Coach Kelly Palace shares five rules for swimmers to achieve their personal best.We break down five repeatable rules Kelly has seen across hundreds of champions, from Olympic swimmers to NCAA standouts to masters legends. We talk about picking a goal that creates real emotional pull, then reverse engineering it into pace targets, meet choices, and bite sized milestones you can execute. We also get specific about the details that matter in masters swimming: which meets count for rankings and records, what to watch for with rules and registrations, and why “fast water” factors like pool depth, temperature, and air quality can change outcomes. The big takeaway is simple and demanding: consistency is the foundation, and mindset finishes the job. Expect the best, prepare for the worst, and stay ready to swim well on the messy day, not just the perfect one. If you are planning a new season, chasing a personal record, or making a comeback, this will give you a clear checklist you can use today. • choosing a goal that feels emotionally exciting• breaking the goal into pace, steps, and meets• executing in the right meet with the right rules• looking for fast water and favourable conditions• building consistency as the performance foundation• expecting adversity and staying ready to race anywaySubscribe to Champions Mojo, share this with a training partner, and leave us a review if it helps, what goal are you going after next?Email us at HELLO@ChampionsMojo.com. In this episode of the Note Closer Show, host Scott Carson sits down with real estate veteran Felipe Soares to dissect the realities of the 2026 fix-and-flip market. With over 18 years of experience and more than 400 rehabs under his belt, Soares provides a masterclass in transitioning from wholesaling to high-volume rehabbing without using your own capital. The Anatomy of a Successful FlipSoares emphasizes that while the business is simple, it is far from easy. He argues that the biggest mistake investors make is failing to truly dial in their After Repair Value (ARV). In a market where values can fluctuate by 10% or more, Soares suggests that if you cannot accurately predict the ARV, you shouldn't touch the deal. He also stresses the importance of the 78% rule; paying more than 78 cents on the dollar (including repairs and holding costs) often leads to negative returns for short-term projects.Efficiency is the name of the game in 2026. Soares reveals his "rule of thumb" for timelines: every $10,000 in scope requires two weeks of work. To maintain this pace, he operates his own licensed construction umbrella, managing four dedicated general contracting crews that work exclusively for him. By purchasing materials directly and leveraging "Pro" relationships at major retailers, he maximizes margins while earning millions of travel points to fund a first-class lifestyle.Key Topics Covered:The Power of Persistence: Soares shared how it took him 18 months to close his first $3,000 wholesale deal, proving that "putting in the reps" is the only way to reach $60 million in transactional volume.Precision Underwriting: Why the ARV is the ultimate "deal killer" and why investors must account for the 90-day FHA anti-flip seasoning rule when projecting exit timelines.Leveraging Technology: The use of AI tools like CubiCasa for instant floor plans and Richer Values for AI-driven appraisal data even in non-disclosure states like Texas.Relationship-Based Contracting: Why treating contractors "like family" and keeping them busy year-round is better than always chasing the lowest bid.High-Impact Aesthetics: Focusing budget on "Say Yes to the Dress" moments—specifically kitchens and master suites—using quartz counters, heated floors, and strategic lighting to trigger emotional buys.Felipe Soares' journey from an underage investor trying to sneak into networking events to a "Stud Muffin-aire" educator proves that success in real estate isn't about luck—it's about systems. By combining conservative underwriting with modern AI tools and a "boots on the ground" approach to project management, investors can navigate even the toughest market cycles. As Scott Carson notes, the only way to reach the top is to take these tactics and move into action.Watch the Original VIDEO HERE!Here is a list of websites and tools mentioned in this episode:CubiCasa: A free mobile app used to scan a house and generate a blueprint with actual measurements, CAD upgrades, and floor plans within minutes.Richer Values: An AI-powered tool that provides accurate After Repair Value (ARV) data and appraisal-level documentation, even in non-disclosure states like Texas.Real.Vision: A professional photography service used for high-end property marketing, providing interactive virtual tours, drone shots, and dedicated property mini-sites.Home Depot Pro & Managed Elite Account: Felipe leverages high-level "Pro" relationships and the "ProDesk" to get bulk discounts, special pricing on paint, and managed deliveries.Floor & Decor Pro: Used for interior design coordination and logistical management of flooring materials across multiple stores.REOLink: An LTE-based security camera system that runs on SIM cards and battery power, allowing for remote monitoring of job sites without Wi-Fi.Book a Call With Scott HERE!Sign up for the next FREE One-Day Note Class HERE!Sign up for the WCN Membership HERE!Sign up for the next Note Buying For Dummies Workshop HERE!

