Chair: Tim Burke, editor  Speaker: Derek Griffin, head of acquisitions, Whitbread Premier Inn provides 12% of the UK's hotel accommodation stock – the highest of any hotel operator in any market in the world. This extraordinary success has been delivered through a continual 20-year expansion programme underpinned by a unique business model and flexible property requirements. This April, the company unveiled a new business strategy and five-year plan focused on the continued expansion of Premier Inn, but with greater emphasis on recycling capital from the company's largely freehold estate to fund future bedroom expansion. Greater emphasis is also being placed on leasehold opportunities to drive estate growth. During UKREiIF, Derek Griffin, Whitbread's acquisition head, sat down with Tim Burke to discuss the principles of the new business strategy including how the company plans to go about recycling £1.5bn of property, where it is focusing its new growth, and the future for its popular hub by Premier Inn brand.

A hearing has been told the headteacher of a school near Canterbury took her own life amid fears she was developing dementia. Alison Higgins had worked at Barham Primary for 10 years before her death, and was described as thoughtful, supporting and caring. Also in today's podcast, the head of a special needs school in Kent has warned they may be forced to make redundancies following a lower than expected funding increase. Five Acre Wood School, in Maidstone, supports nearly 900 students with severe and complex needs. They have received a 1% per-pupil uplift in cash from Kent County Council, but that doesn't account for rising inflation or additional cost pressures. Hear from the head teacher and the response from the local authority. The mother of a young cyclist who was killed in a collision with a bin lorry in Swanley is calling for improved safety measures. 19-year-old Jack Bruce died following the crash on Swanley Lane in September 2021. Investigations from the family's legal team found the refuse truck had one of its mirrors poorly adjusted, and had indicated only moments before. The MP for Sittingbourne and Sheppey has led a debate in the Commons over the future of the wreck of the SS Richard Montgomery. The vessel sank off the coast of Sheppey in 1944 and government contractors have now been appointed to remove the masts following safety concerns. A Medway woman is still living in a Premier Inn, six months after a car crashed into her home. Jill Robson has been staying at the hotel at Medway Valley Park since the vehicle damaged the front of her property on Cuxton Road last October. This week, I sat down with the brilliant Paul Hunter, and after nearly a year of trying to make it happen, we finally got the conversation in the can.And it was worth the wait. From early days in hospitality (and admittedly being a “bit of a mischievous lad”) to launching hotels across London, navigating redundancy during COVID with twin new borns, and now stepping into a brand new luxury estate role back in Yorkshire… Paul's journey is packed with honesty, resilience, and a proper appreciation for the twists life throws your way.We talk about growth, mistakes, leadership, and why sometimes the plan you had isn't the one you end up living, and that's exactly where the magic happens. In this episode, Paul and I get into…His early entry into hospitality through weekend jobs and how it quietly became a careerThe “cheeky chappy” phase… and the moment his brother told him to go to London and grow upLearning the craft of hotels with Premier Inn, and why fundamentals matter more than flashLaunching multiple hotels across London and what that teaches you about scale and standardsWinning an Acorn Award and how that opened his eyes to a bigger world beyond his roleManaging three different hotel brands in Leicester Square (and juggling three ways of working at once)The brutal reality of COVID redundancy with a young family, and navigating uncertaintyRelocating back to Yorkshire and rebuilding from the ground upLaunching GuestHouse Hotels' No.1 York and building something from scratchThe power of giving people second chances, including working with prison rehabilitation programmesWhy mistakes aren't failures, they're proof you're actually pushing yourselfSome cracking quoteables from Paul“You can have a plan… and then something comes along and completely changes it”“I think that's where I learned hotels”“Mistakes aren't bad things, they just mean you tried something different”“If you're not making mistakes, you're probably playing it too safe”“Life's about making mistakes… as long as you learn from them”“You don't get that level of success without being great at what you do”Why this episode is worth your earsIf you've ever felt like your career hasn't gone in a straight line… good. That's exactly the point.Paul's story is a brilliant reminder that growth often comes from the unexpected, whether that's a tough boss, a redundancy, a relocation, or just saying yes to a conversation you didn't see coming. There's loads in here about leadership, resilience, and the importance of early opportunities in shaping careers, especially in hospitality.Whether you're just starting out or leading teams of your own, this one will give you a fresh perspective on what progress actually looks like.Show PartnersA big shout out to the first of today's show partner, RotaCloud, the people management platform for shift-based teams.RotaCloud lets managers create and share rotas, record attendance, and manage annual leave in minutes — all from a single, web-based app.It makes work simple for your team, too, allowing them to check their rotas, request holiday, and even pick up extra shifts straight from their phones.Try RotaCloud's time-saving tools today by heading to https://rotacloud.com/philThis podcast uses the following third-party services for analysis: Podcorn - https://podcorn.com/privacy

