Title: A Pastor's Hope Text: 1 Thessalonians 3:11-13 FCF: We often struggle trusting the Lord to raise up godly attributes in us. Prop: Because godly pastors hope for what God promises to give His true children, we must have this hope for ourselves. Scripture Intro: [Slide 1] Turn in your bible to 1 Thessalonians chapter 3. In a moment we'll begin reading in verse 11 from the Legacy Standard Bible. You can follow along in the pew bible or in whatever version you prefer. Last week we saw how Paul's pastoral concern was assuaged by the good news that Timothy brought back from his visit with the Thessalonians. Their faith, love, and hope were steadfast. But Paul, having a pastor's heart, and being a disciple maker like every other true believer, desired not only to fellowship with the Thessalonians again, but to minister to them and complete what was lacking in their faith. As we mentioned last week – the following two chapters seek to do just that. Paul isn't going to wait until they are together again before he begins to complete their faith. But today, before he gets to his teaching, and by way of introducing the things he wishes to teach them more about, he closes out this section of the book with what we call a benediction. The word benediction is the combination of two Latin words meaning “to speak well of” or “to speak good words.” Although we are studying an epistle, which is a genre in the bible that combines teaching and instruction in the form of a letter, a benediction is a subgenre used in many letters but not exclusively in letters. Aaron's blessing in Numbers 6:24-26 is an example of a benediction which occurs in the Pentateuch which is a blend of history, teaching, and law genres. So how do we study a benediction? Since it is a subgenre we must look at it in context of the main genre. In this case we will interpret these last three verses based on the context of the letter to the Thessalonians. But generally speaking, benedictions are a series of blessings, hopes, or prayers FOR God's people, expressed BY spiritual leaders, pleading TO God for His blessing, and designed as a comfort FOR God's people. As you can see, benedictions work on multiple levels. And today by God's grace we will see all these levels on display. So, without further ado, Please stand with me to focus on and give honor to the Word of God as it is read. Invocation: Great God and Father, Lord Jesus Christ, Holy Spirit and comforter, we come to You today to gather around Your Word. We do so, expecting You to bless us, change us, and refine us. We are but clay in Your hands. Mold us and shape us according to Your will. May we hope and desire the things You promise to give us so that we may hope rightly. Give us what You promise and help us to yearn for it too. We pray this in Jesus' name, Amen. Transition: [Slide 2] “Hope is faith in future tense.” Peter Anderson “'Hope is biblical shorthand for unconditional certainty.” John Blanchard “A man full of hope will be full of action.” Thomas Brooks “When you stop hoping you are in the vestibule of hell, for there is no hope there.” A.J. Cronin “The nearer to heaven in hopes, the farther from earth in desires.” William Gurnall Let us ponder these words as we look to the scriptures today. I.) Godly pastors hope for meaningful fellowship among believers, so we must have this hope for ourselves. (11) a. [Slide 3] 11 - Now may our God and Father Himself and Jesus our Lord i. Notice first who Paul addresses this benediction to. ii. The reason I say benedictions have multiple layers is because Paul is obviously writing this to the Thessalonians. But in the middle of talking to them, he addresses two persons of the Godhead. iii. So, Paul speaks to God but through Him to the Thessalonians as well. iv. There is no doubt that this wish, this prayer, this hope, is designed to comfort them. v. Yet it is certainly a prayer to God. vi. Paul mentions two persons of the Godhead – The Father and the Son. vii. This alone requires some investigation. 1. First, we understand that Jesus is very clearly elevated to a position that is equal to the Father. a. Paul's trinitarian theology shines through as God the Father and Jesus our Lord are both prayed to in this text. b. Other than the order of their mention, there is no indication at all of any hierarchy or subordination here. c. And since Paul sometimes inverts this order, even this is not really an indication of hierarchy at all. d. In Paul's mind they are equal in power and glory. They are both deserving of hearing our prayers. 2. Second, Jesus is clearly understood here to be not only equal with the Father, but also Divine. a. He is not merely a human being elevated to the same status as God the Father, but is also the Lord. b. Specifically, the evangelists' and the Thessalonian church's Lord. c. Although Lord can be used to talk about someone that is a respected man, like a master of a slave, or a noble, it can also be used as a synonym for God. d. In this text, because Jesus is being prayed to, the most natural way to interpret the word Lord, is as if Paul is addressing the God of the Old Testament but applying that title to Jesus of Nazareth. 3. Third, I would very much like to address the conspicuous absence of the third person of the godhead. Unfortunately, it is a time-consuming venture that doesn't lead us to a definitive answer. So, I will save that discussion for Thursday Night prayer group and bible study. Be sure to join us as we discuss why Paul might have omitted the Holy Spirit from this benediction. viii. But what blessing does he seek for them? ix. This nicely divides up this morning's sermon into our three points. The points of Paul's requests. x. First, he requests that God… b. [Slide 4] direct our way to you, i. Paul's first desire, is the same desire he's been expressing since chapter 2. ii. He greatly desires to see them again face to face. iii. He desires fellowship. And He is praying that God's providence might guide him and his companions back to them soon. iv. This is certainly something that should be a good word for all God's people. To pray to God that God would allow us to direct our way to each other… this is a good word. A good wish. A comforting thought. c. [Slide 5] Summary of the Point: Paul hopes that the Lord will providentially direct him and his companions back to the Thessalonian church. In this we see a pastor's heart which hopes for meaningful fellowship to occur among believers. Paul desires to be among them and fellowship with them. He desires that fellowship among believers to be meaningful and frequent. So, Paul looks to the Lord in prayer, that God might direct them back to one another. If Paul desires this for himself among the Thessalonians, it is easy to see the application for ourselves. We too must earnestly desire and hope for this fellowship with other believers as well. Transition: [Slide 6(blank)] But this is not the only hope that Paul expresses in this benediction. Paul has two more requests of the Lord for the Thessalonians. Let's see what else he hopes for in verse 12. II.) Godly pastors hope that all believers will follow their example and abound in love for all, so we must have this hope for ourselves. (12) a. [Slide 7] 12 - and may the Lord cause you to increase and abound in love for one another, i. Paul's second prayer request and hope for them is that the Lord causes them to love more. ii. By Lord Paul could be referring to any person of the godhead or to God the Triune. Contextually and theologically it makes the most sense though that he is referring to the demonstrator of love to us, the Lord Jesus Christ. iii. Paul's specific request is that they increase and abound in love. iv. By this Paul does not desire them merely to love incrementally more than they already do. v. Instead, he desires that they increase to the point of overflowing. That there be an abundance of love flowing from them, caused by God. vi. But what is the object of their abounding love in Paul's prayer? vii. First it is for one another. viii. By this he means the church there in Thessalonica. ix. Jesus Himself said that they will know that you are my disciples by your love for one another. x. By this we can conclude that one key evidence that grants assurance that we are indeed a true believer, is that we love others who are also true believers. xi. Paul then, is simply asking the Lord to cause this fruit of their salvation to manifest itself in abounding ways. xii. Paul will mention this in chapter 4 where he will teach on this topic with greater specificity. xiii. For now, it is a comfort to them to think of the Lord causing them to love each other in an abounding way. xiv. Because of the ostracizing of their unbelieving friends and family – this would certainly be a welcome thought. b. [Slide 8] and for all people, i. But thinking about the lack of love they were receiving from unbelievers may have prompted Paul to also pray that their love is not limited just to the church. ii. Paul prays that their love would abound… even for those who are not part of the church. Even for those who have afflicted them for their faith in Christ. iii. Paul prays for the Lord to increase their love – even for their enemies. iv. While it may gratify our flesh to hate our enemies… the spirit of a true believer would certainly be comforted by the hope that their love would abound, even for those who hate them. v. In this they know that they are following in their Savior's