In the latest episode of the STR Data Lab, Jamie Lane and co-host Scott Sage break down May's U.S. market performance. They highlight a 7% increase in available listings—the lowest growth seen in three years—and an 11% rise in demand, which has led to a 3% increase in occupancy rates. Despite these gains, occupancy rates still trail behind 2019 levels, albeit with signs of a rebounding market. Jamie points out that the average daily rate (ADR) growth is up 1.5%, with a noticeable shift towards larger rental units. Revenue per available room (RevPAR) has also seen a promising increase of 4.5%, signaling a positive shift after two consecutive years of declines. However, urban centers like New York and San Francisco are experiencing a drop in listings due to regulatory challenges, in contrast to the growth seen in suburban, mountain, and coastal regions. The duo discusses the slowdown in supply growth, attributing it to cautious new investment and market conditions. They highlight robust performance in smaller and mid-sized cities like Bloomington, Buffalo, and Albany. The conversation also covers the impact of international travel dynamics, the strength of the dollar, and the critical role of marketing the U.S. as a welcoming destination. Looking ahead, Jamie and Scott forecast stable demand growth at around 6-7%, driven by overall travel spend and short-term rental adoption. They emphasize the resilience of the upscale and luxury segments, which are outperforming due to limited supply and growing demand. Jamie predicts a slight increase in RevPAR for 2024 and more substantial growth in 2025, contingent on stable supply growth and favorable economic conditions. The episode concludes with a discussion on potential wild cards, such as interest rate changes and their impact on investment in the short-term rental market. The hosts express cautious optimism for the sector, advising operators to focus on differentiated, high-quality offerings to maintain a competitive advantage. Professor of Psychology and author of numerous books incl. “The Positive Shift”, Catherine Sanderson, teaches us that although some of us are born “not happy” (something she's witnessed with her mother), we can change this by making conscious decisions. As a special treat, Catherine shares her tips on how to do this in this episode. Connected to this, she talks about her research on courage and healthy ageing. Catherine tells us the story of her American mom Judith who bravely faced all challenges life served her to build an impressive career while being a mother of two. We learn from Judith about perseverance and not allowing challenges to define us; the value of family or community; and the importance of writing well. Neurodiversity At Work; Eliminating Kryptonite, Enabling Superheroes
Tania Martin, EY UKI's Neuro-Diverse Centre of Excellence Leader, shares her journey and the work being done to promote neurodiversity and neuroinclusion in the workplace. The conversation covers the shift from autism at work to neuro-inclusive programs, the evolution of neurodiverse centers of excellence, and the importance of breaking down barriers to entry and supporting hidden neurodivergent individuals. Tania also discusses the changes made to the recruitment process, the impact of her ADHD diagnosis on her personal and professional life, and the need for self-acceptance and self-kindness. The conversation concludes with insights into the recruitment process and opportunities for improvement. Takeaways The shift from autism programs to neuro-inclusive programs is essential to support a broader range of neurodivergent individuals in the workplace. Breaking down barriers to entry and supporting hidden neurodivergent individuals are crucial aspects of neurodiversity initiatives. The recruitment process should be adapted to be more inclusive and accessible, with a focus on building psychological safety for neurodivergent candidates. Self-acceptance and self-kindness are important for individuals with neurodivergent conditions, and organisations should create an environment that supports and values neurodiversity. The way content is presented and the partners chosen can greatly impact the success of neurodiversity recruitment efforts. Sensitivity and representation are crucial to avoid marginalisation and stigmatisation. Learning from D&I leaders and their experiences can provide valuable insights for neuroinclusive recruitment. Consistency and budget investment are necessary to achieve long-term success in neurodiversity initiatives. Educating others and promoting widespread understanding of neurodiversity can lead to a greater impact. Starting small, testing, and piloting initiatives can be an effective approach to implementing neurodiversity recruitment strategies. Neuro-inclusion is not only important for business performance but also for our social responsibility to create a better future for all. In this episode, we will explore the extraordinary power of making a positive shift and manifesting the life you deeply desire. It's the season when many of us ponder the changes we wish to make—new year, new me, as the saying goes. What experiences do you want to create? What version of yourself do you wish to become? What do you want to receive, and what do you want to leave behind? These questions often occupy our minds as we approach the new year. And while it's never a bad time to create the future you desire, now is a particularly potent moment. The energy is ripe with possibilities as countless individuals seek to make positive life changes. By aligning with their frequency, you can amplify your manifesting power. It's like conjuring something into existence, making it appear as if from thin air and welcoming