau’s legitimacy under Article II, and cited Free Enterprise Fund v. Public Company Accounting Oversight Board as relevant precedent, because PCA officers could be removed for cause, and then, only by officers of the SEC. Meanwhile, the CFPB cited Humphrey’s Executor v. United States, in which the Supreme Court upheld the constitutionality of the Federal Trade Commission Act, which allowed the president to remove an FTC commissioner only for cause.