footsteps, as He too came and gave His life for sinners. Sinners who did not know God or seek Him. vi. Sinners like them. vii. This answers the object of their love and the magnitude of their love… but Paul desires to illustrate the love he prays for by using his own example. c. [Slide 9] just as we also do for you, i. When Paul and his companions arrived in Thessalonica, there were no friends for them. ii. They spent 3 weeks preaching in the synagogue with limited success. iii. Most of the Thessalonian church were former pagans, ignorant of the God Paul preached and the Savior He followed. iv. And as a reminder, Paul has just gotten through speaking of the intensity of the evangelists' love for this church and desire to be with them. v. Being imitators is a key theme in this book. vi. The Thessalonians were imitators of Christ and of the evangelists and others were imitating them. vii. Here Paul provides his and his companion's example as the pattern for the love he prays the Lord will cause to abound in them. viii. This would be yet another comforting thought for them. To be in such a place that their love for one another and for all people imitated the love the evangelists had for them. d. [Slide 10] Summary of the Point: Paul, using himself and his companions as an example, hopes that the Lord would cause to grow to an abounding degree the love that the Thessalonians have for one another and for all men. As a godly pastor, his life demonstrates this love and his heart desires it to be the same in every other believer. As such the application for us is easy to locate. All of us, no matter what role we play in the body of Christ, must hope to grow and abound in love for one another. We must hope to be an example to others of what abounding love for all looks like. Transition: [Slide 11(blank)] Paul has one final hope he prays for in this text. It is actually an expected and hoped for result of the love he has prayed for to grow in them. Let's look at verse 13. III.) Godly pastors hope all believers are perfected in holiness at Christ's return, so we must have this hope for ourselves. (13) a. [Slide 12] 13 - so that He may strengthen your hearts blameless in holiness, i. What result is Paul praying will happen because God caused their hearts to increase and abound with love for one another and all men? ii. In a word… holiness. iii. The first part of this verse is a little clunky. iv. If we were to read it literally it would be something like, v. “To the to strengthen your hearts blameless in holiness.” vi. The first two words, rather than meaning “to the” should be translated with language that expects a result. vii. In order that, so that, with the result of… viii. The verb strengthen is in its infinitive form. Which eliminates our ability to see who or what is doing the strengthening. ix. Most translations rightly pull the subject from the context which is obviously God Himself. x. Some translations try to leave it ambiguous by inserting a passive “that your hearts may be strengthened” making the subject uncertain. But there is no real reason to do this in the context. xi. It is clear that Paul means that God is doing the strengthening of their hearts. xii. If God is causing their love to abound, it certainly follows that as a result He will strengthen their hearts toward holiness. xiii. But the final expression deserves a closer look too. xiv. Being blameless in holiness seems to be redundant. If someone is holy, they certainly are blameless. And if someone is blameless, most likely they are holy. xv. So, what does this expression mean? xvi. Given what Paul will talk about in chapter 4, we can read between the lines that Paul is praying that their love for all men will strengthen them to forsake sexual immorality and maintain a pure life with one another. xvii. Although blamelessness in holiness certainly means more than merely godly sexual ethics – that is certainly included in it. xviii. Since a love for God and a love for others encapsulates all of the law and the prophets – to be truly set apart for God in a way that no one can find fault with – must flow from both a love for God and a love for all men. xix. But Paul may be indicating not merely a holy life that is practiced now, on earth. He may be also pointing beyond this life… b. [Slide 13] before our God and Father, at the coming of our Lord Jesus with all His saints. i. We return to the Father and the Lord Jesus as Paul bookends his benediction with His mention a second time. ii. Here we see that Paul prays for blameless holiness for the Thessalonians specifically before God at the second coming of Christ. iii. We know that next the Lord Jesus will come to judge the living and the dead. And so Paul may have his eyes on that final winnowing of genuine believers and pretenders. iv. His prayer then may not simply be that they are holy now – but that they might be strengthened for the time that they are truly perfected. v. Of course, chapters 4-5 include a good deal about the second coming of Christ. So, Paul alludes to that in this benediction as well. vi. One final thing to point out here that is actually somewhat off-topic, is a teaching regarding the end times. vii. Here we see Paul overtly point to the second coming of Christ being done “With all His saints” 1. There is a bit of an interpretational issue here that has commentators divided. 2. Paul seems to be quoting from Zechariah 14, which would tend to favor the idea of the word “saints” or “holy ones” meaning angels rather than people. a. But in the Old Testament the term “holy ones” or “saints” is rather ambiguous. Often it is clearly used to talk about angels and also often it is clearly used to talk about God's people. And of course, many times, it is unclear to which it is referring. b. However, the same is NOT true in the New Testament. Every single use of the term “holy ones” in the New Testament minus two are clearly referring to God's people and NOT to angels. c. Jude 14 could refer to angels, but it could just as easily refer to God's people. d. And here, is the only other unclear reference. e. Furthermore, Paul uses the term “holy ones” 43 times in his letters. In every other instance… he is referring to true believers. 3. Because of this I find the interpretation inescapable. Paul is referring either to God's elect people, or, perhaps, to God's elect people and angels. 4. Since the word saints, or holy ones means Christians we must deal with a spurious way the word is being used today. 5. Saints – is not a special term in the scriptures used to denote some upper class of Christians which have performed miracles or done especially wonderous things for God. Nor is sainthood ever granted or recognized by the church in the scriptures. a. That is literally never how the New Testament uses the word. b. The word itself means the same thing as holy mentioned previously in this verse. Holy means morally pure and set apart. c. Paul wishes that all of them be saints in that they are blameless in holiness. d. And the writer of Hebrews says that without that saintliness… without holiness – no one sees God. e. Saint then, or holy one, is merely another expression of a person who is a genuine believer. f. All believers are saints. And there are no qualifications for sainthood besides being a regenerated believer in Christ. 6. Now, interpreting this as God's people coming with Christ, does pose a bit of a problem interpretationally when it comes to the teaching of chapters 4-5 about the Lord's coming and how believers will meet Him in the air… but that is easily understood when we understand one common practice of the day. 7. When dignitaries or very important people would come to a city, the priests, the rulers, the authorities, the people of note in the city, would leave the city walls and come outside the city to meet the dignitary. Then they would follow him in. 8. Of course we are called a kingdom of priests, heirs to the throne, and the bride of Christ. 9. In this way, God's people can both meet Christ in the air and come with Him. 10. Of course, any Premillennial interpretation of the end times has no problem harmonizing these facts since they would all conclude that we go to meet Jesus and then return with Him when He comes to set up His earthly Millennial Kingdom. 11. We simply disagree on the timing of the return. 