After 25 years and roughly 25 trips across the Atlantic — including one where he ran out of money and had to beg his parents from a London phone box and another that ended with a $1,200 phone bill — Jonathan Thomas has learned how to travel Britain without going broke. In this special bonus episode, he introduces the completely rewritten third edition of 101 Budget Britain Travel Tips, walks through what's new (including 30–40 tips that have never been in the book before), and reads 10 of his favorite tips covering everything from the mandatory new Electronic Travel Authorization to the airport drop-off fee that cost him £140, why you don't need an Oyster card anymore, and the supermarket meal deal hack that saves his family hundreds every trip. Whether you're planning your first visit or your twentieth, this is the episode to listen to before you book. Friends of Anglotopia Club — Anglotopia membership for early podcast access and exclusive content Previous Anglotopia Podcast Episode on the UK ETA Takeaways This is a complete rewrite, not just an update. The 3rd edition has 30–40 brand new tips never in the book before, the free attractions lists have been consolidated into a master appendix by country, and the book is roughly twice as thick as the previous edition. The UK's Electronic Travel Authorization is now mandatory. As of February 24, 2026, it is being strictly enforced. If you don't have one, you're not boarding the plane. Use the official UK government app — it costs £16. Anyone charging more is a third-party service skimming money. Airport drop-off fees can sting you badly. Jonathan got hit with a £140 total charge (£100 penalty + £40 rental car processing fee) for forgetting to pay the Heathrow drop-off fee within 24 hours. The cameras scan your license plate and the bill goes to the rental car company. You don't need an Oyster card anymore. Contactless credit/debit cards now work on London's entire transport network with the same daily fare caps. Just tap in and tap out — it settles up at the end of the day at no more than about £7–8. Book trains up to 12 weeks out to save money. A same-day journey can cost 4–5 times more than one booked a month or two in advance. Jonathan recommends open tickets for flexibility since trains are frequently late or cancelled. Never pay in US dollars at a British cash register. Dynamic currency conversion is a legal scam — the merchant's bank sets the exchange rate and skims money. Always pay in pounds and let your credit card convert at the interbank rate. Supermarket meal deals are one of Europe's best budget secrets. Lunch deals (sandwich + drink + snack) run £3–4. Dinner deals for two with a main, side, dessert, and wine cost £10–15. Jonathan's family hits the grocery store as one of their first stops every trip. Join Royal Oak, English Heritage, and Historic Houses before your trip. A Royal Oak Foundation membership (under $100/year) gets you free entry to all National Trust properties. English Heritage has an overseas visitor pass. Historic Houses membership covers ~300–400 privately owned stately homes including Highclere Castle (Downton Abbey). Premier Inn is the budget traveler's best friend. Consistent quality, breakfast included, advance rates from £35/night. Not glamorous, but reliable and spread across hundreds of locations near major cities and attractions. Budget travel isn't about suffering — it's about spending smart. The book's philosophy is to save money on the things that don't matter (airport snacks, dynamic currency conversion, overpriced afternoon tea) so you can spend more on the things that do (comfortable lodging, rental cars, experiences, souvenirs). Soundbites "We came home and got our phone bill the next month — we had a $1,200 phone bill from all of our adventures in Britain. And we didn't know. This is 2008, 2009 — we just didn't know." — Jonathan on the expensive lessons that inspired the book. "Budget travel isn't about suffering. It's about spending money on the things that matter and refusing to waste money on the elements of your trip that you don't need to." — Jonathan on the book's core philosophy. "A family of four could easily spend $10,000 on a one to two week trip to Britain without even trying. Our philosophy with this book is that it doesn't have to cost that much." — Jonathan on why the book exists. "There's a new rule for visiting Britain and many Americans still don't know about it. If you don't have the ETA and you show up at the airport, you're not going." — Jonathan on the mandatory Electronic Travel Authorization. "Anyone charging you a fee more than 16 pounds to do this is ripping you off. You do this yourself. Use the official app." — Jonathan on avoiding third-party ETA services. "Making it easier to drop my wife off with the