Takeaway #3: There is a Goldilocks zone between too much dogma and lack of discipline. Can you give us an example or two of strategies that were difficult to let go of or move on from? Your favorite saying internally is “anything worth doing is worth doing fast”. Yet this is a pretty long cycle business and it takes time for a portfolio to mature and drive returns. What were the key learnings with regards to returns and metrics? How do you know if you're winning if the metrics are a bit of a red herring?  Are there any alternative metrics or signals you look for to quantitatively gauge performance? Before we get into this very short nine minute episode of the podcast, I wanted to give you a quick heads up about what I'll be discussing today. I know that there are homes that are on the market that you can access without a realtor. And so I want to talk to you about safety protocols and also in that same breath, talking about the benefits and the reasons why you want to have your hired representative with you, even though you can't access the home by yourself. I'll talk about what location should mean for you. Everybody says when you buy a home location, location, location is the most important, but most people, most times you don't hear people explain what does that mean? So I'll go over that and explain what that means to you and for your lifestyle.I'm also going to be talking about what to think about if you decide to purchase a house that's near a school. Floor plan functionality when you're viewing homes and things like that. I want to make sure that once you go out and you're looking at houses, the information in is in this podcast can help you make a decision that's going to prevent you from being beat out in the market with somebody else. Because here in Phoenix and maybe different in some other markets, but here in the Phoenix Metro area, inventory is extremely low. And when we have such a tight market with low inventory and high buyer demand, that means you have to be able to make a decision quickly. So if you're equipped with enough information to help you make a good and smart decision, then I feel like you'll, you'll get the home that you need and you'll be really competitive in today's market.So give it a listen. Okay guys, so viewing homes, the last episode we talked about what you should expect when you do a consultation with a realtor. Well, this episode we're talking about what to expect when you're viewing homes. So you probably have seen the open door signs and the offer pad signs and then you can text and they'll give you a code to go right into the house. Okay. Completely okay to do that. That's no problem in doing that. However, I recommend that you do not make that move without your real estate agent. A couple of reasons why. One, for safety purposes, you don't want to go into a vacant property by yourself.There has been more than one occasion where there have been, you know, people in those homes that should not be in those homes and it's put people in unsafe situations. So I w I don't want any of you guys to have a situation where you're, you're putting to a situation and you get hurt. So that's one reason you shouldn't do that. The other reason for that is because if you are currently working with a real estate agent and you want to make sure that they, that you do get representation, and sometimes if you go into a property without them, then that can affect your ability to use them as a realtor. So have a conversation with your preferred realtor about that so they can go detail with you about it, but just don't go alone. But safety and plus because you want and you want to keep and you want to have representation.When you go into a house, what should you be looking at? Well, I'm going to tell you it is, I don't want you to forget, be in the heat of the moment. You need to be looking at where is this house located at? And some of these things you can look at even before you get there, you can just pull it up on Google maps. But do you want to back up to a main street? Let's say for example, it's a busy, busy road and there's lots of traffic on it. Do you want your house to backup to that road? Is the house on a corner? Is it a corner

Perhaps this is your first purchase, or maybe you've bought real estate in the past, but it's been awhile. Well, wherever you are in the journey, I'm glad it brought you here to NextView Podcast. Today I'm going to be talking about where you can start because if you're anything like I was when I purchased my first home, you have enough information to be dangerous, but you don't know what you don't know because you want to avoid mistakes, right? So inevitably, I would say the thing that we have in common the most is we usually all start with a Google search. Perhaps that's even how you found this podcast, but ultimately nine times out of 10, when we all think about doing something new, taking on a different challenge, it all starts with Google.So what happens after you Google? There's so much information that you find online. So you're wondering what can you trust, what information is accurate? Is this information still UpToDate? Because sometimes the, you know, the information that comes up in the first page and Google is seriously dated. Well that's what we're going to be talking about today. On this podcast I'm going to talk about what resources are available to you as a first time home buyer and what exactly does home first time home buyer mean. It does not mean that this is the first time you purchased a home that might be surprising to some of you guys. So tune in and we'll talk about that. We're going to talk about who to trust, um, how you can choose your realtor, how you can choose your loan officer. So we want to make sure that you have all that information so that it, it helps you make a great journey into, you know, pushing you out there to, you know, get your first home purchased or your next home purchased.So resources, what resources are available. The number one question we get asked is what down payment assistance is available. Okay. So most people think that down payment assistance is only available for first time home buyers in Arizona for down payment assistance. A lot of times it's not necessarily just that you're a first time home buyer, you just can't be a homeowner at the time of your purchase. So let me explain that to you. So, or give you a couple of examples. So one example is let's say you do not own a home, it's your first purchase and um, but you have, or maybe it's your first purchase or maybe you just don't own a home right now, but it's not your first purchase. Well