12. Postmillennial and Amillennial folks have more difficulty here. And many simply interpret this passage as referring to angels. viii. But coming back to the topic of Paul's wish here… ix. What a comforting thought for the Thessalonians. That the Lord would strengthen them to the level of blameless holiness that the Lord would require of all who might join Him at His return. c. [Slide 14] Summary of the Point: Paul's final hope for the Thessalonians is that the Lord would strengthen their hearts to not only live holy lives today, but that they would be perfected and presented faultless before God when Christ returns with all His people. Every godly pastor hopes for this to be true of their congregation. And as such, the application is clear for us too. We must hope that we will not only be holy now, but perfected in that holiness when the Lord returns. Conclusion: So CBC, what have we learned today that corrects and instructs our faith and shapes and guides our practice? Broad Concepts of Faith and Practice: [Slide 15] Paul expresses these good words for the Thessalonians as he prays to the Lord pleading for these three hopes for the them. He hopes that the Lord would providentially direct them to fellowship together again, that the Lord would cause their love to abound toward all, and that the Lord would strengthen their hearts in perfect holiness when Jesus returns. These amount to what every godly pastor hopes for and prays for, for his flock and all believers. As such these should be our hopes too for ourselves. We should hope that God allows us to fellowship with other believers often and in meaningful ways. We should hope that God causes us to grow and abound in love toward all men and especially those of the household of faith. And we should hope that God strengthens us to grow in holiness today so that when He returns and we return with Him, we should be found faultless and perfectly holy with Him. But how do these applications connect to our life today? Let me take a closer look with you. 1.) [Slide 16] Mind Transformation: “What truth must we believe from this text?” or “What might we not naturally believe that we must believe because of what this text has said?” We must affirm that God providentially directing His children to fellowship with one another often and in meaningful ways, should be a great comfort and hope to true believers. a. But we live in an increasingly individualistic society. b. People don't have to come to church anymore – they can just watch it on the internet. c. I even saw a church advertise that their wi-fi signal was so strong that it reached the parking lot. d. So, if you don't feel comfortable coming in, don't worry, just park in your car and tune in from the parking lot. e. Some have said, “I don't need the church, I have Jesus.” f. My friends, these are lies. g. You can't have Jesus without the church. And you can't have the church without Jesus. h. How can you say that? i. The Apostles taught that WE are the body of Christ. j. My friends, attending via facebook livestream is not attending. It is not fellowshipping. It is not corporate worship. It is not church. k. It'll do in a pinch when you are shut in or sick… but it isn't church. l. Listening to sermons and podcasts isn't the church either. m. Nor is chatting online with other believers or arguing in forums. n. Without the church, you are a rudderless ship. Without God's people ministering to you and you ministering to them, you are tossed around in the waves of the sea. o. True believers delight… hope for… and seek out fellowship with other believers. p. We thrive on it. We need it. q. Do you see fellowship with other believers this way? r. If not, its time to rethink some things. It may even be appropriate to ask yourself, if you are truly a believer. 2.) [Slide 17] Mind Transformation: “What truth must we believe from this text?” or “What might we not naturally believe that we must believe because of what this text has said?” We must affirm that God causing His children to grow and abound in love for one another and other men, should be a great comfort and hope to true believers. a. Along with our more individualistic society, we also have a love problem. b. From definition to object, from magnitude to demonstration, we have a love disease. c. Our definition of love is distorted. So much so that the unconditional undeserved love of God is often so foreign to us when we first hear of it. d. The object of our love is frequently enjoyed toward those who always agree with us or those who return the love we offer. Again, when we see the unconditional aspect of Christ's love for His church, in that while we were yet enemies, He died for us, that is so odd to us. e. The magnitude of our love is a paradox of over-loving things and practices, and under-loving and valuing people. “Save the whales” and “kill the children” are often said by the same lips. f. And if that wasn't bad enough, demonstrating love has been reduced to 5 languages, which is already an extrabiblical interpretation of demonstrating love, but when you give that to a person who is not a believer, it is weaponized for a way to get the kind of love they want, rather than teach them how to love others. g. So yes… we have a love problem. h. But the church… God's people… we should be different. i. We should be looking longingly for the day that God will cause the love we have toward others to abound. Specifically, and especially toward other believers. j. This coupled with the hope for fellowship only intensifies the need for Christians to give the church a much higher priority than they are giving it today. k. Of all the things people prioritize, I fear that gathering with God's people is often an afterthought… if it is a thought at all. l. But growing in and abounding in love for other Christians should be a great hope for those who are genuine believers. m. But our love is not so narrow. n. In fact, our selfless, unconditional love should also be pointed at those who are not believers too. o. We certainly remain guarded with unbelievers. We know they do not understand and will seek to harm us. And we don't need to intentionally leave ourselves open to their abuse. p. But we certainly do not retaliate in thought, word, or deed. q. Overall, growing and abounding in love for all men ought to be one of the greatest wishes of every true believer across the board. r. If you don't desire to love others more… you may need to do some soul searching. You may yet be lost after all. 3.) [Slide 18] Mind Transformation: “What truth must we believe from this text?” or “What might we not naturally believe that we must believe because of what this text has said?” We must affirm that God strengthening our hearts to holiness now and perfect holiness when Christ returns, should be a great comfort and hope to true believers. a. The bane of the accurate teaching of the free grace of God is the overcorrection into license. b. The logic sounds fairly sure. c. Christ died for sin. I am a sinner. Christ died for me. He paid for all my sin. Therefore, when I sin, I know it is already paid for. Therefore, there is nothing that needs payment. Therefore, I am free… I have been given a blank check to do as I please. d. This thought process has been attacking the church since the apostles' time. They all have written extensively on the matter. e. Paul writes in Romans the logic which concludes with – “Shall we sin then that grace may abound?” f. Paul answers his own question with the strongest negative answer that you can make in the Greek language. g. Mh genoito h. May it never be. Or May that idea never have existed or been born in your mind! i. God's grace and mercy do not allow true believers to continue in sin. Instead, His grace and mercy remind us how we are slaves to righteousness and to live according to His Spirit which is in us. j. Hebrews tells us that without holiness no one will see God. k. Holiness, moral purity and being set apart for God's service is part of the fabric of every true believer. l. We love and aspire to holiness. m. And we hope that one day, when the Lord Jesus returns, He will complete that process, purifying us forever, never to fail Him again! n. Certainly, the greatest part of that eternal Kingdom will be the fellowship with Christ. o. But John says that when we see Him, we will be like Him. p. This thought is a great hope of all true believers. One day, we will never sin again. q. But my friends, if there is a tinge of sadness in that for you. That one day you will never lie, cheat, steal, lust, be selfish, lack courage, or never dishonor your parents again… if such a thought produces in you a wistful longing and loss – then you must examine your heart. True believers hope for the day such a thing were true. r. Are you really His child? 4.) [Slide 19] Exhortation: “What actions should we take?” or “What is this passage specifically commanding us to do that we don't naturally do or aren't currently doing?” We must find hope in God doing these things in us. a. We must realize that ultimately, true believers hope that the Lord will direct them to fellowship with God's people, to love more, and to grow in holiness. b. Any attitude or feeling that causes us to despise or become annoyed with any of these things, must be rejected as a sinful and fleshly attitude rather than a pure one. c. If we despise or are annoyed with the idea of fellowshipping more with God's people, we must repent of this and put this sin to death. d. If we roll our eyes or gag a bit at the thought of loving others more, we must repent of this and put this sin to death. e. If we are frustrated with or bothered by the thought of becoming more holy, more different and separated from the world, we must repent of this and put this sin to death. f. Because true Christians desire to be with God's people, grow in love, and holiness. g. How do we do all these? h. Well, if we go back to the text, we realize that not only is Paul asking this of God, but God is the agent working in all these things. i. God is providentially directing the fellowship. j. God is causing the love to grow and abound. k. God is strengthening the heart to holiness. l. God is, as always, our source. We run to Him for these things. Ultimately, we hope… in Him. 5.) [Slide 20] Comfort: “What comfort can we find here?” or “What peace does the Lord promise us in light of this passage of scripture?” True believers will see this prayer answered in their lives. a. Although Paul offers this as a hope and a wish, we know from the rest of scripture that God promises to do these things in