A push for the Wellington City Council to rethink its city centre as costs for the Golden Mile project spiral. It's now forecast to cost $220 million, up from $139 million, with an independent review warning further blowouts are possible. The project would deliver major pedestrian, cycling, and public transport upgrades. Deputy Mayor Ben McNulty told Heather du Plessis-Allan the council needs to look at doing something different. He says it can't sustain these costs, particularly in a rates-capping environment. McNulty says councillors will consider the latest review before making a final decision next week. He says they can choose to end the project but still rejuvenate nightlife hub Courtney Place in other ways. LISTEN ABOVE See omnystudio.com/listener for privacy information.

Wellington City Council has proposed their lowest rates rise since 2020, at 5.8%. Deputy Mayor of Wellington Ben McNulty joins the show to discuss the news and how the council managed to cut the rise down from 7.4%, after an already substantial decrease from the last prediction. Nick asks how this adds up with the inclusion of separate water bills and how this compares to Auckland. McNulty says there are still "ghosts in the walls" that need shaking out, so we should expect more poor spending announcements before cost cutting becomes consistent. And he shares how the spending culture has changed since Mayor Andrew Little has come into power. LISTEN ABOVESee omnystudio.com/listener for privacy information.

Nula McNulty is a lifelong resident of North Leitrim, Ireland, who returned home in 2003 after years working on Ireland's east coast and two years in China as a food technologist. Raised on a mixed farm near the Northern Ireland border, she grew up during the Troubles with a father from the North and a mother from the South. Her upbringing instilled in her a strong sense of inclusivity, social conscience, and respect for others regardless of religion, politics, or background.Living near the border deeply shaped her understanding of conflict. As a child, crossing into Northern Ireland meant passing through multiple military and police checkpoints—an experience she accepted at the time but later recognized as extraordinary. She recalls both the deep divisions and the gradual healing that followed, particularly through integrated schools, cross-border initiatives, and community-based projects.Nula believes peace requires communication, acknowledgment of harm, and sustained relationship-building. She has seen healing happen when people work side by side—through women's groups, cross-border arts projects, and community campaigns. For her, the process of collaboration matters more than the finished product; shared work creates understanding and dissolves “othering.”Nula sees prejudice as an ongoing challenge but insists the work of peace is never finished. True progress, she says, comes from listening, acknowledging pain on all sides, apologizing where necessary, and respecting both people and the natural world. Ultimately, she believes respect—for oneself, for neighbors, and for the environment—is the foundation of peace. Love, she says, is easier and more sustaining than hate.Credits:Photos and text, John NoltnerField production, summer interns Kate West, Sawyer Garrison, and Kaitlin ImaiAudio Engineering, Razik SaifullahThanks for listening to A Peace of My Mind's podcast. Wellington City Council wants local authorities to have more power to curb heritage listings when it comes to planning law reforms. The council's submission asked for powers to strip buildings' heritage listings to avoid paying compensation and to make granting heritage listings to be by consent only. Wellington deputy mayor Ben McNulty says there's been many cases that inspired this move, including when the Gordon Wilson flats had to be pulled out through legislation. "We've got things like private homes that have the same heritage significance as Parliament House - that statistically zero percent of New Zealand will ever visit, cost double the insurance to maintain and you've got to get a resource consent if you want to re-roof or re-glaze." Paul McNulty has had at least three careers. After graduating from law school, he spent 20 years in public service, rising to the top levels of the U.S. Department of Justice. Then he moved to one of the nation's – some might say the world's – top law firms. But service was in his blood, and in 2014 he became president of his alma mater, Grove City College. He has just retired from that position, after an 11 year stint. At a time when lots of colleges are shutting down, Grove City – under McNulty's leadership – has thrived. I asked Paul to be on the program today to do a retrospective of his career, and our conversation ranges widely, from his time in government, to the death of his son due to cancer in 2012, and his involvement with Keith and Kristyn Getty and their efforts to bring theologically rich and musically excellent hymns to the modern church. But the center of our conversation today is a discussion about the challenges facing higher education, and how Christian colleges can meet those challenges. Paul McNulty spoke to me from his home in Charleston, South Carolina.