bags at the terminal cost us 140 pounds. We were not amused." — Jonathan on his personal airport drop-off fee disaster. "You don't need to buy the Oyster card in advance. You don't need to buy it when you get there. Just use your credit card as long as you have tap on it." — Jonathan on contactless fare caps replacing the Oyster card. "Do not pay in US dollars. Never pay in US dollars. You're overpaying. Pay in pounds." — Jonathan on the dynamic currency conversion scam. "We did the Fortnum & Mason high tea and it was 85 pounds per person, which is absurd. You can get an afternoon tea for half that or a third of that in many other places." — Jonathan on saving money on afternoon tea. "I had to make a panicked phone call to my parents from a London phone box begging for them to deposit my paycheck early so that we could have money to finish our trip." — Jonathan on running out of money as a 21-year-old traveler. Send us a textDue diligence makes or breaks your serviced accommodation business. Without proper analysis, you're simply gambling with your investment capital and hoping for the best.Successful SA operators treat each property as its own business entity, requiring thorough market research and financial analysis. This means systematically tracking competitor properties and local hotels through detailed spreadsheets, monitoring price fluctuations month-by-month to understand seasonal variations and demand patterns. Unlike traditional rentals, serviced accommodation relies on dynamic pricing – rates that fluctuate dramatically based on local events, seasons, and demand cycles. A Premier Inn near Wembley Stadium might charge £100 per night normally but command £900-1000 during major events!Understanding your cost structure is equally crucial. Fixed costs (mortgage/rent, insurance, utilities, maintenance fund) must be paid regardless of occupancy. Variable costs (cleaning, linen, sundries) fluctuate with guest turnover, while cost of sales (OTA commissions, booking systems) directly relate to securing bookings. The smartest operators establish a monthly maintenance pot (£100/property) that accumulates over time, creating a financial buffer against unexpected repairs. The golden rule? Your break-even point should be 50% occupancy or less. Many novices accept break-even points of 65% or higher, severely limiting profit potential. For optimal performance, target 70-75% occupancy – consistently higher rates often indicate underpricing, while lower occupancy suggests overpricing or market issues.Ready to build a six-figure SA business? Soulcruzer Podcast: Show Notes Episode Overview Welcome to another episode of Soulcruzer. Today, I'm recording from an unlikely spot—the Premier Inn at Heathrow Airport. Finding a quiet place has been a challenge, with fans humming in the room and planes roaring overhead every few minutes. But that's just part of the journey. In this episode, I dive into some thoughts on Liber Null & Psychonaut by Peter J. Carroll, a foundational text in chaos magic. I finished listening to it during my travels—six hours in the car, a couple more on the train—and it sparked some reflections I wanted to share with you.  Main Themes & Takeaways Reality is Malleable – What if reality isn't fixed but something that can be shaped? What if belief isn't something you have but something you use? Liber Null presents magic as a kind of hands-on science for hacking consciousness, testing reality, and bending the world to your will. Chaos Magic as a Radical Shift – Written in the late 1970s, Liber Null challenged traditional esoteric systems by stripping magic down to its core principles. It resonated with punk, cyberpunk, and avant-garde thinkers because it rejected gatekeeping and hierarchical structures. No need for orders, initiations, or rigid traditions—just experimentation and direct experience. The Modern Relevance of Chaos Magic – We live in a world where reality is already being shaped—by algorithms, social media, political strategies, and advertising. Big Tech and ad agencies aren't wearing robes, but they're using the same principles of symbolic manipulation to shape what we see, feel, and believe. The question is: Are you actively shaping your own reality, or is someone else doing it for you? Belief as a Tool, Not a Truth – One of the core insights of Liber Null is that beliefs are fluid. They can be adopted, tested, and discarded as needed. In the same way a hacker rewrites code, a chaos magician rewires their own mind.  Connecting This to My Work: Change Magick Liber Null aligns with a larger framework I've been developing—Change Magick. It combines: Chaos Magic: The art of hacking reality through fluid beliefs and direct experience.NLP (Neuro-Linguistic Programming): Techniques for reprogramming the mind.Jungian Psychology: Archetypes, shadow work, active imagination, and synchronicity.Postmodern Philosophy: The idea that reality is constructed and can be deconstructed. Join the Conversation Have you read Liber Null & Psychonaut? What did you take away from it?Do you practice chaos magic, or are you curious about it?Are there any books, practices, or insights you've found useful in your own journey?Drop your thoughts in the comments or reach out—I'd love to hear what reson

