Home sales are starting to look weak Last week we saw the release of existing home sales in the month of January and the decline was far bigger than expected. The number of units sold on an annual basis was 4.08 million, which was a decline 4.9% compared to the prior month. Analysts were expecting a smaller decline of 2.6%. While inventory remains tight at a 3.5-month supply, it is improving. Month over month inventory increased 3.5% and when compared to last January, we saw an increase of 17%. For now, it appears that housing prices are stable with the median price of a home sold in January at $396,900, an increase of 4.8% over last January. The number of cash buyers slipped from 32% one year ago to now only 29%. What is more disturbing is the numbers on first time homebuyers. Over history, first time homebuyers have generally made up around 40% of home sales, but January data shows that has slipped to only 28%. I don't see a crash in the housing market coming, but I do believe people buying a house thinking they will make 10 to 20% on their investment over the next year or so is a mistake as I'm pretty confident those days are gone. If you're going to buy a home, buy it as a place to live and raise your family, do not try to make a quick investment return on the short term.   Some home sellers are giving up As a whole, the US home selling market has had some cracks, which we have talked about in the past. The rising interest rates have kept buyers on the sidelines and people selling their homes still think they're worth more than what they can get in today's market. Also, sellers have been spoiled over the past few years thinking you put your house on the market and you should be able to sell it in less than a month. Over a longer period of time, which looks out further than just the last few years, it used to maybe take 3 to 6 months to sell a home. Home sellers really became discouraged in December as delistings soared 64% in the month compared to last year after not finding an interested buyer to purchase the home. At 73,000 delistings, this was the highest level since 2015. We could see that change if interest rates come back down, but at this point in time there's no indications that that will happen in a major way. I'm still looking for a low growth environment for the price of real estate in the coming years.   Another comparison showing AI is overpriced Many people have used the comparison of the tech boom and bust when looking at the high prices for a lot of these AI stocks, which I believe has a lot of relevance. But if you go back 100 years, there's another comparison with Radio Corp. of America, which was a booming technology back then. If your company put radio in the name somewhere, you got to ride along on the upward trend. Sound familiar? RCA stock rose 200 times its value during the 1920s, but then by 1932 it fell 98%. What is even more amazing is in 1986 General Electric acquired RCA for about 72% higher than the price peak back in 1929. It has never been a wise investment strategy to overpay for any investment, which seems to mostly happens in technology. Over the years this hype cycle has happened with cannabis, electric vehicles, and 3-D printers just to name a few. No one knows where the top will be for AI, but one thing I know for certain is many people will lose far more than they could even imagine, which unfortunately will destroy their retirement portfolios.   Berkshire Hathaway historically high cash balance It is no secret that Warren Buffett's company, Berkshire Hathaway, is sitting on over $300 billion in cash, which is invested mostly in T-bills. As a percent of assets, it is now just over 25%, which has never been seen before. The excess cash is caused by two things, first reducing ownership of Apple and some other stocks. Last year alone Berkshire sold 605 million shares or about 70% of its holdings in the stock. It now has a market value of only $75 billion. The second reason for all the cash is likely because of his philosophy to invest when others are fearful and sell when they are greedy. We are definitely in the greedy stage, which we have been talking about at our firm for probably over a year now. No one knows when this will change, but it will. With the expensive nature of many companies and the markets, Warren Buffett likely cannot find anything on sale that he believes is worth buying. I don't see a major crash coming in the near future, but I also don't see any big gains coming either. I do continue to believe we will likely see a correction that leads to a short-term pullback of 10 to 20%. I hope you're prepared for a few months of volatility, as I believe it is coming.   What's so Special about your “Full Retirement Age”? The Social Security Administration references your “full retirement age” quite often, so it is important to understand why that matters, and why it doesn't. The main reasons this age is important is because at that point you are no longer subject to the earnings limit, and your benefit amount at that age is used to calculate spousal benefits. If you begin collecting Social Security before your full retirement age, you are subject to an earnings limit of $23,400.  For every $2 of wage or self-employment income you have above that limit, $1 of your Social Security benefit will be withheld from you.  Other income sources do not count and this rule no longer applies after reaching you full retirement age, meaning you can work and earn as much as you want.  If you do have Social Security withheld due to the earnings limit, you will receive a credit for that when you reach your full retirement age. As a spouse if you had a limited earnings history, you may collect a spousal benefit from the record of your higher earning spouse.  The spousal benefit is ½ of the higher earning spouse's full retirement age benefit amount.  The age that the higher earning spouse actually collects does not change the spousal benefit.  In order to receive the full spousal benefit, the lower earning spouse needs to collect at their own full retirement age.  