Dr. Michael Brandon McCormack is Associate Professor and Chair of the Department of Pan-African Studies, Associate Professor of Comparative Humanities , and former Director of the Anne Braden Institute for Social Justice Research at the University of Louisville. He earned his Ph.D. in Religion in 2013 from Vanderbilt University. His research explores the intersections between Black religion, popular culture, the arts, and activism. I'm Michael Albaum, and today my guest is Brandon Lwowski, the director of Research over HouseCanary and he's gonna be talking to us about all of the things that have been going on in the market over the last several years and months, and how we can use that information going forward. So let's get into it.   Hey, Brandon, what's going on? Thanks so much for taking the time to come jump in chat with me today. Appreciate it, man.   Brandon: No, of course, it's good to be here to get an opportunity to discuss the real estate market for sure.   Michael: Yeah, I'm super excited. So you're the director of Research at HouseCanary. Give us all just a quick little bit of insight background on who you are and what house canary is and what they do as a company.   Brandon: Yeah, definitely. So HouseCanary, you know, it's basically a national brokerage and so it's really known for its real estate valuation, technology and accuracy. This company has been around since 2013. It was founded by Jeremy Sicklick, our CEO and our Chief of Research, Chris Stroud, kind of off of the 2008 housing crisis, they did decide to form this company to kind of help speed up the transactions and speed up and really gain knowledge and just competence in the real estate market through using analytics machine learning to provide 100 and 14 million valuations on properties as well as 91 million rental valuations. So if you think of how scary it's built around the analytics and valuations of the United States real estate market.   Michael: It was at $114 million valuations that you said since it since inception.   Brandon: No, that's monthly, we produce 114 million property valuations. Of course, the 114 million is a subset of you know, every property in the United States and that repeated monthly, but we train this very complex machine learning model AI model to produce 114 million property valuations.   Michael: That's incredible. Well, I want to come back to HouseCanary as a company here in a minute. But I want to first start by asking you, Brandon, because it is so analytics and data driven, what is it that HouseCanary as a company and you as an as the director of research are seeing in the numbers in the data with regard to just where we are in the market, there's so much chatter about market cycles and ups and downs and bubbles, give us a little bit of insight to what are the numbers and facts supporting where we are right now, as we're recording this brand new into the new year 2023.   Brandon: I think kind of the one of the biggest headlines to kind of drive home right now, especially in the market, we have this unique combination of these elevated interest rates and you know, the slow buying season that we typically see during the winter months, this has really impacted across the board, our new inventory coming into the market, our new listings, listings going under contract, all of these metrics that we typically look at to understand the health of the market and the health of the real estate market, have really had significant declines year on a year over year basis, that's across the board inventory listings under contract, the Feds kind of you know, their fourth straight 75 basis point interest rate increase, you know, as the thing is, the fourth month straight or the fourth, fourth one straight, has really had that negative impact on net inventory. But this is just providing more evidence that you know, supply of homes is still squeezed and it's remaining negative over time, we've kind of seen this trend since August, right where our supply of affordable housing and actually all housing in the market has really continued to drop and this is basically you know, the biggest driving factor here is that interest rates shot really driving down these new listings volumes to like a multiyear low since pre you know, I don't use the word pre pandemic because you know, we're still in the pandemic, but that pre pandemic peaks we'll call them we're seeing you know, all its multi-year lows in terms of new listings, everything going on the real estate market. The biggest picture here is even as these interest rates come up, our supply just remains extremely negative and still going in a downward trajectory.   Michael: And when you say downward trajectory is that From 12 months prior, or is that from the prior month?   Brandon: We're looking at a year a year basis right now. If you think about the month over month basis, we are still seeing declines. But when we're talking about these multi year lows in terms of net new listings, on the purchase side of the market, we've reached those multi year lows. I think, you know, the reason why this supply crisis is also happening right now is, in this current real estate environment, it's really difficult to convert homeowners and current renters and convert them into future homebuyers, right. In this elevated interest, interest rate market, it just doesn't make sense financially for a lot of people to enter the market, you think of this large group of, of homebuyers that purchase homes at record low interest rates, they refinanced during the peak of a call it the peak of the refinance, boom, that happened during the pandemic and for them to reenter the market, it just doesn't make financial sense for them. So in order to move out of their current home and into a new loan, they're going to be paying a higher premium for the same quality of home. So they're available availability to spend money has definitely decreased and I really don't see this inventory shortage, kind of relieving itself or beginning to increase well into, you know, the first quarter, second half or first half of 2023, the supply just remains super squeezed.   Michael: Okay and so that, like the supply aspect is, I'm guessing one ingredient in the recipe, so to speak, what are some of the other things that you're looking at, and that you're seeing, to give you an indicator of where we're headed and where we are currently.   Brandon: Right. So I think so the supply is, has been squeezed, I think since COVID, there's been a really tight squeeze on the flat supply side of the market. But with those low interest rates that were happening, I mean, 1- 2% interest rates, people were getting their home loans that the demand for property shot up, which is why we really saw that two, three years of just record breaking price growth and the real estate market. Now we're looking at the demand side, and we're actually in the seventh consecutive month of double digit declines in on a year over year basis, we're looking at the listings that are coming under contract in the market. So if you look at inventory as a supply of new listings coming in, if we look at listings of those listings, and the existing market, this existing supply, existing supply, listings under contract is still seven consecutive months of double digit declines since November, are all of our data right now, it's kind of up to that first week of December 2, so we kind of think of it as, as of November. This is this kind of is the driving force behind this is, you know, we've never seen this kind of seventh consecutive month of double digit. So it's kind of driving a lot of fear into homebuyers and home owners and the way we kind of know that this is not normal, it's kind of beyond the typical seasonality we'd expect during the cold winter months to have seven consecutive months, this kind of uncertainty in the market around interest rates, economic downturn, the inflation, they just continue to force homeowners and would be buyers, you know, to play the waiting game, they're, they're gonna sit in the sidelines, they're gonna stay away from the market and so they're a little more competent in in where this kind of roller coaster is going.   Michael: As I'm thinking about such a visual thinker. I'm thinking about this as almost like a race to the bottom in a sense of like supply versus demand once because it sounds like they're almost moving in lockstep negatively, we were having a reduction in supply, but we also have a reduction in demand and once right is that is that the right way to think about it?   