The Appraisal Institute, the leading association of real estate appraisers, releases the fifth episode in season three of its popular “Face Value” podcast, hosted by Tonia Vailas, MAI, AI-GRS and Warren Boizot, SRA, AI-RRS. The episode focuses on trends in landscape architecture and debates whether landscaping adds value to a property, if at all. Boizot and Vailas are joined in this episode by guests Howard Morris, SRA, a certified Real Estate Appraiser and Licensed Real Estate Agent in New York, and Kevin Winkelmann, an award-winning landscape architect. Kevin discusses some of the projects he works on, and some of the trends he's seen post-COVID, trends that Morris also sees in his work as an appraiser. These include pools, pergolas, outdoor barbecues and the recent addition of pickle-ball courts. Viewers of the Youtube episode will be able to take a peek at some of the projects Winkelmann designed through his company, Design By Sundown. He has seen a lot of growth in both the city and technology surrounding his job through the years. He also credits his time with the City as providing him with great mentors. For agents, the kinds of deals that increase your net worth by $1 million are rare and really hard to come by. An investor on the other hand, can stumble into a game changing deal like this and even get into it with little to no money down. Through investing, you can earn in a single deal what would take years as an agent, and even a beginner can do this.   This is what happened to Jason Goldfarb and Tyler Scaglione - they just came off an investing deal that made them a cool $500k, and that's before all the equity they've walked into.   How did this deal happen and how easy is it for an agent-investor to do the same? When you're ready to buy or sell a home, choosing the right real estate agent can make all the difference, especially in a competitive market. Carlos and Yuni are here to share their insights about what the home buying experience should look like and red flags to keep in mind when interviewing prospective agents.  Podcast Notes What does a real estate agent do, and when should someone work with one?  It is a real estate agent's job to represent buyers and sellers with honesty and integrity. You can work with one when you're buying or selling a home.  In these competitive times, a great agent can make all the difference. They are out there every day and know the ins and outs of the market.  They can provide a Comparative Market Analysis (CMA) - a tool used to estimate the value of a specific property by evaluating similar ones that have recently sold in the area. Each buyer and level of purchase is different. Everyone has their own background, goals, needs, and limits when it comes to purchasing a home.  A great agent will guide you through the process and make it fun because they are experts in the field.  Qualities of a GREAT real estate agent:  From the beginning of the process, they are timely and communicative. Great communication is important. They should make themselves available.  They take the time to answer your questions and share valuable information. It's an educational process, and they should be willing to teach you along the way.   Someone who checks your references and makes sure you will be a good fit for them.  Someone who has credentials and experience in the field. Some questions to ask: ‘How long have you been in the business?'  ‘How many sales have you made?'  ‘Are you a top producer?'  ‘Are your offers being swiftly accepted?'  A great negotiator. Someone who will work to get you the best deal.  A person who will be straightforward and with you through the process. Their goal should be to get you into a home that you can truly afford in an area you want to live in.  What are some RED FLAGS to watch out for when interviewing real estate agents? As with every industry, there are predatory people in the real estate business.  An unresponsive agent can stall the process when it's time to put in offers. Watch out for someone who is unresponsive, or lacks timely communication.  A lack of professionalism, for example, arriving late or unprepared for meetings or showings.  Never surrender your deposit to people who are promising to give you a deal. That will ALWAYS go through escrow.  Why do some people look to sell their homes?  The last two years, there has been a desire to upsize. People working from home or realizing they would like a little more space.  Some folks want to downsize, or move to a different area.  Folks looking to invest in their long term future, and want to do so through real estate.  General best practices when preparing to buy a home:   Make a plan. There are many steps to ensure you're ready before starting the home buying process!  Your FICO score will determine the loans available to you. Aim to raise your score if it needs work.  Focus on your debt to income ratio.  Fund the emergency fund. Save for the down payment (anywhere between 5%-25%)  Practice making the mortgage payments and deposit that money into a savings account.  Get your pre-approval before getting in touch with real estate agents.  Have your documents prepared: 2 years of tax returns, paystubs or a letter from your accountant, and bank statements are a great place to start.  Do the research, use the internet and references from friends,  Always get a second option. This goes for lenders and real estate agents. She was in an audit career and knew she didn't want to be a partner at the firm, which meant she would have to leave at some point. She then found a great role at a Fortune 500 company and switched After working a few years at the fortune 500 company, Sonya and her team got laid off after which Sonya joined a mentorship program with a real estate investment group. She was then asked to pick a strategy to focus on because there are so many things to do in real estate, one could do single family,  fix and flips,  buy and hold, wholesale. In one of the meetings held by her mentor, she came across multifamily investments What she thought was really interesting about multifamily was the economies of scale. She was having a hard time with the single families, especially in New York, since prices are high, and then when you invest and buying that one house, and then you know that one resident leaves, and then there's no income because that one person left. She invested passively in deals before getting into active investing. Through her passive investments, she was able to also learn about that market and this also gave her more credibility with brokers as she has some deals her portfolio as a passive investor, an equity partner Through her real estate investment group she found her joint venture partner and syndicated a deal in  Atlanta. She suggests another very critical step in the process of active investing - if you're going to be investing in a property that's not in your state or not close to where you live to be self-managing, you need to find a property manager, and you have to have a property manager that you can work with. And this is absolutely critical. Because there's one thing in finding the deal, but you have to make sure that you're able to keep your deal. And you have to have the right manager in place to do that. For active investors, she suggests starting talking to, research the property managers once you are interested in a market. So that's even before you find the deal She says what keeps her motivated is really thinking about her family and thinking about what she wants to pass down to them. In her words" I can't pass down my licenses to them or like degrees to them, but I can pass down properties, I can pass down businesses. So that's what I think about in terms of how do I help my next generation and the generation after " Focus on generational wealth and being able to pass down businesses.  In her opinion Freedom and financial freedom- it's really about managing your mindset. Sharon started her working life in a real estate office in 1986 which was a part of a small franchise group. Sharon became a Licensed Real Estate Agent in 1991. Sharon became a Stock and Station Agent and Business Agent and also became a qualified Auctioneer. She obtained her Diploma in Business (real estate management) in 1999. In 2004 Sharon opened her first real estate office under a large international franchise group. Due to her immediate success Sharon opened her second office in 2005 and quickly became a major player in the market place, employing 10 people at any one time. Sharon obtained every goal set including the prestigious franchise “Centurion Award” (2007 & 2008) ranking her in the top 2% of sales people worldwide. Looking for a new challenge she sold her two businesses and decided to commit to a role in HydroKleen Australia Pty Ltd in 2009. During April 2011 Sharon took up the offer of purchasing a 50% share holding and directorship in HydroKleen Australia and HydroKleen International, joining her life partner John Sanders in business.
