There are times when you run out of time. When the time crunch hits, how do you consistently publish your podcast each week? I RAN OUT OF TIME My calendar got tight this week. Recording and publishing this episode became a challenge. I typically record my podcast on Saturdays. On Tuesday we have our Podcast Profits Accelerator calls. Most of my coaching calls are on Thursdays. This week, we suddenly had visitors coming to town. Then, I had some last minute travel come up. Next thing I know, I'm running out of time to get everything done. It takes creativity when you run out of time. We moved the Podcast Profits Accelerator call to Thursday. My mastermind changed to Saturday. Luckily, one of my clients moved a couple days as well. Those moves freed up time time to get business done. But what happens with the podcast episode? I still need to publish that. When you run out of time, there are a few ways to still publish an episode. WHO CAN HELP The first thing you can do is find someone who can help you. I recently read The Road Less Stupid by Keith J. Cunningham. In the book, Cunningham talks about being more productive by doing only the things in your circle of genius. Delegate everything else. YOUR PRESENTATIONS To create an episode, what content can you repurpose? Presentations you've given to other groups can make good content. Gary Vaynerchuk often uses his keynote speeches for podcast episodes. Alex Hormozi will use recordings of his q&a sessions for episodes. I've done "ask me anything" sessions on Facebook and used those as podcast episodes. SUMMIT INTERVIEWS When you run out of time, summit interviews make great podcast content. I hold two summits each year. During that summit, I interview 23 different experts. Those interviews become podcast episodes. People can attend the summit and get all of the content plus ask questions. Or they can wait while the content drips out over time. With nearly two dozen interviews, I have almost half a year of content to use as necessary. PLAN AHEAD Planning ahead helps you avoid running out of time. Work a week ahead. When you run out of time, you already have the episode recorded for this week. Get ahead of the game. You can also record an emergency episode. This is an evergreen episode you use in case you have nothing else. GUEST HOST One solution few consider when they run out of time is a guest host. Find another expert in your niche who complements what you do. Ask them to host your episode this week. You can also share an episode from other podcast to expose their show to your audience. You would simply record an intro and explain. OTHER INTERVIEWS Have you been interviewed on other podcasts? You can use those interviews when you run out of time. You've shared great content with other hosts. Surely your audience would benefit from those conversations. Use one of those interviews as an episode of your show. In the fifth part of this six-part series on Stories from the River, host Charlie Malouf welcomes back guest and good friend Charlie Workmon, President and CEO of Riverstone Logistics. In this episode, Charlie W discusses making the move to take over Riverstone Logistics full time with his full focus and effort. He discusses the transition as well as asking Charlie M to serve as his formal mentor in 2021. They discuss the mutually beneficial mentorship meetings that they held every two weeks, which included a formal agenda and walking through the influential Keith J. Cunningham book together, "The Road Less Stupid: Advice from the Chairman of the Board." Charlie W talked about reflecting on the phrase: Know the game you're playing. As Charlie W began to embrace the practice of "Thinking Time" that he took from Cunningham's book, he began to see clearly that Riverstone would be a people-centric and a client-centric platform for loving people well. And not to be the biggest or the best but just to be on the journey and improve a little bit each day. This belief would eventually be infused into the Company's purpose to love, serve, and improve. In 2021, Charlie W also came to the realization that the Company needed to be well capitalized in order to be able to run further faster. This realization would eventually lead him to facilitating a transaction and to bring in a sponsor (i.e., a group of investors) who believed in the vision and to come help them take the Company to a completely different level in a way that's meant to love people. Charlie W cited the connection that he made with Harold Baron, the former CEO of Nolan Transportation, and the key leader behind the strategic money and group of private investors who would invest in RLX. Harold is now the Chairman of the Board of Directors for RLX. Charlie W reflected on the day that transaction closed in mid October 2021 and the gravity of that transaction. He knew that they had put the Company in a really good position for the future, and that this was setting the stage to not just survive but to flourish with open hands. The stage had been set to have rapid growth with strong financial backing. Riverstone Logistics has seen impressive growth with revenues increasing from $13M in 2020, tripling to $42M in 2021, then doubling to $85M in 2022, more than doubling again in 2023 to $191M, and projected to reach $300M in 2024. RLX has been recognized as one of the fastest growing companies in Charlotte by the Charlotte Business Journal for the past three years, and they completed their first acquisition late last year. Charlie W says that RLX today is a sunrise company who's best days are ahead of us. Their operations reach across 31 states and three countries with 650 Extra Milers ("Extra Milers" being the term given to RLX's full-time employees). RLX is a multi-modal logistics company with a successful Final Mile division as well as a growing brokerage division. Their big customers are Lowe's, The