Brandon: The demand has definitely began to decrease or is decreasing at a faster rate than supply because supply has been squeezed since the pandemic whenever the shutdowns happened. People just stop selling houses. They stopped listing their home so the supply side of the market has been squeezed since the shutdown the pandemic. The demand side due to the interest rate hikes the economic uncertainty, that's where we're really seeing the decrease on the supply side where the decreases are coming from. So even though you know supply is always been net always been tight. We've been tight recently in recent years. A lot of the continued decrease on supply side is actually coming from net new listings so people aren't putting listings on the market right now. For the reason that we discussed earlier. It's hard to get homeowners back into the game. They're actually down around 25% on a year over year basis, in terms of like how many new listings are coming into the market, but even a bigger piece here is on the supply side is our removals of listings are up 65% on a year over year basis. So houses that were listed last month six are being removed from the market further impacting supply, while supply has been remained squeezed like very, very tight supply of properties over the years, there still is a decrease in net new listings, and also an increase in removal. So in that supply is being affected. But when it's so squeezed already, that that impact in the market will not be as significant as the impact of a decreasing demand side of the market.   Michael: Yeah and that makes total sense and so what are you seeing with regard to sale, as opposed to sale of percent of this price and then also days on market?   Brandon: Yeah. So I think some other key indicators, the market, you kind of just discussed, you know, we have days on market, I think price lists ratio is important, I think, the median price, right, the time series of how is price behaving in this environment, all important and understanding kind of the overall health of the market and I kinda like to go with the big one first, in my opinion, which is the median price, right? Where is the market going? I kind of macro at a national scale. The, if you look at the year over year basis, median price of all single family listings, right, so single family dwellings, that those are actually up 10%, on list prices, and actually up 2% in terms of actual close prices. So even though we're seeing the storyline of these prices really starting to decline and kind of freefall, we're still seeing as a year over year basis, because we hit such a huge peak in the middle of 2022. We're still up year over year, by those two percentage I meant mentioned. On a month over month basis that compared to last month, we are slightly down, but it's very, very small. We're down around one and a half percent on listings and down and less than half a percent on close prices. So we see a lot of the storylines and the headlines across the news, that these prices are falling drastically. We're in a deep decline. The roller coaster rails are off and we're down to 2008 again, but just looking at the data alone without any sort of human interjection or opinions. I'm not an economist, I'm a data scientist. But by heart, I'm just looking at the data because we had such a high peak in the middle of 2022, in terms of the median house prices were still up year over year and on a month over month basis, the declines in price are very, very miniscule, to what we're kind of hearing in the media. So that's one thing, right? The median price is definitely a driving factor. Everyone's concerned about like, what am I going to get for my property? Where's the trend of our nationwide real estate market heading and even though we're in a slight downtick month, over month, if you look at long term, we're still up 10% on listings and up, you know, 2% on closed prices.   Michael: It seems like there has been so much resiliency, if we're seeing such a miniscule price reduction month over month and year over year, there seems to be a lot of resiliency to interest rate increases for folks, and that they're still closing transactions, even at this much higher interest rates, and they're not saving a lot or really anything at all, in terms of the price that they're paying out the door.   Brandon: Right, I think what's causing these prices to, I don't wanna say remain elevated, but kind of not declining at the pace that we would expect is that tight supply. Now, we're still a few months probably away from seeing how this kind of mass layoff and technology could affect the real estate market. Because, in my opinion, what's really going to drive these prices down is when we see supply, increase at levels that the demand has decreased and that imbalance in the market is what will really drive those prices down and the reason why kind of refer to that technology, layoff if that same style, that same volume of layoffs, hits other sectors of employment, then we're going to see defaults and people need to give up their homes because they can't afford it anymore. So unless something in outside of the real estate market really drives the demand. I'm sorry the supply side of the market to escalate at a very fast rate, that safety net is there to kind of keep our prices from really crashing, like we saw in 2008. We don't have the same supply that we saw in 2008. So we're kind of have that safety net there. Unless like I said, something really drives that unemployment up and forces people to default and give up their homes or sell their homes because they can't afford the mortgage anymore.   Michael: But it's interesting, because from all the news that I've been hearing, and correct me if I'm wrong, maybe you've been hearing, the unemployment rate is super low. Like there just doesn't seem to be those mass layoffs that we saw in the tech industry, yet anyhow, affecting so much of the so many other industries. So it doesn't feel as imminent.   Brandon: 100% right, I'm hoping I mean, just for the health of our economy, I'm hoping that that mass layoff doesn't reach other sectors and I hope that we're done with majority of it. But we're probably a month or two away from really understanding did that actually have an impact on our median, price per square foot or median close price of a property and then we can track those defaults, and those the supply over the next few months to see if that really impacted the real estate market or not.   Michael: And that makes total sense. We'll talk this Brandon about those other two factors that you mentioned the price to list ratio, and then the days on market.   Brandon: The price to list ratio has actually been on a pretty big decline. I think back in May 2022, it may have been June or May, I think we're at a multiyear high of around 102%. So most properties, were selling 100 or 2% higher than the list price, which means that it's definitely a seller's market, right. If I if I can list my house for X amount of dollars, I know I'm gonna get 102% return, I mean, I happen to present a 2% return on that is definitely a seller's market. We actually for the first time in about mid-August of last year, we're now down below 100. So that's just an indicator that the markets kind of switched right now buyers kind of have that power and that ratio now stands around 98%, which is kind of the levels before COVID emerged, and actually the lowest number since the first half of 2020. So we're not we went from a high of 102 in May to now we're down to about 98 which is definitely a key indicator that buyers now have more power than the seller's because of you know, just multiple aspects that we've been talking about the high interest rates buyers be a little more choosy. Even though the supply is down sewer buyers, there's not enough buyers in the pool to compete with me anymore. So I have a little bit more pool, which is why we're seeing that sale to list price or price to list ratio, starting to decrease. That kind of in parallel, what we see with that is to kind of tell that same story that we're now entering that buyers' market, even though demand is low, if you look at the volume of price drops, right, think about how many times a listing comes on the market for 100k. It sits there for 30 days, they come back and they say hey, you know what, let's list it for 95 maybe we can get more buyers, those price drops in terms of volume are actually up 142% year over year since the last time. It's just more evidence that buyers now because demand is so is so squeezing this high interest rate environment, they get more power listings are staying on the market longer list to or sale to list price ratio is down and then but yet the because supply still squeezed, we're not really seeing a huge impact that we're kind of seeing in the news right now, on the actual median price of all listings.   