Waiting beyond that does not increase the spousal benefit, but collecting before full retirement age will reduce the spousal benefit. For those reasons full retirement age matters, but there are plenty of situations where it doesn't. If you stop working before your full retirement age, then the earnings limit is irrelevant, and if you and your spouse both have an earnings history, then spousal benefits are irrelevant. Many retirees have the belief that something special happens to their benefit amount at their full retirement age, but the truth is, your Social Security window is from age 62 to 70.  Every month you wait to start, your benefit amount increases slightly.  There is no additional increase upon reaching a specific calendar year, birthday, or even your full retirement age.  For some it may be best to collect at their full retirement age, but for the majority of retirees it is more beneficial to collect at an age other than their full retirement age based on their individual income, asset, and tax situation.   Companies Discussed: Freeport-McMoRan Inc. The key point from the inflation reading is that the economy is weakening much faster than anyone expected. That's the key point to the fact the fed may not need to raise as fast as once thought. Mohammad Alerian thinks the Fed is going to be behind $Intc - just an extremely ugly quarter and most likely the worst quarter since it's been a company … gelsinger the ceo hasn't turned things around and is paid a fortune for this? How long is his runway? They gave horrible guidance ..: guy adomi quote “I don't know what the hell they are doing .. margins at 9% vs street looking at 18% … they couldn't intentionally do worse” $Apple - not as bad as expected … if we open above $160 we are going to $180 - they see inflation and they are still hiring but on a deliberate basis … apple is above its 200 day moving average $Amzn - way up on earnings and says demand increases unlike Walmart so it looks much different - if we open above $140 that is going to mean a good run here $Roku way down near $60 - it's up slightly but they are expecting advertising to reduce and does this become a takeover but it's mainly hardware … who wants that? $Tqqq up at $32 so you've got incredible week so far $Kold had a big day $Run and other solar stocks were just killing it with the manchin agreement $Plug up 20% $Tsla up with the new spending bill including ev credits without the Union provision $Qcom should go up if apple is seeing increased iPhone sales $Msft way up $Spg - remember this fav? Walmart said it now anticipates adjusted earnings per share for the second quarter and full year to decline around 8% to 9% and 11% to 13%, respectively. It had previously expected them to be flat to up slightly for the second quarter and to drop by 1% for the full year. Walmart stock drop is most in 1 day in over 20 years inflation is causing shoppers to spend more on necessities like food and less on items like clothing and electronics This may be an opportunity to buy quality retailers on the dip like $cost $m and imo $TGT may be a buy because it might be a Walmart problem …target may have already been through this $Tslq - should have mentioned yesterday when it was up so much Oil up 2% again Russia is going to slow nat gas flow to 20% …. I also ramble on about how the Nasdaq is down further than the Dow and S&P so the Nasdaq over the last month has been the one bouncing up. Some stocks I like now $SNAP - earnings tonight $PINS - private equity getting involved $META $QCOM - wow this has taken off from $124 where I didn't think it would stay $TSLA - my pivot on this remains $700 - it's running today and I sold 1/2 my lot a few weeks ago at $750, but I think it's going back under $700 soon. $UNH - buy under $500 - it'll go under that $COST - it's been quite a run - I like this stock because the consumer is not weak $M - I like this one still $FCX - looks weak, but could it turn around if copper rises? $SHOP - earnings are coming up - it's run 10% $NEM $TDOC - I go over these for the listener Willy who left me a voice message on Anchor. $FDX - I like it as a turn around, but I think there are more exciting places to put your money $AA - beat on earnings $CCL - $1B stock offering - diluting shares - never good and other travel stocks will suffer $UAL - weak guidance on crappy service which they said will continue. $AAL said the same exact things - travel stocks are down $CLF - I still like this one - earnings are coming out later $DVN $OXY $FANG $CVX $XOM $MPLX - I still like energy on it's weakness - supply is just not going to increase $T - beat on earnings, but weak guidance - stock going WAY down. $VZ earnings tomorrow - may be an opportunity and I like Verizon more than ATT. Twitter… I'm going to say the ONLY reason to buy Twitter now is if you think Elon is actually going to buy it. IT's got way more downside than upside but you could “bet” on it if you want. The upside could be big. Nflx - ceo Ted Sarandos says 1 sub equals 5 users … this could be huge for valuation if they crack down on passwords White House says elevated cpi inflation number …. Earnings good, guidance good and raised dividend - triple play! You can still own it here at $120 and enjoy the dividend. $AEP is interesting - I'll research it more but they have the largest wind farm in the US. $CLF - moving under $20 - wait to buy it - but it's looking good. $QCOM - great to own it here. They can't see into it. It's all decentralised peer to peer,” David explained. “Financial markets have always operated up till now on central trusted counterparts that the regulator oversees and can always look into and chase you down if need be… with this centralised capability, that capability is just not there. “The regulators are struggling with how to regulate that world, how to look at that world, how to make it more transparent. “Really what we are doing here is saying we actually don't know how that resolves itself, and it might take some time, but what we are doing is bridging the old world into the new world.”