Film history is full of troublesome hotels, isn't it? A few of them we've even covered on this very show, from the haunted Overlook in The Shining to the labyrinthine, unsettling Airbnb in Barbarian – the kinds of places that make you vow to never complain about a Premier Inn again. This week, revered writer-director Kitty Green releases a thriller that adds to that long list with the sublime The Royal Hotel – an at times unbearably tense exploration of gender and toxic masculinity, set in rural Australian. On today's episode of Script Apart, Kitty stops by for a spoiler breakdown of the movie, in which two young women in need of money check into a dilapidated pub in a remote mining town. What happens next, as the line is blurred between drunken boys-will-be-boys and truly dangerous behaviour, is impossible to tear your eyes away from, beautifully written and impeccably directed. In the conversation you're about to hear, Kitty tells us about her own family connections to the mining town pub culture depicted in the film, which was co-written with Oscar Redding. We unpack what's going on in the heads of the film's two leads, Hannah and Liv, as they encounter some of the community's many microaggressions towards them. She also breaks down the film's connections to her last movie, The Assistant, and what the two dramas combined express about the epidemic of male violence towards women. Please be sure to check out the film before listening as this episode has more spoilers than you can shake a taxidermied snake at.Script Apart is hosted by Al Horner and produced by Kamil Dymek. Episode Notes Google is constantly tweaking its hotels platform, and the latest iteration contributes directly to the democratization of the online travel industry, writes Skift Research analyst Pranavi Agarwal. Skift Research conducted a study of Google Hotels platform. Here are three insights from the analysis: paid sponsored listings are dominated by the largest online travel agencies; the introduction of organic results is allowing direct sites and smaller online travel agencies to compete head-on with Booking and Expedia; and Google Hotels prioritizes the direct site in its organic results, with the official site most likely to appear on top, even when it is not the cheapest option.  Next, there have been at least four travel tech acquisitions this month, writes travel tech reporter Justin Dawes.  One of them was by property management system startup Mews, which acquired a small hotel AI startup called Nomi, whose tech is meant to help hotels deliver personalized recommendations based on data that guests provide. If the hotel can keep a profile on customers, then the hotel will have better information they can use to recommend activities and restaurants. And that data sets the groundwork for the useful implementation of future generative AI concierge tools.  Finally, Premier Inn's owner, Whitbread, said a shrinking supply of budget hotels in the UK will strengthen its pricing power for years to come, writes Senior Hospitality Editor Sean O'Neil. Premier Inn, the UK's leading budget hotel chain, said the country's independent budget hotel sector shrunk 10% between 2019 and 2022, with many not expected to reopen. This supply shortage is predicted to last for at least five years, presenting a growth opportunity for Premier Inn. Because of the company's size, it can more easily obtain favorable loans and discounted supplies. Premier Inn also said that repeat guests made 86% of its bookings this year.

Episode Notes Premier Inn is looking to expand its brand through mergers and acquisitions. Specifically gearing towards growth in the German market, the hotel chain provides competition to rival brands such as Ibis, B&B, Motel One and Best Western, writes Senior Hospitality Editor Sean O'Neill.  O'Neill examines Premier's acquisition of six hotels in Germany totaling about 900 rooms — each of the properties are being converted into the Premier Inn brand. This transaction means Premier, already the UK's largest hotel chain, would offer more than 50 hotels and around 9,000 rooms in Germany. O'Neill also relays vital information from conversations with research analysts and travel executives about Premier Inn's strategy to scale operations and seek market share gains.  Next, Sonder received an official delisting notice from Nasdaq due to recent financial struggles. Short-Term Rentals Reporter Srividya Kalyanaraman breaks down the situation and writes that Sonder has the next 180 calendar days to regain compliance with Nasdaq's minimum required share price. Kalyanaraman describes the alternate option is Sonder can elect to transfer to the Nasdaq Capital Market as a means of receiving an additional 180-day grace period.  Kalyanaraman also notes how the potential delisting of Sonder could be a sign of concern for other publicly traded companies struggling to hit financial benchmarks.  Finally, Saudi Arabia is planning to continue its trend of major hotel development, which currently leads the Middle East and Africa for the largest amount of hotel construction. Standing at 42,033 hotel rooms, Saudi Arabia is poised to create the necessary infrastructure to meet the region's tourism goals, reports Asia Editor Peden Doma Bhutia.  Doma Bhutia also writes in second place in the Middle East and Africa region in terms of hotel construction is the United Arab Emirates with 22,324 rooms, as per March 2023 pipeline data report from STR.