Michael: Brandon, just out of curiosity, I think I remember if my memory serves me correctly, which it often doesn't, but like in the height of 2022, the max or the highest median home price in the country was like 395k. But do you happen to recall what that number was and maybe what it is now today?   Brandon: Yeah, so if you look at the peak of 2022. So kind of that halfway mark, I think it was right around the ending of H 122. The actual median price is actually higher, at least according to our data, right? The data that we have availability to our actual median price was actually above 400,000. We're sitting right around like 420,000 was kind of that median price for closed listings for active listings was actually even higher than that. So for closed listings were around that for 120,000 range, right now as of the first week of December is kind of our data cut off. Right now in terms of the data that I'm giving you, we're sitting right around $380,000 as the kind of median price per square foot, I'm sorry, median price of closed listings, it sounds dramatic, and we go from, you know, that 420 ish down to three, it's a pretty big drop. But as you look at the entire time series from, we'll call it the pandemic, the start of the closed downs, all the way to today, if you bought a house, during those pandemic years, you're still doing really well in terms of the amount of equity, it's still in your home prices haven't dropped that drastically to where you're now upside on your loan, you're still well above you know, what you bought the house in, during the bottom of the pandemic years, what's really going to cause kind of some worry, and headaches is these people who kind of bought later in the year, kind of towards the end, or middle of 2022. Now, they're beginning to worry the most because they didn't have that same amount of cushion that these homeowners bought when they don't worry about houses a year or two years ago. So that number does seem like a big decrease. But if you look at the longevity of the time series of the pandemic eight pandemic shutdowns to now, you're still up quite a bit in terms of percent and you have a large cushion before you even have to worry about being upside down in a mortgage or, you know, losing a large amount of equity in your property.   Michael: Does the data give us any indicators as to what's coming down the pike because obviously, data is rear looking. But how can we use that to be forward looking or is there a way to be?   Brandon: Yeah, so I think you're talking about forward looking, you know, the next 6,12,18 months. If you look back slightly, we hit this topic quite a bit. It's a big topic right now in real estate is these large interest rate hikes. If you look at the timeline, the time series of the real estate market in terms of medium price terms of you know, list to sale rate of sale to price ratio, you look at, you know, the days on market, it seems that with the large amount of growth that we experienced in two years, you know, record growth, that was actually able to absorb a lot of the impact that people would assume, continuing to month over month raise this interest rate to higher and higher levels, they assumed that it was going to impact the real estate market at much a much quicker, much faster way. So then they can stop, right, the goal of raising interest rates tend to raise them forever. They're just raising them until they kind of see the market growth kind of settled down and adjust and kind of normalize. But it's kind of shocking when you think about how much and how quickly that interest rate rose and until a few months back. I mean, most of 2022 there was very little impact from those rounds of interest rates. So it's one thing that we can we can learn as, as we saw record growth, even that dramatic increase really did not impact the real estate market as we thought it would. Secondly, what's really kind of driving any sort of kind of negative view of the real estate market right now around this interest rate, is you gotta think of like purchase power of our homebuyers, right?   We didn't see salaries raised at the same rate as the real estate market, we didn't see household income raise at the same rate as real estate. So the really big question here and the kind of the, you know, the driving force here is the purchase power of homebuyers. We actually seeing and this is from Freddie Mac, I believe a 32% decrease in purchase power, based on this 30 year, you know, FRM, that's given the same monthly payments for a loan made at the end of 2021. So we're really seeing a decrease in what homebuyers can afford and that combined with hopefully the Fed has definitely signaled smaller rate hikes in the future. We're hoping that housing fundamentals can hopefully come back to a quote unquote normal seasonality cycle and the expected returns, but into early 2023. I think we're still going to see you know, a real estate market that's just characterized by this continued tight squeeze on supply tight squeeze on demand. With the exception of what we discussed earlier, which was a major economic event causing mass layoffs or firings, then I'm thinking early 2023 is going to be characterized the same kind of, of patterns we're seeing now, which is tight supply, shrinking demand, days on market, increasing. median price is slowly decreasing month over month, until we see hopefully towards the second half of 2023, a market that's brought back to its normal seasonality and its normal housing market fundamentals.   Michael: Brandon, I want to be super respectful of your time and get you out of here, man. There are many well known and accepted small things each of us can do everyday to help our overall health in significant ways, and for the most part, the basic understanding of each is well understood. We all know that moderate exercise, keeping hydrated, and eating a variety of fresh unprocessed food is simply smart decisions for our long term well being. Getting into the habit of practicing each regularly is often a major barrier for most of us. This all holds true for stretching as well. We all know its something that we should do, but that alone hasn’t helped the majority of the population achieve accountability to do it. Why should we stretch, and what are the benefits? What is the best way to stretch? How long should we stretch for? Are there methods and times that we should avoid it?   Let’s first get to the why of stretching. Aside from the obvious factor of it helping us become more flexible by increasing our range of motion, it also helps prevent injury for both the avid exerciser and sedentary individual alike. When a muscle gets tight or knotted, it becomes shorter. A shortened muscle doesn’t have the same amount of power, strength, and endurance as a fully elastic and pliable muscle.  So keeping with a strict stretch regiment will help full athletic performance.   Even if you don’t consider yourself an athlete, or aren’t currently competing, you want to be able to activate a muscle through its entire ROM. If you look at the exercise of a squat, the goal is to come down to where the knees and hips are at least 90 degrees and then blast upward using predominately your quadriceps. If you don’t use the full ROM, the muscle fibers that are activated in the lower position will never get the strength increase and activation, which will lead to muscle imbalances and may cause it’s own slew of issues and injuries.   One of the biggest questions which is frequently argued in the medical and performance cultures is how long should we be stretching each muscle or muscle group? This applies mostly to static ischemic stretches which are held for “x” amount of time, and is the gold standard so to speak for stretching. There are multiple types of stretches, which a few will be discussed shortly.   