it into your life. This life we live can seem to have delays and buffers, but ultimately, you have the power to add something that wasn't there before. You are the observer and creator of your experience. As you observe, you create more of that. Your observations shape your reality. You cannot create differently than what you're observing. If you constantly focus on pain, suffering, and negativity, you'll create more opportunities for those experiences. But if you shift your focus to see the good in the world, the love, the joy, and find those silver linings even in the smallest moments, your future will present you with more positive experiences. This doesn't mean the world becomes inherently better; your perception of it transforms, and you experience more of what you feel. So, how do we make 2024 genuinely great? It's not just about our actions; it's about the version of ourselves we become as we journey through the year. The most controllable aspect of your observation power lies in the thoughts in your head. Your thoughts are like a radio station playing on repeat, influencing your actions and guiding you toward your future. It can often feel like you have no control over these thoughts like they're deeply ingrained and subconscious. What if those thoughts weren't truly yours? What if you are more than just yourself, more than your thoughts? What if you are a powerful energy being, perceiving and experiencing an existence? When you perceive a word or a thought, you might believe it's within your mind, but what if it's merely a filter, a lens through which you observe the world? What if words exist on different frequencies, and when you observe a word or a thought, you're actually attuning to a specific frequency? As you observe, you receive. Your perception is your reception, and the filter through which you perceive the world is also the filter through which you transmit your reality. If something external happens and it causes you to act differently than you want to be, then you become that different thing. You have the power to choose your response. If you embody pure love, you cannot harbor hate or resentment toward anyone, even those who have wronged you. This may not seem fair, and it can be challenging, especially when people do hurtful or traumatic things. However, the truth lies in the realm of energy and frequency. Two frequencies cannot coexist; they operate on different levels. You are either forgiveness or not, love or not, in control of your observation power or not. If you desire to change your life, to create an extraordinary experience, you must reclaim your power and use it. Raise your frequency and become the rising tide that lifts all ships. - Henry -------------------------------- Social Media Say hi on TikTok Say Hi on Instagram -------------------------------- Email Me henry@vibeabundant.com -------------------------------- Email List --- Support this podcast: https://podcasters.spotify.com/pod/show/positive-mindset-podcast/support
In this episode, we're diving deep into how to make that positive shift and unlock the incredible strength within you. It all starts with changing your perspective and breaking free from old patterns. We live our lives in frequencies, which are patterns shaped by the way we think, react, move, and speak. When faced with obstacles or resistance, what typically enters your mind? Is it disempowering thoughts like "I can't do this," "This is difficult," or "I'm a failure"? These thoughts are indicators of lower-frequency patterns at work. But remember, you are both an observer and a creator of your reality. You have the power to change the frequency by changing the words in your mind. You can manually inject thoughts like "I am strong," "I am a winner," or "I always succeed" into your consciousness. Your observation power doesn't differentiate between naturally occurring words and those you consciously insert. You can't focus on everything at once, so when negative thoughts and old patterns resurface, flood them with empowering words and love. Changing your observation and focus point is crucial because you're essentially overriding the old patterns. This shift in perspective is how you break free from your old ways. Changing the patterns starts with changing the thoughts in your mind. You can manually say empowering words and create a new story about yourself that aligns with strength and success. By consistently reinforcing this new narrative, you override the old story that no longer serves you. Remember, settling for the same old patterns is a choice. You have the power to write your own story by writing the words in your mind. That's how you build strength. Write your strength story and play it on repeat, gradually replacing the old, disempowering thoughts. Take control, infuse your mind with the energy you desire, take responsibility for your power, and be the rising tide that lifts all ships. - Henry -------------------------------- Social Media Say hi on TikTok Say Hi on Instagram -------------------------------- Email Me henry@vibeabundant.com -------------------------------- Email List --- Support this podcast: https://podcasters.spotify.com/pod/show/positive-mindset-podcast/support