Market Update - 2-28-22 - There are quite a few opportunities this week

I think Target ($TGT) under $200 is a great opportunity. They report on Tuesday and have a PE of 14 vs. WMT at 27. Have a 5% stop on this one as there may be some supply chain issues, but I don't think you're in danger holding this long term. The 52 week high is $268 and you'll only need to get to $220 for a 10% pop. I don't expect that amount on earnings, but holding it will be fine. Costco ($COST) is another opportunity this week reporting on Thursday. If you've ever been to a Costco on Saturday, you'll know why. Their PE is 44 so it is high, but 52 week high of $577 is probably within target if they announce a membership fee raise along with a raise in their dividend. I think both could be on the table and even holding Costco for an extended period is not a bad thing. Not the best play, but a good one as it's just crossing up on the MacD. GOGL has been a one to buy in the recent weeks with 20%+ moves. They have a huge dividend payout coming up on March 2nd (28%). I would like to get this one today under $12 (probably not going to happen), but it might be worthwhile picking this up to get the dividend payout. Just be aware the market prices in dividend payouts AFTER the ex dividend date so expect downward pressure on the stock in the coming days. FCX was a monster for the past 1,000 candles and I don't think you should buy it now, but it's definitely got a trend going on and worth keeping an eye on for pullbacks. Best Buy ($BBY) could go up with earnings on Thursday if they have managed their supply chain well enough. Not sure about where you live, but Best Buy is still the best brick and mortar place to shop for electronics (other than maybe Costco if you're a member) Chevron ($CVX) and the oils are all good plays. Remember UCO/SCO, but Chevron just had a buy in our algo at $139.83. Trade that trend and I believe it continues to move up. It's clearly using the 50 day as support. NOT IN PODCAST - check out the chart I just posted on $ORCL (Oracle). They just had their MacD cross up, the RSI is at 45 and we have earnings coming up. Welcome to Episode #24 of the Value Investor Podcast Every week, Zacks value stock strategist and the Editor of Zacks Value Investor portfolio service, Tracey Ryniec, talks about all things happening in the value stock universe, including her top stock picks. It’s a new year and with that brings new investing opportunities. If you’re not investing, now is the time. Start small and build your portfolio from there. Tracey took a look at one of her favorite value screening criteria, the PEG ratio, to see just how much value is still in this market, which is trading near all-time highs. She looked for the “magic” PEG ratio, which is a PEG under 1.0. That usually indicates a company is undervalued. That gave her too many stocks so she added a Zacks Rank of #1 (Strong Buy) or #2 (Buy) to narrow it down. The Zacks Rank should also provide companies with rising earnings estimates. To her surprise, there were 47 companies that passed the screen. There’s more value and growth combinations than you might think on the stock market right now. Here are her 3 favorites. 3 Value Stocks with Magic PEG Ratios 1. The Chemours Company (CC), a specialty chemical company that was spun off from DuPont. It has a PEG of just 0.68 and is expected to grow earnings by 66% in 2017. 2. Freeport McMoran (FCX) is a copper mining giant which also has a large oil and gas business. The energy and mining companies haven’t shown up in Tracey’s value screens in a while. Even though shares soared 94% in 2016, it’s still cheap with a PEG ratio of just 0.36. It also has soaring earnings estimates for 2017. 3. Whirlpool (WHR), the global appliance maker, has been outperforming in the North American market but has struggled in its number 2 market of Brazil. Still, the shares are cheap with a PEG of just 0.7. Earnings are expected to grow 12.7% in 2017. Tracey believes this could be the year of the value stock. Are you game? (TWGP).   Xpress Block: A mass exodus from momentum stocks. What exactly caused this?   Mail Block: Commissions and Buy/Writes Question from Brian Collamer - Mark mentioned he thought U.S. retail accounts should be trading SPY rather than SPX options in a recent Options Block episode. I 'm selling Iron condors in SPX {2 contracts, just learning...} When I looked at the same size trades in SPY {20 contracts}. The commissions were killer. I like the idea of better fills in SPY and no open outcry trading, but seems like the commissions/fees really make them untenable at my levels. Am I missing something? Thanks for the great podcasts!! Brian Question from AJ - I was listening to The Option Block #266 Juice & Paper and you guys mentioned how you saw unusual activity in FCX which looked like a Buy/Write trade.
