Imagine the possibilities if we could produce podcasts on demand with AI. There's no doubt that human creativity will always play an important role when it comes to crafting engaging content, but new tools are helping podcasters overcome one major bottleneck: show notes and social copy from episodes themselves! This week's guest, Karl Sona, has been working hard creating AI tools for podcasters - his company Streamlined Podcasts creates professional quality audio programs using AI. Karl is also the creator of the PodNotes service and hosts the Dear BLK CEO podcast which highlights underrepresented business owners who are scaling their companies by getting access to corporate contracts. We're also talking about how you can measure your ROI from podcasts as well as the future of podcast technology. Tune in to hear Karl and I explore: The aim of a podcast is to provide useful information that is interesting and relevant. Many creators forget this crucial element in their content, which leads audiences away from their show quickly after listening! Creating a podcast is an economical way to attract your ideal clients. “One out of 10 of those podcasts leads to business getting done,” Karl remarks. Furthermore, the content you produce is evergreen and can be used as a way to attract more clients or create positive referrals for your business. PodNotes is a tool that helps podcasters generate show notes for their finished audio in minutes. With the click of your mouse, you can upload your podcast into PodNotes and get blog posts and social media captions on autopilot. If you're not happy with the initial results, then just regenerate them yourself! Karl believes that AI is an exceptional tool for content creators and writers who are looking to create quality work that is on time, and that meets the needs of their clients. It can also help us build better relationships with our audience members. Karl sees that soon AI will help us make our content more personalized and relevant. By analyzing other content that our ideal customers are creating online as well as their demographic information, we will be able to create new marketing strategies that will be precisely targeted to them. Question of the Week Q: What's the best way to improve my recording space with no budget? A: There is a lot we can do to prevent sound from bouncing around in our recording studio, but one of the best solutions comes down largely to how you plan out your space. Make sure there's plenty of soft furnishings including rugs or blankets placed strategically across flooring surfaces and propped up against furniture at corners where wall treatments may not be possible - this will help absorb vibrations when necessary! Another idea is to record in your closet - clothes make effective dampeners. If you can, get a package of base traps from Amazon or an acoustic treatment retailer: this one-time investment will pay off for years and increase your sound quality. Be sure to check out our episode, Getting Good Sound, for more advice. Today's episode was so fun because I had the privilege of interviewing the guys from The Money Guy show, Brain Preston and Bo Hanson on the fly! Brian Preston is the founder and host of the award-winning Money Guy Show, and has been broadcasting for over 15 years. He has been featured in The New York Times, The Wall Street Journal, Bankrate.com, Newsweek, Kiplinger's, Yahoo Finance, Forbes, and more. Brian has been recognized by Investopedia as one of the “Top 100 Most Influential Advisors”, by Nerd's Eye View as “Top 50 Advisor Blog”, and by Brightscope.com as one of the “Top 100 Most Social Financial Advisors”. Bo Hanson on the other hand, is passionate about all things finance, and loves helping people make smart financial decisions. He knows it's extremely fulfilling when solid financial planning “clicks” for the people he serves. He is also the co-host of award-winning podcast, The Money Guy Show, where he and Brian Preston share guidance and insight on topics ranging from clipping coupons to saving for retirement — and everything in between. He has been featured in and contributed to Fox Business, Bankrate.com, Time, Yahoo! Finance, Forbes, US News, World Report, and more. I had so much fun talking to these guys as they shared their money culture, their advice for women who are building their wealth and relationships, and their thoughts on hiring financial advisors in the digital age. They're like, ‘I feel like I have to work all the time. Because if I'm not, then either my business is going to fail, or it's not going to look like I work enough.' Content creation is one of the best ways to get more engagement from people and create connections with realtors and clients. The thing is, content creation in real estate does not always have to be so serious. It can get a little comical, too. Take it from today's guest, Eric Simon a.ka. The Broke Agent. As a newly licensed real estate agent in Los Angeles, Eric had no idea what to do. He cold-called, door-knocked, and sat dead open houses twice a week to no success. So, he did