The Vuelta is over and the world champs is well underway, which means we're nearly at the end of the 2025 racing season! It's really crept up on me, I can't believe it! On one hand, it feels like it's flown by, but on the other - the Spring Classics feel like forever ago.    This month's communique focuses on the World Champs over in Rwanda. It is an absolutely brutal course this year; almost 270kms with over 5000m of climbing. Whoever wins this is going to be a thoroughly deserving winner. Remco's already got himself a rainbow jersey in the TT; can he double up with another road race title?    What about Pog? He looked pretty knackered in the TT at the world champs, didn't he? Still cooked from the Tour or just reaching the end of his rope? I can't quite believe I'm saying this, but there's a big question mark over him ahead of the road race! But just watch him make me look like a cock knob and win by 9 minutes solo now.    There's some strong looking underdogs in the mix too; Del Toro, Healy, Carapaz, McNulty, Pidcock, and loads of other in form hitters that could spring a surprise and overcome the two main favourites. We discuss all the favourites as well as make our predictions.    In this month's PeloChat, Turbo Durbo gives us some insight into the end of a pros season - limping or striving through the last few races. Usually, a rider gets their provisional calendar at the start of the year, and it runs through to the Vuelta. After that, it's a case of “we'll see”. There's still races to go, but so many riders are sick, injured, or just cooked - so pulling together a decent squad to knock out the last few races of the year becomes a tricky task. Riders have to be adaptable throughout the whole season.    Southam's talking tactics dives into UAE's record breaking season - the most wins in 1 season by any team ever. How have they managed this? How does the team manage so many world class riders? How have they won so much but still lost the Giro on the last day, and seemingly piss the Vuelta away by hunting stages? Tom shares his take on UAE's questionable tactics at points throughout the year that still haven't stopped them winning almost everything.    The quiz this month is all about the world's TT. I'm quiz master, and the boys go head to head. Brace yourselves, I'm thinking next month's season finale is going to be a bumper CommuniQuiz edition.    Guys, I hope you like listening to this month's communique as much as I love recording it. Sitting down and spinning a yarn about bike racing with some mates - does it get any better?   Cheers Mitch   The Race Communiqué is brought to you by TrainingPeaks! Attorney Dennis Block -Landlord Tenant Podcasts

This video exposes the alarming phenomenon of "serial tenant-rent thieves," individuals who exploit legal loopholes and eviction processes to repeatedly defraud landlords. We delve into the definition of a serial tenant, highlighting their pattern of nonpayment, property damage, and manipulation of the system. A key factor enabling these individuals is the sealing of eviction records, which prevents future landlords from identifying their history of misconduct. We'll explore how this legal provision, intended to protect tenants, is being weaponized by those who consistently violate lease agreements, leaving a trail of financial and emotional distress for property owners. We then present a detailed case study of Ellie Mae McNulty, a notorious serial tenant with a documented history of five separate incidents across Malibu. From her initial nonpayment and eviction on Mulholland Highway to her campaign of psychological terror against a terminally ill artist on Heathercliff Road, McNulty's actions illustrate the devastating impact of these rent thieves. We'll also touch upon the case of "Yonko," with 34 cases spanning nearly three decades, further emphasizing the systemic nature of this problem. Finally, we propose crucial amendments to CCP Section 1161.2, advocating for changes that would prevent the sealing of records for non-prevailing tenants, designate repeat offenders as "serial tenants," and institute misdemeanor charges to deter these predatory practices.

Pins: Division of Labor is Limited by Transaction Costs

The Answer Is Transaction Costs

Play Episode Listen Later Jun 3, 2025 22:32 Transcription Available

Send us a textAdam Smith's pin factory example from "The Wealth of Nations" demonstrates how dividing labor into specialized tasks dramatically increases productivity. Ten workers specializing in different aspects of pin-making could produce 48,000 pins daily, while individually they might struggle to make even 20 pins each—a productivity increase of at least 240 times. This division of labor, Smith argued, is limited by the extent of the market.Transaction costs—expenses associated with exchanging goods across distances—determine this market extent. As railroads, steamships, and eventually air freight reduced these costs, pin manufacturing evolved from numerous small local producers to global consolidation. The largest pin producer today, Prim-Dritz Corporation (headquartered in South Carolina), conducts most manufacturing in Asia. Modern pin factory workers now produce approximately 800,000 pins daily—200 times more than in Smith's era. This transformation wasn't about "exporting jobs" but rather the natural evolution of specialized production. Multiple attempts to form price cartels in the pin industry failed as producers leveraging greater division of labor could always undercut competitors. The pattern we see in pins repeats across countless industries: as transaction costs fall, markets expand, allowing for increased specialization and productivity.Understanding this relationship between division of labor and market size helps explain why some manufacturing concentrates geographically, why attempting to "bring back" certain industries is economically challenging, and why consumer prices have fallen for many goods. Smith's insight continues to provide a framework for understanding economic trends in our increasingly interconnected global economy. Links:Dutton, H. I., and S. R. H. Women have been left on the sidelines when it comes to sport and exercise research. Research finds a measly 6% of studies in the field have exclusively focused on women. That's bad. But for menopausal women, it's worse. Of that 6%, menopausal women account for only 9% of total study participants, with only 16% of female-only studies focusing exclusively on older women. This despite the fact that 40+ women have been lining up in greater numbers in sports of all kinds. We deserve better and this week's guest, women's health and performance researcher, Kelly McNulty, PhD, has a lot to say about it.
