What the hell is going on in the real estate industry? More specifically what is going on with the future of buyer agency? Is the end near and will buyer agency cease to exist? I'm hearing of agents already "losing" buyers who are unwilling to pay a buyers agency fee at closing so is this the beginning of the end? Here's what I know for certain, if you don't change you will go out of business because here's the truth.  Commission compression is real and the future of buyer agency as an income stream is real. There is a large segment of the real estate buying population that does not see the value in paying 2.5-3% buyers agency fee. My Prediction: The average buyers agency fee will be 1-1.5% in the next 6-18 months. NOTE: Listen to this podcast to see the ins and outs of how to profit with mortgage legally. The Future Of Buyer Agency Compensation Is Through Ancillary Services Or Indirect Services If real estate agents and brokerages do not start making adjustments, they are at risk for a massive wake up call. We're talking about a 50% reductions on buyer agency commissions which WILL CHANGE the way the entire industry operates. However, it's not all doom and gloom because there is a massive opportunity here to because I believe a large part of the future of buyer agency compensation can be through mortgage. I made a post a on my personal Facebook page back in March stating that every loan office just became a buyers agent and i got a lot of shit for it.  In today's market I think my prediction is starting to see fruition because the opportunity to shift. “BUT MY COMPANY NAME IS… AND WE HAVE BEEN AROUND FOR 99 YEARS… OUR MARKET SHARE IS AMAZING & I DON"T NEED TO ADJUST!” Nobody gives a crap.  People care about one thing and that's their bottom line.  What is your alternative going to be with a buyer client when they say no to your buyers agency agreement? Are you just going to let them go because your ego is too big thinking you are "worth 2.-3%"?  Guess what, 100% of nothing is still zero. This is going to be one of th ebuggest challenges we see within the real estate industry over the next 12 months, but what are you going to do about it? Well, through a mortgage partnership you can legally collect anywhere between .5-.75% (lenders call these basis points) of the loan amount. So if you were to receive 1-1.5% commission as a buyers agency fee, you could not also receive additional compensation legally through referring the mortgage, which you probably do anyways 90% of the time. The Future of Buyer Agency Is Thinking Outside The Box Everything changed with the NAR lawsuit. This has changed the consumer expectations. In addition telling a byer they need to come up with an additional 2-3% plus their downpayment is a tough sell.  I'm not discounting buyers agency at all, the public is, I'm just trying to show you an alternative. The way real estate is bought and sold has changed dramatically in the last 15+ years. It was not long ago when consumers needed a real estate agent to obtain information on the buying and selling process. In today's world, buyers can get that information easily by turning on their computer and logging onto Zillow, Trulia, Red Fin, Realtor.com, and other property search related websites. The value of a buyer's agent has lost much of it's value in the eyes of consumers. Your Buyers Agency Value Proposition Has To Change People don't hire your broker they hire you, but you have to show them you're worth it. What do you do that nobody else does?  The client experience and your personal brand have never been more important. part of having a value proposition can be marketing yourself as a hybrid agent or a true one stop shop. Now your buyer clients can use you to help them find, negotiate, and finance their next property which is much different than someone who cannot offer that. People don't hire or remember what you do, they remember how you do it.