the lives of true believers. b. God promises to bring His people together. c. God promises to grow us in love. d. God promises to grow us in holiness. e. Of course there is some human responsibility here. We must step out in faith to pursue fellowship, love, and holiness. f. But God promises that for real Christians… this will be done. g. No one will arrive with Christ with these hopes left unfulfilled. h. And that is a great comfort to us. 6.) [Slide 21] Evangelism: “What about this text points us to Jesus Christ, the gospel, and how we are restored?” Without the fellowship of the church, love like Christ, and holiness, no one will inherit the Kingdom of God. a. This, then, is nothing more than a logical conclusion. b. If God will do these things that Paul has prayed for in every believer… and the prayer itself is a comfort and a hope to God's true people… c. Then anyone who lacks these things cannot truly be a child of God. d. There is always room for growth of course. e. In fact, the hope of growth is part of this equation. We as true believers hope to have these things. f. But if you lack them completely, or have no hope that you would have them, or both… then you cannot possibly know Christ. And therefore, you are still lost in your sin. g. If that is you today. You don't desire to be with Christians. You don't really want to love people that don't already love you. You don't want to live differently and in a way that follows the commands of Jesus. h. But for the first time you've seen this, and genuinely desire that to change. i. I urge you to cry out to Jesus and repent of your sins and submit to Jesus as your Lord and Savior. j. And if you would like to do that today, please see me or another Elder. We'd love to help you through that process. [Slide 22 (end)] Let me close with a prayer by the early church father John Chrysostom Do not let us avoid the reading of the divine Scriptures, Lord. For that would be of Satan's devising, not wanting us to see the treasure, otherwise we would gain the riches. So, he would say that hearing the divine laws means nothing. Otherwise, if we did, we might become doers of the word, as well as hearers. Knowing then his evil plan, Lord, let us fortify ourselves against him on every side. Fenced with this kind of armor, we can live unconquered lives, as well as strike a heavy blow to his head. Then, crowned with glorious wreaths of victory, we can attain the good things to come, by the grace and love toward others of our Lord Jesus Christ, to whom be glory and might for ever and ever, amen. Benediction: Now may our God and Father Himself and Jesus Christ our Lord direct our way to each other, And may the Lord cause us to increase and abound in love for one another and for all people, So that He may strengthen our hearts blameless in holiness before our God and Father, at the coming of our Lord Jesus with all His Saints. When the officer advised the man that he was under arrest, the man turned and ran into the residence, followed by police. A physical altercation occurred leading to charges of assaulting a peace officer, resisting arrest and damaging a police vehicle. Was the entry into the fenced yard to arrest the man lawful or were the police trespassers? Every protest sign you've ever waved, every petty theft you bragged about, every mask you wore — it's all been scraped up, timestamped, and tucked in a file with your name on it. Doesn't matter if you called it civil disobedience, harmless rebellion, or just youthful stupidity. You were noticed. America's surveillance state isn't a guard tower and barbed wire; it's a mansion rigged like Willy Wonka's factory — a candy-colored panopticon of bait and hidden cameras. The real prize isn't catching you red-handed — it's testing who you become when you think you're invisible.Broken Windows policing didn't die with Giuliani's New York; it metastasized. The idea that minor crimes signal bigger rot? Now it justifies a dragnet that hunts memes, phone pings, and moral slip-ups. Every unlocked door, every lootable Target, every liquor cabinet cracked during a riot — bait. See who steals, who doxxes, who brags. The walls watch. The house takes notes. And this mansion is wired to your head. A real fence is expensive; an invisible one is cheap. Pavlov knew this: one zap and the dog learns the line. America's shock collar is the same. Every Ring doorbell, Nest cam, loyalty card, smart TV mic — all hoovering up your data, freezing your worst impulses for the day you matter. That drunken riot you livestreamed at 21? It sits cold-stored, ready for quantum computing to revive it when you run for office, land a government job, or just get too loud. It's not pre-crime — it's permanent crime insurance. It's easy to tell yourself this is just China's social credit system — but the American version is more diabolical. Here, every tribe wants the fence. The Right wants it to crush anarchists and migrants. The Left wants it to snare January 6th rioters and trolls. Nobody wants to cut the wires — they just want the shock button. That's how you get 340 million people to stay in line with four million cops, soldiers, and spooks: you make everyone their own warden, a hive of unpaid informants. It's old too. Hoover's FBI had the prototype: COINTELPRO, secret files to blackmail MLK, Fred Hampton, the Panthers. The Stanford Prison Experiment, MKUltra, mind control ops — all real. That architecture didn't vanish; it scaled up. Now it's Palantir, Amazon Rekognition, “predictive policing,” a cold case lab waiting for your soul to weigh heavy enough to tip Ma'at's scale.Leaks didn't kill it. Snowden, Assange, the WikiLeaks cables — they didn't shut the machine down. They made you respect the fence. They showed you the collar. They broadcast the dragnet because a monster you can see is more effective than one you can't. You start triple-checking your words, your DMs, your gait in an airport. You become your own surveillance op. They can't post soldiers on every block — so they build the perimeter in your skull. This is the real genius: you're not the hero in a rebellion. You're a lab rat in an open-air experiment. Every door you test, every moral slip you rationalize, every shiny bait you grab — logged. And when the moment comes, the shock collar doesn't have to bark. It just zaps you back inside the fence you forgot was there.America's not a prison camp; it's a behavioral panopticon humming quietly under your feet, its files never closing. You tell yourself you're free because you can rant online. But the moment you act like you believe it — the file opens, the buzz hits, and you remember: the fence was always on.

Understand therefore this day, that the LORD thy God is he which goeth over before thee; as a consuming fire he shall destroy them, and he shall bring them down before thy face: so shalt thou drive them out, and destroy them quickly, as the LORD hath said unto thee. Speak not thou in thine heart, after that the LORD thy God hath cast them out from before thee, saying, For my righteousness the LORD hath brought me in to possess this land: but for the wickedness of these nations the LORD doth drive them out from before thee. Not for thy righteousness, or for the uprightness of thine heart, dost thou go to possess their land: but for the wickedness of these nations the LORD thy God doth drive them out from before thee, and that he may perform the word which the LORD sware unto thy fathers, Abraham, Isaac, and Jacob. Understand therefore, that the LORD thy God giveth thee not this good land to possess it for thy righteousness; for thou art a stiffnecked people. Remember, and forget not, how thou provokedst the LORD thy God to wrath in the wilderness: from the day that thou didst depart out of the land of Egypt, until ye came unto this place, ye have been rebellious against the LORD. Also in Horeb ye provoked the LORD to wrath, so that the LORD was angry with you to have destroyed you. When I was gone up into the mount to receive the tables of stone, even the tables of the covenant which the LORD made with you, then I abode in the mount forty days and forty nights, I neither did eat bread nor drink water: And the LORD delivered unto me two tables of stone written with the finger of God; and on them was written according to all the words, which the LORD spake with you in the mount out of the midst of the fire in the day of the assembly. ...

For many Sydneysiders the old White Bay Power Station at Rozelle, some 4km from Sydney's CBD has been a familiar landmark as they travel over the Anzac Bridge. Fenced off, with broken windows, covered in graffiti and sporting rusted metal smokestacks, the century-old industrial site hasn't been used since the lights were switched off on Christmas Day, 1983. While successive state governments have spent decades arguing over its future, now after almost $110 million was invested by both the previous Coalition and now ALP state governments in the restoration and remediation of this iconic site, its not only ‘new' again, but also winning design awards. We talk with Barbara Moore, CEO of  Biennale of Sydney, one of the top three Biennials in the world, along with Sao Paolo and Venice and Anita Mitchell Chief Executive at Placemaking NSW, part of Planning NSW that focuses on development and management of some of our most important harbourside precincts, on what it took to turn the White Bay Power Station from an disused power station to a global art powerhouse.

