Self-esteem is kind of a holy grail of sorts - one that we spend a lifetime in search of. BUT what is this mystical, internal force, really? And how do we develop it, share it, and parent it? About Diane Vines: Diane Vines serves as the Program Coordinator for The Neurosequential Network's NMT Individual and Site Certification programs. Ms. Vines is also a long-time ChildTrauma Academy Fellow and a clinician in private practice. She received her Master's degree in Marriage and Family Therapy at the University of Houston - Clear Lake in 1999. Ms. Vines is a Licensed Marriage and Family Therapist-Supervisor and a Licensed Professional Counselor-Supervisor in the state of Texas and is also a Registered Play Therapist-Supervisor. Ms. Vines provides individual and family therapy as well as clinical supervision. She has worked, trained, and specialized in the areas of child sexual abuse, incest, and childhood trauma since 1998, and she frequently provides community trainings and case consultations. Ms. Vines has formerly worked at the Houston Child Advocacy Center (Children's Assessment Center). Efforts to eliminate signs of racism have swept across the country. From the toppling of confederate statues to the retiring of the Aunt Jemima image by Quaker Oats, individuals and businesses are getting rid of racist symbols. The word “master” is something that’s used in the real estate world to describe the main bedroom in a house. In one city, realtors have decided to replace that word on the MLS because it “can” invoke thoughts of slavery. The Houston Association of Realtors stopped using the words “master bedroom” and “master bathroom” on June 15th. Instead, the association is describing those rooms as “primary bedroom” and “primary bathroom.”

Even though financial experts don’t agree on where we’re headed economically, there are still principles that can help you improve your financial situation in any market. Today’s guest, Ryan Bokros, joins Monica to talk about some of these practical principles that you can start applying today. They cover expenses, savings, lending, the current market climate, and what you can do now to make sure you come out of this time successful. One of the most important basic financial rules is to treat your business finances like you would your personal finances. Keep a separate checking account and a savings account, and a credit card specific to a purpose. For agents, as you start to get in touch with your expenses, go through all of your monthly fees and really identify where your money is going, and how often you are utilizing the products of those charges. If it’s not an essential part of your business, start looking here first for places to gain control. You can prioritize products or software by things that provide a benefit — making you money, or helping you stay more connected. Ryan and Monica discuss some of the kinds of marketing and different apps people might be using where you could save money, especially during this slower time. If you can’t correlate a cost per lead to close, this would be a good place to cut costs. You also need to watch out for annual subscriptions; you can look through your credit card bills to help track these things. Savings is an interesting discussion; a big part of savings comes back to lifestyle and how that correlates to the income that you have. Prospecting income in real estate is different because you don’t necessarily have a paycheck every two weeks. Ryan talks about a quarterly savings structure, and using more of a chunking method instead of giving a percentage of a check, for example. It is wise to keep at least a few months of cash in an emergency fund that you can access when/if needed. This will be especially important as things start to turn in the coming months. As you cut your expenses, don’t forget to save! Today’s lending environment is very fluid, even from day to day. When giving your clients information, keep it broad. Give them enough information that they will come to you when they are ready or have questions. If you don’t have one person that you would trust to do your own mortgage, then you’re behind on being able to provide the best advice to your clients. A trusted relationship with your own lender is crucial to be able to share the best information to your clients. Ryan and Monica talk about how the big banks can help predict trends that may trickle down to smaller, local bank lenders. Keep your finger on the pulse for yourself, and also build those trusted relationships so you can supply information to your clients. Ryan and Monica briefly touch on our current situation with the forbearance issue and deferrals. All of the banks are going to handle these differently when it comes time for people to pay these back. They talk about the likelihood of an inventory struggle coming out of this, and what consequences may follow. As agents, we don’t have to understand all of this, but we do have to understand that there is change happening that we may not fully understand yet, but that will affect us and our clients. We may need to step back and focus on advising, rather than buying or selling. This will