Dr. Mario Beauregard, PhD., is a neuroscientist currently affiliated with the Department of Psychology, University of Arizona. He has received a bachelor degree in psychology and a doctorate degree in neuroscience from the University of Montreal. He also underwent postdoctoral fellowships at the University of Texas Medical School (Houston) and the Montreal Neurological Institute (MNI), McGill University. Dr. Beauregard is the author of more than 100 publications in neuroscience, psychology, and psychiatry. He was the first neuroscientist to use functional neuroimaging to investigate the neural underpinnings of voluntary control in relation to emotion. Because of his research into the neuroscience of consciousness, he was selected (2000) by the World Media Net to be one of the “One Hundred Pioneers of the 21st Century.” In addition, his groundbreaking research on the neurobiology of spiritual experiences (including near-death experiences) has received international media coverage. In 2008, he was invited to participate in a symposium held at the United Nations. In 2013, he participated in a dialogue with the Dalai Lama in regard to the new science of mind. Dr. Beauregard has appeared over several radio programs in the U.S.A., Canada, and Europe, Asia, and Australia. His research has been featured on TV (Discovery Channel) and in many newspapers and magazines, including Nature, Science, The New Scientist, Scientific American Mind, and The Economist. He has received a number of distinctions, including the Joel F. Lubar Award (International Society for Neuronal Regulation, USA) and the Spectrum Award (The Institutes for the Achievement of Human Potential, USA). Being also an author, Dr. Beauregard has published The Spiritual Brain (Harper Collins, 2007) and Brain Wars (Harper Collins, 2012). In these books, he demonstrates that mind and consciousness are much more than the activity of nerve cells in our brains. He also shows that spirituality is a central feature of human beings that cannot be reduced to physical processes. ‘Due to our low tax policy . . . revenue has increased.'John James Cowperthwaite, Hong Kong Financial Secretary, 1961-71Fourteenth-century Tunisian, Ibn Khaldun, is probably the greatest philosopher of the Islamic Golden Age. In his magnum opus, The Muqaddimah, he wrote: ‘In the early stages of an empire, taxes are light in their incidence, but fetch in large revenue. As time passes and kings succeed each other, they lose their tribal habits in favour of more civilised ones. Their needs and exigencies grow . . . owing to the luxury in which they have been brought up. Hence they impose fresh taxes on their subjects . . . and sharply raise the rate of old taxes to increase their yield . . . But the effects on business of this rise in taxation make themselves felt. For businessmen are soon discouraged by the comparison of their profits with the burden of their taxes . . . Consequently, production falls off, and with it the yield of taxation.' Never mind his own Islam, he might have been describing Rome or Greece before, or Britain or the US after. Low taxation and small government accompany the ascent of great civilisations, high taxation and big government their demise.It may be counter-intuitive, but it is an observation that goes back centuries. Low tax rates often bring in greater revenue, while higher tax rates bring in less.Khaldun was not the first to make this observation. It was the guiding philosophy of the fourth caliph, Ali. Take great care, he instructed his governors, ‘to ensure the prosperity of those who pay taxes. The proper upkeep of the land in cultivation is of greater importance than the collection of revenue for revenue cannot be derived unless the land is productive.' If conditions are bad, then suspend taxes, he advised. “Do not mind the loss of revenue on that account, for that will return to you one day manifold in the hour of greater prosperity of the land and enable you to improve the condition of your towns and to raise the prestige of your state.”Hong Kong's John James Cowperthwaite acted by the same philosophy and would always push for the low- or no-tax option. Eventually, ‘funds left in the hands of the public will come into the Exchequer', he said, but ‘with interest'.In 1924, US Secretary of the Treasury Andrew Mellon wrote, ‘It seems difficult for some to understand that high rates of taxation do not necessarily mean large revenue to the government, and that more revenue may often be obtained by lower rates.'But perhaps the most famous proponent of this argument was the American economist Arthur Laffer.In 1974, Laffer was having dinner in Washington DC with two of (recently impeached) President Richard Nixon's former advisers, Dick Cheney and Donald Rumsfeld, as well as a writer for the Wall Street Journal by the name of Jude Wanniski. Laffer was arguing that the incumbent president Gerald Ford's recent tax increases were flawed and would not lead to increased government revenue. To illustrate his argument, so the story goes, he drew a curve on a napkin showing the relationship between tax rates and revenue. At very low rates of tax, government revenue is low; but it is also low at high rates (because the economy is weaker, profits are down, earnings are down, evasion is higher and so on), so the curve is bell-shaped. The top of the bell is the point of maximum revenue – that is, the sweet spot at which to place tax rates if your goal is to maximise government revenue. Laffer's argument caught the imagination of those present; Wanniski would later dub it ‘the Laffer Curve', even though Laffer later stressed, ‘The Laffer Curve, by the way, was not invented by me,' and mentioned many others, from Keynes to Khaldun, who had observed the same phenomenon (perhaps we should call it the Fourth Caliph Curve). As President J. F. Kennedy once said, ‘It is a paradoxical truth that tax rates are too high today and tax revenues are too low, and the soundest way to raise the revenues in the long run is to cut the tax rates.' It is a lesson that mankind continually seems to forget, and one that continually needs re-teaching. It's going to take a lot more than better aerodynamics and low-rolling resistance tires to meet the EPA's next round of emissions reductions for heavy trucks. Trucks from model-year 2021 are included in the rulemaking. All the OEMs met those requirements handily, and vehicle owners hardly noticed. That probably won't be the case in 2024 and we will certainly notice the changes needed to meet the 2027 standards.