Are you tired of those negative patterns that seem to drag you down? Get ready because this episode is about making a positive shift in your life. So, how do we break free from negative patterns? It's all about intention. Whether a pattern is positive or negative, intention matters immensely. Stagnation occurs when we lack intention. Imagine the world evolving around you while you remain stagnant. It's essential to set clear intentions to guide your actions. You have the power to create the positive future you deserve. But remember, intention is your guiding system. Without it, you're allowing external influences to take the reins. As we approach 2024, reflect on how much you've operated with intention this past year. In many cases, we only follow the intentions set by our employers. But what about the rest of our lives? Are we setting intentions for our relationships, finances, and personal growth? You are powerful, the creator and observer of your experience. Take back that power by setting intentions and controlling your frequency and vibration. Don't let external forces dictate your path; become the rising tide that lifts all ships. - Henry -------------------------------- drinkAG1.com/MINDSET -------------------------------- Request Coaching Info -------------------------------- Social Media Say hi on TikTok Say Hi on Instagram -------------------------------- Email Me henry@vibeabundant.com -------------------------------- Email List --- Support this podcast: https://podcasters.spotify.com/pod/show/positive-mindset-podcast/support
This episode explores how to make a profound shift in our lives – moving forward and embracing our true potential. This perspective might feel challenging, but it's one I'm currently exploring, and it has the power to redefine how we experience life. What truly matters is not the external experiences but how we feel as we navigate them. Let's go back to a recent experience I had. I was there, feeling incredibly inspired and motivated, just like you might have felt before after listening to this podcast or another source of inspiration. You start envisioning the person you can become, the healing you can achieve, and the heights you can reach when connected to that motivating frequency. However, that initial motivation tends to wane as time passes after the event. It becomes easier to slip back into the old routines, doubting whether those grand visions were too ambitious or unattainable. This is why motivation and inspiration alone aren't enough. They're fleeting. What truly matters is the state of being you embrace. You see, when you're inspired and start taking action, the old frequency, the one you're trying to leave behind, will do its best to pull you back. It's not good or bad; it's just your old pattern trying to survive. To truly shift and move forward, you need to focus on who you need to be. It's not about chasing external outcomes; it's about becoming the person who effortlessly manifests those outcomes. This involves embracing empowering "I am" statements – affirmations that declare your identity. Don't rely solely on motivation or inspiration to carry you forward. They operate within your current state, and if you want to move beyond it, you must focus on being and thinking in alignment with your higher self. If you have negative thoughts and positive actions or vice versa, you're out of alignment, and it's time to realign. You are what you consistently think, speak, and act. Your thoughts shape your reality, and your actions solidify it. So, choose your thoughts wisely and act in alignment with your highest self, regardless of external circumstances. The more you do this, the more you change your vibrational frequency, attracting the experiences you desire. Remember, nobody outside of you can shift your energy; you hold that power. Even the universe gives you the freedom to choose. Every day, you wake up with the choice to become something, and your choices determine your reality. The more you become the empowered creator of your experiences, the more unstoppable you become. Don't just be a receiver; be the creator of your life. We're all on a journey of expansion and growth. This Earth school we're in is designed to allow us to forgive, heal, and expand. We can experience abundance and be millionaires or even multi-millionaires. But remember, the harder the choice, the more powerful it is. So, what's your choice today? What will you declare as your "I am" statement? Who will you choose to be? Embrace the journey of finding your Glory, peace, love, forgiveness, and growth. It's your divine purpose, and you have the power to make it a reality. - Henry -------------------------------- Social Media Say hi on TikTok Say Hi on Instagram -------------------------------- Email Me henry@vibeabundant.com -------------------------------- Email List --- Support this podcast: https://podcasters.spotify.com/pod/show/positive-mindset-podcast/support
Today, I wanted to give you a very quick practice that will allow you to rewrite a negative belief. I find that not enough people talk about how to do that. We all have negative beliefs. We all have parts, different aspects of ourselves, that are not integrated into our fullness. Different parts may come up for us as we go through our life. They may manifest through negative feelings that we have, or negative thoughts that we have, or the negative happening outside. I find that the process of integration is very intensive but much needed process on a path back to oneness and on your spiritual journey. #negativethoughts #negativeemotions #belief #spirituality To support my work, donate here https://bit.ly/thisismariya_donation - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - BOOKS I PUBLISHED: - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - 72 Keys to Manifestation https://amzn.to/3nGAFg3 The Rose Codes: Book of Initiations https://amzn.to/3Qt9WTA - - - - - - - - - - - - - - - - - - - MY WORKSHOPS: - - - - - - - - - - - - - - - - - - Healing the Witch Wound: https://bit.ly/healing-the-witch-wound-1 Etheric Wings Activation: https://bit.ly/etheric-wings-activation Speaking and Living Your Truth: https://bit.ly/speaking-and-leaving-your-truth --- Send in a voice message: https://podcasters.spotify.com/pod/show/thisismariya/message Support this podcast: https://podcasters.spotify.com/pod/show/thisismariya/support

