Energyfix, a newly launched, SEAI-registered one-stop-shop for energy upgrades, is to shake up the market, offering forward-funding of SEAI grants for homeowners. The company, operating from Galway, Cork and Dublin, aims to capitalise on Ireland's target of retrofitting 500,000 homes to a B2 Building Energy Rating (BER), by 2030, under the National Retrofit Plan. Offering homeowners and housing providers a simplified, turnkey route to energy-efficient living and cost-savings, the Irish-owned startup helps organise funding for clients, and subsidises the SEAI retrofit grant amount, not normally available for months after upgrade works are completed and verified. Energyfix one-stop-shop to upgrade energy ratings The aim is to become 'the' trusted retrofit partner for households across Ireland, Sean Armstrong, Managing Director of Energyfix, says. "We are delivering complete home energy upgrades, from initial assessment and grant application, through to funding advice, installation and final inspection. Our comprehensive service removes the complexity and red tape, and we specialise in helping homeowners unlock the highest available grant funding." Energyfix works with homeowners, Approved Housing Bodies, and commercial property owners on fully managed retrofit solutions. Every stage of the process, including technical surveys, procurement, grant handling, project delivery and quality checks is overseen by a team of experienced engineers, project managers and retrofit specialists. Unlike other providers, Energyfix forward-funds SEAI grants, easing cashflow and borrowing requirements. "This means homeowners only need fund the net cost of works, less the grant amount promised," Armstrong explains. "We're making it financially accessible to upgrade older homes, cut energy bills, and increase property values, while, at the same time, contributing to Ireland's emissions targets." Retrofitted energy upgrades can include attic and wall insulation, heat pumps, new windows and doors, or solar panels. Homeowners' investment can range from €6,000 upwards, depending on the scale of work undertaken and the size and condition of the property. Average costs for full retrofitting are in the region of €70,000 to €90,000, before grant funding is applied, according to Sean Armstrong of Energyfix. Government grants are provided through the Sustainable Energy Authority of Ireland (SEAI), and funding, which can amount to tens of thousands, is released on project completion, usually 4-6 weeks after necessary documentation is submitted and verified, including the new post-works Building Energy Rating (BER) assessment. As well as private homeowners, Energyfix partners with Approved Housing Bodies to design and deliver retrofit programmes that enhance tenant comfort, tackle energy poverty, and reduce carbon emissions in line with Government targets. Typical Energyfix retrofit projects would include a detached family home, upgraded to a B2 BER through external insulation, triple-glazed windows, and a heat pump. This normally results in a drop in energy consumption in the region of 40%, and savings of €1,200 on annual heating bills, on top of an enhanced property value. For more information, or to book an assessment, visit www.energyfix.ie ABOUT ENERGYFIX Energyfix is an SEAI-registered one-stop-shop offering end-to-end home energy upgrade solutions for homeowners, property owners, and housing bodies across Ireland. With offices in Galway, Dublin, and Cork, the company delivers fully managed retrofit services, from initial home assessments and grant applications to design, installation, and final inspections. By forward-funding SEAI grants, and coordinating all technical and project delivery elements, Energyfix makes it easier and more affordable for clients to achieve energy-efficient homes. The company also works closely with Approved Housing Bodies (AHBs) to deliver strategic retrofit programmes that support Ireland's national climate targets and redu...

But we also talk about how the program was eventually a victim of its success, and the aspirational tones of the series degraded over the course of five years as the drug war accelerated, the creatives left and popularity waned, with the show finally chasing after trends where once it set them. More common, like you said, people are gonna have something that's breaking or just broke, and they need to replace it. Now is the time to spend the money and I'm going to get an electrified version. The world is beginning to go through an electric revolution, and real estate is at the epicenter. Sean Armstrong, principal at Redwood Energy, happens to be one of the revolutionaries of this movement and has designed over 10,000 residences in more than 200 developments that are 100% all electric, Zero Net Energy with many of those being low-income affordable housing.Sean is a rare combination of advocate and activist with sustainability, justice, and doing the right thing at his core. His passion for sustainability started when he had a life-changing experience at Humboldt State University in Arcata, California, where he lived in the Campus Center for Appropriate Technology (CCAT), a student-run demonstration house that was off-grid (solar, wind, biodiesel and batteries). After college Sean left his imprint on organizations he worked for including a large general contracting firm begin to incorporate solar power into their projects. As a designer, Sean found a winning formula by combining all electric solar powered designs with affordable housing developments. This, he says, is because it helps developers become more profitable because electric design is cheaper to build and there are incentives for affordable housing. For Sean, there is an environmental cost to everything, but scale is important. The cost of solar is far outweighed by the positives that it creates to decarbonize the atmosphere, increase indoor air quality and create healthier living spaces, as well as create much more safe communities without the threat that comes with combustible fuel like natural gas. He has many personal gripping narratives of how his family has been impacted by events such as gas leaks, forest fires, and toxic indoor air quality. At the end of this Regenerative Real Estate Podcast episode, Sean mentions several resources that his firm Redwood Energy has put out for people interested in Zero Net Energy which you can find at their website here.