be the difference between agents who come out successful from this time and those who don’t. When it comes to the financial part of your business, be a learner. Be discretionary with your spending, and also intentional about your learning and where you’re getting your information. Keeping people informed can help keep anxiety low, and help clients make good decisions. As an agent or a client, make sure you are always looking at real numbers. Spend some time looking at your finances, and make sure you are set up for success. With Bob Goldberg at the helm, many have anticipated a ‘kinder, gentler NAR,’ an organization that rules with a warm embrace rather than an iron fist—serving its membership with open discussion and greater transparency. Does the recent drama over the dues increase demonstrate a more-of-the-same-old approach from NAR leadership? Or is the perceived crisis around the budget an overreaction? Is there evidence that the culture at NAR is really changing for the better? Rob and Greg are back in the ring on the heels of the REALTORS midyear legislative meeting, going toe to toe over the recent controversy around NAR spending. They start with an overview of what went down, beginning with the Houston Association of REALTORS opposition piece in Inmanand the subsequent op-ed credited to Jim Harrison of MLSListings. Concept of the Divine Series A Hunger for Wholeness Ilia Delio in conversation with Bill Kerley Ilia Delio, a Franciscan Sister of Washington, DC, who bridges the spheres of science and religion shared her personal concept of the Divine and how that has changed over time, as she moved from a scientist in academia to a nun within the Catholic Church. She discussed how her spiritual belief system has informed her own evolution and contributions to her community. Following her lecture, Delio engaged in a rich conversation with Houston counselor and spiritual teacher Bill Kerley, as they delve into Delio’s most recent insights on the spiritual evolution of human beings in the age of technology from her forthcoming book A Hunger for Wholeness: Soul, Space, and Transcendence. This program was made possible in part with a grant from Humanities Texas, the state affiliate of the National Endowment for the Humanities. Program Participants: Ilia Delio, OSF is a Franciscan Sister of Washington, DC and American theologian specializing in the area of science and religion, with interests in evolution, physics and neuroscience and the import of these for theology. Ilia currently holds the Josephine C. Connelly Endowed Chair in Theology at Villanova University, and is the author of seventeen books including Care for Creation (coauthored with Keith Warner and Pamela Woods) which won two Catholic Press Book Awards in 2009, first place for social concerns and second place in spirituality. Her book The Emergent Christ won a third place Catholic Press Book Award in 2011 for the area of Science and Religion. Her recent books include The Unbearable Wholeness of Being: God, Evolution and the Power of Love (Orbis, 2013), which received the 2014 Silver Nautilus Book Award and a third place Catholic Press Association Award for Faith and Science. Bill Kerley is a psychological and spiritual teacher using Jungian insights to help achieve personal and relational growth. In addition to his private practice as a counselor and spiritual director, Kerley has been an instructor at Baylor College of Medicine where he taught "at risk" heart patients the beliefs and behaviors necessary to enhance and prolong their lives. Kerley is past president of both the Houston Association of Marriage and Family Therapy and the National Speakers Association, Houston Chapter. A great deal of his energy goes into writing and giving “life talks” designed to contribute to individual psychological and spiritual growth. He does this at St. Paul’s United Methodist Church where he has been on the staff for many years.

Good Morning Y'all, Yesterday was such an amazing day. I am sitting here writing this, and have yet to turn the microphone on. I am not sure I will be recording my segments today. I am pretty damn exciting about yesterday. As you know, I attended HAR Engage here in Houston, TX (the metropolis I live outside of). Bob Hale is our current president of HAR. As President and CEO of the Houston Association of REALTORS® since 1988, Bob’s vision and drive have made HAR.com a household brand in the greater Houston area and the most frequently visited website for Houston real estate. HAR has grown to become the largest trade association in Houston and the second largest local REALTOR® association in the country with more than 36,000 members. The website recently expanded to cover the entire state of Texas, which provides even more exposure for member listings. What I have to say about Bob Hale is that dude has #CLOUT! He and the many other faces behind HAR Engage, Lori Carper and Christ Borden, to acknowledge a couple, managed to get us some amazing speakers and a wonderful Q&A panel. I think today's #5AMDESK podcast is going to be just talking about the event, what I got out of it, who spoke, and what they spoke about.