Firstly, one needs to make sure that they are physically prepared to stretch. Though this may sound odd, warming up to some degree for any style of stretch is quite important to allow the muscles to engorge with blood and become more pliable. Think about our muscles in this context as taffy. Taffy candy is very hard and brittle while cold, but warm it up slightly and it can stretch and flex nearly ten fold. Our muscles work in a similar fashion. So whether it be a hot shower, a light jog, some low level jump rope, a dynamic warm-up, or some other means of mild aerobic activity, having blood flow moving into the area will help prevent strains and sprains from the stretch.   Static held stretches is what we are most accustomed to, such as the hamstring stretch where we are standing and flex forward as if reaching to touch the floor. As with any stretch the goal is to keep it held at a minor discomfort but without causing any pain. There’s no debate on the fact that this works in terms of helping general flexibility, but the questions arise for when it should be performed and for how long.   Growing up participating in sports like many of us, I was accustomed to doing a few static stretches for 10 to 30 seconds prior to engaging in a sport’s practice or competition. Recent literature suggests that this may not be best, and could in turn actually increase the risk of injury. When we hold a stretch, even for a few seconds, we aren’t just stretching the muscle, but also everything that is surrounding it as well such as the blood supply in arteries and veins.  During a stretch, our muscle begins to have a limited blood supply and “cools” off by becoming ischemic (lacking of oxygen). The last thing we want is to perform a good stretch, and then get up right away to activate muscles that hasn’t had a blood/oxygen/nutrient supply which will predispose yourself to a sprain or strain. Back to the taffy analogy from earlier, we don’t want to deprive the muscle of oxygen and blood flow prior to doing any sort of activity, which is going to require soft and maneuverable muscle tissue such as exercise. So in this case, it may be recommended to stretch at a time of rest, meaning not just prior to doing physical activity, or at the very least, do another dynamic warm-up post stretch.   Now comes the matter of time, which like most things, is partially dictated on what the exact goal is of the stretch. If one is just looking for a quick short-term increase in flexibility, 10 to 30 seconds is usually enough to help.  If you are looking for a more permanent change to the muscle fibers for prolonged flexibility, 2 to 5 minutes appears to be more of the answer and is where most of the literature recommends. There has been a study done where a static stretch was performed for 30 minutes and it caused a change in the cellular DNA of the muscle fiber. This was re-tested here at Functionised, and we had a 4 to 6inch increase in flexibility that lasted over 1 month with no farther stretching. This is not recommended for stretch beginners, and not without medical supervision. Another well-known style of stretching, though controversial one due to it’s known habits of causing injury, is known as ballistic stretching. This method is not recommended for most, and is more often seen with elite athletes but still requires caution if being performed. . Ballistic stretching includes a fast, jerking motion, which causes the stretch to go beyond its normal ROM.  In terms of explanation, if you take the standing hamstring stretch where we lightly and slowly press towards the floor to induce a minor stretch in a static hold, the ballistic method would be to start standing upright, and quickly bend over and forcing your hands to go towards the floor when your body is adapted and fully capable of doing so.   Though this way of stretching will help increase flexibility, the ratio at which it can cause injury, even after properly warming up, makes it difficult for most to recommend. A good alternative to ballistic stretching is PNF, or Proprioceptive Neuromuscular Facilitation. This technique is frequently performed by somebody else, such as a chiropractor, physical therapist, athletic trainer, etc. The most common way of doing this is by following a sequence of stretch-contract-stretch to help inhibit the stretch reflex and make a significant flexibility change rather rapidly. This is done with somebody beginning a stretch for you; such as raising one of your legs upward while the person being stretched is laying on their back to target the hamstrings. Once the stretch is beginning, the patient will perform a strong contraction of the muscle in the opposite direction of the stretch; in this example it would be pushing the leg downward. After 10 seconds, the patient will fully relax as the practitioner impulses the leg into a deeper stretch than first began. Peripheral Neuropathies Causes and Chiropractic Treatment with Dr. Michael Brandon

As a Chiropractor here in Colts Neck NJ, I see a wide variety of conditions, syndromes, and secondary disorders that may affect any part of one’s body. One of the most common things I see is various forms of peripherial neuropathies. This is when there is damage of some degree to one or more nerves which may cause a mix of numbness and tingling, sharp or burning pain,  specific muscle weakness with the feeling of a joint “giving out”, or lack of sensation as if a limb such as a foot “fell asleep”.; this frequently goes by more common names such as a pinched nerve or nerve entrapment. There are also many that are known for specific nerves and locations such as: Sciatica – Sciatic Nerve in the back of the leg Piriformis Syndrome- Sciatic nerve trapped by the piriformis muscle Thoracic Outlet Syndrome- Multiple nerves in the neck and shoulder Carpal Tunnel – Median nerve in the wrist Ulnar Nerve palsy – Ulnar nerve in the elbow, neck, or shoulder   The exact type of pain or sensation is dependant on what part of the nerve, and to what degree its being damaged. These symptoms may arise from many different causes which all may have a different method of treatment, including but not limited to: Diabetes Alcoholism Direct Trauma Various nutrient deficiencies Herniated discs Muscular or boney impingments Medications Heavy Metal posioning Various neurological disorders   Here, we are going to focus on a few of the more common causes that Chiropractors see, starting with diabetic neuropathies.   Diabetic Neurpathies as the name suggests, comes with diabetes, typically in the mid to later stage, but may appear quite gradually. It typically presents with a “glove and stocking” pattern, meaning it affects mainly the hands and feet. This is thought to be because chronic high blood sugar levels begin to deterioate and damage the small blood vessles, and with damaged arteries and veins, nutrients aren’t able to reach the nerves well and they too start to become damaged. Other than an annoyance of having tingling or painful extremities, it can become more disastrous when dealing with numbness in the feet. If one cant feel their foot well, its hard to tell where in space that foot is and can cause unsteadiness, balance issues, increased risk of falls, and even lead to more serious conditions such as gangrene; lack of blood flow which causes an infection.   The best way to treat and prevent this issue is by controlling one’s diabetes and blood sugar levels. However, depending on the severity and diabetic stage, full removal of symptoms may not be attainable.   Something important to note, along with the next topic of herniated discs,  just because one has diabetes or MRI imaging shows a bulging disc, it doesn’t mean for sure that that is the cause of the neurapathy. Unfortunately, all of us are able to have more than 1 issue at a time, and routinely do, so diagnosing the specific cause to each symptom is a very important task.   Sciatica is potentially the most commonly known type of mononeuropathy (damage to one nerve), and is usually assumed to be  from a herniated disc in the lumbar spine. However, studies have shown that a great deal of them are asymptomatic, meaning that they don’t cause any symptoms what-so-ever! In fact, a recent MRI study showed that 37% of 20 year olds and a whopping 96% of those over 75yrs have bulging discs that cause no pain or numbness! However, nerve impingment is very common in all populations, and they are frequently caused by muscles being taught and having a myofacial trigger point , or a “knot”, that is pressing on the nerve causing pain or odd sensations.   