Seine Bücher The Little Book That Builds Wealth und The Five Rules for Successful Stock Investing zählen heute zu den Standardwerken der fundamentalen Aktienanalyse.

I love the Five Principles of Power (formerly the Five Rules of Engagement). I didn't have them fully formed in my mind when I began working with parents and helping them connect with their children. I just knew what children needed: to learn well, connect, and thrive. In the beginning, I connected the principles with education, as I worked with families who homeschooled. As I have transitioned to working with all families, regardless of how they educate, I have witnessed the power these principles have in not only learning, but in family systems, relationships, communities, etc. They are powerful when planning and executing activities, cooking together, sharing new ideas, adjusting family systems, doing chores, yard work, gardening, etc. When you utilize these principles, children will engage better in whatever you are doing. The Five Principles of Power 1. Structure time and be consistent 2. Be present 3. Make it special 4. Keep it simple 5. Plan ahead Last week, I shared how principles 1 and 2 helped me commit to and become successful in learning to meditate. Today, we will dive deeper. Then, in the next few weeks, we will learn more about the other principles. As you internalize these principles, you will see greater success in all parts of your life. This is a promise I can make based on my own experience. Join me as we learn more about Principles 1 and 2.

A mother who attended one of my classes in the early days of my teaching career mentioned that because what I taught was based on principles, she could go home and put it right to work. A principle is a fundamental truth that we can build on. There are five principles I have focused on in my life and career that determine success, or mediocrity, and failure in our efforts. In the beginning, I called them the Five Rules of Engagement. Today, I call them the Five Principles of Power. These five principles help us achieve greater success in our family interactions, relationships, communities, personal learning, and growth. Today I am focusing on the first two because I have a story I want to share: 1. Structure time & be consistent, or in other words, show up, and then 2. Remain Present. Over the years, I've had many opportunities to practice these principles and prove their efficacy. A decade and a half ago, I decided to learn to meditate. Join me as I share the difficulty and the eventual triumph as I learned to use these two powerful principles.

In today's episode, I break down five core lessons from the laws of success that have reshaped how I approach fulfillment, income, and personal growth. I talk about shifting from chasing money to becoming someone money chases by focusing on clarity, credibility, conversion, contribution, and alignment. From understanding how to measure impact instead of time to articulating value in a way that builds trust and earns more, this session maps out a framework for anyone feeling stuck, burned out, or undervalued. It is not about working more hours or grinding harder. It is about removing resistance, aligning with purpose, and letting compensation become the outcome instead of the pursuit.