The plaintiff says the defendants are his neighbors and they share a long fence between their properties, but it blew down. They agreed to split the cost but then backed out, so he's suing. The defendants say they never agreed to the terms, and they claim the worker did a poor job.  Then, the plaintiff says she brought her car to the defendants' shop to get the oil changed and then noticed oil in her driveway when she got home. She brought the car back, they charged her for a diagnostic, and told her she had leaks and a loose wire. She's suing for what she's owed back. The defendants say they would have fixed issues they caused, but her issues were unrelated to an oil change and she went on a rant.  Don't forget to rate and subscribe so you never miss an episode.See omnystudio.com/listener for privacy information.

STRA Episode 15: The four main things about your listing that will get you booked [00:00:00] [00:00:05] Hey guys. Welcome back to the podcast. We are John and Wendy Williams, the short-term rental authority, your authority on all things short-term rental related to help make you the best operator ever. And today, we are going to blow your mind with the four main things to consider to help get you booked. [00:00:30] So let's get into it because it. Very it goes along with how we do a listing audit. We get a lot of people come, come to us and say, Hey, can you review my listing? So we thought that we would give you some tips on. How we actually review listings and do listing audits. So what's the first thing that we need to consider here? [00:00:56] Well, I, I would say that you, you need to, Well, the first thing you need to consider is who's your target customer? So we, we've talked about that a million times, but it, it bears repeating because it's very important too, how you're going to develop the listing and who you're marketing to. Right? So in that context, You want to be using the listing to your advantage to attract the customer that you're actually trying to attract. [00:01:24] Right. That makes sense. But a lot of times we see that that's not what's actually actually happening. So these, these kind of main areas that we're talking about are like the first things we go to. And what I like to think about is in the mind and in the shoes of the customer that you're trying to attract. [00:01:43] You gotta realize what their process is in finding you. Mm. And here we're talking about the OTAs, we're talking about in context of, Hey, this is a listing on Airbnb, or this is a listing on vrbo. And the first thing I usually show people is, And it should be [00:02:00] obvious, but it is. Once you see it is the very first thing is you're going to show up in search. [00:02:05] So you're going to show up in a list with a bunch of other properties, and the only thing really, people have to go on because remember, this listing is your sales and marketing. You're not there to talk to this person. They've just found you in search. I think that is really. Let's not just gloss over that. [00:02:27] Okay. Because that, I don't think that a lot of people even have that realization or that mindset that, that your listing is actually. your marketing and your first touch, if you will, to the customer. Yeah. And, and all it's a sales process. Yeah. And that is really what it is. It's a sales process. Yeah. And it's a silent one because you're there on their computer looking at your listing. [00:02:58] Right? Yes. But there is a a sequence of how that goes, Right. That you show up in search, How do you get 'em to click on your listing and not the one right next to it? Right. Right. How do you even get them to stop scrolling? In the search, and that's the very first thing you wanna look at is, and because we are humans and we're visual, we tend to be looking at the pictures, right? [00:03:21] So as a consumer, you're scrolling through and you're looking at the pictures. Right? And I would say that it a, a lot of people, if you've ever gone to Airbnb or, or vrbo or any of those OTAs, And you're scrolling through those photos, what catches your eye? And that's just it. Yeah. Right. And that's, that's what you need to focus on is how do I catch my customer's eye? [00:03:58] And as a [00:04:00] designer, , I would say, Color is a really big factor in that. It is. Yeah. And, and having, I don't know if I'm going too fast here, but, and if you were gonna cover this, but having a, a really colorful first photo is, that's what people that's go, that's what's going to make people stop scrolling. Yeah. [00:04:27] And it bears, it bears saying that it's a photo. So it's that first. So you gotta think about what's my first photo? Is it attractive? Does it catch the eye? Is it it needs to be a statement, photo, right? Mm-hmm. . So oftentimes I see someone has as their first photo, a picture of a house Oh. Or something. [00:04:50] Yeah. Which beyond being. Other concerns with that? It's just like it's a house. Right? And that's not what you're selling. You understand? Right? Cuz this is not real estate. Yeah. What you're actually trying to attract is someone who wants the experience, right? So you're not selling the house, you're not selling the apartment, you're really selling the experience. [00:05:11] Now, there are times when the experience is, Hey, I want to be in a treehouse. Right? In those cases, maybe that is what you want to. , you know, if it's so, or one of those little tiny homes. Yeah. Maybe. But even then it's like, I, it's, it's not the home I'm after. It's the experience of it. Right. And so it's that first photo that you need. [00:05:33] And we call, we tend to call those our, our money shots because that's where you make your money. Yep. is in those shots. So you want something very specific, something that is going to not only catch the eye, but catch the eye of the right customer. Right. The one you are trying to attract. Right? Right. And so that's, that's, that's the first area is, hey, what's your first photo? [00:05:55] Does it, does it stop them scrolling? Does it make them want to click on the listing? [00:06:00] And then the other thing that you can see in in search is, well, you have control over your. Right. So Airbnb specifically recently changed this and they, it was first photo and then they used to show whatever your title was, right under that. [00:06:18] But now it just says, you know, two bedroom house in whatever city. Yeah. Or one bedroom apartment in whatever city or whatever. Right, Right. And then your title is below. , but it's not all of your title. Mm-hmm. , if you'll notice, if you go to search, a lot of the times it's, it's just the first part of the title. [00:06:36] Ooh, that's interesting. So that's the very next thing we're gonna look at is what is your title? And you get a certain number of characters, right? So you've got a certain amount of real estate there, no pun intended, to advertise your place. And again, get the click. That's what you're after in search. Get the click. [00:06:54] Mm-hmm. . So what you want in your title. Is features. Features that are important to the client that you're trying to serve. Right? And you want those features left to right. So the most important or is on the left, Yes. The mo, the thing that you really want to advertise to attract that customer you want On the far left of your title? [00:07:15] Mm-hmm. . So here's an example of a bad title. Cozy Cabin in the Woods, right? It doesn't re it's, it's kind of vague. It, it doesn't really tell me anything about the, the, the property and, and I'm not sure exactly who you're trying to attract. Cozy, to me is code word for small. It could be, but it's also vague. [00:07:41] It's very vague. And it's subjective. And it's like beautiful , right? That's another one. Like you see that all the time. Yeah. Or here's some, here's another mistake I. People make is they'll say three bedroom home. Well, they already know it's a three bedroom home because they filtered for that in search. [00:07:58] Right. So [00:08:00] generally I want things in the title that are not searched or not necessarily filters. Yeah. Or the main filters. Yeah. Like property type or number of bedrooms or, or whatever. Right, Right. I, here, here's a good lead in for like, for example, our client type are families with children and pet. [00:08:20] Who are coming to the area for reasons, right? That we, we have described in between housing insurance claim on their property life events. Right? But saying pet friendly and my title doesn't help me because pet friendly is already a filter, right? So instead of leading with pet friendly, I lead with Fenced in Backyard. [00:08:42] Pet in backyard. Yep. And that gets me the. , Right. Fenced in backyard. And then maybe the next thing is you know, gig wifi May, and then maybe desk