Angharad explains within this episode how the family was unable to visit and how post-surgery looked. Trying to be present for her children while dealing with the challenges that she was faced with after surgery is just one of the many inspiring conversations that you will hear. It's easy to respond with negativity in a negative world. But what if one negative thought leads to a day of bad action? Would you think different? Some believe it is your attitude that determines your altitude. And choosing to think with positivity only leads to a better day. If we dwell on the things that are bad, we never make space for the things that are good. In this episode, you'll discover the power of positive thinking (and how it helps you avoid a bad day). Show Highlights Include: Bob the Pessimist's most powerful advice about prospering in an imperfect world. (1:23) How to fix your mind with Apostle Paul's four major ideas. (3:06) Why you'll have a more positive day if you wake up in ‘pilot mode.' (4:44) The John Maxwell way to avoid blowing things out of proportion and limit your potential. Having tried every diet and feeling hopeless with her weight loss journey Angharad turned to her G.P and was delighted to receive support through the N.H.S. in the form of a gastric bypass referral. Unfortunately, because Angharad was neither diabetic or had high blood pressure this support came to an end and this resulted in despair for Angharad and a further 3 stone weight gain. Acid reflux, joint pain, and declining mental health were all results of being out of control with food and yet food seemed to be the answer for dealing with every emotion happy or sad. Once finances became available Angharad was able to receive a gastric bypass. Angharad documented the emotional process of weight loss and the ability to regain control and newfound self-esteem on Instagram. Angharad has reduced her dress size from a U.K size 26/28 to U.K size 8/6. This is part 1 of Angharad's weight loss journey and she explains how she was so ready to shed the weight after years of disordered eating. The truth is, the way we think about ourselves and the world around us dramatically impacts our happiness, health, how fast or slow we age, and even how long we live. In fact, people with a positive mindset about aging live on average 7.5 years longer than those without. That might sound alarming to those of us who struggle to see the bright side, but the good news is we can make surprisingly simple changes or small shifts to how we think, feel, and act that will really pay off. It’s the reason why spending time on Facebook makes us feel sad and lonely. Why expensive name-brand medicines provide better pain relief than the generic stuff, even if they share the same ingredients. And why a hospital room with a good view speeds up recovery from surgery. In The Positive Shift: Mastering Mindset to Improve Happiness, Health, and Longevity, Dr. Catherine Sanderson breaks down the science of thought and shows how our mindset—or thought pattern—exerts a substantial influence on our psychological and physical health. Most important, this book demonstrates how, no matter what our natural tendency, with practice we can make minor tweaks in our mindset that will improve the quality—and longevity—of our life. What is happiness? It's amazing to think that we live in a society where we literally need to be trained on how to be happy! This area caught my interest when I was reading into the neuroscience of depression. So I went on to read many articles and literature and came about this book called, The Positive Shift, written by Catherine Sanderson and I knew that she had to come onto the podcast. Catherine got her Phd from Princeton University and in this episode she is going to talk to us about the science of happiness and how we are responsible every single day for making ourselves happy. Just like I say with motivation, you can't just wake up and have it, you have to generate it which is just the same as happiness. You can't just expect to magically be happy you have to put in the work! In this episode Molly and Angela talk with speaker, author and professor, Dr. Catherine Sanderson, PhD about the science behind happiness and how we can truly impact our happiness. After compiling lots of research, Dr. Sanderson wrote her book "The Positive Shift" which focuses on small changes we can all make regardless of whether or not we are genetically disposed to being happier. And yes! That's a real thing. Dr Sanderson explains it much like metabolism. You know how some people can seemingly eat anything and never gain weight? (They are probably the happy ones too) And some people gain weight by simply looking at pizza? OK..well maybe not, but you get the point. Same thing applies to our disposition. Some people are just naturally happier and others have to work at it. In their studies, the researchers determined that things we can do to impact our happiness really fall into two areas: mindset (how we think about things) and behaviors (what we do). Here are a few things any of us can try to improve our happiness, health and longevity that are all backed by science: 1) Don't catastrophize the small irritations of life. People who have a tendency to dwell on the negative and be critical aren't happier. 2) Get out in nature. 3) Volunteer and give to others. 4) Smile at someone. 5) Have strong relationships. 6) Express gratitude. Happiness is good for all of us. It's better for the world. Talking about it, teaching about it, just getting it out there in the conversation. We are all benefiting when the people around us are happier.