And while automation has been on the agenda for a while, the use of AI tech to recruit talent is still quite a controversial topic. As Toby mentioned: AI COULD EQUALLY BE THE SOLUTION TO RECRUITMENT BIAS BUT JUST AS EASILY BE THE CAUSE OF APPLICANT EXCLUSION (LIKE FOR THE NEURODIVERSE). Our conversation then moved to work environments. Which caused us to try and address questions like: If in theory, the talent market is frictionless, do you pay people the same? Regardless of their local economy? And whether not having a physical office or having the ability to meet colleagues would affect an employees loyalty to the company/brand? Which in turn could cause a much more fluid career choice? Will this realisation cause organisations to improve jobs? culture? and pay? However, these questions only really apply to roles that can be accomplished from home. What about the people who need to go into a physical workplace? At which point our guest Sean commented: IT REALLY IS ABOUT MAKING A WORKPLACE INCLUSIVE AND PRODUCTIVE FOR EVERYONE We then asked Sean a few questions about his typical day, his opinions on what leaders should be asking from their TI teams and what he thinks the future of TI looks like. We even discuss the possible connection between the world of Talent Intelligence and The Big Short (yes the movie). This really was such an interesting well-rounded conversation and we hope you enjoy it. If you did don't forget to like, leave a review, spread the word and give us a rating about the podcast, your support is very much appreciated. Friends, our time with Mr. Nanny has come to an end.  Those Mason kids, Alex and Kate, they’ve been brought back from the brink.  But what about Alex Mason Sr., you might be asking?  Well, folks, two things I’ll say about Alex Mason Sr.  One, the man got the scare of his life.  Folks, what this man went through was nothing short of an ordeal.  Purely and simply, it was an ordeal.  But folks, as I said mere sentences ago, I had two things (not one thing), two things to say about Alex Mason Sr.  The first was the he got the scare of his life, that he went through a true ordeal.  But in so doing, in getting the scare of his life, Alex Mason Sr. also got his life back.  Alex Mason Sr., in getting the scare of his life, not only kept his life, he learned to live again, to live his life to the fullest.  And in my humble opinion, this is all thanks to none other than bodyguard, nanny, and all-around good guy, Sean Armstrong, played masterfully by none other than Terry Gene Bollea, better known as Hulk Hogan, the famous wrestler. So now that we’ve finished Mr. Nanny, a very natural question presents itself.  To paraphrase Big Joe from No Holds Barred (1989), who asked “who’s next?” you, dear listener may be wondering “what’s next?”  Well, dear listener, if you’re wondering “what’s next,” then you may just want sidle up to that play button and give it a tap (or a click).  Because “what’s next” is precisely what we’re about to discuss.  In fact, one could say that “what’s next” is our discussion of “what’s next,” at least insofar as that first “what’s next” pertains to this current episode of the podcast.  So buckle your seatbelts, open your ears, and get ready to listen to “what’s next” in our podcast journey together.   Follow us on Twitter @WGDPod Like us on Facebook: facebook.com/WGDPod Email us at WGDPod@gmail.com Check out our draft drawing video at https://www.youtube.com/watch?v=tc-nYmghcYQ Check out our recommendations list: https://docs.google.com/spreadsheets/d/1TVswqyZHn-FOOmDAKNFp9dr6sTw4rcrb4Igcs1hB0uQ/edit?usp=sharing Check out our Instagram page at instagram.com/WGDPod Theme music:  “Find My Way” by Magnolia Brown “Old Bidness” music provided by Polyester Robot.  Like and follow Polyester Robot on Facebook:  Polyester Robot (Facebook) Recommendations music provided by Len Binning.  Check out Len’s YouTube show “Len and Jim Take Over” (link) Follow Magnolia Brown on Facebook (facebook.com/MagnoliaBrownJams) and Reverb Nation (ReverbNation.com/MagnoliaBrownJams)