More often than not, when one presents with sciatica, if it is not coming directly from the spine, the nerve is typically trapped by the piriformis or gluteas musculature. Stretching, depending on how its done may make the issue worse. If the nerve is already taught from being pressed, stretching it farther may just damage the nerve more. IASTM (instrament assisted soft tissue mobilization)is a common procedure done at Functionised where a small beveled tool is used to clear out the adhesions that are keeping the muscle knotted.   TOS or thoracic outlet syndrome is another common neuropathy, but instead of the back of the leg, either a  muscle or upper rib in the neck or under arm in the culprit. This can cause the pain or tingling sensation to go down any aspect of the arm and even into the hands and parts of the fingers, all depending on how many and which nerves are being involved. Alcohol intake and nutrient deficenices are also quite common. Not only is alcohol a neuro toxin, meaning it can directly damage nerves, it also slows and can even stop the absorption of many vitamins and minerals that are required for nerve health such as magnesium, folate, B12, B6, and niacin. In tandem has been the rise in medical marijuana acceptance and research showing it's potential benefits. But other than CBD coming from the same cannabis plant, what is it, what does it do, what doesn't it d, and is it safe? CBD is one of over 100 cannbinoids in the cannabis plant, and they all appear to affect our endocannibinoid system differently based on how many of each type is present. CBD and THC are the 2 most well known of these molecules. THC is the primarily hallucenegenic compound which causes the “high” people get with injesting the plant, though it does have several other purposes. THC also helps as the anti tumor aid, helps with deep sleep, and gives a dopamine release. CBD is the primary anti inflammatory, pain reliever, it helps with nausea, depression, anxiety, and balances THC's effect. When put together with the other cannabiniods, they appear to stimulate and protct bone and brain health, lower muscle spcisity, prevent seizures and a plethora of other neurological, mental, and musculoskeletal issues.  CBD is already being found in several different forms from oils, pastries, patches, creams. Even Coca cola appears to be getting into the CBD market with some research in Canada. One major issue CBD faces is how it is very unregulated at this time, so it's a little bit of buyer's faith in what they are getting.  For example, some brands state using hemp seed oil, but there is very insignificant amounts of CBD in the hemp stalk; it is found primarily in the flower. So ultimately with the FIT team, we care about what the research says, so what does CBD do, what does it seem like it may do, and what has it been shown to not do? Does- helps seizures, visceral and musculoskeletal pain, depression, gives very few and mild side effects when any (usually fatigue) especially compared to most medications, decrease opiod use  Might do- assist with liver damage and alcohlism, PTSD, general fear like public speaking or athletic performace anxiety, decrease opiod dependacey.  Doesn't do- doesn't get you the euphoric high or super powers, forms a habit or decreases tolerance over time. Carb Cycling and Cutting 3 UFC Weight Classes in 5 Days

Jim Goetz Michael Brandon, DC Chantea Goetz Introduction This episoide is a very special episode as we discuss not only carb cycling and whether this does or does not improve performance and fat loss and how it may be done but also how UFC fighters can drop three weight classes in just five days. As some extreme events have occurred in order to bring you this podcast, we do tell you not to every try or think of trying this on your own. It's pretty dumb and may cause health problems or even death. Dr. Michael Brandon was under direct one on one medical supervision for the duration of his experiement.  Carbohydrate Cycling The keto diet involves getting the majority of your calories from fat, some protein, and very few (5% or less) from carbohydrates. There are modifications to the full keto diet, including carb cycling and overall increased carbohydrates. However, in reality these modifications are not a real and true ketogenic diet. One will not garner the benefits of a ketogenic diet by having days of high carbohydrate intake.  Although most people are in it for the weight loss, science shows keto has a ton of other benefits, like lowering inflammation, imroving cognitive function, and keeping siety in check. While your body is shifting from burning sugar and carbs to burning fat for fuel, you experience a range of symptoms for a few days up to two weeks, called “keto flu.”  While this may be improved by the consumption of exogenous ketones, it should level out.  Based on the extensive research of Dr. Michael Brandon and Jim Goetz (the biohackers), no reliable peer reviewed evidence exists showing any benefit of a carbohydrate infused ketogenic diet. Once high amounts of carbohydrates are introduced back into the body, one no longer operates on ketones but glucose. One will no longer benefit from a keto diet.  If takes up to a week to get into full ketosis. By having varying days of carbohydrates throughout the week, the entire idea of a keto diet is pretty worthless. When it comes to performance, the madsicentist himself noticed a 50 lb decrease in his deadlifts by using carbohydrates for the first time in almost three years.  Websites and so called experts write many articles that appear well reasearched and "smart" when it comes to carb cycling. However, in reality, there is no real research and everything written and stated on other podcasts are purely subjective.  If one decides to life a ketogenic lifestyle; it is a commitment to this lifestyle and truly changing ones physiological responses for life. UFC Weight Cutting There are times when mixed martial artists are injured before a championship fight. In order to ensure the pay per view buys, the UFC (or other MMA promotion) will have another fighter step in. To step in on a championship fight, the fighter must make weight to qualify to earn a belt. As a result, they may have to drop significant amounts of weight in order to accomplish this. Dr. Michael Brandon decided to put this to the test and accomplish a 30 lb weight drop in two weeks. In reality, this weight was actuall dropped in just 5 days. To begin, Dr. Michael Brandon was put through a modified Cross Fit Open 18.2 and 18.2 a baseline workout. He completed the initial workout in 7:52 and did a deadlift (as opposed to the power clean) of 335 lbs. Two hours after the weight cut (as opposed to the next day as done in the UFC and other MMA promotions such as Bellator), Dr. Michael Brandon did the exact same workout in 8:04. While his time was slightly slower, his deadlift was 375. Using HRV to Improve Performance, Why We Got into Biohackng and the Myths of Water