that consent you would be eligible for down payment assistance in that regard. Um, ultimately with down payment assistance, there are some other qualifiers and I'll get into that a little bit.But again, I'll repeat that example. So let's say you do not own a home right now. You have owned one in the past, you still may be eligible for down payment assistance. Okay, here's another example. Let's, you currently own a home, but you're selling a house and you're buying a new one. Well believe it or not, you may be eligible for a first time home buyer or some type of a down payment assistance program. So I had a client that was purchasing a home and they owned a home already. So they were selling that house and then they were going to use down payment assistance. This helped a ton because they didn't have a ton of equity in the home, but they had to move for work because they own the house for only a short period of time. So, um, the area where they purchased, a lot of the buyers were asking for closing cost assistance.So they really needed as much help as they could get moving into their new place. And so they were eligible for down payment assistance because they sold their house first and then they were moving into the other one. So it was only a one day difference. So for example, they sold their house on October 31st and the

Hello friends, I hope you’re having a wonderful week! I’m keeping it short and brief this week and giving you guys a quick overview of what I’ve been up to lately! A couple of weeks ago I attended the ShePodcasts convention. Not familiar? ShePodcasts is a community that supports women in podcasting. They have a podcast popular for women AND they have a Facebook group that includes roughly 10k group members. The event was held in Atlanta Georgia over 4 days. It was a welcoming, diverse, and supportive environment of women. I immediately felt like I was among friends. If you’re interested in starting a podcast, be sure to check out the group. I definitely recommend the podcast, the convention, and the group. I brought back a ton of information and I’m looking forward to building long standing relationships with the people I met. Another fun thing about Atltanta was that I got to spend time with my cousins Shelly and Jamal! We literally laughed the entire time we hung out and it made me realize we need to do it more often! Hopefully we’ll get Shelly to start her own podcast and I’ll at least hear her voice more often-she’s a great writer and speaker! I’m great at living in the moment and terrible at capturing them. I wish we would have taken photos. Aside from bringing back tons of knowledge and contacts, I returned home with the FLU!! I was feeling a little under the weather before I left, but I think it was the weather change, and all the fun plane germs! I felt terrible- All I could do last week is watch old episodes of The Office, read and respond to text, and REST Get your flu shots my friends. It’s been years since I’ve felt so bad and while I don’t usually get a flu shot, but I’m starting now. I’m not interested in round two of any type of virus! The 3 Psychological Barriers: Why we aren't making great decisions: The Pike Syndrome:  A feeling of powerlessness after repeated failure (named for the experiment of conditioning a pike to not eat minnows by hiding those minnows behind glass).  Solution: "first-principle"insights about customers The Foraging choice: The decision between exploiting your current position or exploring other possibilities (named for the idea that human decisions under high-stress condition often mirror foraging behavior in animals.  Solution: "Aspirational anchors" for you and/or your team Cultural Fluency: Your behavior when the world unfolds according to the expected norm (a concept honed by a man who ran experiments on his friends and family at a picnic).  Solution: "trigger questions" to add cultural disfluency How to help people develop intuition? Intuition is not an instant clarity generator -- "The ability to consider the environment." --> Ask great questions about context. Break into knowable parts You -- People doing work Customers -- Stakeholder -- who the work is for Resources -- to make it happen Ask useful questions: "Set aside the desire to be right for the desire to get it right." Common mistakes new managers make: They "have all the answers."  Ask questions, Remove ego. Emotion based decisions -- Surround self with the right people to help with deficiencies Qualities Jay looks for when making hiring decisions: Can you do the work? Can I understand who you are? Skip right to the good stuff -- "What's the best story you've ever written?" Want people with an intrinsic desire to create -- Love side projects like his sports blog Advice: Career path is BS -- It's laughable.  Your 20's are about exploration... In a world where “storyteller” has become a buzzword, Jay has earned a living by understanding how to tell actual stories — emotional tales of people and teams doing their best work that help inspire others to push past conventional thinking in theirs. Episode Highlights The trouble with story. As Jay’s bio notes, he makes his living helping organizations tell better stories. Storytelling is everywhere today but that’s not always a good thing. “It’s good because it’s ubiquitous. It’s everywhere.” It’s a challenge as everyone has their own formulas and definitions. The most overlooked aspect of story. “Conflict. Conflict is critical as it creates stakes and tension. This raises the narrative and helps move the story toward resolution.” How you can Break the Wheel. Since Jay was last on the On Brand podcast, he’s released his new book Break the Wheel, which is all about moving beyond big ideas and exploring how the work gets done in a meaningful way. Think like an investigator not an expert. “You have to find what works best for you. That means we have to stop acting like experts and act like investigators instead.” For example, it’s not enough to say that the best practices work. You have to know why they work. What can you do with that? Dueling quotes. Jay’s investigative thinking reminded me of a favorite quote of mine from James Thurber, “It is better to know some of the questions than all of the answers.” Jay went on to share a favorite of his, “It is better to be vaguely right than exactly wrong.” What brand has made Jay smile recently? Jay smiles at refreshing brands. “That means they’re different but welcome.” He went on to share a story from Wistia’s creative video production campaign — 1-10-100, chronicling their work as they created the same video for $1,000, $10,000, and $100,000.