Sean, a cost-efficiency expert and self-proclaimed climate activist, joins the podcast to talk about all-electric construction and the endemic problems with natural gas infrastructure here in California. He shares a very moving story about the personal ramifications of decades of fossil fuel use (thank you Sean!) and we eventually get around to brainstorming some ways to fix what's broken by focusing on universal goals like human health and building efficiency.  Watch on YouTube: https://youtu.be/IGx_ZwdZrpgEpisode Sponsor: www.sustainablehomesofthefuture.comContact Host: info@shfbuild.com  Sean Armstrong taught net-zero design at a demonstration house at Humboldt State University from 1999-2002, and has 12,000+ hours of experience as staff Project Manager with affordable housing developers The Pacific Companies, Danco Communities, and the Redevelopment Agency of the City of Arcata. Sean was the first developer to use the California Utility Allowance Calculator (CUAC). Since his start in development in 2004, he has led the design of 6000 residences in more than 200 developments, focusing on all-electric, 100% solar offset design. All-electric cuts costs, and adding solar has a 4-8 year payback, hence the rapid uptake of Zero Net Energy by the market--it's profitable. It's a challenge, but so is all the rest of building a development. Sean and his business partner, Michael Winkler, won the Grand Prize awards from the United Nations in 2017 and the PCBC Gold Nuggets in 2016, but he is perhaps most proud of the award from the Southern California Building Industry Association--they are unapologetically business-minded, and recognized Redwood with their first Sustainability Award in 2017 because their work to end fossil fuel use in buildings also happens to  lower construction costs, and increase profits. Sean delights in ruthless capitalists realizing that fossil fuel infrastructure is an additional cost, and not at all "cheap."  Show Notes: All-Electric Research/Publications - https://www.redwoodenergy.tech/research/

Planning permission is the first stumbling block to building or extending your home. This episode Patrick O'Reilly, Managing Director of niplanningpermission.co.uk and irelandplanning.ie, gives us the low down on how the planning process works in NI and ROI and how to increase your chances with your local authority. We also discuss which projects are exempt from planning permission, how to check that they are, and a reminder that not needing planning permission does not mean you are exempt from Building Control. Patrick has a BSc in Environmental Planning & MSc in Urban and Rural Design from Queen's University Belfast, and is a full corporate member of The Irish Planning Institute. This episode we're also joined by Sean Armstrong, Senior Advisor at the Department of Housing to chat about the new NZEB Building Regulations that came into force on the 1st of November 2019 (ROI) and what appears to be loopholes in relation to the Major Renovations requirement. Minister for Housing Eoghan Murphy also gives us an update on the "locals only" provision currently in place in many County Development Plans in ROI.

Host John Farrell talks to Berkeley city councilor Kate Harrison and affordable housing developer Sean Armstrong about why cities should help residents to switch from gas to electric for their energy needs by exercising city authority over gas hookups. They also discuss: California's complicated legacy of incentivizing gas use and how the rest of the country compares How detrimental burning gas can be to the health and safety of residents Why cities and towns are uniquely suited to get gas out of buildings How switching from gas to electric can cut energy costs, slow climate change, and lead to more affordable housing development   About 27% of our GHGs are coming from the use of natural gas in buildings. Usually when we think about this, we think about cars and factories, but to find out that it's actually our homes that are producing this amount of GHG was stunning.   Related Resources Community Power Map Community Power Toolkit Transcript Hibba Meraay: Hey everyone. It's Hibba, ILSR's communications manager, and the host for today's episode is John Farell, energy director. Hey, John. John Farrell: Hello Hibba Meraay: What do you have for us today, John? John Farrell: I have an interview with a city council member who authored the ordinance in Berkeley, California, or the new rule, we should say, banning the connection of new homes to the gas network. And also on the call, an affordable housing developer who has been building all electric affordable housing and saving money doing it. So, really cool conversation about how policy is intersecting with best practices around health and the cost of energy, and an idea that I think is already spreading even since we've recorded the episode. Hibba Meraay: That's awesome. Yeah. So one of my questions for you in listening to this conversation was, you know, California is usually ahead of the curve on clean energy and green infrastructure, and I'm just wondering how does the rest of the nation compare to what's going on in Berkeley with this gas ban? John Farrell: Yeah, it's this really interesting dichotomy we talk about in the episode about how the Enron debacle 20 years ago, where Enron basically gamed California's electricity market, led to the state putting a lot of pressure on cities to encourage the development of homes that used gas, basically diversification strategy to avoid further market manipulation. And while California has really surged ahead on clean electricity, it means that they are more reliant on gas in some ways than a lot of other states around the country for home heating, water heating, and for operating stoves and that kind of thing. And so one of the things that we get into in the conversation is this issue of how does California catch up now that we are seeing clean electricity be available for lots of these home services? And in particular that California has these unique risks that other places don't have, like earthquakes. And when earthquakes happen and they rupture the gas network, it's a big safety risk and a big environmental risk. Hibba Meraay: Yeah, that's super interesting. I think another interesting part of the conversation is they really emphasized the health implications of having gas in your home, which I wasn't aware of, but especially for low income folks. The housing developer talked about how gas can be really detrimental to health, especially causing asthma and children and just really dangerous in terms of if something leaks, the gasket catch on fire. So I think that was another interesting part. It's both cleaner and safer to have electric instead of gas in homes. John Farrell: It was really surprising to me too because I expected this being, you know, it's Berkeley, California, it's sort of a hotbed of liberalism, you know they're going to be taking action around climate change, and they're in California. California has been really pushing around climate solutions as well.