Home Depot, IKEA, HD Supply, Crate & Barrel, Ashley Store licensees, and GE Appliances. Charlie W explains that they are playing the part of a company that is set to do business differently. He says that they have a "Field of Dreams" mindset where they bring key people in ahead of the need while waiting to see if their client would also join the company. A mindset of "If you build it, they will come." And, Charlie W says that they strive to over serve their clients, that they're structured to serve and love them well, that they have a transparent cost model, and that they work with their clients to share costs and help rein them in. And he says that they focus on being open hands, being transparent and reliable, and enroll them on the front end as to what is a fair margin for their services. Charlie W unpacks the inspiration behind the company's Purpose statement "to use our God-given talents and opportunities to love our neighbors, serve our communities and improve our industry," which he and the management team crafted in late 2021. He marks each with dots and as he thinks about each and answers them he again marks them with a bullet point. He then uses an additional bullet point that reminds him to think of a new answer to the posed question. He continues this process for all his questions because he always wants to be for another solution. The key to true creative thinking is what the author calls the third third. He wrote that better ideas tend to emerge during this thinking time. If we divide our thinking time into thirds, the first third of ideas on any given day are typically the obvious ones. The second third are variations on the first third, but the last third tend to be the more robust and frequently are where the juice or unique ideas are found. He shares the story that first ideas are mostly obvious. But golden ideas are those that spring from answering the questions you create from your original answer. Your first answer may be the genesis to a great idea it is frequently just the start and the springboard to better answers. We're back talking a bit more about Emotional Intelligence and what agents today can expect from a cooling market and how that can affect our professional outlook. It's no secret that the market we've been seeing has been bananas and even if it moves back to a more normal equilibrium that has more basis in history, it's going to seem like a huge slowdown to most agents who don't know any different. That's not a bad thing! It's just that success isn't going to be the low hanging fruit that it's been for the past few years, and it's going to take a bit more work to get there. But what we want to stress and what we here at OTB still believe with our whole hearts, opportunity is still there, and Real Estate is still the best way to build wealth and create legacy. You just have to put the work in. In a cooling market like this, knowing who you are and what is happening around you will be key. It's about getting the best information you can to keep yourself well informed and being ready to implement those outside the box ideas when those opportunities present themselves. Growing up, Taylor wanted to be in and work in church. When he achieved it, he didn't like it. For him, building these companies, he didn't grow up as an entrepreneur. He didn't grow up wanting to sell stuff. Now, with businesses set to make close to nine figures, his journey has been a wild ride. He believes in learning to appreciate yourself and appreciate the game in a way that's not outcome specific or outcome based. He adds that with time you want to graduate to a space where you were playing the game for the love of the game and the rings are fun. Behind the scenes, you just probably find him showing up to work every day because he's addicted to it, because it's fun. Cas adds that we all had big dreams and big ambitions, and we didn't necessarily know that we were going to have to create the path, but we learned it along our journey. Talking about the first business that Taylor created, he shares that it stemmed off of him helping his wife with some marketing for her hair stylist business. He started with the vision of replacing what he was making a month, while working at a real estate business. What got me in the game was writing copy freelance. He developed a skillset for salesmanship and paid quite a bit of money at the beginning through mentorship. From 2014 into 2015, his business grew exponentially. Then he met his business partner, and they started the agency that became known as Traffic and Funnels in September of 2015. By January 2016, they had hit six figures. From there, they built the team out, then built sales mentor, then built a real estate company. If he had get started over again, Taylor said that knowing what he knows now, he would still learn copy, but he would probably skip past the whole, doing the copywriting for other people. Taylor became good at copywriting after he purchased the Copy Hour course, where he had to write a direct response sales letter by hand, every day. He adds that there's no other skillset like that, if you have the ability to put together phrasing and persuasion, and do it in a way that's written. One thing that he would change was to write copy for his own business, instead of other people. He further adds that the agency model is going to last, and if you start an agency, you're going to probably have good income for a really long time, if you use your marketing skills for your own business. Taylor was introduced to funnels after he bought the Infusionsoft software. He then branded himself as the Infusionsoft copywriter, and this made him job a whole lot easier. Funnels gave him a higher percentage of success. In hindsight, Taylor says that he was in the flow with where the market was headed, accidentally. It wasn't strategic. When he stared