workspace. Mm-hmm. or something. Mm-hmm. , you know what, Or like three TVs. Yeah. You know, because King beds. King beds is a good one. Is a good one. Yeah. Right. [00:09:03] Again, these are things that are attractive to our client, right? Mm-hmm. , right. So, It. That's, that's how you want to structure a title. You want feature, feature, feature, feature, and you want most important feature to your client on the left to least important feature on your right, because we, one, we read left to right and two in search. [00:09:27] If you notice, if you look at as a consumer, your eyes are drawn to picture and then you'll look down and see the first word and the title. And then you read left to right. Mm-hmm. . Right. So again, I'm after the click. Right. So now we've gotten people to stop scrolling on our listing with a great first picture. [00:09:47] Yeah. Right. That's got lots of color and it's a, you know, a, a picture of something that they are interested in. Mm-hmm. . Then we've got the, the title now they've [00:10:00] clicked on it, and now they've see, they see the title. But they only see a little bit of the title. Yeah. Sometimes. Yeah. Right. So now, now have they, have they clicked on it? [00:10:12] Yeah. Let's, let's say we've earned the click. Okay. So we did a good job in search. We had a great first photo. Lots of color right. Stopped 'em from scrolling. They've clicked on it. The title said Fenced in Backyard, and they said, That's us. And clicked on it. Yeah, clicked on it. Okay. So now they've clicked on it. [00:10:26] Now what do we got to work with? Well, now again, we, on the internet in a browser or even on mobile, it's top to bottom. Right? Right. So, So this is your listing here? Yes. Yes. So it's, it's now titles right at the top, and now it's your full title. Right. So now it matters what else you said. Right. But still left to right. [00:10:46] Mm-hmm. . So title's really important because now you've. About, I don't know, eight seconds to get this person to even wanna look at the rest of your listing. Right. Right. So you've got title. And you've got title right at the top. So title again, title again is important, and pictures underneath that. In the first five photos, the first five photos, so on a desktop, for example, you're gonna see five, your first five photos listed there with a button that says, Show more photos. [00:11:12] Right? And that's what people are looking at now, right? Or on mobile, it's you, you're, you're swiping. Mm-hmm. . So again, it's how many, They're gonna swipe a few times before they say, Eh, and go to the next one. Or they say, Ooh. Show me more. Right? So your first five photos now are going to be the next most important. [00:11:32] Yes. So you've got that first photo that is gonna be there anyway, because that's what showed up in search. Right. But now those first five photos because we're visual again, this is the next step in the sales process of, Hey, do I want to go any further? Mm-hmm. , right. And so those first five photos, one shouldn't be of the same thing. [00:11:52] Right? . So if the first five photos are all of the living room, right? Then you haven't told me anymore than you already told me [00:12:00] in search, right? Right. So what we do is we will have the first five photos be sort of a mini tour. of the property, and again, we're thinking what are the features Yes. That my client customer is looking for? [00:12:13] Yes. Wants to see. Right. So in our case, the the first five photos may include a picture of the fenced in backyard. Mm-hmm. or. A screenshot of the wifi speed. Mm-hmm. or a desk and like the workspace. Right. Or maybe it's showing the, you know, the, a bedroom, a living room, the kitchen. Mm-hmm. , the washer and dryer washing dryer's. [00:12:38] A good one or whatever. The first five things that Okay. Now I'm, now they're more interested. It could be a slim pool. Yeah. Right. Whatever it is, you know, That's for your client type. Yep. Because that's what you need to get them to even click, show more photos. Right? Right. And, and then after that it's okay. [00:13:02] Now let's take them on a full tour of the property. Right. But people are gonna go, once they click on your listing, they're gonna see your title. And then they're gonna see your first five pictures. Mm-hmm. . And then what are they most likely to do next? Probably if you've done a good job, they're gonna say, Show more photos. [00:13:20] Show more photos. Because again, we're visual. Yes. And so now once, once you have, have drawn them in with these first five photos. Now let's talk about the rest of your photos. Right. So you've got your first five photos, but you're gonna need at least what, 25 third or 30? Yeah, 20 to 30 is is probably optimal photos. [00:13:50] Yeah. So after your first five pictures, now let's talk about what the rest of your pictures look like. Right? And, and I, that's what I was alluding to is [00:14:00] after the first five. Cause those first five are your mini tour. It's your, Hey, here's our great features that we built this for you. Wouldn't you like to see. [00:14:08] And they're like, Yes, show me more. Right? And then now we're talking about order of pictures. Yes. So after the first five, I, I always suggest that, Okay, now let's start at the front door and walk through the property. Right? Because what you don't want is a jumbled mix of pictures so that it's confusing to your guest of what they're actually looking at. [00:14:28] Right? Like, like if you've got one. picture of the kitchen, and then your next picture is of a bathroom and your next picture of is of a bedroom. We don't, the, the customer doesn't understand the flow of the space. Mm-hmm. . Right. That's really what we're trying to do here is. after your first five pictures. [00:14:52] Your sixth picture is what do they see right when they open the door, for example? Mm-hmm. , right? Now, you're gonna take them on a tour of the, of the space. When they open the door, what is the very first thing they're gonna see, right? Mm-hmm. , maybe it's, maybe it's the living room. And then now you're gonna show them all your living room pictures. [00:15:19] Right. But when you say all your living room pictures, please don't take 10 pictures of your living room. No. Nobody needs to see 10 pictures of a freaking living room. Cause remember, again, a lot of what's going on is on mobile. And on mobile it's scroll. It's slide, I would say. And so if I see Max, if I see living room. [00:15:37] Living room, Okay. You told me that story already. Yeah, right. Like you're losing my interest three or four max of the living room. Yeah. And that's a lot. And if, but if there's a sleeper sofa, please pay. Please pull out the sleeper sofa. Make it up. Nice. Like, put the, put the comforter on the [00:16:00] bed, you know, pull the bed out, put the comforter on the bed, put the pillows on the bed, and then use those decorative throw pillows, design mode again, that you decorated the, the sofa with. [00:16:15] Like, make it up like a regular. So people can see it show because if it's not in the pictures, it does not exist. Yeah. That's a good rule for pictures that that's what you just said is a really good rule for pictures. If it's not in the photos, it doesn't exist. So I know you wrote it in your listing because people aren't gonna read. [00:16:32] I know you wrote it in your listing that you have a blender, but if you don't open the cabinets in the kitchen and show the blender Yes. People, it's not there. Yep. If you don't show towels in the bathroom, it won't, It's not there. Right. Right. So tour the property, but everything that's in in drawers show that. [00:16:52] Yeah. If there's something in the drawer, Right. Particularly the kitchen. Yeah, for sure. If you have a closet that has a stroller in it, open the closet and show where the stroller is and hangers and, and then pull it out and show it like a pack and place, show, you know, show where it is. Yep. And then show it put up. [00:17:08] Mm-hmm. , you know, assembled cuz that this is also. Your pictures not only marketing, but they're also later. Where do I find that? Oh, the, in the pictures that was in this closet. Oh, there it is. Mm-hmm. , right? Yep. All those kind of things. So that, that's pictures, That's order of pictures. We could talk a lot more about pictures in order of them, but that's a whole. [00:17:30] Right. Podcasting itself. So now people have, they've clicked on your listing. You've got a really great title, you've got really great first five photos. They said, Yeah, this looks great. Show me more. So they've clicked on view more photos. Mm-hmm. . And now they're like, Oh man, this place looks really great. [00:17:48] Now what are they gonna do? Well, they may just book it, They may, they may just book