what he always did when he fails at something: he made fun of it. Eric escaped to social media as @TheBrokeAgent where he began posting the inner monologue of an anonymous, struggling real estate agent. The following grew quickly as the voice stood out amongst an oversaturated marketplace of luxury agents, sales gurus, and assholes. After six years of memes, GIFs, skits, comics, blogs, and now a podcast, the Broke Agent brand has evolved into a media company with well over half a million followers across all major platforms. Today, Eric continues to sell real estate on the Westside of Los Angeles and run the daily operations of The Broke Agent. His focus is on growing the brand and continuing to be the go-to source for real estate entertainment, podcasting, marketing, and eventually news. In this episode, Eric talks about content creation in real estate and what platforms he uses to get more engagement from other realtors and clients. He also shares his thoughts on the hottest social media platforms today and why consistency is key in producing content. Join us and listen in! [00:01 - 11:01] Opening Segment Welcoming Eric to the show How Eric got into real estate Gaining knowledge about real estate as an assistant Getting his license and becoming his own agent How he began creating content [11:02 - 31:07] “The Broke Agent” Talks About Content Creation in Real Estate How Eric manages to produce content on different platforms Where he gets the photos he uses from He talks about his posts that didn't work The different types of content Eric produced Eric on making a business out of content creation The switch Eric had to make about his content Agent-to-agent content vs. agent-to-client content Why consistency is the key in successful real estate content creation [31:08 - 52:00] Get More Engagement from Realtors and Clients Through These Platforms Eric talks about his podcast, “Over Ask” His thoughts on Clubhouse, Twitter, and Pinterest Reaching more people on TikTok Why Eric would love some help in content production The importance of interacting with your audience Eric on answering DMs [52:01 - 58:52] Closing Segment How you can connect with Eric How long it took for Eric to build his Instagram feed Closing words Tweetable Quotes: “The good news is there are so many creatives now that are realizing that humor in real estate is a great avenue to go down, that they're producing so much.” - Eric Simon “Having an engaged audience is way more important than just the numbers. And it takes a long time. People get discouraged after posting a few times and not getting that immediate feedback. It is discouraging, for sure, but it's a massive process.” - Eric Simon Connect with Eric at @TheBrokeAgent on all social media platforms! Check out Eric's website and YouTube Channel! Doors open when you knock. Take it from today's guest, Steven Ross. Originally from Southern California, Steven began selling real estate there in 2005 - and for the last 12-plus years in Colorado. Steven says he is the “worst type of person to be a real estate agent” because he's an introvert, he doesn't work nights or weekends, you can't find him online, and he doesn't do parties or events he considers himself completely anti-social. Yet, he built a successful real estate business twice, doing one thing only: knocking on doors - over 125,000 of them. Steven Ross is the author of the book, "Doors Open When You Knock: A Realtor's Handbook for Boundless Opportunity and Freedom." As a trainer and advisor, Steven helps people hit the sweet spot in their business, minimizing the hours they work while maximizing their income. In this episode, Steven talks about how he sold lots of real estate by knocking on doors. He talks about how he connected with people through door-knocking and why entrepreneurs or realtors need to double down on their strengths. He also gives us a preview of his new book and how it can guide you to more opportunities in the real estate business. Join us and listen in! FOR SHOW NOTES, CLICK HERE Tweetable Quotes: “That is the most important [thing]. Don't do it on your own. Find people to align yourself with.” - Steven Ross “Someone who goes out with the immediate expectation to do business is going to be unfulfilled and disappointed because that's not quite how it works… You got to be in it for the long run.” - Steven Ross “Just because you're good at one thing and I'm good at another doesn't mean I should do what you do or vice versa. Other than that, we all should be aware of what we're good at and what we're not. And there's nothing wrong with turning a weakness into a strength, but mostly, I think what it boils down to is focusing on the strengths.” - Steven Ross “We've just been talking about just picking the lane, but then don't look to the left or to the right and see what the other cars are doing. You can just keep going. If you're not going very fast, you're moving forward. That's all that matters.” - Steven Ross Check out Steven's book: Doors Open When You Knock You can connect with me, Tracey Hicks, on LinkedIn and Facebook.