emailing sales letters, that got his percentage up. Nowadays, they don't rely heavily on emails, and use everything. They use email now as more of a facilitation tool, not as direct response anymore. For somebody who's just getting started, it depends on the risk profile of that person and their financial standing, when it comes to the first hire. Their process of launching new businesses starts with the research. He adds that the amount of marketing finesse we have to demonstrate in Traffic and Funnels is really high. The first thing to do is that you want to not only find the pain point, but you also want to find a pain point that's not already drenched in other solutions. To figure out if something is worth your time, you can do a competitor research and do a competitor analysis. Sometimes there are solutions, but the solutions aren't good. Like for instance, people aren't selling two-steps on Twitter, the way they are on Facebook. Two-steps is one of the easiest ways to pick up momentum because people are going to read that post and they would want it. So, you validate that attention, get a little bit of momentum, and then take it to a messenger combo, take it to a sales call. Taylor adds that they gave up on webinars because they liked the idea of building a customer list, more than we liked the idea of building a lead list. Talking about low ticket vs. high ticket market, Taylor recommends sticking to the high ticket. He says that it a whole lot easier and it's a lot faster. He adds that theoretically and practically, it is a little bit easier to get started on the high-ticket side, but some people don't want it. They'd rather have a lower touch and a little bit of distance between them and the customer, and that's fine too. As of now, they sell information via products. They don't have any like typical e-commerce slash retail type of brands, but this partner Chris wants to get into that. They've had a great partnership, and maintained healthy communication through the years. Taylor adds that Chris brings things that he doesn't have in terms of strategy and launching things fast. And he has things that Chris doesn't have, and so it's just been a good partnership and they're just kind of open-handed with it. Although he started mentorship heavy, Taylor doesn't work with mentors anymore, other than a mindset coach. It's important for him, especially over the next few years to find people that he could just completely and totally empower to call him out. Talking about their real estate endeavors, they not in hedge fund territory yet, but they're quickly approaching the REIT territory and putting together syndication deals. Taylor says that he wants to be learning new things. he wants to be making sure he is in new zones because that's what keeps him excited, that's what keeps him fresh. Lately, his challenge has been to learn one thing to mastery than backfill himself. Taylor doesn't consider himself a generalist and the skillset for him would be people and mobilization. The world is also changing the way that specialization works. There's riches in specializing in certain problems and solutions. Taylor likes to read a lot and when he has a book or is reading about a new skillset or about a person, consuming some form of information, it is in perfect alignment with who he wants to be and his identity. When he is ready a book, he likes to highlight the important stuff, and later, compile them on Evernote. He further adds that it's not necessarily deciding which things to implement versus which things to not. It's more so deciding when to implement, because you want to implement all of it. Talking about the ten books that he reads, he said that the material inside of these books and these book notes is something that he knows that he's going to be working out of his system. And he got to get them back in. Taylor further adds that constraints thinking, as mentioned in The Road Less Stupid, had he learned about it few years earlier, they could be even further ahead. On the subject of the voice of self-doubt in the head, Taylor said that it is a part of the process of being human. There's nothing wrong with you for having that voice. The response you have to that voice will determine whether you stay where you are or whether you ultimately transcend it to the next level. I mean, dude you're set for life…”–Taylor Welch. “I recognized very early, I have to nail a sales letter, like 95% of the way for it to work. But if I can get them onto an email list, I don't have to nail every email; I just have to nail one out of 20…”–Taylor Welch. “[Email is] just one milestone on the customer's journey to get them onto a phone call or to get them into a Facebook group, or, you know what I mean, like it's facilitating the next step…”–Taylor Welch. “It's all research for the first part. And it's identifying the problem in the market that people are either underserved or not served at all, or there's not a dominant player in the market…”–Taylor Welch. “The two step, it's just acting as the facilitator for the next step…”–Taylor Welch. “For a lead it's somebody who just gives their email potentially but for a customer, it's somebody who gets on the phone with you…” –Casanova Brooks. “The higher you go, the easier it gets because they're typically a higher caliber type of clientele…”–Taylor Welch. “I have a lot of great relationships who are, you know, I would be considered poor to them. In this episode, I interview Goose McGrath, the CEO at dashdot Buyers Agents, a buyers agency service that specializes in sourcing investment and homeowner properties that are under market value, with net positive yields, strong capital growth prospects, and that have value add potential through various instruments including subdivisions and renovations. Their core mission is to help business owners build prolific, profitable