Can a single moment shift everything — not just in business, but in life? In this profoundly moving episode, I sit down with Sharon Pace, a resilient real estate investor whose world was turned upside down after the loss of her husband. What followed was a journey of deep grief, unexpected strength, and an unwavering commitment to continue the life and business they had built together. Sharon opens up about stepping into unfamiliar territory—taking over their short-term rental business, learning new systems, and facing daily challenges—while processing unimaginable loss. But her turning point came at the LIVE BIG Beach Retreat, where community, mindset shifts, and emotional support sparked her healing and helped her rediscover purpose in her work. We talk about the realities no one prepares for: how to plan ahead as a couple, the unpredictable waves of grief, and the power of saying yes to growth even when you feel anything but ready. Sharon's story is filled with vulnerability, courage, and wisdom—reminding us that in the darkest seasons, support and intention can light the path forward. Whether you're building a business with your partner, navigating solo entrepreneurship, or simply searching for strength during life's toughest moments, this conversation will leave you inspired to keep going—and to believe in what's possible! In this episode, Neil explores the world of upselling within the Airbnb hosting experience. He explains what upselling is, why it's beneficial for both hosts and guests, and shares personal insights from his own successful Airbnb journey, where he has generated over £300,000. Neil outlines three main reasons to embrace upselling: increased profits, enhanced guest satisfaction, and standing out in a competitive market. He provides practical examples of upsell opportunities, including convenience add-ons, welcome packages, and on-site enhancements, while emphasizing the importance of a soft-sell approach to avoid alienating guests. KEY TAKEAWAYS Upselling is a sales technique that encourages guests to pay a little more for enhanced services or experiences, making it a valuable strategy for increasing revenue in the Airbnb market. Implementing upselling can lead to increased profits (potentially 10% to 30%), improved guest satisfaction (resulting in better reviews), and differentiation from competitors, helping hosts stand out in a crowded market. Hosts can consider various upsell options, including convenience and comfort add-ons (like early check-ins), welcome or celebration packages (such as luxury welcome baskets), and on-site enhancements (like hot tubs or private chef services). It's crucial to adopt a soft selling approach when promoting upsells. Mentioning available upgrades casually in welcome messages allows guests to express interest without feeling pressured, fostering a more positive experience. Clearly communicate the details and costs of upsell options to avoid confusion. Transparency ensures that guests understand what they are purchasing, enhancing their overall experience and satisfaction. BEST MOMENTS "The idea of an upsell is to always offer a perceived better alternative to what your guests would have originally booked or experienced." "Effective upselling strategies can potentially increase profits anything from 10% to 30% in the short-term rental and holiday market." "Unique services can tip the scale in your favor. Don't blend in like a zebra. Be a leopard and shine." "The soft approach is the best approach. You absolutely do not want to hard sell your add-ons to your potential guests." "Charging more can actually improve the way your guests remember their stay at your Airbnb." In this engaging episode, we are excited to introduce Bailey Kramer, a 23-year-old real estate entrepreneur who has already carved out an impressive space in the world of short-term rentals and co-hosting. Bailey's real estate journey began in college after reading Rich Dad, Poor Dad, a book that ignited his entrepreneurial spirit. From there, he dove headfirst into various forms of real estate investing, including apartment complexes and fix-and-flips, before finding his true passion and niche in short-term rentals. Leveraging platforms like Airbnb, Bailey quickly built a portfolio that generates passive income and expanded into co-hosting, helping other property owners turn their spaces into successful vacation rentals. Despite his young age, Bailey has navigated the challenges of being an entrepreneur in an industry often dominated by older, more experienced investors. His resilience and sharp focus have helped him overcome hurdles like skepticism and imposter syndrome. In this episode, Bailey shares his invaluable insights, from creative financing strategies to effective co-hosting methods, and the importance of staying focused on your goals. Whether you're an experienced real estate investor or just starting your journey, Bailey's story will inspire and equip you with practical tips to thrive in the short-term rental market. Join us as we explore the highs and lows of his remarkable success—all achieved before his 24th birthday! Things we discussed in this episode: Bailey's journey into real estate, starting with reading "Rich Dad, Poor Dad" in college His initial focus on apartment complexes and the pivot to single-family properties The creative financing strategies he used to acquire his first few investment properties How he got started in the short-term rental business and the transition to co-hosting The challenges he faced as a young entrepreneur, including "imposter syndrome" The mixed reactions he received from older, more traditional real estate investors The importance of finding your niche and super-serving a specific target market The differences in mindset and approach between younger and older real estate investors The lessons he learned from partnership mistakes and the importance of client selection His decision to drop out of college to focus full-time on his co-hosting business Get in touch with Bailey: Youtube - https://www.youtube.com/channel/UC743mBwYcmpRdxMi8juvJ4g Linkedin - https://www.linkedin.com/in/bailey--kramer/ Instagram - https://www.instagram.com/the_bailey_kramer Facebook - https://www.facebook.com/bailey.kramer.986 #smartstayshow #realestate #realestateinvesting #realestateinvestor #realestatelaw #realestateagent #shorttermrentals #airbnbhosting #cohosting #entrepreneurship #businessgrowth #mediumtermrentals #insurancecontracts #chasingdreams #youngentrepreneurs #biggerpockets ***** Join Jason Muth of Prideaway Stays and Straightforward Short-Term Rentals and Real Estate Attorney / Broker Rory Gill for another episode of SmartStay Show! Building a real estate business is one of the best ways to unlock financial freedom, but that's not to say that every strategy is the right fit for you. Today's guest had to strike out multiple times before arriving at the perfect real estate investing strategy! Like many new investors, Nicole Rutherford got her start in the rental arbitrage space, where she would bring in at least $1,500 per unit each month. But once landlords decided to raise rents and more competition arrived, her profits evaporated, and her Airbnb bookings took a nosedive. Suddenly, she was hemorrhaging money. With $130,000 in debt, Nicole was forced to cut her losses and start over. Rather than giving up on real estate investing, however, she simply pivoted to another strategy. Just one year later, Nicole is debt-free and runs a thriving Airbnb co-hosting business with fourteen units! Whether you're new to the world of real estate or looking to pin down your strategy, there's plenty of helpful information to glean from this episode. Tune in as Tony and Nicole discuss the differences between arbitrage and co-hosting, the different services that co-hosts provide, and what to include in your co-hosting agreements. You'll also learn how to leverage your network to find your first clients and how to build trust with property owners! In This Episode We Cover: Building a profitable real estate business (and common mistakes to avoid!) How Nicole climbed out of $130,000 in debt with Airbnb co-hosting Finding your first clients through your own real estate network The importance of maintaining transparency with guests and property owners Key terms and conditions you MUST include in your co-hosting agreement How to pivot to a new investing strategy when one isn't working Why you DON'T need to hit a home run on your first real estate deal And So Much More! Rich sits down with Elliott Caldwell - Entrepreneur, Real Estate Investor, CEO, and Co-Founder of Home Team Vacation Rentals. On April 1st, 2022 Elliott sold his previous business. After a 2-3 month hiatus Elliott started a management company (Home Team) with Michael Elefante. In 16 months Home Team has become one of the fastest growing property management companies in the country with over 320 properties under management. Home Team has also launched Home Team Design and is soon launching their first fund through Home Team Capital to invest in luxury Airbnbs.Rich and Elliott start off by discussing what Elliott does in the short term rental space, Elliott's first company - a high school fundraising business, managing 300+ properties, providing value for Investors, Michael Elefante, the biggest challenge that Elliott's company has faced, the challenges of accounting in-house, automated services and their benefits, the rundown of how Elliott's company operates, and working with turnkey clients. They then reflect on the over-saturation of Airbnb, performing in over-saturated markets, Rich's luxury Airbnb in Scottsdale, the opportunity to buy rentals in San Diego, how markets will vary, when and why consumers will stay in short-term rentals versus hotels, the boutique hotel model, where Elliott sees his company heading in the next few months, starting real estate funds, and when to effectively utilize debt.Lastly, Rich and Elliott talk about a new deal that Michael has in the works, the 20% rule, buying property management companies and what that looks like, the importance of the relationship between buyers and sellers, the retention rate of Elliot's clients when they merged companies, what Elliot's operations team looks like, dynamic pricing, scaling up companies, working with Somerled Designs, the current market trajectory, and the turnkey model. On this episode I'm talking with Sara, half of the duo running the incredible Echo Lake Resort, right outside Lumby British Columbia. The resort has existed for 80 years, and Sara and John bought the business back in 2022. What I find fascinating about this conversation, is that learning about the systems and strategies of what is essentially a large scale STR business, there's a lot to be learned that can help owners run their own business, even if you have only one property. So today we're diving into all the sexy details of running an AirBNB business, in the context of a gorgeous fishing resort on the west coast of Canada. He received a call just two days before Christmas, informing him that he was no longer employed. Earlier that same year, Sarah left her W2 job to focus on running the Airbnbs full-time.What's your greatest source of motivation? For Tony, it's the ability to provide for his family. When he was a young father, during a period of financial hardship, he didn't have the funds to cover his son's medical treatment. This moment has remained etched in Tony's memory over the years, serving as a constant source of motivation. Sarah, on the other hand, was unhappy in her job and felt that her talents were underutilized. As for Brian, his mother was his primary motivation for a long time. He recalls her distress over financial matters, and whenever possible, he would discreetly place his leftover lunch money into her purse. When Brian initially entered the real estate industry, his mother was struggling with their home's financial burden, so he committed himself to buying her a new one.Do you have a source of motivation that deeply affects you? Are you prepared to take action? Brian, Tony, and Sarah discuss how daunting it can be to make the decision to leave behind security and comfort, but it's often necessary for personal growth. The influence of social media is remarkable. Sarah and Tony describe how they utilize social media to establish partnerships that fund their Airbnb ventures. Tony oversees the acquisition process of their business, while Sarah manages the operations. Many couples struggle to work together in a business, so how do Sarah and Tony make it work? It's largely built on trust. When Tony lost his job at Tesla, Sarah supported whatever decision he wanted to make because she knew he would make the best choice for their family. How do you support your entrepreneurial spouse?