What is Heart Rate Variability (HRV)? -Chantea Goetz Heart rate variability is the change in the time intervals between consecutive heartbeats. Variations can be due to age, gender, athletic ability, circadian rhythms, core body temperature, and metabolism. 24-hour recordings are the gold standard. To measure the autonomic, cardiovascular, & respiratory systems a short-term reading of 5 minutes a day is sufficient. HRV is a critical indicator of health, resilience, well-being, and performance. Several research studies indicate that lowered HRV values lead to increased reports of diabetes, coronary disease, anxiety, depression, asthma, and poor performance. These aliments are due to autonomic dysregulation. HRV biofeedback positively effects the cardiovascular system, respiratory system, gastrointestinal system, performance, and behavior. The benefits of using HRV biofeedback has the ability for people to become aware of their proper breathing rate, also known as resonant frequency. Proper breathing patterns can improve professional and athletic performance, improve focus and concentration, reduce anxiety and depression symptoms, improve overall health and mental well-being, while reducing risk factors for disease. HRV biofeedback training involves slowing the breathing rate to achieve the RF breathe. For most people the respiratory sinus arrhythmia (RSA) is maximized when breathing at a rate of 6 breaths per minute. In order to obtain an ideal HRV there needs to be a balance between the parasympathetic and sympathetic nervous systems. When a person is over-stressed and under-recovered there will be a decline in performance. Some ways in which to separate emotional responses from physical actions are to practice mindfulness and meditation. My Journey in BioHacking Functional Fitness -Jim Goetz ​I work with people daily in order to help them achieve their goals and improve their way of life. What good is life if it's a life that's not worth living? Everyone deserves a happy and healthy life but many lack any clue on how to achieve this.  Goals are an essential part of health and happiness. Without setting objective goals, having a plan and being accountable to this plan, success will not happen.  What biohacking is and some thoughts on this were discussed in a recent interview I gave with The Vitamin Shoppe in their publication, What is Good.  My journey is not unlike any other. However the plan I use to achieve my goals is highly researched. As goals may be and should be in different aspects of life, this article focuses on health and fitness goals.  I began working out in the fourth grade. My grammar school teacher was not the best and as a result I became very unhappy. I found enjoyment through running, push ups, and sit ups. There was a burning sensation in either my legs, chest and arms or abs that was perplexing. The more I did, the more it burned. As an eight year old, this confusing sensation led to greater experimentation, which essentially meant to do more exercises. I would do these exercises daily, timing myself to see how long I could do them until the burn began and then how long I could push through the burn until I literally could not move that body part any longer. I was utilizing the most unscientific manner to increase lactic threshold and muscular endurance and function but for an eight year old, it made sense. My life was always filled with sports. Grammar school through high school it was cross country, basketball and baseball. In college it was baseball. Like most, I only did what the coach had me do. Like most I did not realize the coach had no clue himself in how to make better athletes.  It was in undergrad when I changed majors to exercise science that I began to learn new techniques in how to improve athletic ability. Some ideas worked for me, some did not. For instance, increasing carbohydrate intake before and after working out caused a dissipation of the visual appearance of muscle. In other words, carbs for energy and replenishment caused me to gain body fat. I also noticed that by consuming high carb meals the nigh before an event, I would wake up in the morning lethargic and with stomach pangs. I would also find that during a distance event, I would eventually feel depleted of all energy and not flow through the event as planned. Training for my first Tough Mudder was also an experiment. Though I ran long distances all my life, I loathed running at this point in my life. Instead of running, I did a spin class each morning and then later on would complete two circuits of six exercises with extremely heavy weight, being able to complete no more than 1-3 reps. I would move through this as fast yet efficient as possible. In the three months leading up to the Tough Mudder, I inadvertently lost 16 lbs and gained an incredible amount of strength. For example, before I began training I could do six pull ups. By the time three months passed, I was doing twenty pull ups at a time with ease. Through these two experiences and examples, I had self discovered methods that indeed were topics of research yet had no idea about it at the time. My journey to biohacking was well on the way before I had even heard of the idea of biohacking. ​ I went through an arduous two year period without access to a gym. I became weak to the point of no longer being able to do a pull up or a full range of motion dip. I lost forty pounds and was emaciated.  Refusing to be beat, I adapted and learned  I needed to make some changes and utilize every ounce of exercise science, physiology and neurology that I knew. I found rocks, concrete, steel pipes and built some awkward equipment that I could use and train in a functional manner. Each day I would apply the lessons I knew from the text books and research journals to my personal physical development. Some say nutrition is 80% of the solution when it comes to lean muscle gain and body fat loss. I personally believe it is closer to 90% of the solution. During the two year period without access to a gym, my access to nutritious food of any sort, even food in any quantity was limited at best. I was able to find access to large amounts of peanut butter, to which I hoarded and lived off of. In January of 2017, I weighed 160 lbs. I began to hone eating a ketogenic diet that I plan on keeping a lifestyle for the rest of my life. The science appears to be there for my Genotype that my physiology thrives on this manner of eating. I combined daily undulating periodization with cross fit workout of the days, power lifting for the lower extremity, Pilates, Olympic lifting and moderate distance running. On certain days, I utilize KAATSU and ensure I train all muscles every day in some manner yet ensure I do not go past no return so that I may properly recover. There is no one size fits all formula for success. Each individual has goals. Each individuals goals are unique and important to that person. Yet 95% of people will fail in their workout routine. This is due to a lack of setting a proper goal, lack of a plan towards that goal, and most importantly accountability to execute this plan on a daily basis. The book BioHacking Your Brain for Success: Becoming a True Champion in All Aspects of Life  written by myself and Chantea Goetz discusses this in great detail. There's a reason some people are successful in all they do. Others make excuses for their failure, which really is a result of never actually putting in any effort.  The most important aspect of success is passion!!! People tell me all the time they want to lose weight. I often tell them that there's no chance they will lose the weight and keep it off. They should save their money and do something enjoyable with it. Yes, these individuals are shocked at what I say but it is true. When one gets out of bed in the morning, they need to have a true passion and meaning in why they put their feet on the ground. If there's no passion for getting up, then the odds of success at an idea are futile at best. Does anyone really have a true passion for losing 20 lbs? They have the best intentions in the world but will assuredly fail.  Take that same person who is 20 lbs overweight and sign them up for a competition and they may find that passion in training. The 20 lb weight loss will occur as a result. As Yogi Berra once said, "half of the game is ninety percent mental". I can write the greatest program in the universe for someone to succeed. If there's no passion behind it then success is not happening. One has to show up to the field to play the game. Exercise is a lot more than simply opening up a magazine and doing chest and tri's on Monday, back and bi's on Tuesday, shoulders on Wednesday, skipping legs on Thursday because let's face it, doing legs suck and with all good intention of doing something Friday, it just does not happen. Most do "abs" every day, without ever being able to see a true six pack. So many aspects of this model are flawed from the get go. First and foremost, muscles only stay anabolic for around 48 hours. This means that after a tough "chest" day, by Wednesday this muscle ceases growth. Unfortunately, the overzealous weight lifter has damaged their muscle fibers too great to be able to work it again and is left with a muscle that is catabolic. Bodybuilders can get away with this because they are taking anabolic steroids. This keeps them anabolic all day and every day. For those of us not on performance enhancing drugs, we need to stay a few steps ahead of the game and can use science (BioHack) our way to our goals. Einstein defined insanity as doing the same thing over and over again and expecting different results. So why do the majority of individuals do this single or double body part split day week after week, month after month, and think they are making progress? If someone goes to the gym with no plan, how can they see if they are progressing and progressing in the right manner? That would be like a strength and conditioning coach having a professional football team "just go lift" as opposed to having a highly specialized and detailed season long program. Perhaps progress can be optimized if they followed the rules of human physiology. Yet people do this day after day, week after week, month after month until they realize they "will never" reach their goals and eventually give up. Daily undulated periodization (DUP) has a key, which is getting in maximum workout volume, without impacting recovery, which is why the undulating and periodization aspects are critical. One trains the entire body multiple times per week and utilizes different repetition ranges, thus focusing in on more specific muscle fiber types. Training in this manner has been shown to be more effective than linear exercise programming in terms of muscular hypertrophy, strength and endurance.  