it. So, at any, any point in this process, it's, it's important to note that that may be the end of it, but it may not be. And [00:18:00] okay, now we need to go down the next garden path to get the booking right. Which is, Which is down the page. [00:18:07] Yes. It's the very next thing. It's your description. It's your description. Yep. And it doesn't show your entire description by the way. It shows the first part of it with, again, re, you know, show more just like the pictures that she only shows. Five with show more. Mm-hmm. , Right? So the very first thing you say in your listing description should, again speak to that. [00:18:27] And it, and the worst thing you can do is write a giant paragraph because people don't read, right? People scan. Right. Just like the, the pictures tell a lot of story. Your words now or where we're at. And you want that very first sentence to be a sentence that talks to your client. And then the rest of that thing should be bullet points. [00:18:48] Yes, it should look more like an outline. a book paragraph. Yeah. It should look like an outline. Right? And you're really bulleting here the things that would appeal the most to the customer that you were trying to attract. Right? That's a theme, isn't it? Mm-hmm. . So everything in here is what appeals to my client. [00:19:09] Yep. So we, we even put like black stars, Around the things we want to highlight. Yeah. Because that again, draws your eye to that. Yes. So they'll skip the paragraph and look, look at the things that I have stars around. Yep. Right. And again, it's hitting those same things. Here's the why, here's why speed. [00:19:26] Here's the, the distance it is. That, that's usually where we show distances Yes. To, to things that they are, that they would be interested in. That they would be interested in that why they're coming. Right? Yeah. Right. So to landmarks, Yes. That are important to your client. So if you're, if you're serving business travelers, for example, Put the convention center. [00:19:48] Yeah. Two miles to convention center, two miles to conven or, or medical travels. Put the hospitals on there. Mm-hmm. for example, or how, what's the distance to the airport? Or airport? Right, Right. All the, whatever is important to your client [00:20:00] type, but again, it's in bullet point. Lots of space in between words. [00:20:05] Yes. And sentences, no paragraphs. Right. Very none of that kind of stuff need a need. Yes. Yeah. Very scannable. Mm-hmm. with highlights of the things you really want them to know. Yes. Right, right. And that very first sentence needs to be enticing enough to even wanna read the rest of it. Mm-hmm. . Right. So, and there we usually use really colorful language. [00:20:26] Yes. Here. Yeah. So really descriptive adjectives. Descriptive adjectives. Okay. Coming from the English teacher. Yes. Yes. Okay. . Right, right. Colorful language. Yeah. So your description is, is last. So we went in order of picture, first picture, first half of your title. To full title, first five pictures, the rest of your pictures, and now the description mm-hmm. [00:20:55] and see how that's a, that's a process in the, in the way that people are actually using the platform. Right. And we're, we're all along the way saying, Hey, here's the features that you will, like, here's the features you will like. Right here's, here's. Distance to whatever that you're going to mm-hmm. [00:21:09] Right. And, you know, we also list everything, like, all the amenities in there too. Yeah. Like, like central. AC or something like that. What? Pots and pans. Pots and pans. The blender. The blender. There's a toaster. You know, all the things that, that our guests would be interested. A Craig K cups. Mm-hmm. , you know, that kind of thing, right? [00:21:32] Creamer. So then, and we also list all the, all those amenities too, right? So now after they've read their description, they're like, Oh man, this sounds really great. What are they gonna do next? Hopefully book it well, right? But But they might go read your reviews. Yes. Right, right. Next people are usually the next step in that is if they haven't booked it by, They're [00:22:00] gonna go check you out. [00:22:01] Yeah. And see what other people have said about this particular listing, right? Mm-hmm. . And that's one of the things, that's one of the reasons I think that a lot of people use Airbnb platforms like Airbnb. Yeah. Cuz they don't know you because Right. And not only that, it's it, it's a, it's social. That, that's the word that I was looking for. [00:22:27] Yeah. It's what has, what has other people's experience been like? Staying in your space? Mm-hmm. , right? So they want to know more about you because they, they, maybe they've never booked on a platform like Airbnb before. Maybe they're a new user and, and they don't, they don't know what to expect. Or maybe they are. [00:22:53] They, they do use a platform like Airbnb or VRBO a lot, and they've had all these different types of experiences and they, again, they don't know what to expect because there's no such thing as an Airbnb. Right. Like that, that could be anything. Right? You're, it could be anything. They wanna know what to expect in your listing, right? [00:23:19] So how do you control that though? Cause you don't write reviews, other people write reviews, right? So what, what do you do? Well, you create experience for the customer that you want to serve. Right? And I, I wanna say that's a big part of good reviews. The fact that you did attract the right customer mm-hmm. [00:23:40] and you are giving them the experience that they wanted and, and, and so part of getting good reviews is have good marketing that's targeted at the person that this place actually is designed to serve. Yes. Because that, that's where bad reviews usually come from. It usually is, yes. It's someone who walks into your property that either [00:24:00] doesn't appreciate the features that are there because they're not using them, It's not their target client. [00:24:06] or someone who it, it's kind of like a, a a Nordstrom customer that walks into a Walmart, Right? Right. Or a Target or, or, or a Walmart customer that walks into a Nordstrom. Right. Like the, there's nothing wrong with Walmart or Nordstrom. It's more about what your expectation was. Mm-hmm. when you walked in there, you know? [00:24:25] Yep. The Walmart customer's gonna say, Well, Nordstrom, I'm not paying 90 bucks for T-shirt. Right. But the Nordstrom Cub Store may walk into a Walmart and say, I'm not walking all around this store. I need somebody to help me. You know? And what, What's the quality of this t-shirt? Right. Right. So one doesn't appreciate the other, but they both make money. [00:24:43] Mm-hmm. . And you gotta think about that in terms of who you're attracting as well. Yeah. So reviews do, you're right. Has a lot to do with who you attract. Yeah. But there's one other component of a reviews that you can control is your response. It's your responses. Mm-hmm. . Yes. Yeah. I, I think the main thing to, to think about when you are, Well, number one, you should be responding to reviews. [00:25:09] Yeah. On, you could be responding to a good review or you could be responding to a not so good review. Right. Right. But regardless, you should be responding to reviews because people will read that. Yeah. And when you, when you are doing that, remember that you are. Talking to the guest who left the review necessarily. [00:25:29] That's true. You were talking to potential guests. Yeah. Who are reading the review, who are reading the review, and then they're reading your response to the review. Right. Cause that gives them an idea of what's the interaction like with this host. Yes. Yes. Right? Mm-hmm. . And so if it's a good review, you want to write something back. [00:25:51] You know, appropriate for a good review. Mm-hmm. that shows that hey, you are interactive with and you're appreciative. And you're appreciative of them, of them, of [00:26:00] them booky of choosing you. And you cared that they had a good experience. Yes. That you cared. It shows that you cared. Yes. Yes it does. And that goes a long way. [00:26:09] Mm-hmm. Sure enough. But what about a bad. Well, so that goes back to what you were saying, right? You're really writing a response to a bad review to the Not that person. Not that person. Right. To a potential guest. Cause sometimes that can be emotional. Mm-hmm. , like somebody leaves you a bad review and you're like, Oh yeah. [00:26:26] Oh it you, It used to really hurt my heart. Especially when it was something that maybe it wasn't even in your control. Like they were expecting one thing and it's just not what your product is. Right. Right. Or something. Mm-hmm. . Right. Or, you know, it, it was something about, you know, the