The Federal National Mortgage Association (Fannie Mae) recently released their earnings report. During their call, the CEO, Ms. Priscilla Almodovar, acknowledged changing consumer expectations, highlighting that consumers are adjusting their outlooks on mortgage rates and home prices. This insight provides a clear overview of Fannie Mae's strategic positioning in the housing market throughout the first quarter of 2024.Fannie Mae reported a net income increase to $4.3 billion during Q1 2024, a notable rise from the previous quarter. The company's overall net worth has followed a similar trend, now calculated at $82 billion. Their net interest income totaled $7 billion, indicating a solid revenue generation strategy.One of Fannie Mae's critical roles is to channel liquidity into the single-family and multi-family markets. In Q1, the company infused these markets with $72 billion, which aided approximately 280,000 households with their housing needs, whether obtaining, refinancing, or renting homes. A pauta do Plenário do Supremo Tribunal Federal (STF) traz para julgamento, nesta quarta-feira (27), a continuidade do julgamento da ação contra o Decreto presidencial 10.224/2020, que alterou a composição do conselho deliberativo do Fundo Nacional do Meio Ambiente (FNMA). A ação é do partido Rede Sustentabilidade, que questiona, ainda, parte do Decreto 10.239/2020, que afastou a participação de governadores no Conselho Nacional da Amazônia Legal, e o Decreto 10.223/2020, que extinguiu o Comitê Orientador do Fundo Amazônia. O julgamento teve início em 7/4 e, até o momento, foram proferidos quatro votos contra o decreto referente à composição do FNMA, nos termos propostos pela relatora, ministra Cármen Lúcia, e um pela constitucionalidade da medida. Para julgamento estão relacionados, ainda, outros processos da chamada pauta ambiental, como a ação do Partido Verde (PV) contra decreto presidencial e portaria do Ministério da Defesa que autorizam a atuação das Forças Armadas no combate a crimes ambientais e focos de incêndio.

Hans is a Principal of Box Wilson Equity and a Senior Director at Old Capital Lending, a provider of commercial capital solutions in the Texas market (over $1B in originations last year). Old Capital specializes in 1st lien multifamily lending (but also lends on other commercial real estate). They utilize FNMA, Freddie, HUD, banks, credit unions, bridge lenders, and “soft” and “hard money” on occasion. Old Capital specializes in TX, but lends nationally as well. Their niche is education and assisting clients through the entire transaction. Most brokers/lenders don't invest in commercial real estate and even less sponsor or syndicate their own deals. However, Hans is a sponsor as well and has created 13 private equity funds with his business partner (together, Box Wilson Equity; ~$35MM+ in equity combined). They have bought or invested in multifamily, self storage, mobile home parks and distressed debt. Hans has been directly involved in the acquisition, investment and management of over $350MM in multifamily and self-storage assets and has asset managed ~3,700 MF units and has invested in or had equity in ~4,300 MF units and ~2,000 units of self storage.

My husband & I started investing at a young age with a partner, in very old mobile homes. That was all we could afford and it was a way to get started. FNMA, Freddie Mac and HUD have recently announced upcoming sales of non-performing and re-performing loan sales. Fannie Mae has three larger NPL pools totaling about $613 million in unpaid principal balance, the Community Impact Pools is $34 million in UPB and the re-performing loan pool totals $3billion in UPB. HUD announced a vacant NPL sale totaling $170 million in UPB and Freddie Mac announced a previously modified loan sale totaling $292 million in UPB. The NPL market continues to be driven by the government which feeds the secondary and tertiary markets. Positioning your firm and raising capital is critical to be able to participate. Bob manages a series of private equity funds designed to acquire senior distressed residential mortgage debt.
Last week, Fannie Mae announced the latest sale of non-performing loans and its third reperforming loans sale. The three larger NPL pools hold about 3,600 loans that total $613 million in unpaid principal balance, while the Community Impact Pools make up about $34 million in UPB, and are available for purchase by qualified bidders. The reperforming loans pool holds about 13,700 loans totaling $3.036 billion in UPB. Joining the podcast to discuss the buying and selling of NPLs is Rudy Orman, Managing Director at Carrington Holding Company. Rudy has years of experience in the NPL space. According to a recent article published by Bloomberg, Oaktree Capital has raised $7 billion for a distressed debt fund as it prepares for the economic recovery to falter. For most investors, a capital raise the size of OakTree is simply out of the question. However, there are still many opportunities in the NPL and distressed real estate space for middle lower market investors especially as FHA, FNMA and Freddie increase their NPL sales creating secondary markets for smaller investors. Many middle and lower market funds are in active capital raise mode as we head into the 3rd and 4th quarter of the year.