Combine DUP with KAATSU (vascular occlusion moderation training) and you get extreme muscle strength and growth in a far shorter time frame than would be believed. It is believed that the restricted blood flow recruits a greater number of fast twitch muscle fibers and even converts fibers to fast twitch. This combined with the increase in chemical mediators to repair tissues has been shown to have phenomenal results. High Intensity Interval Training (HIIT) has it's place for fat burning and strength training. Some utilize it to save time in a day. Others can utilize it to have amazing physical performance results.  ​Pilates is utilized for dexterity, flexibility, and fine tuning a strong core. This can be done literally by anyone. Never let a fat person on statins tell you how to eat. Never let a skinny person tell you how to lift. And never get accurate information from the media. Open up recent text books. Read peer reviewed journals and do critical appraisals on each article you consider utilizing. In the end, set your goals to mirror your passions. Set a realistic plan to achieve them and stay accountable each day towards it. Do this and welcome into your life the success you very much deserve. In fact, only about half of that appears to hold any truth. The other half has either never been proven, or worse, been proven incorrect but is yet repeated to everybody as health advice. So what is false tales vs true benefits? Lets do what biohackers do best and get to the science of the life requiring, ultimate biohack of H2O! Let's begin with hacking the untruths, and target the big one. There is NO proof or reason to have 8 cups of water each day. Yep, I said it. In fact, there has been multiple studies done proving this is illegitimate! In reality, there are too many variables that effect hydration requirements such as weight, gender, activity levels, what/how much you have eaten, heat, and heart or kidney pathologies just to name a few, so no one amount will work for even half of the population. The Committee at the Institute of Medicine even states that “While it might appear useful to estimate an average requirement (an EAR) for water, an EAR based on data is not possible”  There are 2 easy guidelines to account for this and the first is quite simple. If you are thirsty or active, you should drink some water. You can over do it, but it takes a lot to do so. Again, everyone is different, but typically after a gallon or so within 2-3 hours is too much for almost everybody and can cause some acute health issues. At that point you almost literally have to force water down your throat which brings us to guideline number 2; if you're drinking and it becomes physically difficult to drink water, you've probably had enough. We have a reflex that slows down our swallowing strength when we are over full of food and fluids, so as always, listen to your body, it knows best. Also, our bodies can only absorb about a quart an hour, so even if you are in heavy exercise, any more than that is going in and straight out without any benefit anyway other then depleting your body of more salt and electrolytes. The next myth to bust is that caffeine dehydrates you, so here you go, it doesn't. Well not if you're used to drinking it, and it only minimally does if you are a caffeine novice. Moderate amounts of caffeine usage (4 cups of coffee or 100mg of caffeine) showed no significant diuretic effects leading to lower hydration levels. This is not to be confused with saying that coffee and water are equal, as caffeine does lower our bodies' salt levels and does not give all the same effects as water which will be covered down the page.  ​Based on the most current research, increasing water intake alone also DOES NOT provide the following benefits as many have proclaimed; healthier and shinier skin, better kidney functions, clearing out toxins, and giving more energy. These were all thought up by one industry or another to help promotions and as far as could be found, held no scientific support. So what does drinking water help with? Still quite a bit, I mean it is necessary for a reason! Staying hydrated is great for both physical and mental performance. Muscle is 80% water, so staying fully hydrated helps prevent early muscle fatigue, cramping, and may allow for an extra rep or 2 in the gym. Also when dehydrated, our bodies release less anabolic hormones and more catabolic hormones including cortisol, so having sufficient water levels may help with exercise gains. Though these effects of dehydration effect all activities, it appears that it hampers high intensity and endurance activities like long distance running significantly more than anaerobic ones like weight lifting. ​ Being dehydrated, also can effect short term memory, focus, visual perception, and other cognitive factors. Both these and the physical decreases can occur once someone has lost as little as 2% of weight from water such as sweating. This would be about 3lbs for someone weighing initially 150lbs, and it's not uncommon for many athletes to lose 6-8% in any given workout. Drinking water can also help with weight loss, and this is 2 fold. First the simple mechanism; drinking 500ml of water (around 16 oz) before a meal helps with satiety and forces us to eat less. However, there is more to it then that. The same amount also is shown to increase metabolic rate by roughly 30%. This increase in metabolism begins in only 10 minutes and peaks after about 30-40 minutes and can last up to 3 hours. So you can burn a few extra calories a day just by staying hydrated; sounds worth-while to me.  Even if water doesn't hold up to all the “facts” that many of us have heard time and time again, it is still the item which should be consumed the most by everybody on any given day. With all the benefits mentioned, let alone the thousands of physiological reactions it helps with in the body, I say bottoms up with the bottle to good health! The Myth of Healthy Dairy, Osteoporosis and a Follow Up on Intermittent Fasting

Follow Up on Intermittent Fasting This past week we have been receiving countless emails and approached by individuals asking about muscle growth and fasting. Some believe that they feel stronger while fasting for brief durations and this may lead to enhanced muscular development.  The results of short term fasting may be near negligible in terms of both subjective and objective muscular development. However, if you have ever seen anyone who is truly starving; they appear emaciated.  When one fasts for 16 hours to multiple days at a time, the body acts in many phenomenal physiological ways (as was discussed last week). One of these ways though is to shut off mTOR. This is directly proportional to protein synthesis. If the mTOR pathways are shut down, your body is no longer developing muscle. This is because all your body's resources are focused in efforts to keep your organs functioning.  This is the main reason your body will go through autophagy. It is the effort to rid itself of non- essential cells. Afterwards, the body may be strengthened (if done properly and under the direct supervision of an educated healthcare professional). This in a way is a metaphor to "Sharpening the Saw", as described in the book Seven Habits of Highly Successful People by Steven Covey.  ​We will cover much more in depth the concept of autophagy in a future podcast.   Milk and Osteoporosis Prevention Next we tackle the concept of osteoporosis prevention. There's typically two things that first come to thought with protecting/reversing brittle bones, and that is increasing calcium stores and adding resistance training. Exercise appears to be the #1 preventative measure for keeping our bones nice and strong. This concept is supported with “Wolf”s Law” which states how when bone is stressed and used with impact like running or being pressured by the extra weight of resistance training, our body lays down more bone to make it thicker, and helping to prevent fractures.  We then discuss the power, or cautions of calcium supplementation. Studies have repetitively shown that moderate to high does of calcium supplements increase the risk for stroke and myocardial infarction, especially in those predisposed like post menopausal women. This seems to be from the high does of calcium increasing clotting factors and promoting atherothrombic events, like blood clots which can embolize and go through our blood stream and cause a stroke or get stuck in our hearts causing a myocardial infarction. Another caution with supplements, as Dr. Brandon and The Mad Scientist Jim Goetz, spoke about in week 1's podcast, is we only absorb so much of any given nutrient at a time, and not all forms of a supplement are created equal. For example, calcium carbonate is a common form in supplements and is often found cheaper than calcium citrate, which has over double the bio-availabilty and we absorb much more of it. If you supplement with a higher dose then we can absorb, it just gets push through and we have a little more calcium in our urine that day. Supplementation is just that, its to supplement what we aren't getting in our diet. To note on that, getting calcium, and all nutrients for that matter via food is by far the best. It is already in the best bio-available form because we evolved to be able to break those down and get the most absorption possible from it. So what is the best sources to eat for calcium? Good Question! The best sources of calcium appear to be from leafy greens such as turnips, kale, and the like. They also have other nutrients involved which help with calcium absorption, such as magnesium. The most commonly advertised source however, as most are aware of, is dairy, and milk specifically. So what's the story with milk? There's been multiple epidemiological studies that have shown that countries and  even regions within countries that have the highest milk intake, also have the highest amount of fractures, specifically broken hips. How can this be? There's been some studies to suggest that cow's milk “strips” calcium from the bones due to high phosphorous levels, and high protein content. The theory is that the high protein and phosphorus makes the body more acidic, so our bones break down the calcium they hold to help balance the acid/alkaline ratios of our body. This makes sense until you realize that milk doesn't appear to make the body's PH more acidic! Furthermore, if this were true, we would find this occurring with high protein diets as well, which is also simply not the case. What seems to be the main cause, goes back to the bio availability and absorption rates. Milk does have high levels of phosphorus, and that alone decreases the body's ability to absorb calcium. Mix in the low magnesium levels (which helps Ca+ absorption), and the fact that the calcium in milk isn't easily absorbed, it makes sense that we aren't using it to strengthen our bones, because our body simply cant! We weren't made to digest cow's milk properly. It's made for cows, baby cows, which grow approximately 10x faster than humans. Is all dairy bad? It doesn't seem so. Similar studies have been performed on cheese and fermented dairy products like kefir and yogurt, and these do appear to help decrease mortality and hip fractures in women by over %15! It's amazing what the difference of proper absorption does. Steven Moffat to be Doctor Who Lead Writer and Executive Producer Category: Wales; TV Drama; BBC One Date: 20.05.2008 Printable version BBC Wales and BBC Drama has announced that BAFTA and Hugo Award-winning writer Steven Moffat will succeed Russell T Davies as Lead Writer and Executive Producer of the fifth series of Doctor Who, which will broadcast on BBC One in 2010. Moffat has penned some of the series' most unforgettable and acclaimed episodes, including Blink, with its terrifying weeping angels, for which he was awarded the BAFTA Writer Award 2008 on Sunday 11 May. His previous work on Doctor Who includes The Girl In The Fireplace for series two, which earned him his second Hugo Award. His first was for the series one two-parter The Empty Child, which became famous for its terrifying refrain "Are you my mummy?" For the current series, Moffat has written Silence In The Library, a two-parter starring Alex Kingston which transmits on 31 May and 7 June 2008 on BBC One. Steven's career began with the landmark ITV children's drama Press Gang in 1989, for which he won his first Bafta. Coupling, the hugely popular and award-winning sitcom he created and wrote for BBC Two, began in 2000 and ran for four seasons. Jekyll, his six-part thriller starring James Nesbitt and Michelle Ryan, transmitted on BBC One last year. Steven will continue as one of the directors on the board of Hartswood Films which produced Coupling and Jekyll, where he is also working on his new comedy Adam & Eve with wife Sue Vertue. He has just delivered the screenplay for Tintin – the first instalment of the trilogy of films featuring the iconic Belgian comic-strip hero – to Steven Spielberg who will direct it for DreamWorks. Thomas Sangster and Andy Serkis will star. Steven Moffat says: "My entire career has been a Secret Plan to get this job. I applied before but I got knocked back 'cos the BBC wanted someone else. Also I was seven. "Anyway, I'm glad the BBC has finally seen the light, and it's a huge honour to be following Russell into the best - and the toughest - job in television. Lead Writer and Executive Producer Russell T Davies says: "It's been a delight and an honour working with Steven, and I can't wait to see where his extraordinary imagination takes the Doctor. The past four series have been brilliantly helmed by the spectacularly talented Russell T Davies. "As Lead Writer and Executive Producer, he has overseen the creative direction and detail of the 21st century relaunch of Doctor Who and we are delighted to have his continued presence on the specials over the next 18 months. "But the challenge and excitement of the fifth series is now being handed to Steven Moffat. The Tardis couldn't be in safer hands. Steven's talents on both Doctor Who and beyond are well known. He is a writer of glittering brilliance, comedy and depth, with an extraordinary imagination and a unique voice. "Steven has a wonderful mix of being a committed Doctor Who fan and a true artist, and his plans for the next series are totally thrilling." The announcement follows the news that Piers Wenger will take over the role of Executive Producer from Julie Gardner on series five of Doctor Who. Piers Wenger says: "The challenge of taking Doctor Who to a new future is a huge and thrilling one and BBC Wales is blessed to have someone with Steven's extraordinary talent in charge. "His imagination and creativity have already given birth to some of the series' most unforgettable monsters though in this instance no-one need fear; time, space and the future of The Doctor are safe with him." Wenger and Moffat are already working closely together on the planning of the series. Menna Richards, Controller, BBC Wales, says: "BBC Wales is very proud of Doctor Who's phenomenal success. Steven Moffat is an extraordinary talent and we are very much looking forward to him joining the Doctor Who team." Series four has achieved some of the show's highest audience figures to date and forthcoming episodes feature a stellar line-up of guests including Lesley Sharp, Lindsey Coulson, Alex Kingston, Colin Salmon and Michael Brandon. Freema Agyeman and Billie Piper – The Doctor's two former companions – have also returned to assist The Doctor in series four. Doctor Who will return in 2009 with four specials, and the full-length fifth series is currently scheduled to be broadcast on BBC One in Spring 2010. SH
