Ryan O'Connell is the founder of How To ADU and an advocate for more housing in California. He moved to Napa, California in 2012 to start nakedwines.com which is now one of the twenty largest wineries in the United States. In traveling all over California's beautiful wine regions, Ryan had too many occasions to meet vineyard workers, winery teams, and hospitality staff that cannot afford to live in the regions where they work. While grateful for the success and growth of California's wine country, Ryan also saw a fundamental problem pushing people out of their communities or driving them to spend far more than a third of their income on housing. Revisiting his political science background, where he holds a B.A. from Tulane University), Ryan set out to explain Accessory Dwelling Units (ADUs) to California homeowners. What I like about Scott Alexander is he's very straightforward, straight to the point —real blunt. He talks about the difference between being a rhino or being a cow, and he compares it today, he uses that as an analogy. But then, he also talks a lot about faith, and I think the biggest takeaway from everything is, without faith you can't get anything done in life. It really is through the means of faith that keeps me going. Without faith, you can't level success to where you get to without it.WANT TO LISTEN MORE?Did you like this episode? Most people when they go out and network, they will be asking something like, "How was your week or weekend?" or "How are you doing?", the problem with that kind of questions is that you'll get a surface answer because you can answer that on auto-pilot. You'll get an answer that is not really deep and what you need to do is bring them out of the auto-pilot people's on. So instead, you can ask them "What was the best part of your weekend or week?", ask a question that gets people to think deeper and build a bond where there's a real connection, real humanity shared.Isn't it time to create passive income so you can work where you want, when you want, and with whomever you want?

Pete Schmitt is a serial entrepreneur, computer scientist, and Land Geek. He grew up in Long Island, New York alongside his childhood friend Anthony Napodano who is also an entrepreneur and Land Geek partner. Anthony spent over 20 years as a teacher, principal, and district administrator in both New York and Arizona where he now resides with his family. After working on Wall Street and for Corporate America, Pete decided that it was time to work for himself. He started his first business in 2001 and with Anthony, he has created multiple successful businesses from the ground up. Michelle Davis was introduced to the mix by Pete whom she does bookkeeping for the last fifteen years. She is an entrepreneur who has successfully established and run multiple businesses over the past two decades. The dynamic trio teamed up in 2019 to form Landva4u, an administrative company that provides high-quality virtual assistants who specialize in the land business. Together they focus on building a reputable and successful business that provides exceptional VA services to a diverse clientele base. Their VA's are trained using the Land Geek methodology and are capable of managing and executing all your business processes.Listen in as they discuss:Who is Landva4u?Roles that are most sought after in the Land Geek community. When is the right time to start scaling your business from a financial perspective? What makes a good client?Scott's 30 to 1 ratio.Documenting and delegating tasks in your business. And, more!Be owners, don't be workers in your business ~Pete SchmittTIP OF THE WEEKMark: My tip of the week is to stop working in the business, start working on the business; and not only that, Pete, Anthony & Michelle has been generous enough to give you 20% off on your first package. Go there and learn how life is going to be so much better, colors more vibrant and foods going to taste better when you start working on really important tasks, really important things in your businesses, and really drive revenue. I think this is a better platform.Pete: One book I love is Atomic Habits by James Clear, it's so good because it really teaches you to look at what you're doing on a daily basis and try to focus on where your built habits determining whether they're good habits or if not good habits try to figure out a way to break that habit. It really reduces to the smallest subset. The book really does an amazing way, it has a way of looking at all of the habits.Anthony: I also have a book that almost compliments the Atomic Habits, it's called What Got You Here Won't Get You There by Marshall Goldsmith. A little old book but something you can read. Instead, you focus on processes, you focus on 20 habits that are more transactional and relational that will make you more effective in those processes, and if you're into leveling up which is the Land Geek Businesses is so much about, it's about leveling up and you have to change if you're going to get there. It's these habits that you're going to constantly tweak to get you better to make you more reflective and give you the next set of exercises so you can prepare your business for greater success.Michelle: My tip is Tax Evasion is a crime, Tax Avoidance is not. What I mean by that is, as business owners we need to get into doing tax planning and not just at the end of the year when you see how much taxes you're going to pay, scrambling to it to evade them. Tax Evasion is a crime, Tax Avoidance is not. Get to tax planning, it's important. Isn't it time to create passive income so you can work where you want, when you want and with whomever you want?

They immediately signed up for a real estate seminar and right after they jumped right into purchasing three investment properties using their credit card advances to fund their down payments. However, after three months of owning and managing their new properties, they had to give them back after falling deeply into debts as a result of lacking skills and knowledge on how real estate works.