Episode 31: Five Rules I Break for Fitness Who says you have to follow the rules to get fit? Hilary Silver unapologetically shreds the fitness handbook and proves you don't need rigid routines to look amazing at 52. Forget arm day, endless cardio, and those boring sit-ups! In this episode, Hilary shares the five fitness rules she proudly ignores (plus the one rule that she never breaks). Episode Highlights: Break the rules! Fitness isn't one-size-fits-all. Hilary's approach to fitness is proof you can break the rules and still get good results. Start trusting yourself to do what works for you. Cardio? Only if she feels like it. Hilary skips the treadmill grind and only walks or runs when it feels good. Fun fact? Many of Hilary's podcast episode topics come to her on these walks and runs when she's moving her body! Scheduled workouts? Hard pass! Forget those “arm days” and “leg days.” Hilary calls the shots when she hits the gym. She makes sure that she chooses moves that feel right for her body that day. For abs that turn heads, Hilary swears by twisting core-focused movements that sculpt without the six-pack bulk. Heavy weights? Only sometimes. Lifting heavy isn't a lifestyle for Hilary. She balances strength training with light weights and Tracy Anderson-inspired routines for a toned, feminine look. Rest days are overrated. Moving every day doesn't mean burnout; it means listening to your body and switching it up to keep things interesting. Learn how daily movement—on your terms—can keep your mind sharp, your body strong, and your soul happy. Episode Breakdown: [00:00] Fitness Confusion [00:42] Why Break the Fitness Rules? BONUS: Leading Without Blame, Building Resilient Teams with Tricia Broderick and Diana Larsen In this BONUS episode, leadership experts Tricia Broderick and Diana Larsen explore their latest book, Lead Without Blame, talking about how leaders can create high-performing teams without resorting to blaming. This conversation tackles the key themes from their book, and offers insights on how leaders can foster resilient, learning-focused teams. Understanding "Lead Without Blame" "Leadership isn't about finger-pointing; it's about creating an environment where learning and growth can flourish." Tricia and Diana kick off the conversation by breaking down what it means to lead without blame. They explore the impact of blame in the workplace, particularly how it stifles innovation, and erodes psychological safety. The authors stress the importance of making space for learning and acknowledge that many leaders, even unintentionally, perpetuate a culture of blame. "To lead without blame, focus on building a culture where learning is prioritized over finger-pointing." The Inspiration Behind the Book "Blame has always been a leadership issue, and this book was a way to address it head-on." Tricia and Diana share personal anecdotes that inspired the book. Tricia describes writing the book as therapeutic, reflecting on her past experiences as an executive who lacked the skills to prevent a blame culture. Diana highlights how pervasive blame is in toxic work environments and the urgent need for a shift in leadership approaches to create healthier, more supportive workplaces. "Our goal is to equip leaders with the tools they need to create environments where everyone can thrive without the fear of blame." From Knowledge Work to Learning Work "Learning is the evolution of knowledge work, and it's the foundation of resilient teams." The authors discuss the shift from traditional knowledge work to what they call "learning work." They explain that building resilient teams requires fostering an environment where continuous learning is encouraged and natural. Leaders must embrace the idea that learning is an ongoing process, crucial for adapting to changes like remote work and other modern challenges. "To build resilient teams, leaders must prioritize creating a learning environment where everyone is prepared to adapt and grow." The 4Cs of Learning Leaders "Courage, Compassion, Confidence, and Complexity—these are the pillars of effective leadership in today's world." Tricia and Diana introduce the "4Cs" of Learning Leaders—Courage, Compassion, Confidence, and Complexity. They emphasize that leadership is not just about hierarchical authority but about modeling these qualities at all levels within a team. Leaders must navigate uncertainty and complexity with confidence, showing their teams how to do the same. "True leadership is about embodying the 4Cs—showing courage, compassion, confidence, and understanding complexity in every situation." Leadership Through Learning "Leaders must exemplify the learning process, guiding their teams through growth and change." The authors explore the concept of "Leadership through Learning," where leaders actively engage in and model the learning process. They discuss essential motivators like shared purpose, autonomy, and co-intelligence, which are crucial for fostering a collaborative and innovative team environment. "Leadership through learning means being intentional about creating a space where your team can grow together." The Five Rules for Accelerated Learning In their book, Tricia and Diana outline "Five Rules for Accelerated Learning" that are essential for leaders looking to cultivate high-performing teams. These rules guide leaders in creating environments where learning is continuous, rapid, and deeply integrated into the team's daily work. "Accelerated learning happens when leaders set the right conditions and provide clear, actionable guidance." Managing Conflict with the Escalating Conflict Model "Healthy conflict is a sign of engagement, but it's crucial to recognize when it starts to become destructive." The authors discuss the "Escalating Conflict Model", which helps leaders identify and manage conflict stages within their teams. The model emphasizes recognizing when conflicts move from healthy disagreements to destructive behaviors and provides strategies for keeping conflicts constructive and focused on team goals. "Understanding the stages of conflict helps leaders intervene early and keep team dynamics positive." Maximizing Learning and Adaptation through Retrospectives "Retrospectives are not just about looking back—they're about learning and adapting for the future." Tricia and Diana highlight the importance of retrospectives in team development, emphasizing that these sessions are critical for continuous learning and adaptation. They offer practical advice on how leaders can conduct effective retrospectives that focus on purpose-relevant topics and foster a culture of open, constructive dialogue. "Use retrospectives as a tool to reinforce your team's shared goals and drive continuous improvement." Learn More About the Book The book is Lead Without Blame by Tricia Broderick and Diana Larsen.