neighbors did something right. [00:26:43] It had nothing to do with you at all, really. Right. That you couldn't control. Like the power went out or the power went out. Right. And it sometimes it is something you did. Sometimes, you know, sometimes it is, you know, we aren't imperfect, Right? Yeah. Like sometimes, I mean, we aren't perfect, we are imperfect. [00:27:00] Right. Like, we dropped the ball somewhere. Yeah. And so that calls, so it's mm-hmm. . So how do you respond then? , it's important to take the emotion out of it Yeah. When you are responding. So [00:27:17] don't respond with, with, Well this guest , you know, didn't they didn't listen and didn't read. They didn't read my des. If they had read the description, they would have sit, they would have seen that this was an apartment and not a house. Right. That actually happened when, Right. Yeah. Or something like that. [00:27:42] So take the emotion out of your response and just be very professional. And if they, for example, didn't follow a house rule, you know, maybe just state. [00:28:00] that as per our house rules, we don't accept parties, for example. Yeah. Or something like that. Yeah. Like I usually I will, I'll use language like this. [00:28:13] When I respond to a view, I will say something like, unfortunately, Oh, that's a good one. You know, Megan, I'm just making up the name. Unfortunately, Megan you know, experience wasn't up to her. Standards. We do use professional cleaning crew and you know, we, we, you know, we've addressed this issue and we fixed it, or whatever it was. [00:28:37] Mm-hmm. , right? Whatever the issue was, it's usually okay, we, we heard her, we've addressed it. This is what we've done. It's now not that way anymore. Right. Whatever it was. You know, a battery usually comes from something about cleaning. Yeah. Or something about you know, it can just be retaliatory sometimes. [00:28:56] Yeah. You know, they had a party and we don't allow parties. Right. Unfortunately, you know, Megan had 15 guests. Right. And we had to ask them to not do that. . Right. Right. And then people will understand that, okay, this isn't the norm. This is, this is what happened. Right. Type thing. Right. Or, you know, this is a norm. [00:29:17] It looks like they've addressed it. Right. The worst thing you do is just let it sit Sure. And not say anything. Sure. For sure. So, yeah, responding to your reviews both good and bad, or is, is critical. Mm-hmm. , I think mm-hmm. , Yeah. To a good extent. And I, and I think that, if a, somebody were to be looking at your unit and they're thinking about having a party then, now, actually the point too. [00:29:43] Yeah. They, and you've responded to this review. Now they're, they're almost put on notice. , we, we know that this is going down, we're watching mm-hmm. and it kind of tends [00:30:00] to deter people who are, have malicious intents that, that may want to Yeah, that's a good point. May want to have a party. Yeah. A good way to kind of deter that. [00:30:12] Right, Right. It's it, yeah. It's like, I better not book this place . Right. I'm really looking to have a party. , right? Yeah, yeah. Oh, they're gonna be watching me. That's a good point. So, I mean, not everybody that clicks on your listing, do you want them to book it, right? Yeah. Right. So you wanna be very clear about. [00:30:30] Very, you know, in all those other things we talked about too, very clear about, Hey, here's what you're getting. Yep. Here's what you can expect. Yes. If that's you, then please welcome, please, like, and subscribe to our listing [00:30:48] Totally. Five stars. We click again, , you know? Right, right. So, so hopefully with, with all those tips, now you've got the booking, and you've got the booking from the right person. Who's then gonna add to those reviews that we just talked about? Yes, exactly. Because they know what to expect. Yeah. And, and they know what kind of experience they're going to be having. [00:31:08] Mm-hmm. . Yeah. Yeah, yeah. Because you've thought about them. Yeah. And that, that's what really down to, That's very, that's the thing. You, and we've said it millions of times, that's where it all starts. Yeah. It all starts with you as the operator first. Thinking about who you're serving, like who do you want to attract, who do you want to attract in your space? [00:31:33] That's the very first thing to help make you the best operator ever. Yes. Is think about who you're serving. Yes. So hopefully that has been helpful and you have enjoyed listening to us ramble about all those things. Well, hopefully it has really been helpful. We, we do strive. To be helpful. . Yeah. And to, to add value. [00:31:58] Well, sometimes there's so much more. Cause I [00:32:00] could just sit here and talk about this for an hour. I know. And it's really hard to ring you in. Yeah, it really is. So I try to, I understand when he makes a list and she's like, We're talking about this, this, this, and this. Because you'll go off on rabbit holes and I just got to reel you back. [00:32:14] Hey man, you almost talked about sofa beds for like five minutes there. That's not true. It was not five minutes. I mean, one. But hopefully I enjoyed my tip about sofa bed. And leave us a comment. Did you enjoy the tip about Coke, sofa, bed? And if you did, like and subscribe to so that you can hear more tips about other things besides forbids, , because we have so much more to talk about. [00:32:45] We do. So , well hopefully you did and we will see you next. Onto the next . [00:32:54]

Apache Kafka® 3.3 is released! With over two years of development, KIP-833 marks KRaft as production ready for new AK 3.3 clusters only. On behalf of the Kafka community, Danica Fine (Senior Developer Advocate, Confluent) shares highlights of this release, with KIPs from Kafka Core, Kafka Streams, and Kafka Connect. To reduce request overhead and simplify client-side code, KIP-709 extends the OffsetFetch API requests to accept multiple consumer group IDs. This update has three changes, including extending the wire protocol, response handling changes, and enhancing the AdminClient to use the new protocol. Log recovery is an important process that is triggered whenever a broker starts up after an unclean shutdown. And since there is no way to know the log recovery progress other than checking if the broker log is busy, KIP-831 adds metrics for the log recovery progress with `RemainingLogsToRecover` and `RemainingSegmentsToRecover`for each recovery thread. These metrics allow the admin to monitor the progress of the log recovery.Additionally, updates on Kafka Core also include KIP-841: Fenced replicas should not be allowed to join the ISR in KRaft. KIP-835: Monitor KRaft Controller Quorum Health. KIP-859: Add metadata log processing error-related metrics. KIP-834 for Kafka Streams added the ability to pause and resume topologies. This feature lets you reduce rescue usage when processing is not required or modifying the logic of Kafka Streams applications, or when responding to operational issues. While KIP-820 extends the KStream process with a new processor API. Previously, KIP-98 added support for exactly-once delivery guarantees with Kafka and its Java clients. In the AK 3.3 release, KIP-618 offers the Exactly-Once Semantics support to Confluent's source connectors. To accomplish this, a number of new connectors and worker-based configurations have been introduced, including `exactly.once.source.support`, `transaction.boundary`, and more. Image attribution: Apache ZooKeeper™: https://zookeeper.apache.org/ and Raft logo:  https://raft.github.io/  EPISODE LINKSSee release notes for Apache Kafka 3.3.0 and Apache Kafka 3.3.1 for the full list of changesRead the blog to learn moreDownload Apache Kafka 3.3 and get startedWatch the video version of this podcast

In this episode, Lauren shares the findings from her research on dog activity in fenced yards and the impact of fenced yard requirements on dog adoptions. It is so common for shelters to require a fenced yard for dogs for various reasons, most commonly for very active dogs. But do fenced yards really make a difference on dog activity levels? Are shelters unnecessarily limiting the pool of potential adopters with a fenced yard requirement? A measure aimed at protecting little blue penguins on Wellington's Miramar Peninsula may be forcing them onto a dangerous road as they seek out nesting spots around the construction site of a $500 million development. Wellington City Council sold the land with the caveat that its developer would be responsible for rehousing the penguins. But while a fence prevents the penguins from entering the dangerous construction site, it also acts as a barrier to the penguins' regular nesting sites. Guyon Espiner spoke to Dan Henry, founder of Predator Free Miramar.
