Toronto has become the epicentre of Canada's real estate downturn, offering a potentially important preview of what could be coming next for Vancouver. After years of rapid appreciation, aggressive investor activity and unprecedented condominium construction, the GTA is now navigating falling prices, elevated inventory, development failures and a dramatic shift in buyer psychology.Toronto Realtor Tom Storey returns for a boots-on-the-ground assessment of one of Canada's most closely watched housing markets. More than a year after his previous appearance, conditions have evolved significantly—particularly across the condominium and pre-sale sectors, where developers, investors and buyers are confronting an entirely different economic reality.The condo market remains at the centre of the correction. Completed but unsold inventory, buyers struggling or refusing to close on pre-sale purchases, developer insolvencies and difficult project economics have fundamentally changed a segment that once attracted enormous investor demand. The question now is whether Toronto has worked through the worst of the adjustment or whether additional financial pressure remains ahead.Detached and semi-detached homes tell another important part of the story. With Vancouver beginning to see inventory conditions tighten year over year, Toronto provides a valuable comparison for understanding whether reduced supply could eventually establish a floor beneath prices. Buyer sentiment remains critical, however, as prospective purchasers continue weighing improved negotiating power against uncertainty over where property values ultimately settle.Financial stress is also becoming increasingly difficult to ignore. Ontario has experienced rising consumer insolvencies and bankruptcies as households contend with elevated mortgage payments and higher living costs. The impact is beginning to intersect directly with real estate, particularly for owners facing refinancing decisions or those who no longer have the financial flexibility provided by rapidly appreciating property values.Toronto's rental market provides another window into changing fundamentals. Rental rates, vacancies and landlord incentives are adjusting as new supply meets weaker population growth and affordability constraints, creating new challenges for investors whose purchase decisions were originally based on considerably stronger rental assumptions.Government intervention has now become another major part of the housing conversation. Toronto and Vancouver have both witnessed policies designed to support struggling new-construction markets, generating debate over whether these measures primarily protect housing supply or effectively provide relief to developers and their lenders. Combined with tax incentives such as HST relief on qualifying new homes, the critical test is whether government stimulus is actually translating into renewed buyer demand.The investment equation has consequently changed. Where should $1 million be deployed in Toronto real estate today? Alternatively, continued uncertainty could make patience the more attractive strategy.Perhaps the biggest opportunity lies precisely where sentiment has become most negative. Certain GTA neighbourhoods and property categories may already have experienced substantial corrections, potentially creating opportunities for buyers capable of looking beyond today's headlines and holding through the next market cycle.Toronto's experience carries important implications far beyond Ontario. Vancouver shares many of the same characteristics: expensive housing, significant condominium development, investor participation, affordability constraints and a development industry facing enormous financial pressure. Für Stuttgart 21 wird es das schon seit Jahren – ob der Bahnhof vor Chris Roberts Weltraumepos fertig wird? Jürgen und Roland debattieren über die Folgen einer scheibenlosen Zukunft, einer möglichen PlayStation 6 und den Spielen, die wir bis dahin und darüber hinaus noch spielen dürfen. The economics behind the most popular video games are, in a word, staggering. Case in point: Grand Theft Auto 6 is slated to be released later this year, and according to IGN, it made $260 MILLION dollars during the first week of pre-orders. Some analysts estimate that the game could rake in about 5 BILLION dollars during its launch week. But don’t expect to have a hard copy to cherish for your collection – developer Rockstar Games announced last month that GTA 6 will only be available to download. Industry giant Sony says it too will soon be ditching discs. The company said earlier this month that it plans to discontinue physical game disc production for new PlayStation games starting in 2028. Sony says it’s reflecting a broader shift in consumer preference toward digital downloads. And this shift has consequences for local small businesses: With no discs to sell and trade, stores, especially ones that sell used games, will reap less revenue. Adam David owns Big Red’s Retro Games in Silverdale. He says he’s not surprised by these decisions: “Your newer, younger consumer doesn’t care about a physical disc. Your next generation of game players, they've grown up on digital, and at the same time they're too young to see the ramifications down the road of having just a digital library and the fact that, you know, it can be taken away from you” What are the ramifications and ripple effects when an industry changes the way we buy its products? We kick off todays episode with Fifa talk, I know I know some of y'all are like oh boy… over the top. But I think I speak about it the same way a normal person would talk about it, invested but not invested just like my relationships. I than talk about ritual humiliation, and how I sold out for a chicken sandwich but it was oh so delicious. God bless America and god bless Chic-Fil-a lol. I also got to cross off a thing off my bucket list, my sister went into labor and she needed a driver, I felt like Jason Statam or however you spell his last name. ( 00:00 - 25:37 )In the movie review section we talk about film movies and other things and give the worse takes.  This week we're critiquing the movie “ Obsession” and this movie was over hyped, I feel like i loved a better one. This is the classic crazy girlfriend genre with a twist of magic put into it. The best part of the movie was the girl and everyone else really lacked acting skills. Its an ok movie,  I would wait for streaming services though, this movie made everyone run to the theatre and I am glad i missed out.( 25:38 - 36:38 )I then jump into The Cool Report  where we discuss  new virus update, we got 2 more updates on those before GTA 6, and that's crazy. So we now have a diarrhea virus going around and everyone seems to be pointing fingers at Mexico and Taco Bell which isn't Mexican so it is quite funny.  We then get into some semi sad news because it doesn't effect America yet, but in Europe that passed a law that stops cameramen at event from recording at unprofessional angles. This is the right decision, but it hurts to say, I also wonder how the viewership will be now.