property portfolios so they can buy back their time, build a legacy, and have more fun. Dashdot helps investors build profitable portfolios using their proprietary Holy Trinity Formula – a renegade strategy that challenges deep-seated beliefs and practices in the highly conservative Australian market. Tapping into an untapped niche on the buyer’s side, Goose built a profitable business with relatively less competition. It took Goose some time to find real estate, however. Right from when he was young, he ran his own business organizing music festivals. When he started in real estate, he had barely any knowledge or experience in the field and made some pretty serious mistakes. Goose may have achieved his own success now, but it was the turning points in his crazy journey that have given him the biggest learning experiences in his career. He says the hardest thing in growing a small business is mindset and that the one thing he would tell himself on day one of starting out in business is, “Be patient. The misalignment in their perspective of success that taught them the most valuable lesson in business. Growing their business despite their cost per acquisition ratio being the lowest it’s ever been. Funding the business from sweat equity, revenue, and profit minus any investors or credit. Growing by focusing their time and attention more on running the business than on raising funding. Overcoming burnout to come out stronger and smarter. Having the strength of mind to forge forward despite the constant fear of not achieving business goals. Learning that working harder doesn’t necessarily result in better performance. Thinking OTB Episode 11 Show Notes This week Steve is busting out the Accordion File to share some insights from his past business failures. Not every venture or opportunity is going to pan out the way that we want it to no matter how much effort or how hard we want it to succeed. Every business is a risk and any kind of risk can bring about failure, but that doesn't need to be the end of the story. “Sometimes we take risks in order to see what happens. Sometimes you get lucky, sometimes you don't.” – Steve Failure can very often be the best teacher. Learning from our mistakes doesn't mean dwelling on the past, but using the lessons learned to avoid those mistakes in the future. For Steve, the way to put those failures of the past into perspective is to keep them in an accordion file. From there, he can look back on the past while keeping an eye on what lessons can be learned. It's not about focusing on the negative aspects of the past, but what can be learned to achieve success in the present and future. 3 Takeaways from keeping an Accordion File: Don't be afraid to try new things. There will always be risk involved in branching out. That's what Thinking Outside the Box is all about! But without those new experiences, no lessons can be learned. Know your numbers and structure your business properly. An accordion file is not just a random assortment of documents and numbers, but a record of what happened as it was happening. Any business needs proper organization to succeed, and organization can help you figure out what happened if the business doesn't last. Always try to surround yourself with the right people to get the best advice. Often the best way to figure things out is to get a fresh perspective, as well as learning from other people's experiences. Keep a record of what happened and what you learned from it. If you always keep the mindset that every experience can be learned from, then you can turn those experiences from failures into learning experiences. What can be improved on? Investing in hundreds of properties in her career, including developing spec houses in Nashville Tennessee, Lauren has the unique reputation of being a successful “virtual investor” having not lived in many of the states she’s invested in. Lauren is a graduate of Cal State Fullerton’s Mihaylo College of Business and Finance with over 10 years experience in Real Estate. She began her real estate career in 2007 working in the corporate sector for companies such at Sperry Van Ness, Subway Restaurants and The Irvine Company. After her first daughter was born her values changed along with her perspective of how companies can improve in giving their employees more work life balance. After becoming a mother she dreamed of creating a business that would give her personal and professional satisfaction, but with the flexibility to make sure she wouldn’t miss the important moments of her family life. Lety and Raoul of Springview Academy in Florida join the show today to talk about working as a married couple, the cute story of how they met and became a partnership, and spotting teacher burnout. They are both highly focused on professional development, active leadership and creating a culture that serves children and their families yet also provides the staff with a healthy amount of freedom and autonomy. They also talk about how they went from 125 children to 350, almost tripling their attendance, and the strategies of success that keep them at the top of their game. [32:55] Just by charging weekly instead of monthly, Lety and Raoul made $50k annually. [38:48] Springview runs like a small company with attention to the people and culture, but like a big company with systematization, structure, and autonomy. Tools like sales scripts and phone scripts create freedom and consistency. [47:46] To Leddy and Raoul, a rock star is someone that helps others, and has a life that is both professionally and personally fulfilling. They create high-quality programs and have a great company culture, but aren’t afraid to get off the grid and focus on personal connection. [52:49] Lety and Raoul expanded into K-5 by demand from their parents. They are on fire now, but there were growing pains and learning lessons along the way.
